Made a reservation for their afternoon tea for a party of five and we had the best time! They have free parking right in front of the inn after driving up a narrow windy private road. There are some great views from the top and outside is nice and shady with big trees and a nice size porch. The owner and family were so welcoming as soon as we arrived. We enjoyed a spread of tea sandwiches, warm scones with clotted, cream and jam, fresh fruits, and an assortment of teas each of which were so delicious and perfectly prepared. My personal favorite was chai which is from a recipe from a family friend, my friends' favorites were the peach oolong, sencha with Matcha, and their rose black tea. We were able to try as many as we wanted! Service was amazing. Ellie was our host and server and she did such a great job. We had the whole space to ourself so it was so fun for an intimate tea party. Highly recommend! read more

Plenty of parking right in front of the inn. Upon arrival we were seated at their dining room. Old quaint inn. We tried the Lavendar orange grey and fruit garden teas. The fruit garden was our favorite. Their tier consisted of berries, plate of desserts and a tier of sandwiches. Also served is a basket of scones along with a platter of deviled eggs. The deviled eggs and the curry chicken sandwhich were my favorite but all the sandwiches were pretty good. Price is a bit high compared to other afternoon teas but we were here for a special occasion. Staff was very nice. Started with a platter of tasty deviled eggs. We were less than impressed with this stay here. We were excited for a cute getaway weekend at a bed and breakfast, decided to skip the usual big chain Hilton and go for something local. It was 230.00 for a night, seemed like an okay deal. I called the innkeeper earlier in the week to ask for an early check in and she said they could do that. Then on the day of I asked and she said she'd have the maids clean one of the rooms earlier, but we were never told if we could check in early. When we got to check in, I had to call the innkeeper to find out how to find our keys. There is no staff on site or check in desk to answer questions, she told us to get a hanging key and registration paper. We went to the key holder, there wasn't a key. Had to ask the maid who went into the kitchen / office and rustled around in a bucket to find our key. No registration paper. The living room is nice, kind of quaint and old. There are beverages there. Including ice and water to refill anything. We didn't stay for the breakfast because we just wanted to get home and get an actual night's sleep. Walls are paper thin, you can hear everything and everyone next door. They didn't tell us there was rooftop construction so for the first 2-3 hours (on a Saturday evening), and they were banging on the roof after we checked in. We went to dinner with headaches due to the constant pounding of construction. Showers have shampoo conditioner and soap. Large fridge in room to keep leftovers. Bed was a little stiff but it wasn't bad, the room was warm with temp control. There is parking, enough spaces for all the rooms/guests and we felt safe. The room was loud until late evening due to next door guests. There was not really a personal experience, nobody to greet you, no clear instructions on much of anything. We felt a little awkward staying there and next time we'll just do a regular hotel. read more

Quaint, charming and peacefully quiet bed and breakfast. We stayed one night in a King Room (#7) and another in a queen room (#8). Both rooms were lovely, offering great views and very comfortable beds. However, the bathroom in the king room hadn't been thoroughly cleaned as there were long black hairs on the floor, stuck to the wall, and hanging from the towel bar behind the bathroom door. It may have been an oversight by housekeeping, but it was a bit off-putting. The inn Itself is on a beautiful location, set up a hill from the main road, with a wonderful porch perfect for enjoying a glass of wine in the afternoon. They offer complimentary red and white wine along with bagged snacks for guests between 5pm - 7pm, which was a nice touch. One thing to be aware of- if you book through a third party, such as Expedia or Capital One travel, breakfast is not included. We didn't realize this until we sat down and placed our order, at which point the owner came back and informed us we'd have to pay $36 for our two breakfasts. Not a deal breaker but we decided to eat elsewhere. Overall a lovely place and we'd stay here again, but we'll book directly. read more

