I have lived here for the past two years and I love the canyon crest area, it is so beautiful and convenient to access the shopping center. the one bed one bath apartments are spacious, have high ceilings, and more than enough space for one person. I really enjoyed living here, as well as having the privacy of facing the back spring building parking lot, which although isn't the prettiest, it is not a dealbreaker as is mostly very private and quiet. however, each year the corporate office raises the rent dramatically. when I first began living here in 2021, my rent was 1600/1700 a month and now it has been raised to 2000 a month as of 2023 for a one bed one bath which is kind of insane. I get that the location is great but the cost is way too much for the general riverside community. maybe if we were in the sf bay area, that would be normal but the buildings themselves are pretty old and the property managers paint over things that are broken instead of repairing them. the elevator is old and could break any second, and whenever they do construction on the area next to the parking lot it is absolutely miserable for anyone living near it. they recently cut down the beautiful trees that shade the patio area and began digging up everything so now it looks like a mess. luckily I am getting out of my lease but my god it is terrible every day waking up early to the loud construction noises and not having a moment of silence to relax. for the most part though I enjoyed living here and the maintenance dudes are always efficient, respectful and helpful during the week. (except if you have an emergency power outage over the weekend you just will have to wait until Monday to get it fixed.) these apartments are a great step up from the ucr dorms or campus housing and the people who live on the second floor are friendly and keep to themselves. first floor is family housing which is nice that it is somewhat separate from everyone else as not everyone likes to be bothered by kids. overall is enjoyable but could also have room for improvement and the rent could be better. if you are a ucr student you probably could find cheaper rent in a houses across the street. read more

Lived here for 3 years. BEAUTIFUL complex. Sadly though, they went through manager after manager and finally after the 5th one had to move. She's awful. Makes you feel unwanted, no 24 hour notice before pest control, days before water clogs are fixed. Poorly managed. If they get new manager, it would be desirable. Also lots of break ins in the gated parking, stolen packages. Crime has definitely gone up in the area. All of the neighbors I loved moved out one by one. With the combined reasons on the new manager and price hikes. They stick to the 10%, so it's no less than 200-240 right now. Again, beautiful complex, just not worth the stress and wallet damage. read more

I've lived here for about 2 years during Covid-19. When I moved there living on the 2nd floor. During the first few months there were odd noises on the top of the roof of the apartments as if someone was just running back and forth in the middle of the night. There was also a couple of times where we had this weirdo throwing pebble rocks at our windows and my friends and I had scared him off. But finding out that a neighbor stated he actually lived in the complex and would throw rocks at peoples windows for sport. Moving on overall, I loved being there, the complex had an elevator along with a laundry unit for each building. Parking was fairly easy to find for your guests since if you're a resident you have your own assigned parking in the parking garage. I've wished I stayed there longer but since rent was increasing I had no choice but to live back with my family. read more

Moved in a little over a month ago and I love it!! The property manager, Jessica, is super nice and approachable. I went to a lot of other apartments when I was looking for a new home and most of the people were not as friendly and helpful. The apartments are adorable. It's an older apartment so of course there are a few issues. However, Jessica and the maintenance team have been great at addressing them and making repairs. The plus side is that since it is older, it has lots of charm and character. Tons of built-ins definitely help with storage! The community has been very nice and the apartments are quiet. It's also great to have a real view, not just looking into another building. Overall, I would highly recommend. read more

My roommate and I lived here for almost our whole lease, but COVID happened. Before COVID, it was perfect. It was a nice area of Riverside where I felt comfortable enough to walk to the shopping center or the bus stops (about 10 mins walking). There's mainly families who live in the complex, so if you're a student who likes peace and quiet this is for you. Occasionally there was some weekends where you wake up to loud kids, but it was a nice change rather than living in the dorms/on campus. The original management was Jessica and Gladys when we moved in, then it switched to Andrea and Maggie. Everything was fine until the move out/inspection where neither of them showed up. My roommate and I were forced to make a makeshift envelope for our keys (LOL) and leave them in the rent drop box. Other than the no call no show and being fined for some minor carpet stains that resulted in the whole carpet being replaced, I really loved the apartment. It's spacious, clean (besides the occasional sticky elevator), and the neighborhood is generally safe and quiet. It smelled like cigarettes though often, so also take that into consideration. However, maintenance was also quick to get things done and it has a lot of nice features like a basketball court, tennis court, pool, hot tub, gym, etc. Overall, probably the best apartments in riverside if you want to be close to UCR :) read more

