Check in was terrible, took 20 minutes after we had already booked and paid online. Then we were told room 322, get to room and key cards don't work. Go back down and get two new cards and are told room 317. The lobby and elevator smelled strongly of weed. Finally got in room and it had a terrible smell and was dirty. You get what you pay for with this place. It is cheap but look at the pictures. The room was not quality, cheap dorm room look and no decor at all. I had a few bugs in my room and found a flee on my leg so I checked the mattress pad and found dirt, dog hair and grass. I felt like mites were bitting me. Was hoping to be able to save money since I had a long stay but I could not stay there after seeing that mattress. Also, I was on the first floor and had people smoking and talking outside my window while trying to sleep and could hear everything. The room I was given flooded due to holes in the wall and a leak in the ceiling. When attempting to get help while the room was flooded, I was rebuffed by the office. They wouldn't even answer the phone so I could get towels to help prevent the flooding. My belongings were almost destroyed by the flood damage. Since the bed was flooded from the ceiling I could not stay in the room. When I asked for another room, there were none available so I had to leave. The employee on staff said they would make sure the manager contacted me, but rather unprofessionally no one has contacted me. When I asked for a refund for the days after the first day, since y'all did not have rooms available, I was told it was unlikely. At this point the structural damage and fire hazards (water dripping into have been reported to the fire marshall, to make sure the place doesnt burn down/collapse. I am currently renting a room at Woodsprings in Rockwall. I have a reservation for two months. I had an issue with your employee Tracy Jones, whom worked Saturday afternoon September 24,2022. My room key wasn't working after she reset it. I kept trying the key for 5-6 minutes. At that time I sent my son back to the front desk to get help. He came upstairs with two new keys. Which didn't work. By the time she came upstairs we were still in the hallway. She tried and her key didn't work. I was complaining to my children about the keys never working. Ms. Jones then says to me "you can stop talking and ill put you out with your children." I said to her "I'm not even talking to you and you can't put me out. Im not disturbing any guest nor am I causing any safety issues." My children states to me "Ma, why didn't she get nasty with that white lady who just cursed her out about her keys not working. Just don't say anything to beca cause we don't have any place to go." Not only was she disrespectful and unprofessional she humiliated me in front of me children along with instilling fear in them of being put out. Instead of going back and forth with her I filed a complaint online along with the manager, Carol. Ms. Carol told me she will handle it. So I wasn't going to email you. However, my daughter went to pick up a package that was delivered and Ms. Jones flung the box at her and walked away. I'm not saying anything to her but this situation is getting out of hand. Acceptable but price is not reasonable for what you get. Not all staff are friendly and helpful. Some just down right rude. Some rooms are rented just to party in so can be quiet loud at times. Car was vandalized on several occasions. Charged was to include clean bedding etc but I had to clean my own and was not able to exchange for clean ones. Water from rain leaked onto carpet and smell was awful. Tv went out most of the time, lost power and NO backup lights. Desk IS NOT maned 24/7 can't reach anyone after 8 pm . This place appears to be real clean, the stairwell is filthy, it is very sticky with pop spills all over, there is obvious black shoe marks everywhere, smells like urine the rails are filthy also, office was informed and 24 hours later they are still not cleaned up. All of the crap is getting tracked right into the hallways and rooms. (Gross). A few days ago there was dog crap all over two flights of the stairs they were told about it and it wasn't cleaned up for about 20 hours. SMH. People smoke all over and in front of all the doorway's people have to enter into the building inhaling smoke (disgusting) and full of germs. No-one uses the designated smoking area which should be the only smoking area away from the building and people's windows and the entryways. People have asthma and we don't want to get sick either. There are rocks all over the parking lot. People do car repairs in the lot, people park their cars behind parked cars and the red zones which is rude. Room is semi clean, all the surfaces were not washed down. Office people do not greet you and roll their eyes at you when you want to speak to them. A bit on the unprofessional side. Long time tenant/best Gen Mgr Kim A few months ago I had a very negative Reivew that I did not share on most Review channels like Trip advisor or Yelp. It was such a challenge to me...I took it bit further to whom I believe is the Regional Manager for several locations including this one.  It was situations that I would not want to list to deter anyone from staying here and now the majority of my complaints have been fixed or corrected. I wanted to give a SPECIAL recognition to Kim (GM) and the Front desk staff and even the cleaning staff.  As a knowledgeable person in this business...I understand that some tenants..including myself can complain about BUILDING issues and even system issues that may be beyond the control of the Front desk staff and even the GM. Most times the tenants do not understand that and expect the most from the onsite staff.  After living here 3 years.. I can assure you there are limits to what can be done in certain situations and that is unfortunate. When these situations are escalated to the Regional or Operation Managers or even owner of the Franchises...sometimes things take time to get taken care of.  As Tenants...we are unaware of the protocol. We just complain.  However, I have personally experience situations of witnessing Kim (current GM) go out if her way to come up with a solution to any issue given what is in her control to do. I have seen and heard tenants become verbally abusive to the point of becoming close to physical with her and other staff members and that is terrible! My situation was very bad for ME. I do not care to share my personal life here but what I was experiencing was traumatizing to me and in MY opinion put allot if not the whole building in danger...yet again...this was beyond the control of the onsite staff and I knew that from direct communication from the previous GM, Decinda.  That is why I took my concerns to the RM David Jensen.  Kim saw me at a very vulnerable and emotional state and I did share my previous experience with her as to why I was in such fear of what was hapoening here. Kim showed extreme HUMAN compassion to my concerns. The GM hat was off and she helped me as a human being and did all she could to help me feel safe and assure me that things were going to be ok. I understand some may have had different issues. Yes.. The building can be smelly. Yes people are doing things shouldnt, certain individuals can be a nuisance and unruly, loud and obnoxious! But who can really control that? What one person can run to EVERY person who does these things AND has to manage, the staff and take care of new guest and assure them a great experience? I set myself to a high stand in my career and I couldn't do all if that without help from those when needed to make my work more efficient.  My review is to bring awareness to anyone who may have a negative experience and put it on the staff. The staff is NOT fully responsible for the majority of what happens here. I give it 5 stars because I'm treated like one! read more