I booked and paid a deposit for a room 6 months ago (king bed) and was given another room (full bed) upon arrival. The room had dirty sheets-hairs in the sheets and mascara marks on the pillow cases. The onsite staff is only available for breakfast and to give keys at check in so I sent an email with photos to the contact number and the next morning the room was cleaned. The room was cozy and grounds were pretty but I couldn't get over the fact that I didn't get the room I booked and the staff was unapologetic about the room mix up and that I had to sleep one night in dirty sheets. read more

Charming little bed n breakfast in the hills of South Pasadena. Good area with easy access to the metro for a day adventure. There's parking spaces at the Inn, and the rooms inside are cute, everything feels very homey. My favorite part was the amazing breakfast. I booked for a queen bed with balcony and when I got there, the key was for a queen bed without a balcony. The maid tried to tell me that the room I booked was occupied (even though the door was open and the room was freshly made up). I asked why they are offering rooms online that are not available, so she asked if I booked through them and when I booked. I told her I did book through them a few days ago, as I have the email. She finally said that she doesn't do the booking, so I asked for the mgr, and then she changed the key to give us the proper room. Make sure you get a screen shot and the name of the room you are booking, in case they try to downgrade you also, as they don't list the room in the confirmation email. When you say Hi to the maid each day, she will slowly say Hello (even to my husband which she did not meet on arrival). She doesn't seem to enjoy her job, and you expect friendly staff at a B&B. The shower ran out of hot water 2 times during mid-day mid-week showers. The ice machine was not working. There is a smell from the room freshener/spray that is too sweet (and better to have none at all). The mgr agreed to a late check out, but the maid came knocking at our door at 11:00 expecting us to leave, so I told her that we had a late check out. Other than that, the place is charming and would do well with a new water heater, maid, and communication system. read more

WORST HOTEL EXPERIENCE EVER. Picked up key in "lobby" when we arrived and it was marked "B1." We looked around for a map or guide, but nothing. So we assumed "B" mean the second level of the house and went up to find Room 1 open and assumed it was ours (we had arrived when we said we would, so figured they had opened the room for us). But the key didn't work so not the right room? Looked around the house and yelled into the office for help. Nothing, so we called the number for the inn and they said they would send someone to help us. Guy came and said our room is "in the back" (that is, NOT in the house as advertised). He walked us down the driveway past all kinds of crap (see photos--our view going from our car to the room each time) to another building where they had converted some portion of what might have been a basement into a tiny room (400 sq. ft.). The guy asked our plans for the next day "because we're going to making noise upstairs doing some work." Sure enough a racket ensued the next day, hammering, etc. Next to our "room" was another of these converted spaces and because there is absolutely no soundproofing, we were subjected to the loud and clear sounds of the couple next door having sex. Then, we got the whole post-coital talk as well. There was no dresser or closet in the room, just a coat rack. One bar of soap to move from sink to shower. No kleenex. No cups. Not enough parking spaces, especially if you come back late at night. An f'ing ripoff. Don't know how these owners sleep at night--except I know it's not in B1! If you go to this place, make sure you know which room you are getting before you pay. read more

This is long overdue for my stay at this bed & breakfast. Was in town a needed a place to stay near South Pasadena. I had no idea this place existed when I lived in the area, since it's well hidden at the top of a hill (which provides great privacy, but makes for a little scary drive at night). When I arrived, parking was very tight, but once inside, check-in was a breeze. This 1910 craftsman has plenty of character and o has a very pleasant stay. Very quiet and comfortable. I didn't get a chance to try their breakfast (my schedule was too busy). Wi-Fi worked well, given I had online meetings. You are walking distance from a coffee shop, breakfast spot, etc. and it's convenient to the 110 highway. Plus, there's peaceful seating areas outside. Enjoyed my weekend visit. read more

