After paying a nearly $5k security deposit, we discovered 4+ months into our tenancy that both our Smoke Detectors AND C02 detectors were all either faulty or defective. When we requested a thorough walkthrough with House Match of the property due to our fear of faulty wiring (we were warned by multiple electricians that the wiring was extremely funky - example: the faulty smoke detector in the office was wired to the office fan which never worked until we discovered the wiring. Linda, Amanda, Pearl, and most important, Andrew (Drew) Butterfield failed to handle any major issue with courtesy, respect, or knowledge. AVOID HOUSEMATCH AT ALL COST!!! I know Pure Property Mgmt. technically owns them now, but they're still operating the 'House Match' way and it's both negligent, and a massive drain on your finances and time. Note: see drew's comment underneath. Yes Drew, we stopped paying because you were negligent and you/your staff refused to even acknowledge our emails until we stopped paying. It's called withholding rent due to unlivable conditions your bastard. If you want a SLUM LORD go with this guy, he'll harass you then try to slander you on the internet not to mention if your house happens to go up in flames due to faulty wiring he'll see 'well that's why we require renter's insurance' - which doesn't replace lost lives you dimwit. Btw Drew, releasing private information on the INTERNET like that is a breach of privacy per the court order. I'll be sure to pass that along to them ;) As i said, Drew's is an absolute a$$.     When my wife and I discovered that we might have to convert our brand-new house to a rental…read moreproperty because of a work-related transfer, I had visions of the 1990's thriller "Pacific Heights" running through my mind, not to mention the numerous horror stories recounted by friends who had leased their own properties to unscrupulous renters. Thankfully, we contacted Kim and Scott, who were able to put us at ease and find a tenant who surpassed our highest expectations. That was six years ago, and since then, Kim and Scott continued to allay our concerns by placing tenants who truly handled our property with care. Even more, they did this with only one short (1 month) gap in occupancy over the entire six-year period, while making routine preventive and corrective maintenance concerns almost entirely transparent to us. When the time finally came to list that house, Scott and Kim (also licensed agents) got it on the market and found great offers almost immediately. We closed that sale today, getting the deal we wanted which included a nice discount on the sales commission that Scott and Kim offer to their property-management clients (the discount alone covered three years of management fees). Bottom line: If you're considering the possibility of renting your property, definitely talk to Grapevine first.

I…read morehave not been able to use my master bathroom shower since move in. my bathroom sink has been leaking for over a week. The dryer and refrigerator do not work. The toilet ran water from the tank the one I flushed it when I moved in. The maintenance guy actually came out to repair that and asked if the property manager had even seen the unit. I was told my unit was professionally cleaned prior to move in. It wasn't. There were old mousetraps and trash left in the cabinets. The level of filth left in my unit was horrifying. Grease is covering the ceiling of my kitchen because the stove is not vented. The blinds are falling off the windows and the window screens all have holes in them. There were streaks of blood and feces on the walls and doors of my unit. And every request I submit for repairs is ignored unless I email every day until something gets done. and that still takes weeks.

As a landlord, you trust a property management company to protect both your property and your tenants. Unfortunately, our experience with the Temecula branch has been deeply disappointing. We encountered repeated delays in responding to urgent issues--most notably a plumbing leak that resulted in significant damage--along with consistent miscommunication or complete lack of follow-up. What makes this more frustrating is the contrast between the lack of responsiveness and the speed at which fees are pursued. That imbalance erodes trust quickly. Based on our experience, I cannot recommend this company and would not choose to work with them again.

For repairs and the like they would constantly text me asking if the landlord had approved the repair when I did not have the landlord's phone number. My most recent gripe is we no longer rent from them and are constantly receiving emails that our rent is past due and that we owe them a late fee. My bigger gripe is that we moved out 31 days ago and have not received our rental deposit. We have called multiple times and we're told to respond to the email. The email is an automated one so you cannot reply to it. Obviously we now have to go through the long recourse of taking them to small claims court to get our deposit back. If anyone else has this problem, let me remind you of California's civil code 1950.5 of "bad faith" and your landlord potentially paying you twice your deposit for not sending you your deposit on time. They also waive their right to charge you any damages after 21 days. Grossly incompetent nincompoops that have no idea what the left or right hand are doing. Four years of really bad migraines hopefully over soon!
