Gary and co were super easy to work with when my basement started having water intrusion issues, including dealing with several reschedulings due to winter weather. They offered a similar baseline recommendation to others that I asked for a quote, but didn't try to pad it will expensive bells and whistles like a WiFi enabled sump pump (useful for some, I'm sure, but not in my use case) or preventative sparging of the exterior that has already been 95% done, nor did they pressure me for a quick decision. They even lowered the price by $1,000, unsolicited, after figuring out a less work-intensive way to achieve the same result! They also came up with the least intrusive plan of all the options I'd surveyed, in terms of tearing up the interior of the finished basement, and placed the pump in a convenient place out of the way of normal use. I'll try to remember to update in a year or two to comment on the efficacy of the waterproofing, but they offer a lifetime warranty and based on their overall professionalism, I'm convinced that even if I do have any issues, the company will make it right. read more

I've been waiting two years to write this review. TL;DR - they are great and we are happy with our dry basement. Okay, now the details... 2018 was the wettest year on record for Maryland. Like many homes in Catonsville and Ellicott City, our basement flooded pretty badly with the horrible storm on Memorial Day Weekend. We sadly watched our basement flood a few more times during the downpours that followed in the summer. After getting two other estimates, we decided to go with Armored Basement. They had an affordable rate, and they were the only place that said they would install two new sump pumps, in opposite corners to maximize efficiency. We were quoted for a two day job. The team arrived early and even called and asked if they could get started early (7:15 instead of 7:30). They worked all day jackhammering trenches in the perimeter of the basement, installing the waterproofing system, concreting over it, as well as installing the new sump pump systems with battery backups. They were quoted to stay until 5:00, but the foreman asked if they could stay a littler later and finish so they wouldn't have to return the next day. With that, they finished the job in one day and didn't seem to mind me checking in and asking questions throughout the day. The original quote was roughly $7000 and they did cut us a discount for paying all in cash. The only upcharge that we discussed and approved was the battery backup system for the sump pump system. Please note, most of our basement was finished, and to get to the foundation walls, they had to cut into the drywall (they and all other waterproofing companies told me this would be necessary and standard procedure). At least they cut at a standard height so when we reinstalled drywall later, the replacement drywall didn't need to be cut and adjusted. The rest of rainy 2018 came and went and we heard our new sump pumps pushing water out and our basement never leaked. I've often wondered "has enough time passed for me to reliably review this on Yelp?" Well, it's been two years of various weather events and Hurricane Isaias came through recently with rain that reminded me of that rainy 2018 storm. I'm happy to report that our basement is still dry and we are loving having that recreational space back! They stand by their work. Every job comes with a lifetime warranty on the system, which makes me very confident in the system. It is also transferable, so if you sell your house, the warranty can be transferred to the new owner. Jay and Tara were excellent in their communication with me. I can't recommend Armored Basement Waterproofing enough. A great company with a great product. read more

We have a 1941 house desperately in need of waterproofing. Gary responded immediately to our query, and was very helpful in explaining the process and giving us a quote. His quote was actually the lowest one we received, and given their ratings, we decided to go with Armored Basement. The team that did the work arrived on time, did the work promptly, and did a great job cleaning up after themselves. It took about 8 hours spread over two days to complete the work. Gary came by after the work was done and walked us through it, and dealt with a minor issue, no problems. There were no surprises, upsells or anything of the sort. I've been having a moisture in the basement situation for 13 years now, and hadn't figured out what to do with it. A company that I called over 10 years ago gave me a hard sell, which made me apprehensive about calling anybody else. Then I discovered the Armored Basement Waterproofing Company!!! Yay!!! I sent them pictures to consult with them over the phone and they gave an honest assessment and said that I did not need to have a drainage system installed. Me being the worry-wart, asked if they could still come by and take a look, if they happen to be in the area. They came the next week, examined my basement, and reviewed my concerns with me. They said that since I do not have any water coming into the basement, and it's more of an aesthetics issue, then I could get the basement painted with dry lock. They don't normally recommend painting dry-lock, but since I don't have water coming into the basement, then this would be a fine approach to my problem. After the torrential rains of 2018, like so many others, we discovered a terrible water seepage issue in our basement. We got estimates from 5 different waterproofing companies. Based on their reviews, we knew Armored Basement Waterproofing was our #1 pick, but apparently everyone else reads reviews too, and wants them, and we had a lengthy wait to even schedule a visit for an estimate. It was well worth the wait! From scheduling with Tara, to Jay's visit, estimate (which was both comprehensive and very, very reasonable), and helpful pointers, to the arrival of and work by the Armored crew - it couldn't have gone better. It's been 3 months since the basement was waterproofed, and not one drop of water has appeared. Everyone we dealt with was professional, polite, personable and thorough. The work crew did a big job in one day and left our basement neat. There's