In person communication with the leasing office has been nothing short of lovely. The unit certainly was not perfect and the online system to submit maintenance requests has not been properly submitting the requests. Overall you get what you're paying for, you will have to go the extra mile to get maintenance things done but once the maintenance people show up they are very reliable. I'm terms of the apartment grounds, they are well kept at times. Other times there are bones that our dogs eat from people BBQ'ing or the garbage; the garbages pile high quickly. The residents we've met so far have been lovely and nice. In our building people bring in the mail or packages, if garbage is left at any doors it's brought down by other people in the building and the complex has a person that comes to vacuum and clean the buildings on a frequent basis. My last comment and one that I always check for as a female is whether it is safe to walk alone at night. The night we moved in there were a few women walking either alone or in groups. I feel quite comfortable walking alone at night or with my dog. Location is super convenient and there is a lot to do around this area.

The rent is sky high nothing isn't included! Management changed about three times when I was living there so things was always miss communicated all the time! My car was stolen here they had zero remorse no security only had camera for there building! And I still haven't recieve my security deposit check oh yeah you won't get it the whole thing back they will not tell you they take the last payment of utilities out of your security check it will be in the so called statement letter!!

    My girlfriend and I had a 1.5 year lease during 2022 and 2023. Long story short, with a day left on…read moreour lease, we had planned to come back the final day to grab our final items that were still in the apartment. Most of the items were boxed with the exception of some chairs, a lamp, and desk. Our lease specifically stated we had until 11:59 of that day to have everything out. Having said that, when we returned to get our final load, we could not enter our apartment as our keys no longer worked. Okay, no problem... we went down to the leasing office to tell them and have them open it up which they agreed with and were happy to do. When we entered our apartment, we found that not only was our chairs missing, but our boxed items had been opened and rummaged through. The contents of the boxes were sprawled out on the carpet. Basically every item of worth (watches, clothing, jewelry, and some higher end electronics) anything had been taken out of the boxes and was missing, while cheap items were still laying on the carpet. In total, these missing items amounted to roughly $4,000, almost worth two months of rent living there! When we went to the leasing office to confront them on where the items had gone their only excuses were: we thought you had already moved out and check the dumpster at the back of the lot. Needless to say neither sufficed. We filed a complaint and never heard anything more. I have since found a few of the missing items of sale on eBay and other resale sites. In addition, they have zero cameras in the parking lots and entry ways of the buildings which left me no option to check the cameras. The lack of cameras also came into play when my truck was also broken into overnight along with many other people over those course of us living there. This is unacceptable and I would advise anyone who's looking to live here against it.

Leases go month-to-month after the first year (and they didn't raise my rent). Many apartments have in-unit laundry & other amenities like gas stoves, new appliances, dishwashers & balconies. For my building, the indoor & outdoor common area maintenance has been good. The newer buildings have modern features & wood floors. The utilities are super cheap, & water is included. But now the cons: The rent is higher than market rate, so you would expect better neighbors. However, the noise is very bad. It's kind of like living between a nightclub, dog kennel (they allow dogs), aerobics studio & movie theater. I stopped putting my smoke detector back in the ceiling, because it kept falling out due to the vibrations from the levels of noise and stampeding from my upstairs neighbor. Movie night next-door often goes to 4am with full volume speakers blasting explosions and action flick noise. This isn't directly Amber's fault, but is the biggest thing to keep in mind if you're going to move into one of these places. Separately, there have been some water/sewage issues. In my building, there have been plumbing problems including toilet backups & my unit getting flooded from water coming through my ceiling from my upstairs neighbor's shower. Overall, if you're considering living in one of their buildings, I suggest a top floor end unit for the best experience.