I've stayed at many different hotels while traveling, over the years. This time my husband and I were moving from California to Texas and needed to stay a longer period of time. We chose Woodspring Suites because it had a nice review and it was the closest hotel to our destination. What an error we made. After driving for 10 hrs, we entered the I guess, foyer/side door and I felt like a step back in time. I was staring at a sliding glass window with no one behind it. I used the gross phone on the wall and called for someone, with no answer. Finally a young girl appeared to help us. In the meantime, the little area we were in became more and mor crowded with people. No social distancing there. The girl quickly filled out the form, charging my credit card for more than she had said and said she'd correct it later. From there on, we walked in to what I can only describe as a nightmare. The halls were dingy and floors dirty and the aroma of marijuana hung ever so strongly in the air. We then stepped into the elevator that also smelled like pot and was also dirty. Up to the second floor and our illustrious room. To say it was a disappointment is an undrstatement. The beds were bolted to the floor and made from metal and there was no sheets or blankets anywhere. I won't go on about the old dingy bathroom that I wouldn't give my dog a bath in. I recommend unless you are staying by the hour or things of that kind, DO NOT Stay there. My husband is retired law enforcement and we left immediately. Of course they will not refund our money for our lovely 10 min stay! read more

Rockwall TX 75087 location.... Older house keeper has a bad attitude. She forgets we are guest and she is a employee. Most employees had COVID but still showed up to work no mask. Hotel didn't notify guests of covid outbreak of others. No housekeeping for weekly or monthly guests. No COVID sanitation even though there's a outbreak inside building. Price is way to high for no services. Plus amenities they offer are false. Dog mess right by door entrances. People smoke cigarettes and weed right by doors to try to stay out the cold. Horrible company. No headquarters or complaint line. They'll just ask you to leave after you paid. read more

Our experience so far... check in at 3pm and no one is at the desk. We call for help and someone came 8 minutes later. Then after 10 minute check in process still kit completed for my sister. During this 15 minutes the clerk stopped checking us in and asked if we wanted to go stay somewhere else because my sister sighed loudly. She also said check in isn't until 3pm, but it was currently 3:15pm. After paying for the room clerk said no because her room isn't ready. Then I start my check in process. After everything was paid we couldn't get my room key either because "someone might have left their stuff in the room". I let her know neither of us would be back until around 11pm due to a family gathering and asked if we could take the keys for the rooms we already paid for and she said no. I wouldn't stay here if we hadn't already booked online. The customer service is slow and rude. Let's hope I still have a room tonight!! read more

This place is no frills, budget. The staff and guests are all friendly and we didn't have any issues with feeling unsafe or seeing illegal activity or anything like that. The place is clean enough for the price and I would probably stay again if I needed a place. BUT just know what you're getting into. They advertise "full kitchen" but that includes full size fridge, electric stove top, microwave, and sink. There is no oven, coffee maker, toaster, no dishes or silverware, nothing like that. You have to pay extra to borrow pots and pans. Toiletries are also not included. You get 1 bar of soap then can buy shampoo from the vending machine for $1.75. There's no hair dryer or iron either. The blankets are stained and paper thin, which was fine by me because I brought my own. But the beds are uncomfortable and small and difficult to share with another person. The website says there's a pullout couch, but there is not. They don't have rollaway cots either. So if you have 2 people, you'll want to pay extra for a second bed. Also know that the front desk literally never has someone there. You have to call from your cell and ask someone to come down. Every single time! So take your phone with you when you leave your room in case your key stops working and you get locked out with no way to contact front desk. (There's no one available at night though, so call to confirm check in time so you don't show up to a dark empty front desk!!) Basically, if you are self sufficient, resourceful, and can bring EVERYTHING you need with you, this Woodspring can be a great place to stay because it's affordable, decently clean, and a great location (lots within walking distance). But if you require attentive staff or lots of amenities, this is not the place for you. read more

If I could leave 0 stars I would. I had a terrible experience trying to get a room at this location. First of all, they recommend reserving online to make things easier on both me & they people that work there, but the wasn't the case. We walked into a sign that said they're on a break be back in 30 minutes, which is fine. Came back after the 30 minutes & some change & the lady that was working the front desk rudely says that we cannot check in until 3 pm, which is fine again. We waited for about 2 hours or so & came back around 3:05 to another sign saying check in isn't available until 4. Waiting wasn't an issue, what's really the problem was me walking back into the lobby at 4 (like the sign said to) calling the hotel not once but twice & hearing the lady pick up the phone both times when i called & hanging up! What's the point of working in customer services if you're not doing your job correctly. read more
