Earlier this week I went to their offices to apply for a unit in Castro Valley on Grove. The older gentleman was somewhat decent. Then walks in a younger gentleman in his 20's or 30s. He was very rude and unfriendly. He actually looked like he was highly upset that my brown self was even in their office. He even rolled his eyes several times when I asked questions. I try to push aside his lack of customer service and obvious and blatant disappointment that I was in there, because I really like the location and the size of the unit they were renting. I changed my mind because if someone cannot act domesticated in a professional environment, that is a huge red flag. read more

Given the reviews that I see listed regarding their management style or should I say lack there of, I guess I should be happy they wouldn't rent to me. I inquired about a unit that was covered by my voucher with the exception of $95. The unit was $2095 on Denning act in Castro Valley! I was so ungraciously helped by Rich, when I told him my credit was challenged. He instantly said it won't work. It didn't matter how much I could pay for a deposit, how much I made etc. I guess there is no leniency for folks that I have been victims of identity theft. I called back twice and left my number with Less, I'm happy he never called back. Sounds like they are jerks anyway. I have so many things to complain about this company. First off, my family lived in the housing complex in Castro Valley, Grove for 7 years already. Originally we rented from this old lady, and we loved the place because it was peaceful and we had a nice relationship with the landlord. But she was too old to handle the management, so she transfers the place to Adams Adams Morris. Then that's when the whole "war" sparks up. They started to raise our house price every 6 months for no reason. When there is something broken, they would charge us by raising the price up. They would constantly bother us for every small thing. One time, it was heavily rained and this caused our ceiling in one of the room crashed down, luckily no one was hurt. We contacted them and they took crazy time to respond. It was so inconvenient, it took almost a month and they did not respond. We had to threaten them using California Law of Tenants and that's when they sent in people. Not recently, a tenant that lived in the upper complex passed away. They started to come in to clean up the house. Then they started to call us saying how they want us to clean up OUR place as well, such we can't use the yard in the back, nor the sides, nor using the shreds unless we rent it. The manager's sidekick came to our house and was rude and unfriendly. He started to point all the spaces that we had to clean. And literally, that's all the space. They claimed that the space is "public space" so how come we can't use it? What is it that they considered "public" enough to use? They said we can put our stuff in the space in the left of the house so we did. They make us clean our place up so they can promote the place for the upper complex. We cleaned up the place, we set a nice picnic table in front of our house to make it appealing. And they said it was okay. Then after a couple of weeks, they sent in a cleaning person to TAKE AWAY our stuff, luckily my dad was home to stop them. What kind of management is this?! They said it was okay for us to use the space as long as it's appealing, and now they secretly sent people to take away our stuff without telling us. We called them and the manager's sidekick was rude as heck. He shows no signs of respect. He even cussed off the cleaner because he didn't take away our stuff. They literally won't allow us to use any space, the back, the front, the side. NOT ANY. That's how ridiculous they are. And they had no respect for our relax time. They would send in workers to work up the stair at late hours. My parents are often sick so they suffered with all the nailing, the walking, the crashing from the upper stair. Even on Saturday and Sunday nights, they would also do that. I'm writing this review exactly at 8:54 PM on Sunday. According to the law, no construction should be happening after 7-8 PM, especially on weekends, yet they seem to ignore our privacy. I'm telling you guys, DO NOT EVER rent out places from this company at all. The managers are rude AF, they constantly bother you for the smallest thing in the world. They would check out your place literally anytime. And if something happened/broke they take forever to respond. My family had been living so peaceful, and now they're making our lives harder than it is to kick us out. The worst, evil management I've ever met. read more

Adams Adams Morris Inc. I'd like to start with the fact that this company has horibble customer service. They don't like to talk to any one about any thing period. I am currently living in a location under their management and It literally feels like incarceration. I could go on and on about what I don't like and what they do wrong. I'm just gonna stick to the real reason why I'm posting to yelp. The management and the state came thru one of the locations flexing there muscles and giving us time limits to comply with some rules. No problem. We comply. What do we get in return? We received a EVICTION NOTICE. This is wrong on all levels especially when there are some that "complied" late. Some have not complied at all and there was no eviction notices issued to these residents. Hmmm..it sounds like discrimination. Adams Adams and Morris is wrong for this. I am a senior citizen and property owner in Castro Valley. Adams Adams & Morris has been my property manager for over 9 years. In that time, because of their professionalism and quick action during emergencies (major or minor) I have not had to worry about calls in the middle of the night, weekends, or holidays interrupted by emergencies. The company has taken care of this over and over again. Most of my tenants have rented from me for decades and I have not had one eviction. My properties are well maintained, safe, and clean places to live in. I would, and have many times, recommend Adams Adams and Morris as property managers. read more