    Avoid This Place - Serious Health, Safety, and Pest Issues…read more My roommate and I had a terrible experience living here. For months, we dealt with severe plumbing problems, including sewage backing up into our kitchen sink, toilet, and bathtub, which made us both sick. Our closet flooded every time it rained or snowed, and management delayed fixing a large hole they cut in the wall due to mold. That hole also became a point of entry for bugs, including a spider infestation, making the situation even worse. We placed our rent in escrow for three months due to these unsafe and unlivable conditions. Only after months of neglect did they start repairs--and then they served us with an eviction notice, which felt completely retaliatory. I could keep going with how bad this place is. Don't let the workers fool you--when major problems come up, they just move people around or send staff to other locations until you move out or tensions die down. They can't keep anyone in that office, and they switch management companies frequently, blaming tenants for their own incompetence. We have everything documented with photos and videos. No one should have to live like this. Future residents, be warned.

In other words we were denied for being unable to provide something that was impossible to provide. It's pretty clear we were either discriminated against or it was just a serious case of stupidity. I don't know which is worse. I tried posting without giving a star but I guess I need to give a star to post the rating. 0/10 though

I was told the boiler was getting replaced last year and it never did as this winter rolled around for 2024-2025 and having the same issues with the heat. They speak to you in a way to tell you things that may make it sound like they care when they are really just parroting what they know to say to keep you from escalating especially when escalating a concern is valid. I am actually disgusted with this company. They charge you for heat year-round regardless of whether you have it or not. I asked for a reimbursement or deduction from my rent to make up for the heat I have paid for but did not have due to boiler going out and I was told "we truly sympathize with you" however we will not be providing such compensation for your troubles, cold nights and mornings or inconvenience. I think it is also important to note the floors are made out of a plastic material in the kitchen, they break down easy. They are also put into the bathroom and when they get wet, they come up. When you ask them to come fix it, they are going to tell you, "Don't get it wet". The laundry rooms and storage room floors are never cleaned. I have lived here for 6 years and I have never seen them come to clean them; new management even lied to me and told me they have. I am sharing this because you need to be informed in your decision to come to this particular property understanding the exchange of what your rent is going towards and whom it is paying. They do not, absolutely, do not care for or about their tenants. Yes, it is a business, and when you take off the fake consideration and the pretty pool, that is exactly what it feels like in the intention of benefiting Kaftan Communities. I would suggest for anyone that can, go somewhere else, where it feels even remotely possible the person talking to you actually gives a heart and there is not the slightest tone of fraud or closed off heart space.     If I could give these apartments no stars I would. The apartments are in horrible shape. They are…read morenot updated and not at all what you view when moving in. Nothing in the apartment works from the washer/dryer to the dishwasher. Maintenance comes, but doesn't fix anything. There is garbage piling up in the basement. The outer door gets broken in and they barely fix it. It gaps open. The kitchen shelfs sag. The intercom has never worked. There are scratches in the wood floors. In the bathroom they used 4 different color grouting and it looks absolutely terrible. You can hear your neighbors quite clearly. It is awfully expensive for what you get and they charge you a small fortune when you are moving out. No matter how much you try to communicate with them. And they can be very rude. My apartment was encased in spider webs and crawling with spiders when I moved in. They cleared the webs after a couple months of me complaining. I couldn't open a window. But they didn't stay cleared. The place is once again getting fully encased. Oh and don't get me started on the basement and storage area. Really, there are so many other choices for renting. I have so many regrets for choosing this apartment. It has been a long year. This has been the worst place I have ever lived and that is saying something.

    Maintenance sucks I had to submit 3 tickets to have a smoke…read morealarm replaces that would go off on a regular basis 1st thing in the AM. now the one in the common hallway is chirping, 1 day after a supposedly inspection of all fire extinguishers & smoke alarms in our building. I have submitted tickets for adding a larger or 2nd dumpster, due to the inadequate overflowing on a regular basis. I have also asked several times for major pot holes in the parking area to be filled or repaved, have asked for something to be done about the birds in the tree that shit all over my truck, ( there are not enough parking, to just park elsewhere. I currently have a ticket in for 3 days for my bathtub that does not drain & never has drained very well. The light was flashing in the hallway, they closed the ticket, because they just unscrewed the bulb rather than replacing it. Meanwhile the rent just went up substantially! my neighbors who have lived there for years, say that the maintenance is the worst it has ever been. I still live there because it is 4 minutes from my current work location, I would certainly recommend looking elsewhere.