always dust with demolition, but it was minimal. If you are reading this review, then you have my sincere condolences, because that means that you are more than likely where I was many months ago - facing an enormous, confusing, terrifying, and very expensive problem. BUT, I have fantastic news: you have found the company that will help you make it all better. Let me explain. This past spring, my family and I had left town for a few days to visit relatives. When we returned (pulling into the driveway at 3am, no less), we were horrified to find that our basement had flooded. And for us, it wasn't just a basement per se...it was a very finished basement that looked just like the rest of our new home. Lovely carpet, our son's bedroom and office, a family tv room - oh yes, the whole finished basement works. At that time, we didn't know why the basement had flooded, we just knew that we were in deep, deep, DEEP trouble. We have so much insurance it isn't even funny, but - SPOILER ALERT! - none of our policies would end up paying out even one single penny for our loss. Turned out - our basement had flooded from underneath the floor in one place and from behind the wall in another place, and the water that flooded our basement was declared to be "ground water." From an insurance perspective, that meant that we were super financially screwed, as our homeowner's insurance, our plumber's insurance, our home warranty... none of it would cover or touch a house flooding with "ground water." We were financially on our own for both the teardown and extensive repair, and we had to make sure this would NEVER happen again. I had never owned a house with a basement before, so I therefore had no idea that basement waterproofers even existed, but a kind plumber explained to me that I needed a basement waterproofing company asap. I saw that Armored Basement had like twenty million five star reviews on yelp. I called them, of course, and also called about seven others. I wasn't sure if Armored Basement would travel south this far (I live in College Park, MD), but mercifully-they would (they also go to some areas in VA and I think DC)! Tara was FANTASTIC (such a sweetheart!), and did all she could to work us into the schedule. In the meantime, six or so other waterproofing companies came to my house to take a look at the issues and give me estimates. The other companies laid out plans that made NO SENSE. They wanted to waterproof the outside of the perimeter of the house - the outside walls. Except that my basement flooded FROM UNDERNEATH THE FLOORS. How in the world would waterproofing the OUTSIDE of the walls fix this issue? These companies wanted scads of money ($20,000+), and each one had completely different places they were targeting. And some wanted me to hire cement companies (another $10,000), and some wanted me to hire landscapers (another $10,000), and some wanted me to break apart my driveway, and I could go on and on. And no warranties! At one point, I just cried. Then Jay from Armored Basement came to my house. His plan MADE SENSE. It protected my walls and made sure we wouldn't flood from water coming from underneath the floors. He was on time, his job's cost was $9,000 total...I nearly cried again but this time for joy. The job took two days. His crew was EARLY both days. They were such great guys - funny and kind and tidy and just all around fabulous workers and people. Jay's brother was the construction manager, and he was so amazing. He went out of his way to help us as much as he could. I can't say enough good things about all of them, and about the job they did. I deliberately waited several months before leaving a review because I wanted to be able to say what I am about to say with conviction. It has rained (and RAINED AND RAINED AND RAINED), and my basement is BONE DRY. Not one issue, not one problem, not one worry, not one concern. A transferrable warranty that can be passed to new owners if we ever sell the house. And this is why I am saying: you, dear reader, have a huge issue to address (your water issues), but you have found your solution. It's Armored Basement. The only other thing I wanted to share is that before Armored Basement came, we did two other things that I think were very helpful. The first thing was that we hired Mold Gone (I talked to Mike) to come and do the pre-demolition of the walls (remove the bottom two feet or so of the drywall throughout the basement) and treat for any mold beforehand. I'm very glad we did that. Once Mold Gone removed the bottom two feet or so of our basement's drywall, the other thing we did was hire an electrician (we hired Chuck Harlow at Certified Electrical Technologies) to come and run dedicated wiring for dedicated electrical plugs for the monster sump pumps Armored Basement was about to install. I'm very glad we did this, also. Because we had to waterproof a basement bathroom, we worked with John at PennMarVa Plumbing in College Park to deal with the bathroom fixtures. Overall satisfied and very reasonably priced compared to 5 other bids I received, there was some misunderstanding about treating some of the basement walls with waterproofing sealants but it is completely possible that I got confused with all the vendors I saw. Armored Basement Waterproofing was one of 5 Waterproofing companies I had come out to evaluate my water/mold issue in the corner of my unfinished laundry room. Out of all the companies, 3 of which were the big companies like '58 Foundations, JES, and Ameri-dry, Jay actually only recommended a small corner trench and weep holes in the corner where the problem was and to tie it into the existing drain tile and into a replacement sump basin and pump. When we asked about more preventive fixes like a door drain, window drains, and 30 feet of drain tile, the cost on top was surprisingly inexpensive. Jay and ABW's cost was THOUSANDS less than the others guys and I got more waterproofing resolutions. Jay was available by text at all times to discuss any further questions I had prior to the job, Tara provided exceptional customer service, and the team that came to do the work were incredibly efficient and happy to let me walk-in to view their work and explained what was happening.