My fiancé and I did a hotel buyout of the Arroyo for our wedding this month, and it was absolutely worth it! Our friends and family stayed in all the rooms, which were lovely, spacious, and comfortable. The Arroyo also catered our goodbye brunch the Sunday after the wedding, and it was FANTASTIC. They provided a decadent buffet of French toast, sausage, eggs, quiche, bacon, kept the coffee fresh, and included a few bottles of bubbly and orange juice to make mimosas. We were a bit slow getting all of our wedding guests out, but the owners were extremely relaxed about letting us take our time to spend our final moments with all our friends and family. Given the size of our wedding, we also did a hotel buyout of another boutique inn down the street, Bi**** Ho****. If you're deciding between these two, choose the Arroyo, hands down. Communication with the Arroyo staff was excellent, unlike the owners at B***** H****, who we contacted many times via emails, texts, and phone calls, only to receive responses sporadically. Due to this lack of communication, there was a severe misunderstanding between us that resulted in a really awful exchange on our last day. It was the only negative experience of our entire wedding weekend. If you want to spend a lot of money and be treated poorly by a pretentious couple who seem to think they are overseeing a museum rather than a hotel, stay at Bi***** Ho****. However, if you want to have a pleasant hospitality experience without the drama, complete with excellent food and beautiful views, the Arroyo is your place! This was a perfect stay, our second time here. Beautiful B&B, charming, relaxing, rustic 1910 craftsman.... very home like. The area with large, lush mature trees way up on the hill made you feel as if you were truly away from the city. Upon arriving I was greeted by Janice who escorted us to our room. We were upgraded to a second floor, top corner room with a lovely patio / sitting area and beautiful view. Also there was a separate entrance so we did not have to go through the main house. There was a little refrigerator, microwave. Easy to get to Pasadena, downtown LA. Close to a TON of good restaurants. I love South Pasadena. Despite being so close to so much, still, one day we chose to just stay in and enjoy the room.... In the dining room, we enjoyed meeting the other guests while we enjoyed our delicious light breakfast provided by Janice. One breakfast we had an omelet, the other waffles and fruit. We got to bring our spoiled but well behaved chihuahua Carlos, so that was definitely a plus. We hope to come back a third time! We were inside in the dining room and it was a lovely space--the interior and exterior are beautiful, with lots of nice little spots all around. Worst bed and breakfast ever ever. If you take a gamble and stay here, just be warned- we had our air conditioning go out before we got there. They said they would put us up in their "sister" hotel so we went and it was worse than a motel 6. So we just got our own place after calling around for an hour. Enjoyed our stay here. A beautiful 3-story home set on a hill--the drive up is like going up to the mountains! We stayed on the 3rd floor in room 7 (Monte Vista). Amazing views from the room! Got to peek in some other rooms too that were open and waiting for their occupants. Rooms are tastefully decorated. Housekeeping requests were honored. Community fridge, microwave, books, and games available in common areas. Sodas, mugs and cookies available for purchase via Venmo. We were disappointed that the evening happy hour consisted only of a bottle of wine sitting out, when cheese was also mentioned on their website. Breakfast was wonderful though--we had Jones Roasters Coffee and a choice of Salmon Frittata or Bacon and Eggs. It was made to order and came with fruit and an English muffin. Was nice to have a homemade breakfast. We want to come again and try a different room next time. We don't live far, so this was a nice option for a short getaway. read more

This would be the only bed and breakfast with a view beautifully atop a hill in South Pasadena. Gorgeous three story craftsman house with ten unique rooms. Transitioned back in 2006, a cute family runs it and does a great job. We stayed in room 3, which was a very nice corner room. Windows on two walls and a huge bathroom. The bed was comfy, no back aches. Pillows were soft, no neck pains. I did have issues with the tv and playing Netflix. The WiFi was super spotty too, so it might have been that overall issue. One thing that really annoyed me was the water pressure in the shower and it would clog in general. The water temp was either super cold or super hot. I get it though, it's a very old home. Water pipes aren't the best performing. The breakfast service was great. Next time I'll have to mention that I'm vegan. Scones, muffins, cereal, toast- they made eggs fresh from the kitchen. We stayed five days, but only got to try it once. Best believe I slept in on this staycation. Super cute daily wine and cheese, which was a pleasant treat. I would definitely come back and try the other rooms. In fact, I come out to Pasadena so often that this might be a regular spot for me. read more