I lived here at Hidden Springs apartments for the past 4 years. The 1 bedroom apartments are spacious and have balconies. The amenities are great and well maintained, unfortunately and understandably so, they were closed during the pandemic. When I moved in and for the majority of my 4 years here, the management team was AMAZING! Glenda is always attentive and helpful and was always respectful to myself and my parents. Work orders were always completed in a timely manner. When petty crime rose (such as car window break-ins), the complex immediately responded by placing very bright lights surrounding the complex, its parking lots and the inclusive cul-de-sac. Overall, I HIGHLY recommend this apartment complex. read more

I have been living here for 9 months and I love these apartments. My A/C went out yesterday, and I emailed managment and Jessica replied right away. She had maintenance come out the very next day and they fixed it. She was so amazing & friendly at responding to my email as well as fixing my A/C unit & garbage disposal. Where do I start? I lived here for one year. I couldn't get out fast enough. The apartments are old, over priced (for what you get) and hazardous. Usually I wouldn't want to slam a place in this economy but I could have gotten seriously hurt. Due to the fact the the roof on my unit is flat the rain collected and rotted away parts of my roof causing the air conditioning unit to fall through my ceiling and come crashing down into my apartment almost crushing me and my pet. Thank goodness I was home and heard creaking and got her out of the way in time. It was a mess. The complex quickly became a zoo shortly after my husband and I moved in with tons of students who threw parties throughout the week. Unfortunately the manager Bea was either not equipped or unwilling to deal with the noise issues and it got to be too much and we had to move. The apartments themselves aren't great. They are very small and outdated. The air/heating until are really old and ineffective (see above). The appliances are REALLY outdated and you have to get your own refrigerator!? I have never encountered that in a rental before, and it was such a PAIN! Oh and I should mention that if you run anything like your dishwasher or vacume cleaner after 9pm you get in BIG trouble. We ran our vacume after 9 to clean up a glass that broke and got yelled at (and I mean yelled at like a child) by the manager Bea. I mean honestly, I wouldn't have done it with neighbors below me unless it was an emergency. I should also address the issue of the manager herself. Good management is very important to me, especially since I'm no longer a student and am looking for a nice quiet rental. It was always a crap shoot when dealing with the manager Bea. Some days she would be really nice, like when she called to let me know that a package had arrived for me down at the renal office. Other days she would be very passive aggressive, like when my husband or I would go to her about some issue in our unit (like the air conditioner falling in). She would get very angry when we would come to her with an issue. When we moved out she yelled at my husband for parking our moving truck near our unit (with the hazards on and a friend waiting near by to move it). She basically had terrible management/people skills and refused to ask people to quiet down. My advice is get a roommate and find a nicer place! read more

