A Better Property Management Co., Inc has got to be the most unprofessional, discourteous, deceptive management company I've ever encountered. My roommate and I lived in a property managed by them for a little over a year. We paid rent on time, notified them of any maintenance ASAP. Overall pretty good tenants. However, they never responded to any of our emails or calls when we wanted to resolve a plumbing issue, and then charged us for the damage when we moved out. If you are renting from A Better Property Management Co., Inc, AVOID GOING TO THE OFFICE!!! If you are forced to, because they do not respond to calls or emails, get ready for the rudest, most unpleasant and condescending front desk staff I've ever encountered...anywhere. Once, the lady at the desk actually rolled her eyes at a prospective renter in line in front of me when she asked, nicely, to see a list of their available properties...I mean isn't that her job? If you want A Better Property Management Co., Inc to manage your property...BEWARE! They never repaired a leak in our bathtub, even though we told them about it! Also, they told us that we could not call an outside plumber. So after about 3 months of badgering they sent out a "guy" that may or may not have been a plumber, who looked at the leak,,, That's it! He just looked at it! And as a result the entire celling in the kitchen had to be replaced...by us! Now I'm not bitter because we did not get our deposit back, it was minimal compared to the cost of rent...and we did do some damage to the carpet...hopefully they replaced it! But they just practice bad business. I don't know if it's because they manage too many properties, or if they are just really bad at it. Maybe our experience was exclusive... In any case there is a least one pleasant person on the staff. Robin is the only person that returned calls or emails and said things like "please" or "thank you". So she is an exception, but as for the company itself.... This was my worst renting experience ever, and I will never rent from A Better Property Management Co., Inc again...ever! read more

Update: I'm pretty sure I was sent a fake invoice for my security deposit deductions. It's from a company called "Jazz It Up Services". I can't find ANY information about this company. Also says on it "W.O. #1" (work order 1). Incredibly suspicious all around.. Borderline CRIMINAL. Do yourself a favor... read the "CA Landlord Tenant" document (just google it), and then read a couple of the forms on this company's own website, such as the key turn-in form and cleaning checklist. They "require" their tenants to do ILLEGAL things that violate California law. I personally was charged from my security deposit for items they did not identify in my inspection, or were considered normal wear and tear. They ignored emails about this, and ignored CA procedure. After they deducted from my deposit, I wrote a letter citing CA law on every deduction, explaining why they took my money illegally. They ignored all of it and THEN hired a cleaning service after the fact (in other words, they were going to deduct from my deposit and then not do the work; illegal, again). The invoice they gave me for my work order looks FAKE too. Very fishy-looking piece of paper and billed from a "Jazz It Up Services". I find zero info on any such company online. I'm led to believe this company wrote a fake work order in order to keep my security deposit. During my lease, I emailed asking about washer and dryer hook ups in the garage. They said they're shared for all tenants of the garage. 3 weeks later when I order my washer and dryer, they tell me (the day I was getting them delivered) that they were capped. Thanks for letting me know...... I could go on, really. I can think of a half-dozen other incidents such as these that made me regret ever signing a lease with this company. I rented from this property management company for nineteen months. I rented a studio by the beach with a garage for myself and my cats (what a cliche, I know). However, on account of recent, severe health issues, I had to find a bigger place, away from the stress that comes with living in downtown Long Beach (such as looking for parking). I could never have guests over because the parking was SO bad. Everyone I've dealt with in this office is friendly and informative. I really don't think I have anything negative to say. There was a small discrepancy last year when I was in the hospital and they were supposed to hold a particular garage for me, but then gave it away because I was unable to come and pick up the key (I was still in the hospital). But I was given another garage, so it all worked out. This place is very professional and by-the-books. Their properties are well taken care of and they respond to maintenance issues same day. Only after posting my initial review did someone from ABPM reach out to attempt to help with the ongoing neighbor issue. Of course, and then revise my review! Oh, no wait. They asked me to revise my review and still didn't help with the issue. Even an attempt would have been appreciated. I have since moved out of that crummy little apartment. My friend and I rented a 2 bedroom apartment with A Better Property and lets just say, it was far from a better experience. The apartment we were renting had problems in itself with loud neighbors who often fought and slammed doors that would ricochet back upstairs to our apartment as well as the walls being paper thin and our next door neighbor blaring their tv which we did report and they started to turn down the noise a bit but we eventually just got tired and didn't want to be known as complainers as we kept to ourselves, didn't make much noise and wasn't home most of the day. i could also hear my neighbor snoring every night from their unit due to these paper thin walls. We knew we were not going to renew our lease but we stayed until our 1 year lease was up. I will say that they were prompt when we had any maintenance requests and their online portal to pay your rent every month was quick and efficient but the troubles you experience with A Better Property come after you move out and turn in your keys. My roommate and I moved out a couple of days before the end of August 2016. We received a nasty email on Monday, August 29th saying that we left a mess at the trash cans and that we needed to go clean it up or else we would be charged if they have to send someone to come pick up the items and put it in the trash. My roommate moved out the week before me so she forwarded me the email (since they never copy all the tenants even though they have on the least agreement both of our information) to see if I knew what they were talking about because they sent a picture of items left in boxes in the trash. I didn't like the fact that they didn't ask but accused us of making a mess when it actually turns out that none of the items in the picture in the trash belonged to me or my roommate. They also decided to charge us $450 dollars like another reviewer said for painting the walls and cabinets in the kitchen which they never cleaned or had the walls painted prior to us moving in. We had to go back and forth for some time but they finally sent us the rest of our deposit since we only lived there 1 year and the apartment was in better condition when we moved out then we first rented. Please do not rent from these people...they are not honest, they do not take care of problems the way a good property managment company should..It is very hard to reach anyone by phone, they will do all of their talking through e-mail , god knows they do not want to be confronted with an kind of issue you have with neighbors or with the place you live.. There was a rat issue at our complex and I don't really believe that they ever cared enough to take control of that the right way...When it comes to getting your deposit back, they will charge for things that are against Civil Code 1950.5. I agree with every bad complaint that has been made against them on this site and advise all of you who are looking to take the bad complaints to heart..I lived at the apt I rented long before they took over the management, and even though the owner was not the best she was a hell of alot better than this company! Very Thuggish behavior. They may be good at renting apartments but look out. I admit that i may have been a few days late with the rent, but that was no reason for the repeated Harassment letters, threats, and then my Hot Water heater located outside goes off on Friday night. so I had no hot water for the long holiday weekend. oh man, i could tell you a million awful things about them. but here is just a few: -i complained to them about a creepy peeping tom neighbor and his totally inappropriate behavior. so they told him i complained, and he came lurking over to my apartment to "talk about it." they ended up making it more awkward and uncomfortable for me to live there. as if it's not already uncomfortable enough living next door to someone who drilled a whole in the wall so he could listen to your conversations! -my stove and heater were both so old they didn't work at all- but they wouldn't fix it. my glass slat windows were falling apart- one slat at a time- but they wouldn't fix it. a couple of my windows wouldn't open and one wouldn't close. i had hot water maybe one day out of the week. thy didn't fix anything i complained about- ever. it was total slumlord tactics. -lastly, and most insultingly, they have been trying to get over $1000 from me (on top of my deposit ,which they kept) for "repairs"- things like fixing the leaky sink i had (which it says is not my responsibility in the rental agreement- and in california civil codes) they keep lowering the amount every time i bring up the illegality of their "bill". but they won't just drop it. man, i moved out almost a year ago and still have to deal with them. read more

