Our experience with this property management company was ultimately very disappointing. Communication and coordination during the tenant move-out process were poor, and we were not informed in advance that the tenant would be vacating the property until the actual move-out day. There was also significant confusion surrounding the handling and status of the security deposit, which created unnecessary stress during an already difficult process. In addition, we later discovered that a Tesla charger had been installed at the property during the tenancy without our direct knowledge as owners, and obtaining documentation regarding the installation afterward was challenging. Most concerning to us was the level of professionalism during discussions about these issues. During phone conversations, we were told to "shut up" while attempting to clarify a misunderstanding regarding the property and deposit handling. We found this behavior inappropriate and not reflective of the level of communication we expected in a professional business relationship. We also experienced bookkeeping and accounting issues during the termination of our management agreement. At one point, funds that were intended to be returned as an owner contribution were instead deducted from our account, creating additional confusion and requiring further clarification. In addition, several matters that the company stated they would follow up on were never addressed despite multiple reminders. This included arranging for a granite contractor to evaluate and clean a large stain on our kitchen countertops, as well as having a gardener they recommended inspect the lawn issues at the property. While the financial dispute was eventually resolved, the overall experience was stressful and lacked the transparency, professionalism, communication, follow-through, and organization we expected from a property management company. I would encourage other property owners to clearly establish expectations regarding communication, approvals, accounting procedures, documentation, and vendor follow-up upfront. read more

I wanted to share my positive experience with Residential Property Management from a tenant's perspective. From the moment I moved into the rental property, I was thoroughly impressed with their professionalism, responsiveness, and dedication to creating a pleasant living environment for me. Ok, so initially my experience with this company was very pleasant. I toured a property on Kelly st in Hayward. Low pressure, good with information about the property. I applied and was approved for the property. I had a discussion in the early morning with the property manager, Sandi Ohms, about closing details and was told i could revisit the property today if i wanted to check measurements for furniture or anything. This would be a third touring of the house, the second being the day before. (On the initial tour i and my partner toured the house, the second time we took my son, this time i planned on checking measurements and showing my daughter because she was unable to come with either of the other times.) I tried to access the keys to the house but the code didn't work. I contacted the property manager informing them through text because they didn't answer a phone call. She instructed me to contact her daughter. At this time i had already left the property so i replied that i would contact her on Tuesday instead if it was ok to visit in that day. 3-1/2hrs later i received one of the most unprofessional phone calls in my life. Sandi, called me and immediately began to raise her voice to me asking why i had tried to go to the property. She then berated me stating that my current landlord warned her about me and that i "had better get it together ", even shouting that i should get a lawyer. I attempted to understand/reiterate our earlier conversation to solve the confusion but was cut off time and time again. I've never been so disrespected. Every interaction with this woman previously was very pleasant outside finding it hard to end the conversation with her. In response to Sandi's comment, I would like to point out that I only did ONE walkthrough before the unfortunate final walkthrough. Please get your facts straight. I notice that Sandi is trying to paint us as really difficult and high maintenance people. We did not even fight you guys on the two points of contention. They were just questions on whether they would be fixed. You really did not need to give us any attitude. The fact that Cassandra stated that the oven would not be fixed if it were broken- feels like you probably wouldn't fix other basic issues. I would like to point out that this apology is 3 months after the incident. Where was the apology the day after this unfortunate incident? There was absolutely no effort to try to clear up any misunderstanding. There was only dismissiveness and rudeness. Suggesting us to cancel our lease was not the only solution. You both could have apologized like professionals and we could have smoothed things over. But all we got was disrespect even though we treated you both with respect. We lived in one of Sandi and Cassandra's properties for just over 5 years! From the first moment we met Sandi we knew it was the right fit. Over the years we had small issues pop up with normal wear and tear to the property and some fun surprises along the way and every time we were able to easily request support through the online portal or even text/call with immediate responses. Any time a technician was needed to come out (we love Jorge!) the work was completed quickly, efficiently...and everyone is so nice! When it came time for us to move on, we were in a situation where we needed to break our lease. Not wanting to burden anyone we gave a few months notice and asked how we could work together to get in a new tenant. Sandi and Cassandra truly went above and beyond to help us. They know we have a young family and wanted to do everything they could to help us move without extra $$ and cause the least amount of disruption for the property owners.
