Ultimately our high ceilings and natural light sealed the deal. After moving in, the leasing office has treated us like family. When we need packages sent off but don't feel comfortable leaving them outside of the package room, they're there to help. When we have questions about our lease, we just walk into their office. Last week, I swung by to talk to Tim and Svetlana about options for renewing or lease. They both sat down with me for twenty minutes to discuss our options. Even though on this occasion my client didn't choose Garrison Square, she decided the location was not as ideal for her work commute as some of the alternatives available. The building is located right on the city line between Charlestown and Somerville, which means you get easy access to both locations, but it's kind of a weird in-between neighborhood that can't quite figure out what it wants to be. However, more and more businesses opened up over the years, and the orange line T station is directly behind the building, so you have no shortage of things to do. I personally loved the location because it's a bit quieter and you don't have to pick between Somerville/Cambridge and Boston, but if you want a completely walkable neighborhood, I'd look elsewhere. The building itself is nice and well maintained, but because the rent is a bit lower, you're not going to get the luxury gyms, pools, community rooms, etc. you might see at other big Boston buildings. It's modest, but it has everything you need. There's a little playground and dog park directly across from the building. Covered parking is available in the garage for an extra fee (again WAY cheaper than in downtown Boston). I also have to give a shout out to the maintenance team at Mezzo--every issue I ever had was resolved same day. The leasing office team also does a great job planning resident-appreciation events and activities every month. I had a unit overlooking the courtyard (which is lovely in the Spring and Summer) and the massive floor to ceiling windows (every unit has them) were always one of my favorite things. The walls are also so thick, our neighbor was always blasting music and you could only hear it when you were in the hallway, never from inside the apartment itself. The only downsides in my opinion: storage was pretty limited with only one closet in my unit, and as many of the other reviews here mentioned, trash piles up on every floor of the garage each week. Being close to the T also means a decent amount of foot traffic at night and it's a little rough around the edges. I always felt pretty safe and would walk my dog alone at night, but you do hear some stories and it's best to keep your wits about you. Overall, Mezzo is a great place to live, moving out was definitely bittersweet, and I'll miss a lot about this place. Just don't expect top-tier luxury from a building where you aren't paying for it and you won't be disappointed!

After nearly four years at Mezzo Design Lofts, I reflecting how our experience has evolved and…read morehighlight two distressing events that posed a threat to residents' health, safety and security. Once you start comparing similar-priced apartments, you'll see you won't get your money's worth at Mezzo. The building has a garage that doesn't always open on the first few tries driving back and forth to the sensor - even after a new system was installed. Despite the package locker system they advertise, your items can be left in the hall, in the loading dock or outside the building. And you'll walk past overflowing trash bins in the garage and outside the building on a regular basis. Even after meeting with management about these issues in February, they have not been resolved at the time of writing this. It should not be the residents' job to police and report communal problems affecting the building. However, after two first-rate staff members Paul and Rob left their positions here, that has become the norm. (Don't get me wrong, I can live with those minor annoyances. There are much bigger problems in the world. It just seems weird that we're paying for them.) The deal breaker for me was a serious lapse in communication following reports of a resident running down the halls with a potentially dangerous weapon in the middle of the night. Despite repeated requests to Lincoln Property Company's local and regional management for reassurance of our safety, they argued that it was not their responsibility to send out any apartment-wide messages per their privacy policy. They maintained that perspective even after emergency personnel were stationed in the parking lot the following day and police were on the property again the next week. Their response that they followed "normal protocols" felt like they were more interested in protecting the company than protecting us. That same week, Mezzo hired landscapers, unannounced to residents, in the middle of the COVID-19 pandemic. They clustered in front of the building without masks or maintaining distancing guidelines. The governor's order on essential businesses at the time permitted landscaping for "the safety, sanitation, and essential operation of residences." Tending to the flower beds does not contribute to resident safety and instead increased our risk of exposure. Mezzo chose to prioritize the look of their property over resident safety and city guidelines. When asked to be directed to supervisors regarding this issue, the property manager informed us she would "not be escalating anything because there is no issue." However, after a quick call to 311 about the governor's guidelines, they opened a case and asked me to report any further incidents. Mezzo advertises itself as a "community you can call home," but while you're here, you'll learn it's best to butter up to management and humor their gossiping about residents. Don't bat an eye when they complain about hosting resident events and tell you that tenants should think of better ideas. Get comfortable with a resident manager who will tell you to wait to use the community room you pay for each month so he can finish a personal call. After an exhausting several months keeping track of possible lease violations, threats to resident safety, and management's apathy to getting our money's worth, we decided to save our money and leave. As is their MO based on phone calls and back-and-forths over email, they'll insist that proper steps have been taken to ensure residents' wellbeing. They'll deny claims of unhelpful and unfriendly management. My efforts working with Mezzo to try to improve our experience has been met with false promises, denial and poor leadership, which doesn't instill confidence in me that they'll fix these or future residents' concerns.