this company just plain sucks. they were nice untill they got the money for a credit check.thats when their additude changed. then they stated that my application was filled out wrong. I think they didnt do anything, and took my money. when i asked for the paper work ,frist they lost it, then the manager found it 3 days later. now that i want a proof that they did anything. they are giving me the run around. the law states that they have 60 days to reply. they have 15 days untill the deadline.all i want is the reason why they refused me and they cant do that. stay away from them .all they want is your 25 bucks. read more

Thanks to A Better Property Management, I have been able to live in my dream location inside my dream apartment, complete with a great management team. VERY lucky to say the least. From day one, Richard and his team made my transition into my apartment very smooth. Since then not only has living there been smooth but one thing I am amazed at is how organized and on top of they are on their tentants. We are always updated with any changes to the property or anything that might be taking place around or at the apartment. When the roofs at our apartment were being replaced we were notified a whole week before. I just feel that the organization and classy style of A Better Property Management has made living at their properties easy and calm and will assure future tentants and referrals. CORRECTION! The name of this company should be A "Worse" Property Management Co. The communication level between prospective renters and management is either non-existent or rude and condescending! Don't bother calling for information or with questions in regards to your application because you will be met with barking staff members on the other end of the line. Stay away from this management company. The people are extremely rude. In the summer we asked if we could install an a/c but were told no because it would ruin the outside aesthetics of the building. So forget about my baby dehydrating to death in our apartment in the hot summer months and heat waves in Long Beach. It also took them weeks to get back to us with answers every time we had one. The apartment supervisor or manager was ridiculous. This person took all the parking spots, garages, and laundry room, and didn't allow any of the other tenants to have access to any of them. Everybody else had to park on the street while that person and their partner took all the parking spots and garages. What does the company have to say about all this? Nothing. It's pointless. Please look some where else for an apartment. Do not conduct any business with these people. They are the worst company overall in all of Long Beach. And like most people, I gave them a one start rating only because you cannot give them a zero star rating. read more