Week 2 of a termite infestation in my bedroom. Richard and fill-in front desk folks keep dodging my calls, responding to my concerns in a condescending tone, and dragging their feet. Localized treatment for termites takes 1 day, yet Richard told me it's gonna be 4 weeks for sm reason, and that "the termites aren't going to hurt you" and that I could "turn in my 30-day notice." WTH, this is in my bedroom and I'm in graduate school, where am I supposed to sleep and study in the meantime?! I have never been late on my rent and I'm a quiet and respectful tenant. I have so many negative things to say about this property management. Starting off, this is thee worst property management I have ever came to encounter. I moved into a rental home through them in June. I loved the property and it seemed like the people in there were really nice. Little did I know. After a few weeks of living here the house totally started falling apart. The oven or stove didn't work, there were no screens on the windows, but that didn't matter because the windows did not even open. And can you believe this, the toilet did not even flush right. We informed the property management people time and time again and nothing ever happened, until I threatened not to pay the rent unless something was done to adhere to my complaints. They expected us to do everything, but they did not want to comply with their portion of the agreement. They sent us a letter in the mail adhering to a couple of trash bags sitting in the driveway, but what did they expect we just moved in and had to throw away the boxes that we had, and the trash truck did not come by yet, smh. It seemed they could snoop around in out house but not get over to the house to fix the things needed to be fixed. Then when they finally did come they said they were ot going to deal with the toilet, we had to do without a working toilet. And they did not put the screen on the front window even though they said they were. The big banger was when they told us we should ask if we wanted a dog, we wanted to rescue a dog that would be put to sleep, and when we wrote the letter asking their consent, they said no because the carpet was brand new. HAHAHAHAHA the carpet is cheaper than ever and shed every minute, it broke my vacuum cleaner. There are so many things to say: DO NOT RENT FROM THEM, THEY SCAM PEOPLE OUT OF THEIR MONEY AND DO NOT ADHERE TO THEIR PORTION OF THE RENTAL AGREEMENT.!!!!! read more

this is for the apartment complex located at 3958 Castro Valley Blvd; the manager(s)? for that property are very uncooperative, they seem nice at first but are very picky and I'm not sure if it's because of my ethnicity or because of age, but I feel very discriminated against, and I get harassed all the time for things like guests parking in the guest parking (when it's ALWAYS empty), or leaving a garbage bag out by MY DOOR in my personal area I was given, or for talking at night, and even leaving or coming back home late (weekdays or weekend, doesn't matter, because the manager/conservative priest dad doesn't approve). I have never had a problem with any other manager I've dealt with, and I am very respectful of my neighbors and living space, however, I just feel threatened every time I leave my door because the on site management team, and I'm sure I'm not the only one... read more

I actually created my yelp account for the sole purpose of writing about Adams Adams and Morris. I give them a one star review that is how displeased I am. They are a bunch of crooks and scam artists, as you can see by their other reviews we're not the only ones that feel like this. (Make sure you read the filtered review, it does not show up on the yelp main page). I wish that instead of one star, there was a way to give negative stars or stars that burned out millions of years ago. My girlfriend and I were loyal renters of one of their properties for 19 months, always paid our rent on time and never made peep or service call in that time. We paid $895 a month rent, as well as a $900 security deposit. The property we rented was at 19983 Wisteria Street in Castro Valley, I encourage any Yelper that is reading this to go take a look at this Gem. It is the one at the rear of the flag lot with the gravel driveway, with the falling down converted car port next to it and the overhang with the shingles that fall off daily. I assure you, the inside is just as decedent. This house looks to be built in 1920's possibly as a servants quarters and had its last update was slightly after World War II. Every time you would screw a new bulb in the fixtures, they would spark because they are so old. A day did not pass that there was not the smell of natural gas as soon as you walked into the house. A layer of moisture would creep into the house every morning because of old windows and bad seals, to the point of everything in the house smelled like mold. When we moved out, we actually threw away a fairly new bed, some clothes and a few other items, because of the mold from the house. My girlfriend and I on the 8th of March turned in to our 30 day notice, at their new location (during the period we were renting with them they down sized to a smaller location, probably because they are having so many problems with their shady business practices) We put it through their mail slot as we were instructed to do and of course they claimed they never received it. By the time we called to double check that they had received it we were told they had no idea what happened to it, it was the 22nd. Now we had to pay an additional half a months' rent (about $500), even though we had already paid our first months' rent at our new place. We also paid $250 dollars to have the entire house professionally cleaned. The only reason anything ever got dirty in the house was because it would accumulate mildew daily, nothing had been updated. Although the carpet was new when Ronald Regan was in office, every wall had a patch and had probably been painted 50 different times; they took just about $500 dollars of our security deposit even though the place looked better than when we moved in. I can't really say I'm surprised considering everything else. They claimed they repainted the entire place after we moved out and we had to pay for half, even though we did no damage to the paint or walls. I'm sure this is standard procedure for these strokers when someone moves out. I am sure they did the same thing to the last tenants, even though it's the same old lead paint from the 1940's. They probably used our money to hold over the property owner till a tenant moved in and paid for the listing to put the rental back on the market. No out of pocket expense for anyone but the tenant moving out, quite clever actually. I would not recommend anyone rents any of this company's properties, but if you have no moral objection to their style of shake down and you are trying to rent out a property in the east bay, by all means go with Adams Adams and Morris and I'm sure they'll get you the best bang for your buck. read more