I personally had a pretty terrible experience with this property in three primary ways:…read more 1) Frustrating communication: After paying the guarantee, there were 26 days of ignored follow-ups, inaccurate/delayed responses due to a clear lack of reading of emails, technical issues with the application website, and unanswered phone calls before I decided to not sign the lease (which was still not provided). This process destroyed my faith in the building and made me concerned of how I would be treated as a tenant. 2) Unexpected rent change: Before they sent me the lease to sign (which they never sent), they tried to increase my rent by $250 a month from the initial amount I had agreed to in the guarantee. I logged into the application portal one day and it was $250 higher a month. When I emailed to confirm that it would remain at the original, they confirmed it would be at the lower rate; however, when asking for security deposit and first/last checks, they suddenly increased monthly rent by $250. 3) Location hazards: I was not aware of the significant homeless population which congregates/stays literally outside the entrance of the building until friends warned me. I came by several days in a row and noticed a group of 10-20 homeless which were hanging right outside the entrance, which you have to walk through to get to the apartment building. Front Desk: John, Suzie, Samir (and new guy David) are all extremely extremely nice. They are incredibly helpful and cordial and we say hi and chit chat just about every day. Tenants: Everyone we've met is extremely friendly. They are kind of protective of the tenants that come in without a key as well. When i first moved in and left my fob in my other purse, another tenant let me in the door only after he asked me if i lived there. Amenities: There is a washer and dry that the building shares which is nice because you don't have to brave the cold when you want to get your laundry done in the winter. There is a 24 hour CVS (pharmacy is open late till late), atm machines, gap!, bsc, liquor store etc right next to the buiding. There is also a small out door balcony on the 2nd floor you can hang out at. It's much cheaper to ask friends to come over and hang out there and byob instead of going to a bar nearby and pay $10 a drink! Great doctors are right at MGH T stop. Lots of shopping right at Park- right the red. Being on the redline: It really does take 30 seconds to the T. I love being able to tell Taxi drivers to take me to the central square Tstop instead of having to give them an address. Groceries: You can park your car in the garage for about 5 minutes to drop off groceries. They have a few dollies you can borrow to haul all your stuff upstairs. There is also a place to park (an extra right small right lane) for about a minute if you have a friend picking you up. Random: There are a few parade that comes through central square. The manager Donna is fantastic. Great and fast maintenance staff. Great apartment interior - we live on the first floor and have high ceilings that make the place feel much bigger than it is, new appliances and finishes, and a good size den (office space for me) and wood flooring in the living area. Close to Boston without being in Boston itself. Located within walking distance to a grocery store and CVS. Movie theater about a 5 minute drive away. Cons: Limited storage space in the unit. Limited on-site amenities, small gym and no pool, only one bench outside (with a grill) which is not an ideal scenario for enjoying sunny days. There is not much green area, although they did recently open a small (emphasis on small) dog park. Parking is not assigned and can really get competitive. The front office is not the best at answering the phones. Limited food options in the area.
