Jose came out and gave us a very good quote on installing a 230 sq ft patio on a Saturday and said they would be available to start within the week. He called Wednesday afternoon and he and his crew of 6 were out early Thursday morning. They dug out, compacted, leveled, filled the base, built the frame and rebar, then poured all before noon. They left a guy behind to help level the cement and smooth it out for a few hours. All said, they were completed by 2 in the afternoon. I am very happy with their work and would use them again. In comparison, a neighbor used a landscaping company to do something similar. I had Jose and his crew put in stamped cement on the side of my house. I would call this a medium-size job. A while ago (I forget how long ago) Jose put in an extension on the side of my driveway. That was a small job. I sized the jobs as I feel Jose is a "no job too small" kind of guy. I was having problems with other contractors not calling back or giving excuses for not wanting to do the job (I'm referencing the stamped concrete job). Both jobs were done: Quickly Professionally Within a very reasonable amount of time For a good price With no hassles With a very high degree of quality Jose did a good job of quickly getting back to me after I originally called, describing my color options (as well as warning me about some colors fading), telling me the price up-front and keeping it within budget, giving a time frame, finishing on time and cleaning up afterwards. In a nutshell: The owner, Jose Amaya, seems confident and is a great salesman. He has an excellent concrete finisher so the final work you see is great in appearance. Jose was recommended by a neighbor. Once they started, it soon became apparent he is overly confident with projects, takes short-cuts, has a temper, is rude, and hostile. After working with him for several days, I no longer felt safe and just wanted him off our property. The details: We needed lots of work done (sidewalk, curbs, driveway approach, backyard driveway, and brick patio laid). He assured us his crew knew how to lay bricks (showed him the antique clay bricks, already on site). Our 60 ft. tree was dropping leaves all over the work area so we wanted to do the project in spring, but he told us it wasn't an issue. His finishing crew at first worked some leaves into the concrete, but after we pointed it out to them, they had to keep picking out the large leaves (organic material embedded in the surface eventually decomposes and forms a cavity so the surface pops off, leaving pits & voids). After 3 rounds of refinishing (each gust of wind dropped bagful of leaves), the crew put up their tarp, which only covered 1/3 of the area. I felt really bad for the finisher who clearly was getting tired and frustrated & kept working the surface until the concrete set enough for the leaves to no longer stick. For the front of the house, Jose pulled permits but told us we didn't need one for the backyard driveway & patio. For the front yard, he correctly used base rock because it was going to be inspected, but in the backyard driveway & patio, he used recycled concrete which is not a good base since it is uniform in size and therefore leaves voids & doesn't lock together when tamped (base rock has different sized rocks & fine dust that settle into nooks to fill the volume completely to minimize settling). When we noticed recycled rock was used, we immediately pointed it out to Jose who responded by getting defensive & yelling he is the expert, not us. To compact the base, they quickly raced the tamper in one pass as if to just go through the motion. If we hadn't been watching, they would have completely skipped tamping the brick patio area (they had already returned the tamper back into their truck). As for the front sidewalk, curb, and driveway approach, they failed inspection because they removed the forms and didn't backfill where the forms were. They came back & used dirt that had crabgrass to backfill. Laying the clay brick patio was a complete nightmare. The company is licensed for concrete work and we found out the hard way, that a concrete contractor is NOT the same as a mason that lays bricks and blocks. The two guys Jose left us didn't speak English. They were laying the bricks dry on wet mortar. I kept showing them they need to soak the bricks otherwise the brick wicks the moisture out of the mortar too quickly, thereby creating a weak bond. One of the guys completely ignored me; the other guy got it eventually. After they left for the day, I noticed one guy mortared the bricks with a 3/4" gap while the other guy did them closer to 1/4" so when connected across the patio, things didn't line up. Before the mortar set, I spent my evening removing all the bricks and mortar since my bricks were irreplaceable (many popped off easily since they weren't soaked prior to install). In the morning Jose was very upset and told me not to undo his work. I told them to just make a grid, count the number of bricks on each side, and to make sure they match. I felt bad hovering over them and thought that things should be pretty straight forward. When they left for the day, I noticed they were one brick off...and I think the worker knew since I saw him counting a lot in that one spot. Another issue with the patio was the elevation. The 5 ft. wide main pathway was over tilted with a 2.75" slope across so it was like walking on a hillside. Also, they created areas for water to pool along the side of the walkway, which creates areas for slippery moss. Our contract was to mortar the bricks in. He tried to convince me that sweeping sand between the bricks is much stronger and kept pushing me to agree to new terms...multiple times. He was also verbally inappropriate, and as a woman, I felt intimidated. They also helped themselves to our tools (shovels, buckets, rakes) of which some disappeared and others were left covered in concrete. Since we needed to undo their brickwork and I no longer felt comfortable expressing any concern, we relieved them from finishing the project and paid more than a fair share of the unfinished work in fear of retaliation. One of Jose's workers apologized to me privately as they packed up. Most of his crew are good, very hard workers. The owner, Jose Amaya is the problem. read more