The driveway to the Inn was a little steep and narrow but my Chevy truck had no problem. I was in town for a So Pas reunion and several other classmates were also staying there- which made breakfast time especially fun! The dining room is bright and cheerful and the food was fantastic! The spinach and artichoke frittata was amazing and we had a couple of choices- you could order a big fluffy waffle w fruit also... lots of coffee and teas available too. A crowded but comfortable room with a huge dining table and a couple of sides for two also. This is an old Pasadena home and when you walk in it sorta feels like you are in a time capsule! Which I loved. It's not a swanky modern design but it's cozy and clean. My room had newly redone floors and was clean and comfortable - the air conditioner was a bit difficult to get right- apparently because its an old house the control is linked with the whole downstairs- it's self check in and the staff is not around a lot, so if you do have questions make sure to ask them when you see them;). Firstly, was browsing through the guest journal in sitting area and stumbled on this entry from 2019. Pretty harsh, but not hard to imagine My review....the good. Parking is ample and easy out front. The few employees were nice and polite. Location good. $205/nt rate was about what a very nice hotel would cost. That's about it. The Not so good...charming home is musty and not very clean. Breakfast? (See below) We had one of smaller rooms. Worn bed, tattered pillows and couch. Bathroom was adequate. All night long it was drip drip drip in wall when heat ran. Condensation. Had view of a hill next to room. Skunk smell the first night was awful. "Happy Hour" bottles of wine left on the lobby table in lukewarm water. I'll stop here . Probably would never return unless there were no rooms elsewhere. read more

This one is definitely a challenge to rate. I happened upon the Inn's site when searching for pet friendly accommodations last month. Janice promptly replied that they had a room for us and forwarded me the booking confirmation. Noting that the small print states they require 50% payment up front, I inquired how to pay, at which point she provided a phone number. Odd that her initial email didn't come with instructions. Makes me wonder if the reservation would have been honored if I hadn't seen and asked about it. I also let her know at that time what our dietary restrictions are since that is also in their policies section. We arrived late Wednesday night and were flabbergasted that we had never known about the Arroyo Vista Inn before now. The driveway off Monterey is nondescript and winds upward to a historic craftsman with incredible view of the San Gabriels. All the years we'd driven by on Monterey (daily, in my husband's case) and were clueless about this hidden gem! We were smitten. There was a bottle of wine waiting on the entry table when we came in (daily wine happy hour for guests), and our room keys were hanging at the self check-in desk. Not a soul was in sight. We marveled at the large room (with mountain view!) that had two shared porches (one off the bed and one off the bath). While the room was adorned appropriately for the era (original stained glass in bathroom, and lots of dark wood furniture including large armoire for hanging and storing our belongings), it also contained modern amenities (AC, microwave, incredibly large TV, and the quietest mini-fridge I've every shared a room with). We loved taking in the peacefulness of the property in any of the communal outdoor areas. There's some road noise from busy Monterey below, and the train rolls by regularly, but you're also in a sort of sanctuary above it all. And it was quieter than I imagined throughout the night. Our infatuation lasted two nights. Come Friday the place was fully booked, and arriving back at the B&B that evening there was nowhere to park and hardly any way to navigate turning around in the small parking lot. We were not alone trying to find somewhere to squeeze in. I ventured inside to see if I could find anyone and ended up calling the innkeeper, but no answer. I received a text apologizing for missing my call and asking if there was anything urgent, so I asked where we should park. They seemed clueless as to how packed it was. I said we'd just park on Monterey and walk up, but they informed me that we cannot park on the street from 2-6am and said to double park and leave a note. Not ideal, but what choice did we have? The next morning we were ourselves blocked in by two more vehicles. Thankfully the staff sorted out getting everyone moved who needed moving. We made a point of returning earlier the next night. We didn't partake in weekday continental breakfast - toast and cereal - and instead walked down to Charlie's which had excellent coffee and pastries. Saturday morning there was hot breakfast so we found a seat in the dining room. When they came to our table (the only staff we encountered all 5 days) we learned they were only serving a meaty quiche. I let them know again that we were both vegetarian, and, a bit befuddled, they offered to make us scrambled egg and toast with fruit. A nice gesture, I guess, but why did we bother letting them know of our dietary restrictions in advance if they couldn't accommodate it outright? The coffee was barely palatable (think gas station coffee), and the rest was okay. We skipped breakfast the next two days before leaving. I overheard another guest being told that breakfast wasn't included for AirBnB guests, but she could add it for an additional $15, an astonishing price tag for that meal. Also, if there's an option to book cheaper without substandard breakfast, then sign me up! Maybe it's COVID, but no one entered our room for the duration of our 5 day stay. I'm okay with sleeping on the same sheets for 5 nights, but no one even emptied our garbage. We ended up packing it into our car to dispose of it ourselves because we couldn't even locate any bins on site, and the takeout containers were unpleasantly piling up. We also could have used a towel refresh. I had to ask 3 times and still no one brought us fresh towels. The owner finally texted me where the linen closet was on our floor and I got my own. (Is that sanitary?) Our dirty towels remained on our bathroom floor. Would I stay again? Probably yes. Are my rose tinted glasses sullied? Yes. 5-star potential for this B&B, but it lacks the personal touch you expect from a family run inn. read more