When I first moved in and met with the property manager Jessica she was amazing. I loved living here at the very beginning, I am a student and I lived in a 3 bedroom with my 2 roommates. Then, about six months into our lease management changed and Andrea was our new property manager. She is absolutely awful! I cannot stress this enough. When COVID-19 started, I wanted to move out of the apartment and said I was not able to unless I found someone to take over the lease. She never sent me the paperwork even after I had found a new tenant, moved out and had requested to be take off the lease several times. I had to call her and email her everyday and she would take about a week to respond. Andrea never answers the office phone and it always goes to voicemail. First, she sent me the wrong form and had the roommates sign it. Then, after a week a pursuing her for a copy of the lease and the appropriate paperwork removing me from it, she informed me that we signed the wrong form, never once apologizing for giving us the wrong paperwork and taking weeks to return the phone call. After the new tenant took over my lease, she never added her to the lease even after she moved in. Andrea was extremely lazy and irresponsible in all of her landlord duties with us and charged us for wear and tear cleaning and painting!! This totaled about $350. Additionally, there was black mold growing all over the bathroom walls due to a structurally poor ventilation system and no window. We emailed and called her about this issue for 5 MONTHS and never once did she respond. Once my roommates moved out, she did not show any concerns about the black mold even during the check-out process and did not acknowledge any of our efforts to try to have a safe living space. Andrea will only respond to your call if it concerns her receiving money. We ended up not getting ANY of our security deposit back and her charging us for an extra month of rent. If you would like to live with black mold, have an irresponsible landlord that dodges calls and is never in the office, and don't mind ever seeing your security deposit again, live at Hidden Springs! The post below does seem a little bit older since there is a new manager now...Glenda I believe is her name but I am not sure since she never seems to be around. This place should have better management. She is never in the office, never answers the phone, and does not call people back. It makes it difficult to get anything answered or fixed. I could really love hidden springs if the management wasn't so bad and if the windows in the rooms were updated. When we first moved in we all mentioned during the walk through about the windows being hard to open and very old and "shakey" we called it. She just told us not to worry about it. However this was hard to do. They are so thin you can hear everything going on outside. I suggest not getting an apartment on the street side of El Cerrito. You can hear the traffic of cars driving through in the early morning and night, and it is loud enough to wake you up in my opinion. When it is cold outside the cold goes right through the window and you will freeze in your own house. I think we used the heating once but it only seemed to heat up the iiving room and not the bedrooms so it wasn't worth it. The same goes with when it's windy, you can feel the breeze come right through the window, i swear, and you can hear it whistling through the cracks. It seems ridiculous to be complaining about a window so much, but I think if they invested in new windows it would up the apartments by a lot and I would actually think about living here next year. We also had some bug problems when we moved in. We think they were cockroaches and tons of spiders (crawling from the cracks under the kitchen counter and from the windows?). I really think I gave this place a generous rating despite all my complaints. On the brighter side...being a student and looking for a 3 bedroom this was one of the only ones we could find close enough to campus and the price was pretty good. There is a pool, jaccuzzi, sauna, and gym...not that I have really ever used any of them...but I guess it's good they are there. read more

I lived here for a year in 2015. I visited 9(!) apartments in the Canyon Crest area, and Hidden Springs is the one I chose in the end. Overall, I really liked living here and would/have recommended it to others. Pros: -Nice landscaping with big trees (very important in desert-y Riverside) -Apartments are nicely upgraded with laminate in kitchen/bathrooms and granite countertops, unlike some other properties in the area. Carpet was in good condition and the paint color is modern. -The manager, Glenda, is on top of things. She responds quickly to questions or other issues. She cares about the residents and organizes community BBQs every few months. She was one of the reasons I chose this place. -Cost is in line with other properties in the area. (when I looked, it was cheaper than Alvista, Quail Run, Stone Canyon, and Canyon Crest Views). -The location is great (one block away from the shopping area). -Pet friendly! Cons: -As other reviewers mentioned, they do charge on move-out for professional cleaning, steam-cleaning carpet, and painting touchup. Honestly, I would rather have them do it than spend my time renting a steam-cleaner, scrubbing floors, etc. -AC is a bit loud. It is central but the building is not the newest (then again, most buildings in the area are older). read more

