They will miss some items until you ask, they will start to say there are items you need to pay, they will not return your phone calls while you are desparately waiting for them (instead they write emails, which cause delay), and they will forget to tell you who the check should be written to ........ Yes, they are the cheapest around, but I guess that is the reverse adage, you get what you DON'T pay for. You get a cheap monthly payment due to paying extreme discount points (which are tax deductible) To their credit, I wouldn't be in my house if it were not for their interest only loan program. They were the only game in town at the time. Customer service lacks to say the least. Pretty disorganized (YES with your documentation and your identity, SS#, bank accts, pay stubs, etc..!) Dawn was my loan "processor" and she misplaced one of my bank statements which caused her to email me asking for documentation showing the required reserve funds, WTF! I had over THREE TIMES their requirement in that account alone! (Scary folks!) I have requested to have my credit report emailed to me twice. Emails were ignored. Took 3 emails to get that finally sent to me. Also, Aimloan.com charged me TWICE for the appraisal and then a pending charge showed up on my CC transactions for a THIRD appraisal charge! Took 3 phone calls and 2 emails to get that cleared up. Look elsewhere unless you have patience. I was forced to continue for financial circumstances. read more

TL;DR: AVOID AT ALL COSTS. Friends don't let friends use AIMLOAN. I've bought and sold many properties as a real-estate investor and landlord, and these people are by FAR the worst people I have ever worked with in the mortgage, or indeed any, industry. How they are even still in business baffles me to no end. These people somehow manage to perfectly combine incompetence and disorganization with an amazing ability to 'forget' what you told them just a few days ago. If being terrible at what you do was a sport, they could win Olympic medals. Their 'no closing cost' mortgage cost me almost $1,000 out of pocket and at the end I didn't manage to navigate their byzantine maze of irrelevant documentation. I am forced to repeat the entire process with another company due to their complete and utter incompetence. What should have been a slam-dunk refinance on a less-than 70% LTV primary residence with a high-income-earning couple both of whom had 800+ credit scores turned into a 45-day game of documentation whack-a-mole, costing hundreds of dollars in accountant fees and an absolutely ridiculous amount of effort. If I billed them at my hourly rate for the amount of my time they wasted, I would own my house outright. They apparently employ underwriters who can't read a tax return, and they're going to ask you for documentation you couldn't possibly have, and can't imagine why they'd need: For example, the internal accounting documents of a publicly-traded company because you happened to own 10 shares of their stock two years ago. Or a complete explanation of every deposit in your bank account in the last three months so they can show you have enough funds to cover closing costs - when it's a "no closing cost" loan. To top it all off, they don't seem to give a crap about how terrible they are, and they are slow and inconsistent to respond. I don't care if they're the cheapest, they're also the worst. Run, don't walk, away from these bozos. read more

I don't agree with the complaints here. I am within hours of closing; 3.5% refinance on Investment property, $3750 origination/pts. charges - - application date of 01/18/11. While researching lenders, no one came close to their offer, and I actually had a couple people hang up on me when I told them of their rate/pts. (this is on Investment property, mind you). Yes, they did ask for a lot of information piecemeal, and no, I did not find it all relevant. However, I was able to stay on top of everything and get everything requested to them within hours if not minutes of the request. It is now 28 days after my initial application date. I worked with Nicole, have 790+ cred. score and was able to buy down my loan amount to remain within 75%, even after the appraisal came in (performed and processed quickly) quite a bit lower than I expected (though within reason). My only complaint is that I had a Change of Circumstance regarding the vesting on my Deed due to me getting married recently that required a new Good Faith Estimate. I did not receive the new GFE because she had sent it through some 'system' of online file management that she admitted has problems and that I have read in forums has been causing problems (only difference is I now owe them $28.50 more than I could have on the previous GFE). Upon request, I have received the new GFE and all matches properly. I was leery of working with AIMloan.com, as I'm sure many people are - I am a middle school teacher, and my original loan was through the credit union I have belonged to for over 30 years. I am not any kind of real estate wiz, nor do I have much experience with financing, etc. I do not work for or have any other relationship with AIMloan.com. I would say that if you are not an organized individual, are not willing to do your own research into your rights and/or feel you need your lender to hold your hand through everything, if you are not willing to stay on top of everything DAILY for the duration of the process -- or if you do not own a scanner, do not have easy access to a fax machine, and/or do not know how to work with screen shots and PDF files, then yes- stay away from AIMloan.com. However, if you are comfortable in a digital world, are an organized, intelligent and confident individual, and are willing to dedicate to stay on top of everything DAILY- then you should definitely consider this company. I will consider them again as my wife and I look into purchasing a home here in the next few months -- especially if they can offer reduced rates for repeat customers! read more

