Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report.

Once all the power and heat was turned on, Jay went above and beyond going through all the parts of the house. He pointed out everything they needed to repaired and gave rough estimates and referrals throughout the house. The thing that really stood out though was that Jay was straightforward and honest in his assessment. I work on a lot of houses, so all the figures he gave for estimates were pretty much in line with what I would expect. Not too high, like he was selling me on a repair I didn't need. But also not underselling the cost of what needed to get done. To me, there's nothing more valuable then getting accurate information. Don't try and overinflate or udnerflate what costs will be. Just say it like it is and let me decide how to proceed. I will absolutely be using 4 Seasons for future Home Inspection work and I highly recommend them to anyone who needs a home assessed.

The report states that the venting above the gas stove was working properly but there is no vent at all there, and that has been an ongoing issue in my house. The report also states that the water dispenser in the fridge was working normally but there is not even a water line connected to the refrigerator. I had read really good reviews about this business, so I had hoped for the same. Unfortunately it was a sub par inspection.

Geoff was excellent at explaining what he would do, how he would do it, and what it would be mean for us. He was on-time for our meeting and inspection and maintained a good line of communication during the process. Once he was done he took the time to not only explain the findings but the report and how we could use it to its fullest. The report is provided as a website, which allows it to be very thorough and easy to navigate once you get a guided tour. He helped us understand what we needed to take the builders, provide detailed documentation of issues that need to be addressed, and afterward checked in to see how it all went. Our home is in a New Construction development as such all of our neighbors are in new homes built by the same builder. While few have had any serious issues come up we have heard them gripe about small things that were not noticed or taken care of before moving in. The resulting work to correct the problem has created headaches for our them. When they do gripe I can't help but think of how we've had very few issues (knock on wood) and feel like Geoff had something to do with that. Trust is 100% restored knowing that if problems come up they will take any action needed to follow up. I will also say that the work they originally did was actually to code, and we agreed that the moisture problems arose due to the nonstandard setup of my dehumidifier, NOT because of errors in Terra Firma's work. Thank you Terra Firma.*** Unfortunately, I have to drop a negative review in the interest of warning other folks that their work has gone downhill. I previously had an excellent experience with Terra Firma for management of a water problem in my crawlspace. I hired them without question again for my current property for management of moisture issues, and I didn't check their work upon completion as thoroughly as I should have. Unfortunately, about 1 - 2 months after completion of work, I discovered a large mushroom growing out of one of the structural posts in my crawl/basement. On closer inspection, I noticed that the dehumidifier water discharge line they installed was dumping less than a foot away from my foundation, corresponding to the exact spot the mushroom was growing. Moisture was the exact problem they were supposed to fix, but now they have created a severe structural problem secondary to moisture with the dehumidifier line dumping large quantities of water right next to my foundation. In other words, they created the exact issue they were purporting to fix by collecting the moisture and depositing it into my foundation. Once fruiting bodies are growing out of wood, this is an indicator that the wood is severely compromised and the fungus network has grown extensively. I now have a very expensive and serious problem to fix. I called to let them know about the problem, not sure if I will hear back from the coordinator/ the team who did the work. I am not sure if I would trust them to fix the issue after the damage they have caused, but I would accept financial remediation. If they take steps to make things right, I would update my review. I would not hire Terra Firma again for any crawlspace work, be it structural or moisture related because of the big problem they have caused. Again, just would like to warn others.

He wasted time by having me watch a video of their process, and attempted to get me to agree to a proposal the day of - estimates running in the $15k-$50k ranges. Their estimates came in higher than their competitors by about $5k including Groundworks. When I informed him that I would not be using their services, he replied with, "What are your plans for your sagging floors? How do you plan to address this?" I have met with many contractors on this same issue, and no one else aside from Groundworks and TerraFirma has attempted to blow our issues out of proportion. However, Noah did offer to do a side by side comparison of the other offers with his, which I did not take. I ungraciously assumed it wouldn't have been attempt to price match, but to take another opportunity to push me more on his proposals. Don't use them, if you want to avoid fear mongering and overpriced services.

Never ever will make that mistake again! and that is "thanks" to Chris Bartlett from Custom Home Inspections! During the inspection Chris kicked my garage's siding twice really hard, which, of course!, cause a damage to the siding. I don't know if Yelp allows for video links to be posted here, but I'll try. A truly seasoned professional inspector can see the condition of the things without breaking them because their eyes are already trained. Siding can be touched with fingers to see the condition of it. Don't kick, toss, throw anything. Be gentle. The siding is not new, it can be seen clearly. Why break it?! Anyway, Chris acted very unprofessionally by damaging the siding. When I tried to talk to him about it, he basically told me to go screw myself and that it is his job to break things during inspections. I had to spend time researching WA code for inspectors and this is what I found. According to InterNACHI's Standards of Practice for Performing a General Home Inspection, an inspector is to perform a non-invasive, visual examination of the home's systems and components that is designed to identify defects. When inspector is performing any type of testing to verify functionality, they are to use normal operating controls under normal conditions, and assume regular maintenance. In addition, per Washington State Standards of Practice for Home Inspectors & Inspections, Chapter 308-408C WAC Exclusions and Limitations (15), Inspectors are not required to: Perform any procedure or operation that will, in the opinion of the inspector, likely be dangerous to the inspector or others or damage the property, its systems or components. Structure (1) Probe, of the same chapter stipulates: The Inspector will Probe a representative number of structural components where deterioration is suspected or where clear indications of possible deterioration exist. Probing is not required when probing will damage any finished surface or where no deterioration is suspected. Therefore, it was unnecessary to damage the siding by kicking it hard twice to asses its condition. Long story short, do not hire this company for home inspections, no matter if you are selling or buying a house. If they break anything and you still buy the house, then you would be fixing it after you become an owner. If your are selling your home, do not allow pre-inspections and for actual home inspections, make sure you get their business card and insurance info before allowing them to proceed. That's the lesson I've learned while selling my first house ever.

I fully expected that the inspection of the new/potential home would be thorough as the realtor was there. Nightmare, the very first day the basement flooded because, the plumbing in the upstairs bathroom on the main floor was leaking into the basement every time I showered or flush the toilet. The plumbing is exposed in the basement! Why was this missed? I've spent over 7000.00 in repairs on the house thus far. Money that I shouldn't have spent at this stage. I've been in the home 4 months. I've recently found that I have a serious bat insfestation! I've had the eves and flashing fixed (1047.00) To be fair he seemed more worried about the cabinets not opening and closing properly and the electricity on the main floor then he was anything else and this company did inspections for other properties I owned. I recently had a contractor and a pest control expert over now I'm looking at an additional $30,000 in repairs to the basement and the other parts of the home because of the things that this inspector should have caught. I've been told this because these professionals are qualified individuals to repair the damage that has been caused.