I love living here! The views are nice and the trees make lots of shade. We have the 2 story townhouse, it is very spacious with a beautiful kitchen, dining nook and powder room down stairs. The patio is off the living area and is an adequate space for outdoor living. The amenities here are great. The pool is hardly ever crowded, the hot tub is amazing. The fitness center has treadmill, weight machines, stepper and stationary bike. A sauna and bathrooms are in the fitness center as well. They have a nice small playground. They have assigned parking in the garage that is under the building, which is great! A little storage for your outside items too. As well as visitor parking in lots around the complex and plenty of street parking. I love that they have a garbage chute so you don't have to take your trash down. They also have a recycling bin which is lovely! The apartment manager, Glenda, is really sweet and very understanding, if you have a complaint she addresses it promptly. She's good at her job and making sure everyone feels at home and comfortable. It's a very quiet community, with friendly neighbors and kids. It's very affordable for the luxury that you get, no one else has everything you get here for the price you pay in this beautiful neighborhood. They are a hidden treasure! They have many things within walking distance at the Canyon Crest Town Center, including grocery store, pharmaceutical retail store, mom and pop eateries, a quaint book store, Starbucks, gas station, donut shop, fast food. The school bus stop is right in front of my apartment building, so in the morning I walk my daughter out in my PJs RUSD has great schools with caring teachers. My daughter is in a transfer program which is nice that they allow you to do that. There are a few cons to living here which do not outweigh the pros. EVERYTHING MENTIONED BELOW IS MY PERSONAL OPINION. I AM NOT A PROFESSIONAL CONTRACTOR OR HANDYMAN. THIS IS JUST MY OBSERVATION: The buildings are old and not being maintained in the best way possible. I understand that they have budgets but when you do things cheaply it shows. The plumbing sucks and we have instances of clogging and poor drainage. Some of the rainwater runoff gutters are rusted and broken. The white painted areas on the walls are starting to peel off. The air conditioning unit is hardly efficient and the condensation line drips inside the apartment entry way, when I use my powder room sink it leaks as well. The air vents upstairs are full of construction debris and other trash. The front door threshold seals need to be replaced. It doesn't seem to have a lot of insulation, the windows bring in the cold and heat. It's not baby proofing friendly, there is no solid way to protect the stairs. read more

I have never been so rudely treated before by anyone like the receptionist Glenda. She was very rude and personally I don't understand why because I was trying to be polite and she was nothing but rude. I ran a business near UCR and honestly I have many customers that need help and we have to reach out. I was as polite and friendly and said more than once "all I wanted to do was help a resident" she continued to yell at me "why would I help you ?" and just to be spiteful, told me she would recommend another company. ALOT of students come in my job, ask if we know where to rent, working so close....because of Glenda, I can't recommend this residency. I couldn't imagine if I needed help at home, and would get the same treatment. read more

Great apartment and management . The price is very affordable and there is a lot of great features that come along with the apartment. The kitchen is amazing. Also, the neighborhood is not loud at all and very close to campus and down the street form a shopping center. I had a great experience here. The management is great and accommodated all my needs and fixes promptly without a problem. This is a great place for both college students and families, as I've seen both (including myself) live amongst the residence here. Glenda, the manager, does a great job of notifying the residence about upcoming situations and handling them, and she is extremely nice and caring. You would be lucky to live here. read more

Lived here for almost 2 years in the 2 story town home. Some good things, also some bad things. Good, The kitchen was nice, the room sizes were pretty good, loved the powder room down stairs, under ground assigned parking, the garbage shoot was a cool plus. I really love the trees and the Greenery. There's a nice little play area for the kiddos, a tennis court and basketball court, a subs and a gym. Glenda the manger is very easy going(at times) but she is understanding and as long as you keep her informed she's normally pretty laid back. The pool is always clean(I lived in the home directly in front of it with the smaller patio space and the pool guy or his son literally came every morning to clean it). Very quiet and zen. Onsite Laundry(in the summer building there was only 3 washers and 3 dryers however I probably only had about 3-4 times when there wasn't at least 1 washer or dryer available and prices are pretty reasonable) the washers and dryers work really well. A lot of street parking, friendly neighbors, it's relatively close to the freeway. Shopping isn't too far(a couple exits up the freeway) UCR is walking distance, there's a Ralph's and a small shopping center just up the street(also walking distance). They're pet friendly. I loved the area, there's a great, huge park not too far. My oldest daughter still refers to this place as "home". Bad, my car was broken into(apparently others had this problem, not too many ppl but in the canyon crest area that's least expected). The water was off a lot "due to plumbing repairs/issues). The cabinets were very cheap they broke very easily. Maintenance takes forever to come out and when they do, they do quick fixes (which leads to the same issue). I do not recommend anyone taking the home with the smaller patio space in front of the office as they are very strict as to what you can store on the patio (We got multiple notices about how they only allow "patio furniture" however you look around and others are storing items that isn't "patio furniture".) Which is understandable due to the fact that that home being the first thing future tenants may see, but I would think they should just use that as the model home. Ahhh the deposit... It's a loose loose we had a $600 deposit we left and owed almost $130 they don't tell you(at move in) $130 is gone off back due to normal wear and tear/ cleaning fees. And if they have to replace the carpet it could cost upto $2900. A big issue was the air in the summer building it hardly worked so during the summer time when it was really hot even with the air blasting high it was still hot (upstairs)And the heat as well during the fall and winter it was really cold and the heat hardly worked. It could've been a problem with the system overall cause both the heat nor air worked too well. Overall Hidden Springs is a really nice place to live. Like any other apartment complex it has its downs but I would defiantly live here again, just not in the same unit. read more