I was in the process of booking a room, when life happend and I needed to make sure the room was cancelled. The owner was very understanding and I wasn't charged. Let me say this, I feel that if the owner was as accomadating as she was with me cancelling, I strongly believe she goes out of her way for her guests. I found this place on "Hotel Tonight". First time staying at an Inn. I arrived at 8:15pm. Passed by the entrance several times. The Arroyo Vista Inn signage is not well lit. It's cute tho. I had to change the gps from driving mode to walking mode in order to find the entrance (driveway). When you arrive at the entrance, must go slow. Very dark driveway. Hopefully no one comes on the opposite side otherwise someone will need to backup. Once up, there is a super sharp left. You'll arrive at the Inn. There are parking spots. Drive slow and be alert. It's very nice. After parking, I first went in just to take a look, check in and went to my room. Since i was late in Check-in, i was texted a code to enter the front door. A key and a note was waiting for me , cute It's a very cute Inn. The stair to my room is perfect. I just have to lose weight, lol. Reminds me of home. Got my belongings and brought to my room. Got situated and took a whole bunch of pictures. The Room and everything is just so Cute!! I'm loving it!! There is AC and ceiling fan. Bed is super comfy. Not too firm, not too soft. Perfect. Even though it's a full house, i did not hear my neighbors. I thought i was the only one but the parking lot is full. Next morning i went downstairs for breakfast. Either Waffle with fruits or hammed egg quiche with greens and fruit. I chose the quiche and fruits. It was delicious. Coffee was good too. Strong and flavorful. There are pastries and condiments on the table. The chinaware is elegant. The dining area is beautiful. The whole place is really beautiful, cute and elegant. It's a New England style home. Please, I encourage everyone to come try out this Inn. I definitely recommend it. The host is very nice. Her hospitality is awesome!! I will definitely come stay here again. I love it. I stayed here two nights. I was burdened with guests in the room above me that were insanely noisy, stomping around and what sounded like moving furniture, a bowling alley, and and who knows what else. I phoned and emailed management and got no response whatsoever. I left a polite note on the door of the offending party to no avail. The racket went on well past 10pm and lessened but continued throughout the night. They charge $30 a night per person for a "service fee" but none was given. I could not find a human to talk to. I want my $60 back, and wish I could bill them for robbing me of two good nights rest. I guess this place would be OK if one can sleep through an earthquake, but I can't, and I surely won't be back. read more