When I first started to look for good dependable contractors I got really frustrated. Contractors would either not call me back or their price was WAY OVER THE TOP. Fast forward...I asked my fence contractor if he knew of a good dependable, licensed, concrete company that was economical and he recommended Amaya's Concrete. Since that day I've used Amaya's Concrete multiple times on my rental and my own house. They put in a good size patio in the back of my rental and put the foundation to my Tuff Shed. They were the ONLY company that was willing to move the existing Tuff Shed, concrete the foundation and come back to move the Tuff Shed back into place. Jose also took the time to take me to job sites that he completed. He & his crew have done a number of jobs for the city of SJ too. May 2013: Recently they replaced part of my driveway with an aggregate finish. It took them a couple of months to come back and finish the job with an acid wash of the aggregate even with a number of calls requesting the completion of the job, but once they completed the job it looked great! Besides being skilled craftsmen who care about design and appearance, they took time to lay a solid foundation and to tie the sidewalk to the existing driveway with rebar. They also recommended high quality drainage for rain gutters and left spare PVC pipe for future irrigation. Jose's quote was the lowest of four we solicited. Our sidewalk needed grinding to smooth out an area that had been raised 1 1/4" on one side from a root growing under it. We removed the root, but the sidewalk did not return to the original level and was a tripping hazard. Mr. Amaya came out gave us an estimate, and he and his assistant returned two days later and did an excellent job. We are so happy with both his work and how quickly it was done. read more

I hired Jose Amaya, the owner, for a big pool demolition and concrete job in my backyard. He acted gentleman like before landing the project. From the day he started the project he turned into the rudest person you can imagine. Thoroughly unprofessional language, borders on abuse. Unethical when it comes to pricing. Compromises on any and every aspect not clarified in the contract. And yet he wanted to go into the project with a few vague lines of description. I cannot imagine how much he would harass me for extra money had I not called out all the agreed details in a contract. To top it all he hurled abuses after collecting the final check. Jose Amaya and his crew replaced a driveway, created a patio, and laid the foundation slab for a 480 sq ft garage in San Jose. They also demolished 3 structures and the old driveway, and hauled away the debris. A well-priced quotation (the highest was almost double!). Jose is a good communicator, and did everything on the agreed schedule. He has a hard-working and competent crew. The city inspector signed off on his work without asking for any changes. The firm that erected the garage on Jose's foundation (Tuff Shed) was very happy with his work. The levels turned out to be a bit of a challenge, with concrete paths joining the rear patio with the drive at the front. I hadn't realized there was an issue until Jose explained what he was doing. He took great care to put gentle slopes on the various paths/patio/foundation so that water wouldn't pool anywhere and water would drain away from the house. A quality job. It looks good, too. Jose was also creative in suggesting underground piping for future installation of irrigation and electrical services. Three of those pipes have since been put to good use. While Jose was working on the drive/garage/patio I became worried that the sidewalk in front of the house was a trip hazard, so I asked him to replace a section about 12 feet long. Jose guided me through the process of getting the permit from the city, and when the job was done the city inspector approved his work without any comment. read more

We had old concrete walkways removed and re-done in stamped reddish colored concrete. The tiny back patio was also removed and re-done in the same color/pattern. Pros: Amaya is knowledgeable and artistic when it comes to laying out new paths and the work looks good when it's done. He told us which colors to use to prevent it from fading away to nothing and we chose the one he recommended. Cons: He will try to get more money out of you eventually, for the same job. His original estimate included sealing the cured concrete in the front and back. He insisted that it could not be done until the concrete was at least 4 weeks old, and the temperature was over 70F. He started in January, and it got rainy soon after. Ok, seems legit. However, when we asked him to come back to finish the sealing (when the weather was appropriate and it had cured, 2 months later), he was rude and very peevish. He insisted that it was breaking his bank and wasting his time to seal it and he wanted us to pay AGAIN for it. He kept on about it and we agreed to pay $50 for the sealant he used. After one year, most of the sealant is gone, as is almost all of the color used in the concrete mix, even in the areas that are fully shaded. It's a very pale pink rather than brick red, so it needs to be stripped of the remaining acrylic sealant and re-stained. His rates are good, but make sure he does ALL the work you want done before you pay him. Don't expect to get anything out of him after you pay, and don't expect any guarantee on the work. read more
