We really appreciate their professionalism, responsiveness, and willingness to go the extra mile for their residents.

Since living here we have no had any issues. The very few tiny ones we had were quickly & kindly resolved. My wife & I have always felt safe and have never had any issues feeling unsafe. The apartment itself is very spacious! If you get a 2nd floor apartment it will come with high ceilings. The patio is nice and has outdoor storage that fits a lot in there. The closet is also very spacious & much larger than we needed. Only downside about the room is there's no ceiling fan or light. Spruce Village is a great place to live. It's very quite and the neighbors are friendly. Everyone keeps to themselves and minds their own business. It's also well located and tucked away next to a beautiful mountain view. If you're into hiking you're just 5 minutes away from being able to hike the mountain & 10 minutes away from downtown. You're also close to UCR so if you're a student you will love that. This is my last month here since I'm moving out of state, but if I had the option to stay longer I would. It's a wonderful community, location is perfect, & it's a blessing how peaceful & quite it is. I will update my review if I have any issues during move out, but I highly recommend choosing Spruce Village as your home.

Urgent issues are handled promptly, while non-urgent requests are addressed within a reasonable timeframe. Their attention to detail is just as impressive. Recently, I noticed that one of the stairwells and hallways could use a good cleaning, and by the very next day the team was there power washing the area. They did a fantastic job, and the difference was immediately noticeable. It's clear that the maintenance team and property management take pride in caring for the property and making it a welcoming, well-maintained place. Their hard work, professionalism, and dedication deserve recognition and are truly appreciated.

When my sister received notification that her lease would be due on April 5, she let the complex know ahead of time that she was looking for a house and would move out if one became available. She even said she'd go month-to-month if needed. Everything seemed straightforward at first, and she was told she would need to provide a 30-day notice, which she fully expected. On March 19, she gave that 30-day notice--trying to do exactly what they asked--only to be told afterward that she couldn't actually submit that notice until her lease officially expired on April 5. Because of that, they're now forcing her into paying rent from April 1 to May 1 (about $2,650) as the "30-day notice," plus an additional charge for May 1 through May 5 (around $440). The worst part is she's not even going to be living there during that time. She's moving out between April 3 and April 5, yet they still expect her to pay for time she won't even be in the apartment. If this was truly their policy, she should have been clearly told from the beginning that she couldn't submit her 30-day notice until the lease end date. Instead, she was told to give notice when she knew she'd be moving, and now that's being used against her. From the outside looking in, it really feels like they're just trying to squeeze extra money out of her. She's been a solid tenant for three years, always paying rent early and on time, and this is how they handle it when her lease is ending. Now she feels completely stuck--if she doesn't pay, it could impact her credit, and that puts her in a terrible position. This is honestly terrible business practice. Watching her go through this has been stressful and frustrating. I would strongly recommend thinking twice before moving here.

I then notified the apartment complex on March 19 that I was providing a 30 day notice and I was then told I could not provide a 30 day notice until my lease expired on April 5 so now I am moving out of my home April 3 through April 5 and I'm required to pay the rent between April 1 and May 1 because that would be my 30 day notice of $2650 in addition to they're telling me I will owe money from May 1 to May 5 in an amount of about $440 Additional if this was the case I should've been told that I could not provide a 30 day notice until the date my lease expired I was told I needed to write a 30 day notice when I knew I would be moving out. I feel like this is a scam and they're just trying to get extra money out of me when I'm not even gonna be in the apartment I'm under a barrel because if I don't pay, then they ding it on my credit and then I'm screwed. This is terrible business practice. I've lived here for three years. I've paid my rent early each and every month my lease is expiring. I'm not breaking my lease and my answer to my question. This is our company policy. Do not move here unless you wanna get screwed. In addition to this, there is no parking, not even on the street. So do not try to have friends or family over. But I can say Mike in maintenance is awesome. He is the only one that works for this company that cares about the tenants

I really enjoyed living here, as well as having the privacy of facing the back spring building parking lot, which although isn't the prettiest, it is not a dealbreaker as is mostly very private and quiet. however, each year the corporate office raises the rent dramatically. when I first began living here in 2021, my rent was 1600/1700 a month and now it has been raised to 2000 a month as of 2023 for a one bed one bath which is kind of insane. I get that the location is great but the cost is way too much for the general riverside community. maybe if we were in the sf bay area, that would be normal but the buildings themselves are pretty old and the property managers paint over things that are broken instead of repairing them. the elevator is old and could break any second, and whenever they do construction on the area next to the parking lot it is absolutely miserable for anyone living near it. they recently cut down the beautiful trees that shade the patio area and began digging up everything so now it looks like a mess. luckily I am getting out of my lease but my god it is terrible every day waking up early to the loud construction noises and not having a moment of silence to relax. for the most part though I enjoyed living here and the maintenance dudes are always efficient, respectful and helpful during the week. (except if you have an emergency power outage over the weekend you just will have to wait until Monday to get it fixed.) these apartments are a great step up from the ucr dorms or campus housing and the people who live on the second floor are friendly and keep to themselves. first floor is family housing which is nice that it is somewhat separate from everyone else as not everyone likes to be bothered by kids. overall is enjoyable but could also have room for improvement and the rent could be better. if you are a ucr student you probably could find cheaper rent in a houses across the street.

Front office Maria has absolutely NO problem solving skills. She approaches people abrasively. Completely incapable of basic courtesy , humility, or respect. She has no idea how to constructively resolve issues with her own wit and civility - because the tone she sets only instigates the issue. The irony of approaching a paying tenant combatively only to invoke legal threats as a first line of defense then claim victim hood. Her conduct is petty and unprofessional. i have a list of names who personally feel her conduct is an overall source of frustration leaving people to feel unwelcome in their own homes & creating a less enjoyable environment for many tenants. Vista imperio has deleted other yelp pages so hopefully this sticks I'll continue to give this place 0 stars. Do not move here!

They're pet friendly and the best part, no pet deposit. There's a great office personnel especially, Maria and Leo, who make this community and complex great. The maintenance crew is the best. They're present, very friendly and welcoming. They have convenient apps to handles bills and work orders. Good amenities and the units are modern and some come with a garage or covered parking. My only complaint like living in any apartment complex is parking for guest or other family members is limited. There's street parking you do share and compete with 2 other apartment complex.

Both were inviting and super helpful with applying for a unit. Soon as I found out that it is managed by Cannon Management, I felt instant relief. I was pre approved within minutes! The mission inn inspired property still stands beautiful as it did 16 years ago when it was first completed. I love how secure the property is with it being so close to the convention center and downtown areas. Excited to move in!