What a wonderful place. The hoteliers are considerate and professional. When I had a problem with my reservation they solved it. Everything you could want in a b & b. This is my second visit so I gave 5s. Now I changed it to 3 s. Here's why. Just spent the night for the 5th time. So disappointed. I returned to the Inn at 7PM for my second consecutive night to find that the key pad didn't work. I called the Inn keeper and left a message. Eventually I found an unlocked open door, gained entrance and went to my room. I was able to help another guest come in, then called the "Inn keeper on Duty" left a message and hadn't heard from them by 9:00 when I went to bed. So, I'm in an Inn that has an open door, leaving all us vulnerable to who knows what. They apologized for me missing breakfast but not for the frustration and fear I experienced. read more

We had the best room in the inn (2nd floor corner w/ private balcony) & the run of the place, because it was during the week w/ very few people. It got busy & noisy on our last night. The breakfasts are simple fare, the grounds are beautiful & smell wonderful. Janice & her staff are helpful, friendly, & hardworking. This is a fairly hands-off place. If you're looking for more onsite customer service, it might not be for you. ( although she had plenty of room, and did drive past me to park near the inn). Every space in the very small parking lot was full, with some even double parked outside. I waited another 15 minutes and then walked up to the front door of the Inn which was locked but had a ring doorbell. I rung the bell with no answer...... I then called the phone # on the front door, but again no answer. I thought maybe I could purchase breakfast since it advertises as a B & B, before check in time. No response and no call back. I believe the grouchy female who approached me outside was the inn keeper or at least an employee of the Inn, and she chose to ignore the doorbell and phone call. I immediately cancelled my reservation and left the property. ZERO CUSTOMER SERVICE HERE, SO CHOOSE ANOTHER PLACE THAT APPRECIATES YOUR SUPPORT. I had a last minute business trip and was fortun enough to find this little gem! Although i didn't meet the Innkeeper in person she was definitely someone who follows my business model. Client first! My husband and I stayed here for our wedding night. We didn't get to the hotel until about 1-2am but we were delighted to discover that their self-service check-in system allowed us to head to our room without having to disturb anyone. The next morning, we were able to truly soak in the beauty and romance of this b&b. Our room had a large claw-foot bathtub and a little terrace overlooking the mountains. The setup of the rooms are private, and very romantic. Breakfast is in the common room on the bottom floor. If the weather is nice, there is a beautiful outdoor patio to enjoy your meal. A lovely woman brought my husband I coffee, fresh fruit, pastries, homemade Belgian waffles, and sausage. This hotel was perfect for our wedding night, and we're hoping to come back for an anniversary some day. read more

I was so happy to find this place and it was perfect. I was looking for a pet friendly hotel with a balcony or large windows for fresh air due to my desire to be as safe as possible during this pandemic year. I was delighted. They provided no-contact check-in, everything was easy to understand once I arrived, the room had a wonderful door that opened up to a beautiful balcony so plenty of fresh air! A bonus was the gorgeous view of the hills from the balcony as well. I only stayed one night, but the bed was comfortable, the room was very clean, and the grounds were nice for walking my dog a short distance. I highly recommend, and I will be back! read more

Looking forward to meeting a friend at the Arroyo Vista Inn on March 5th, potentially an ideally situated hotel between Palm Springs and Ojai where we could meet & stay every couple of months. The first disappointment came only an hour after check in when we met in the lounge for the advertised Wine, Cheese & Cookies 5-7pm. No wine/ cheese were evident, another couple had the same expectation and were similarly disappointed. We left the hotel in search of 'a glass and a nibble', followed by our reservation for dinner. We returned to the hotel around 10pm to settle in for the night only to find there was no heat in our rooms. The Inn is circa 1910 so the overnight low of 40C was felt in the room given the ill-fitting windows and patio doors. No extra blankets were available in the wardrobe. An uncomfortable night wearing extra clothes and a bathrobe. Suffice it to say the proprietor when I spoke with her that evening from Palm Springs said she would send me an amended invoice to compensate for the inconvenience. This did not happen she simply went ahead and charged my card the original amount. In summary, such a disappointing experience followed by unprofessional business practices. read more