The following is a tale of a disaster narrowly averted. Read carefully, my friends. While I was initially hesitant to even contact AimLoan, I couldn't resist the ridiculously low rate that they offered, and then decided to fill out an application online. The application is pretty thorough, and so it did take some time to complete. A few hours after filling out the form, I received a call from my designated Loan Consultant, who then immediately asked for my credit card to begin processing my loan. While perfectly acceptable, this is definitely a red flag that they're trying to get you committed to the loan as soon as possible. I simply informed the Loan Consultant that I was still shopping for a mortgage and was not ready to make a decision. The next day, I received another series of phone calls, again pushing me to make a decision. After researching a bit more, I called her back and informed her that while I was interested in AimLoan, I was very concerned that they would be able to close within 30 days. I explained that it would be very financially painful if they were not able to do so, and thus I was leaning toward a local lender. Most of the other lenders I contacted were straightforward, and explained the steps they would take to close in time. My Loan Consultant, on the other hand, actually suggested that I simply double book my local lender and AimLoan, and then -- if AimLoan happened to get a loan approved on time -- just close with AimLoan instead... Huh? Do you think I'm stupid?!? The real story behind AimLoan can really be found in the filtered reviews (128 and counting as of this review), the vast majority of which are unabashedly negative, and in their lackluster rating with the Better Business Bureau. And so, the moral of the story: if there are competitive local lenders in your purchasing area, then by all means still reach out to AimLoan just to see what they offer, but keep them on a short leash, and run, run away at the first sign of danger. If you're a first time home buyer you definitely need someone to hold your hand. This company does not do a GREAT job at it ... We sent in the "required" paperwork 12 hours after they requested it but we didn't find out for a week that they "didn't receive it". Whether or not they received it they should have followed up quickly to let us know this paperwork needed to be in. Instead a Loan that we wanted to be finished in approximately 13 days (after being underwritten and as much approved as you can be before locking the rate). We ended up getting funded in 18 days and closing in 20 (business days for all of this). My gripe is that they ask you when you want to close, but seem to make no effort to make sure they have all documents in order to make that date. If you're a first time home-buyer you don't know all the documents and it would be nice to know whether they have everything they need. We asked several times if anything else is needed, "no" was the general response. Well 2 days before our target close date we were told we didn't submit our insurance paperwork (apparently its rare for the lender to need this before loan docs are sent, but aim does). Nonetheless, there was a week of downtime before we were informed. In the end, they were able to scramble and keep us satisfied but we're closing almost a week later than we wished we could. 1. Rates are awesome. 2. Customer service is decent if you're cool with e-mailing. They seem to be difficult to reach by phone, but snappy with e-mail responses. 3. First time home-buyers ... if you don't have someone experienced around you and your escrow is 30 days or less... I suggest going elsewhere or preparing for some stressful days towards the end. At least, that's my experience. read more

DREAM RUINNERS!!!! That's what they are! After I refinanced my home I wanted to buy a condo putting down 33%!!! After we go through all the hiddeous loops they wanted me to go through - bothering our employers over and over, getting meaningless documentations they refuse to approve our loan one week before the closing because the Owner-occupancy rate is less than 51% (it's at 45%)!!!! She said that this is a Freddie Mac/Fannie Mae law but I checked and it is not applicable if its a secondary residence. Asked for proof but never got one!!! BASICALLY do not go with them!!! They will take you all the way at the end and then pull some stupid rule out of their hat to turn you down and leave you with nothing! Go with someone else for your financing needs! Take my word on that and everyone else that has given them bad reviews!!!! read more

To start we own 6 houses, move often and refinance often. I happened into AIM last year and they had great rate and could do a loan for an investment property that was also a condo. The good news stopped there. Closing the loan was impossible. To be clear I had all my documentation, have great W2 income plus standard investments, really great credit and perfect documentation. We do not need any special programs. They made multiple requests for documents they already had in their possession and might have even commented on prior. It was like the loan processor had a 60 second attention span. I can no longer recall all the crazy things they asked for but I have originated maybe 2 or 3 dozen loans and this experience was like nothing I had ever seen. When the loan was finally approved and I didn't get scheduled for closing I called ask what the holdup was. I was told they were waiting on my PMI (mortgage insurance) policy/approval before they can start the closing process. That might make sense if PMI/Mortgage insurance was a requirement for me getting a loan. I had no PMI, we would have been waiting till the lock expired. Fast forward 1 year later, I wanted to pay off the loan (cash no title company). They were slow getting me the pay-off statement and now after it has been paid off via bank wire I can't get a lien release. I spoke to a supervisor and explained that per AZ law they are required to release the lien within 30 days. She told me to sue them if I needed to. So I sent the registered demand letter and in 30 days I will have to sue them. Summary, they had a great rate but be aware of the aggravation you may be in for. read more

