    One of the worst Management companies that I have seen. I've rented a condo under their management for a decent amount of years, and I honestly can say they are very unprofessional. One example I can clearly discuss is that the management did a condo balcony renovation (2015), and they renovated my balcony without the owner's knowledge. He explained to me that he had already completed the renovation prior to my moving into the condo. They built a completely new balcony, and they left a hefty amount of structural damage on my balcony and near my window (which lowers the market value of the condo). [[HIGHLIGHT]]I emailed the owner and Nadya about the work the contractors left and the damage. Nadya explained to the owner that it was wear and tear instead of structural damage.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]My final issue was in the year 2023, when my condo was located on the first floor of a 3-floor complex. The 3-story neighbor had a dog use a personal potty spot. I sent an email and pictures to Nayda and the owner of the condo about the smell and damage to my property.[[ENDHIGHLIGHT]] Instead of explaining to the dog owner that it is against policy, she emailed my condo's owner and me that she sent a verbal warning to the dog's owner. She never visited the complex, and the issue continued for months. The second-floor owner moved, and a new person purchased their complex. I explained the issue to the new couple because the new owners had cleaned their urine-soaked balcony, and we agreed on the mismanagement and unprofessionalism of Ark Management. The issue was finally resolved when the second-floor owners sent a message to Nadya and Ark Management stating that they would not pay the HOA fee if the issue continued, and a week later, the dog was no longer at the complex.

    [[HIGHLIGHT]]I would like to report possible misconduct and unprofessional conduct by a member of your staff. I would like for this to be well documented. I have been having on going issues with Deborah Kohler. She refuses to have phone contact about my issues[[ENDHIGHLIGHT]]. I have been the victim of selective rule enforcement and her misinterpretation of rules under my HOA. Most recently there was a reoccurring leak on the piping and water connection outside of my unit. This leak was first reported years ago and was never properly addressed. Last week i used the water source on the outside of my unit and water began spraying from the piping on the outside of my unit. This caused flooding inside of my unit and a parking structure. A plumber was sent out to fix the outside pipe. Two days later i received a email stating that i would be held liable because the hose connection appeared to have tool markings from a pliers and and the piping had a bend. I was told i somehow used excessive force and tools or a pliers on the water source causing the damage. I informed Deborah this has been an on going leak and i have never used tools or excessive force while using the water. I went over the footage of the repairs because i have a ring type camera. I have footage of the plumber using a pliers and taking multiple attempts to free the piping from the wall. He is also seen pulling and pushing the pipe with excessive force. He is then seen after multiple attempts stopping in frustration and taking out his phone to document the condition of the piping. This seems odd because a picture shouldn't be taken to document condition of an item in the middle of work. It should have been done at the beginning. I think this is either an attempt by the plumber to cover his tracks in the event of further issues or he was informed to place liability on the tenant. He supposedly reported the possible cause of the leak as someone using excessive force and bending or twisting the pipe which left pliers marks on the hose connection. He did not report that he used a pliers several times certainly leaving tool marks or his apparent bending of the pipe. The video shows him bending the pipe and leaving tool marks with a pliers in the exact locations i am being accused of to place liability on me. I find this very suspicious. I would like to send you or the proper staff the videos of the plumber causing the extra damage and the corresponding messages sent by Deborah Kolher. I think it would be clear for anyone to see that there is some foul play and retaliatory actions possibly being used here. This looks like fraud on the HOA or the plumber. Watch videos attached. I was very motivated to rent the home, and even noted in my application I'd be willing to pay above the listed price. Well a full day goes by and I heard nothing so I called for a status update. The woman on the phone wasn't sure what the status was and said to call back the next day. So I waited and called the next day and spoke to another rep on the phone who seemed just as clueless. I emphasized that I had applied 48 hours ago and wanted to know what my application status was. He said he'd have someone call me back with an update. That evening no phone call, but a form email saying another tenant was signing a lease and I'd be notified if it falls through. I'm very certain I was the first to apply to this property, but they did not follow protocol of screening applications in the order of receipt. Then the lack of follow up and sounding completely clueless about the status of applications was extremely frustrating. I suppose I dodged a bullet not renting from Good Life. I feel bad for the property owner of the home as they would have gotten more in rent from me, and I was ready to sign the lease immediately. Good Life needs to learn better customer service support.

Staff have exceptional customer service in procuring acceptable tenants, making recommendations about site needs and improvements and taking care of arranging work when necessary, and handling a variety of situations that occur periodically. Loan has been our primary contact and she has consistently been helpful explaining and resolving issues that occasionally arise. She is engaging and thorough and professional in all interactions. At this juncture, we have relatives moving in to our property for an undetermined length; however, should the property go back on the rental market, we wouldn't hesitate to reconnect with AHP, Team 11, in the future.     full disclosure - i am not a fan of any property management, i like to do my own maintenance and…read morerepairs, but i expect management to at least screen and manage renters. i parted ways with this company a year ago due to my frustration with their trusted maintenance basically letting my place fall apart, now still dealing with the tenant they placed. apparently their screening process was, i found out after much to my dismay, was the tenant got hooked up due to someone at the company being a friend. now I am dealing with evicting of the tenant while he squats there with multiple other people.