When I first moved in the past property manager, Jessica, was incredible. She prioritized all of our needs and issues since day one. A few months had passed and there was a new property manager, Andrea. Things seem to be okay, until they weren't. I remember having to consistently email her for repairs. At one point, I asked if the sink could be repaired since it was clogged and after the repair the sink started to spray water. I informed Andrea about this incident and she told me it would be repair within that week, but it didn't get repaired until a month later. Another issue that occurred was living with black mold, I informed the property manager of this incident as well and she requested a work order for a new bathroom fan, but the mold continued to be there. To add, when the shower was running the water would be fine for a few seconds, then turn extremely hot, another thing that was not repaired. The constant emailing and having to remind the property manager of work orders became tiring. Another incident that occurred was trying to get a lease taken over since one of the tenants left due to Covid. Andrea never contacted us back or confirmed anything with us. The lack of attentiveness and care was alarming. Lastly, on the last day I moved out during this on going pandemic I had an inspection done with Andrea. I had my mask on, but she didn't wear one, which was alarming. There is a lack of management skills and care for the tenants. read more

My housemates and I lived here for 9months and it was our first apartment ever and we were really excited about it because we were referred by our friend. It's a nice environment, quiet and beautiful, BUT the main thing regrading the security deposit. Originally we were supposed to pay $200 for our deposit but since we are all college students who didn't have enough credit, we had to pay an extra $400 (so 600 total), which was fine because we were promised it back as long as we kept our apartment clean and maintained. When we moved out, we made sure we cleaned and stayed an extra day after we moved out our stuff to clean before we returned the keys. A month later after we moved out, we received our deposit back leaving us with not even half of the deposit money. When I asked Glenda, the land lord, she explained to me everything in our apartment was nice and clean, but it just had to cover for a normal cleaning routine which included painting and the carpet cleaning. She forgot to mention that part in the beginning when we signed our housing contract. It doesn't make any sense how it would cost that much for painting and carpeting when my roommate's dad, a realtor, recognized the cheap carpet and paintings to cover up the mistakes from the previous tenant. (This was when we moved in he noticed). If our place was in good condition I just don't understand why it would cost so much money ($136 to be exact) to repair that when there wasn't any repairing to be done. It is just very upsetting and we feel like we have been ripped off. We are college students who are independent from our parents who all have jobs and are trying to pay for our tuition. It is sad that we have to screwed over like this by someone who was trustworthy. I'm sorry, but I am just saying this so it doesn't happen to anyone else either. read more

I have already written a review but Jessica seems to have a quick answer for everything. So i guess my contractor was lying when he said heating/ac units are very old & fire hazards. He volunteers with fire dept. p/t. Also, I have before & after pics. & even the glenda agreed on the final walk through that the apt was in very good condition, no damages, nada. I am clean freak, & knowing we were moving again, we did not hang anything on the walls, no holes. When we moved out, i left it cleaner than they left it for me when i moved in. They had to have the cleaning person come back again because it was so filthy. Balconies so close to each other you have no privacy. People smoke & it goes into your apt. its awful. I would just not recommend living here. They will keep your deposit & Glenda always has her boyfriend & kids in the office which is very unprofessional. When tenants or future tenants are giving out personal info. her boyfriend is literally sitting right there in her office. It is unnerving & bothered me. That is personal info he has no right to hear or know. This guy has no job, just lounges around all day. I have never seen anything like that before. I am sure if the main management knew about that they would not be too happy. Law suits etc. violation of privacy. I do not understand why your boyfriend is just hanging around constantly all the time like their bound at the hip. Bad way to run an apt. complex. So glad i left. The floor plans are all large and spacious with a beautiful pool and tennis courts within 2 minutes walking distance from any apartment there. This place is a hidden gem in the area. It's a small, cozy operation unlike the bigger apartments which do not care much other than profit. The place had granite countertops and new kitchen furniture, and they voluntarily changed the outdated dishwasher to a new one when we moved in. The apartment has nice, efficient storage compartments. The place is well maintained, all claims were taken care of in a timely matter. Most of all, the manager Glenda is the best apartment manager I have ever had. She is very friendly and professional. My husband and I lived in this apartment for about a year. We had to move because of work, but we will miss hidden springs. The apartment is great value for the money. read more