I've refinanced with AimLoan multiple times. I like their automated process... upload documents via web, and get status updates via email. Their loan personnel are pretty prompt in answering questions. Rates seem to be very competitive with the other lenders. One annoyance I faced in my recently concluded refi is that they wanted a PDF of my paystub with a URL embedded in it. Except that my employer doesn't generate paystubs with embedded URLs. Wasted a couple days in back and forth discussions. Their document requirements seem to become more stringent with time. On the positive side, what I like about them is that they provide rates and closing costs on the web without any sales person trying to do a hard sell. AFAIK they are the only one to do so. The rest harvest a phone number and try to sell you over the phone. I would heartily recommend them. Just make sure you have your paperwork ready in PDF format when you start. read more

This place has the best rates and lowest cost. But aside from that it is the quality of service. The agents are great. I had issue with submitting some documents. Our agent Beth was patient and diligent on waiting for me to get my stuff together. I am grateful that AIM gave me the opportunity to get the much needed refinance of my home. Run far and fast when dealing with this bunch!! At best their customer service and communication is lousy. We are in the process dealing with them and were suppose to close on friday. That does not look to happen and they dont seem to even have a sense of accountability about it. If you lock in with them be prepared to have the terms changed (of course in their favor). The processor has been decent but made a few mistakes that cost us to close on time. I am now being pentalized by the builder because we arent closing on time even though it is the lenders fault. My closing is scheduled for tomorrow, 9AM EST. I just found out tonight that Aim cannot review my documents and wire the funds until 730AM PST - that is 90min after the closing! If the time was going to be an issue, they should have told us earlier. (The time has been set for over a week now.) The seller's attorney said if the documents are not reviewed/funds not received by the end of the closing he is leaving and taking the deed with him. This is to follow up: I attended the closing. The wire transfer had not gone through by the time I left at 10am EST. The seller's lawyer left with the deed. I cannot move into the house. I have people scheduled to help me move and I will have to cancel if this does not get resolved soon. I also have to tell my insurance agent what is going on. I am hoping they will resolve this issue today so I have a place to live. But it is now 1130am EST and Aim is not returning my calls or my emails. read more

DON'T - It is a total scam. I started the refinance process with AIM Loan and they have such a lack of communications, wasted 3 months sending them every information they were asking, pulling my credit report multiple time for and finally they send a Notary for us to sign (exposing my family to the VIRUS). I shopped several banks before I decided to go for AimLoan. From my 1st time home buying & re-financing experiences, I've learned that literally not all loan officers have the same knowledge, expertise, abilities, communication skills, & response rate. AimLoan was initially my 2nd choice, but it surged to become my 1st choice because of how fast they responded to my questions. They were able to accommodate my reasonable request, skipping the home appraisal step due to my situation. There are rooms for the service improvement, such as uploading documents. The system they currently use does not allow you to see what you have uploaded. You can't check if you've uploaded the wrong documents. Communication via emails can be better. They could have acknowledged what they had received from their customers & explained the next steps. They could have given customers the tips on how to obtain the info & documents they asked for. Overall, I'm happy with my experience. I would return for their services & loan products. read more

I'll start by saying that I never write reviews unless the service or product is very good or very bad. This time AIMloan has set themselves apart in providing absolutely horrid service. I started working with AIMloan around 2017 and have done over 5+ refinances with them. The last two interactions have been horrible. The team seems to have very low understanding about the processes, are slow to respond and do not hit the timelines that they communicate. The first bad experience I went through sign and close and they rose a issue with the title AFTER sign. You would think they would do their diligence so they didn't have to hire a mobile notary TWICE, but their low attention to detail caused me to sign twice on this loan. The second, (and last experience I will have with them as I will look elsewhere for services) I had planned my refinance with a close date right after the 6 month seasoning period for cash out refinance. They have changed their policies and they cant send the file to the underwriter AFTER the 6 month mark. This was not communicated to me at all and of course to their benefit the rate lock period expires and the pricing goes up and I have to pay points to keep my same rate (over $1,000+). The underwriter doesn't even know the difference between when the sale occurred and when it was recorded. I had to point out that they needed to read the actual deed! The file was to sit at underwriting for 3 weeks and it sat with them for 5 weeks. I understand the delays due to COVID, but why not communicate a more reasonable timeline? Funding for close was over a day late seems like they are just trying to hold on to the funds as long as possible. Do yourself a favor and look elsewhere. I gave them a second chance thinking it was a one off, but their customer service through the years has gone down significantly. read more

