After paying a nearly $5k security deposit, we discovered 4+ months into our tenancy that both our Smoke Detectors AND C02 detectors were all either faulty or defective. When we requested a thorough walkthrough with House Match of the property due to our fear of faulty wiring (we were warned by multiple electricians that the wiring was extremely funky - example: the faulty smoke detector in the office was wired to the office fan which never worked until we discovered the wiring. Linda, Amanda, Pearl, and most important, Andrew (Drew) Butterfield failed to handle any major issue with courtesy, respect, or knowledge. AVOID HOUSEMATCH AT ALL COST!!! I know Pure Property Mgmt. technically owns them now, but they're still operating the 'House Match' way and it's both negligent, and a massive drain on your finances and time. Note: see drew's comment underneath. Yes Drew, we stopped paying because you were negligent and you/your staff refused to even acknowledge our emails until we stopped paying. It's called withholding rent due to unlivable conditions your bastard. If you want a SLUM LORD go with this guy, he'll harass you then try to slander you on the internet not to mention if your house happens to go up in flames due to faulty wiring he'll see 'well that's why we require renter's insurance' - which doesn't replace lost lives you dimwit. Btw Drew, releasing private information on the INTERNET like that is a breach of privacy per the court order. I'll be sure to pass that along to them ;) As i said, Drew's is an absolute a$$.     This review is in regards to a recent stay at an Lake Arrowhead property managed by this company,…read morespecifically individuals named Dustin & Brianna. My headaches and disgust with Archer began immediately after my booking on Airbnb. Unbeknownst to me, hidden way at the bottom of the listing description (item # 11 - see enclosed photo) is the requirement to send over copies of State ID's for the entire guest list that will be occupying the home - they reference the Trust & Safety Standards that hotels (hotels only ask for ID from the booking individual) as the reason behind this ask and requirement. I was not comfortable sending over sensitive information over to an unknown party from a consumer-to-consumer platform and tried to discuss my hesitancy with Dustin & Brianna to no avail - their stance was basically sorry no exceptions will be made and you can't cancel and receive a refund for your reservation. I reached out to Airbnb immediately to express my concerns in the hopes of ironing out a compromise to no avail. It appears they purposely bury this requirement in the hopes that potential bookers (like myself) will miss it and have their hands tied since they offer no flexibility. After reluctantly sending over this info an agreement form was sent over. Immediately noticed multiple discrepancies between the contract and the listing description on Airbnb. It's evident they copy/paste the same agreement form for all bookings instead of taking the time to ensure alignment. This is something that is completely avoidable and should not become an additional inconvenience for your customer. Immediately upon my arrival, I noticed all the loose trash, and the poor conditions of the exterior of the property. There is dirt and dust all over the stairs and patio areas of the property. In addition, there are countless old cobwebs all over the exterior, and four packages that have been siting at the property for some time - it's evident this management company has neglected the care and cleanliness of the exterior for a very long time. The interior of the home is a 5 out of a 10 in terms of cleanliness. The bed sheets and towels smelled, ants all over the kitchen sink and the AC unit only cools the top two floors of the property, leaving the bottom two floors (80+ degrees at all times) uninhabitable due to the heat that is trapped there. I sent over a list of my concerns and their responses were as follows: Loose trash around the property - "creatures" in the area get into the trash because guests don't put lids on the trash cans (the onus is on you to ensure trash is picked up before new guests arrive) Packages - they weren't aware of any deliveries (how was it missed if your maintenance team is at the property weekly?) Cobwebs/dirt/dust - the cleaning company is dispatched weekly to clean the interior and exterior of the property but cobwebs pop up if left alone for a day or two (The exterior has not bee cleaned for weeks/months, hence the accumulation of dirt, dust and cobwebs. Maybe you should have the exterior & interior sprayed for bugs since you claim its an issue in the mountains) Climate control - it's a rarity to have HVAC systems in the San Bernardino mountains and their grateful that it actually has one (unfair as it was uncomfortable and we were unable to utilize the entire home. You should indicate this on the property listing so potential guest are aware but that would require for you to be honest, something you are not) This property needs major maintenance, cleaning and care and there's no way they are having the property cleaned and cared for on a weekly basis. Unfortunately, the owner has trusted the wrong management company to look after this property. Please see enclosed photos as reference. All of my complaints directly to Airbnb have fallen on deaf ears so I have be left with no choice but to address these issues independently of them and the host Dustin, Airbnb may have let you off the hook but I definitely will not be. I have filed a formal complaint with my credit card company against Airbnb and Archer and they are in the process of investigating this matter. In addition, I will be taking legal action against Archer for false advertisement and fraudulent representation.

I had the leasing service with them for my investment property in Murrieta, 92563. Usually Management Companies would provide less-than-averaged quality service in this type of orders because the profit is slim. However, Julie and her team outperformed my expectations and definitely earn the future businesses with me. Julie shows patience and loves sharing her expertises in Property Management even before she nails the business with us. In tenant selection process, Julie reviewed, led tours, and researched for background info of multiple applications. Before handed the top qualifiers for us to review, Julie researched into every corner of the applicant's background to minimize the risk of having bad apples. Quickly within 2 weeks, we signed a rental agreement with an application with averaged credit scores of over 750 and sufficient deposit. We are happy about the experience with Scout Property Management and want to recommend them to you.

I went through many 'pre-qualify' exercises, where I met the criteria asked and then, at the end was told that I could use the auto process to book a tour. And after repeated requests I could never get a response on what it would take to move forward. Properties that I did get to the apply state, had nobody to talk to about issues with the forms. So they will take $75 and then not tell why not approved. One Scout property wanted an application fee of $50 and then $175 to sign a lease. No thank you! Fortunately, there are other property managers who have integrity and actually talk to potential clients. And that is where I found my new home. Scout, I hope you get it... finally.

The couple of times I went physically to the office, everyone just so happened to be confused and busy. They're walking around the office, carefree chatting about their weekends. Someone's holding her little dog that she brings into the office with her, which is highly unprofessional. When I have a question, everybody comes to the counter and looks confused. And then everybody walks back looking confused to chat and then no one has a solution. Had to visit the location in person several times in order to get assistance. And it still did not help. I needed to get my garage door programmed, so I traveling to temecula thirty miles each way but still didn't getting my issue resolved. It was highly frustrating. They often have meetings for the HOA but then cancel them at the last minute or create a zoom meeting instead. So that they can control, who attends and who gets to speak The only time I've ever gotten help in consideration and kind words is from Ruby Ferguson. Whoever hired her needs to give her a raise & also thank her for working to fix the view and perception of this office and this company.

Their team of individuals who I have been working with for close to 20 years have been amazing to work with as an owner of a property and as a board member of an association that they manage. And if you get lucky to get Erica Tromley and Melissa Vallone, they have truly been great to work with. And just to add an comment addressing some of the other reviews I have seen here who say they raised your HOA dues or made changes to your HOA rules (CC&R's etc). Make note that a hired property management company does not impose or make those decisions, nor do they have the control to do so. Those decisions are made by YOUR Elected Board Members, NOT association management companies. So you may want to attend your HOA meetings in person, meet your board members and communicate and voice your concerns to your elected Board Members. The association management company is there to enforce what your board members and or what the CC&R's stipulate are the guidelines and rules.