Absolutely love living here. When we came to look at apartments in the area last year, we almost didn't look at Hidden Springs because the laundry isn't in-unit. I'm very glad we decided to stop by. Glenda gave our tour, and was very friendly and open, and answered all our questions without being a pushy "salesperson." There is a laundry facility in each building, so it isn't the hassle it was at our last place. We got a newly remodeled apartment (every unit is being remodeled as people move out), and it is beautiful. We needed to buy our own fridge, but the other appliances were new, and the apartment was much cheaper than our second choice. The pool is always clean, and the gym is rarely crowded. The staff is small, but friendly and keep things running well. Glenda is as friendly now when we go to pick up packages or put in a work order as she was on our tour. She knows most (all?) tenants by name (which is great, because at our last apartment I had to carry ID to pick up my mail even with the postal slip). About a block and a half from Canyon Crest Town Center, which has Starbucks, a Ralphs, sushi, bbq, just about everything you'd need. A bus runs from Canyon Crest to UCR campus (and elsewhere). We had planned on looking at houses once we knew the area, but after living here a year we wouldn't want to live anywhere else. read more

After living in Hidden Springs for a full year, I can say that I had an overall great experience at the complex. --Hidden Springs Complex One of the most memorable aspects of Hidden Springs was how it always felt like camping in Yosemite in late Spring when I stepped outside my apartment. There is something about the way the design of the apartments, the abundance of large trees, and the Riverside heat work together to offer a truly beautiful living experience. Aside from my great experience with my roommates, I will probably miss this aspect of Hidden Springs the most. The structures themselves are a little old, as maintenance seemed to always have something to do. However, I never experienced anything to be in a precarious state of disrepair. Additionally, the property owners seem to be aware of its age, and small renovations are always being made. Kudos to the groundskeeper(s) and maintenance crew for keeping up with building structures that have definitely seen their fair share of history. --Apartment The apartment itself was nice. Not stellar, but not bad either. Again, this place shows its age when you look at the style of the wood, carpet, and AC unit. Although the apartment looked dated, nothing ever appeared or proved unsafe. I resided in a 3 bedroom unit and have no complaints about the size of any of the rooms except for one of the bedrooms, which was clearly smaller than the rest and made creating a study space difficult to accomplish. I cannot speak for the apartment's condition at the time the first contract was signed, as I took over the lease 2 years after the initial tenants were handed the keys. --Management Glenda and Laura were a pleasure to interact with. They always worked with you to address any concerns, and they promptly attended to all maintenance requests (which the maintenance crew quickly resolved). Glenda was always willing to work with me, but she was also always firm and direct whenever I was coming close to a deadline (e.g., giving the 30-day notice on time). I'm sure she extended this "no bull!@#$" attitude to the other tenants, which may or may not account for some of the other reviewers perceiving her as "rude" (Just my opinion). The one major thing I noticed throughout the year was the frequency by which either only Glenda or Laura would be on duty and an issue would demand their attention outside the office (e.g., a tour, etc.), forcing them to leave the office locked during business hours. Clearly, upper management needs to hire an additional worker to prevent this kind of annoyance in the future. --Overall Although the apartment structures clearly aren't modern, their age complement the "woodsy" feel outside. Amenities are maintained and easily accessible, management is pleasant and efficient (even though they're understaffed). and the maintenance crew is skilled, swift, and professional.