My first time and my last time. This was my first time dealing with an online mortgage company. Let me be clear, I've probably had over 25 mortgages dealing with various banks and mortgage companies. I should have known better. I went with this company with trepidation as they had quite a few negative reviews but their rates and closing costs were decent. I went with a 50 day lock and you would think with all that time they would have been able to review, appraise, and gather all needed docs to qualify me or not to fund my requested refi. Oh but no, weeks and weeks go by without any contact either phones or email what so ever. If you email ,you might get a answer and then again might not. Try phoning and you will get a recorded message and again, maybe a return call, and most probably not. When I did receive an email requesting docs, I sent the requested info back the same day. Finally, approaching 40 days, suddenly your informed that they need more docs to qualify you but because of the time schedule they won't be able to honor the 50 day lock and we will need to get a new loan with a new lock. Also, remember, they want the appraisal fee up front. My advice, stay away from online mortgage companies and seek a loan closer to home. Know the company and people you are dealing with. read more

AimLoan is like the Walmart of mortgage lenders - they have cheap rates but you get what you pay for. Avoid them at all costs, they almost sunk my home purchase. To save both you and me the headache of the full story, below are the two main complaints: 1) They pre-approved me and then waited until the last minute to tell me that actually they couldn't give me the loan after all. I almost lost my purchase and my earnest money deposity because the loan processor didn't bother to check with her manager about whether or not they would be able to accept one of my income sources until a week before closing. 2) My main contact over there disappeared in the middle of this process on a two week vacation without letting me know she was leaving. The person that was supposed to cover for her didn't reach out to me until after the closing date -- and after I had decided to go elsewhere for my loan. They are too busy and understaffed to care about you or your purchase. You will be nothing but a piece of paperwork that they will get to when they can. I left them and went with a local company (First Savings Mortgage, for any DC folks). The difference was night and day. The people at First Savings busted their ass to get a loan processed for me by the deadline. They were in constant communication and I could tell they really cared about getting the job done. They were professionals - and for a process as important as buying a home, you want professionals in your corner. Note: my yearly income is well into the six figures, I have excellent credit, zero debt, and significant savings to draw from. If I'm not the prime candidate for borrowing, I'm not sure who is. read more

It has been 9 months since we refi'd with aimloan.com and we are still really pleased. Candidly I was rather skeptical about doing the process on-line. The skepticism rapidly vanished and we ended up having the easiest loan process ever (5 total). The rep's were on the ball, kept us updated daily almost, and were quite patient. Moving docs back and forth was effortless. When it came time for the signing a notary showed up at our home and the process was completed. We ended up with a 3%/15 yr loan which was the best rate across the board (we are the researcher types, spreadsheets and all). I even had a Wells Fargo rep tell me it'll be a bait and switch, that Aim can't possibly offer us the deal they quoted us - boy was he wrong! Kudos to Aim!!!! read more

I went to my credit union, I went to Wells Fargo, my loan is less than 70% I have excellent credit great job. they put me through hoops for six-month horrible experience specially with Wells Fargo. I went to aimloan I had a lot of doubts in my head, boy I was wrong in 38 days we closed, unbelievable rate Half a point less than everybody else. Great Company. I see some negative reviews. I don't know why, if you want to know or feel horrible treatment go to Wells Fargo. The team at Aim-loan is unbelievable, just awesome I don't post on the Internet that much. I refinanced my primary residence with aimloan recently, based on the recommendation of a friend. It was a great experience--the rate was extremely competitive, and the fees were exactly what was quoted in the GFE, no surprises at all. My loan processor, Chelsea, was really pleasant to work with. Sure, there were a few strange documentation hangups along the way, but that's more or less par for the course with banks these days.. Chelsea helped navigate these as painlessly as possible, and everything went really quickly! My experience with this company has been the complete opposite of the bad reviews, so I feel obliged to say something. First of all, I have used them since 2010 for two different mortgages, so I have been through all phases with them: application, underwriting and servicing. All aspects were streamlined and went without a glitch. Obviously I was happy with them the first time around, so I returned for a second loan when I bought a home two months ago. The purchase process for this second home was a nightmare, BUT that was due to various issues the loan company had no control of. When there are termites, that's not the loan company's fault. When the real estate agents or buyers or sellers make the purchase ridiculously complicated, that's not the doing of the loan company. The loan processor from Aimloan, Vida, was conscientious and outstanding. She followed up at every point to make sure the agents were doing everything they could to meet the closing requirements. She went so far as to contact property inspectors, due to the agents dropping the ball repeatedly over several days and nearly wrecking the deal. My experience with Aimloan is limited to just two mortgages, and yours could depend on who you get as a loan processor. I'm just saying that I could not have expected better follow-through than what I received this last time for a very difficult deal. Here's what I liked about Aimloan: - their rates and points are among the best - everything is online and streamlined (personally, I appreciate that very much) - when you need a human at the other end, their response is immediate. Mine was prioritized as such, due to my short loan contingency removal period. - The Local companies slam "Internet loan companies" for being "just good for refi." Uh, I just purchased a home using Aimloan to fund, and Aimloan arguably saved my deal and my sanity. read more
