    Perfect place that makes you feel like home. You can park on the lower tier and walk up. The owner is a nice host with two lovable pets. My daughter loves them best.

    Breakfast time at Malibu Bella Vista which is included in room. Love this place!

So relaxing and comfortable, the room and closets were so spacious - and the bathroom area was as well. It had views and natural light everywhere and a wood burning fireplace. They provide fire wood and will bring it to the room and set it up for you. Even the shared common areas have fireplaces. I highly recommend that you get there right at check in so you can truly enjoy the space. I even brought some watercolors and painted a bit from the upstairs patio across from the room. They provide snacks and hot chocolate and tea that you can make in the kitchen too. We ate at Cafe on 27 (just like 5 mins away) and I highly recommend that for lunch before check in - but make a reservation because the wait can be 2 hours. Warren and son cook and serve the morning breakfast which you can attend at either 8:30 or 9:30 (you can choose which one you want) and it's family style where everyone gets to chat and learn about each other. The sunlight and birds (there are peacocks and roosters) woke us up around 7:30 so we hiked and explored the area to do the 9:30 breakfast. Breakfast was coffee, tea, water, and Oj, scrambled eggs, sausage, and hot biscuits! Warren is very interesting and shared stories about his musical career, travels, and the history of the beautiful Craftsmanesque style house. We loved our stay and hope to return!

I didn't do much research and Wasn't expecting much. I was so pleasantly surprised. The parking is extremely easy. The front desk people are so welcoming and kind. The atmosphere is peaceful. The room was adorable and VERY clean. The tv was easy to use (so many are not lately). WiFi worked, lots of extra linens available in the room, very comfortable bed. But the BEST part was the breakfast. What? I didn't want to leave. The food was delicious. But the vibe was like a little farm house bed n breakfast tucked away off some rural country road - when you're fully In the middle of SoCal.     Deeply Disappointing Experience After Reopening…read more My husband and I were excited to finally try the newly reopened restaurant at Campos Ranch, especially after it being members-only for several years. Unfortunately, booking a table here turned out to be a regrettable decision. Shortly after we were seated, a table of approximately ten children--ranging from toddlers to early elementary age--was placed nearby with no adult supervision at the table. Their parents were seated separately and appeared completely disengaged from what was happening. The result was nonstop chaos: children jumping on chairs, rolling on the floor, fighting at the table, and shouting throughout the dining room. At no point did any parent intervene. To be clear, this is not about children being present. It's about adults failing to manage their children in a shared public space--and, more importantly, about restaurant management allowing this behavior to continue unchecked. It showed a profound lack of consideration for the other guests who, like us, paid full price for what is supposed to be a quality dining experience. What made this especially frustrating was the complete absence of intervention from staff or management. Allowing one table to completely disrupt the dining room is disrespectful to every other guest. A restaurant--particularly one positioning itself as an elevated destination--has a responsibility to set and enforce basic standards of conduct. Overall, the evening left us feeling that courtesy, consideration, and basic dining-room etiquette were not priorities here. I strongly encourage management to rethink how situations like this are handled, because no guest should have their experience ruined by unchecked behavior at another table.

I live in an apartment building nearby…read moreand our hot water had been out for four days, so according to the city, the mgt had to pay to put us up somewhere "habitable." As a local, I had never had a reason to stay in a nearby hotel, but this looked charming and that was what I needed. Somewhere welcoming and cozy. Well..... it was cozy. Welcoming, not so much. Because I'd booked last minute via a third party, apparently they hadn't yet received my reservation. I walked in the front door, (it was unlocked), and then wandered down a small hallway until I saw a sign for "Reception," (there is no one to greet you as you walk in). The "reception" is tucked away around a corner of the kitchen. So, I wandered in there and was immediately admonished I should not be there, and rather coldly asked if I had a reservation. The woman also commented, more to herself than to me, that the front door should've been locked. Not my fault or problem. ANYway, once she finally did find my reservation, and realize I was there legitimately, she said that the room wasn't ready, (it was 5pm), and she'd have to make it up. That wasn't a problem for me, I waited in the living room area and helped myself to the wine and cheese, which was nice. She also, for the record, brought a small heater to my room when I asked if there was a way to turn down the air-conditioning, (it was centrally controlled, and turned off at sunset, so that was fine.) Also on the plus side, the location is nice, the bed was very comfortable, and hot water very hot, (which I greatly appreciated). But the place is showing its wear. There was a light on one side of the bed, but looked like the one that had been on the other had been removed (see pic). And there were small stains on the wall above the toilet. It could use a refresh, especially for almost $400/night. The breakfast which some rave about, was rather lackluster. All cold -- hard boiled eggs, some granola, fruit, hard bagels. I mean, it's ok, but there was nothing hot, and nothing to write home about. Maybe I hit a day when the cook was off? Finally, this review would've been four stars, but for the fact that when I went to check out I was again treated with the same cold and rather put out attitude(?) I asked if I could please get a copy of my receipt and was told it would be emailed to me later in the afternoon (?) Because I needed to turn this into the mgt company, I really wanted to make sure I got it, so I tried to explain my situation, (again no response to the reason I was there), and she quite reluctantly offered to print it out for me. Truly, there's a weird vibe to this place. Almost like you'd somehow wandered into someone else's home and they're annoyed to have you there. Maybe it was just my odd circumstances that made it so, but if the hot water ever goes out in my apartment again, I won't be returning.

Then we journeyed two and a half hours through excessive weather and traffic to arrive. I was ill from not eating, the stressed of the day, the sadness of our loss of our 4-legged family member and car sickness. We arrived in quite a distressed state and needed sleep. When we arrived, we were greeted by Ele. She got us checked in and prepared a dish of crackers, cucumber and orange to address my car sickness. It worked like a charm. She set mom up with a glass of wine and a dish for the charcuterie table. This woman is an angel. The ambiance of the whole place was quiet and relaxing. Sitting by the fireplace looking out at the rain. I was here on work assignment. But Ele and her crew made it the best stay. The rooms are so that they are welcoming Iike home. Entering the room for the first time, we were welcomed with homemade cookies and very comfortable beds. This place is so close to everything. The beach, restaurants, nightlife and shopping. But tucked away. The beauty of the surroundings. The warmth and welcoming atmosphere. The peaceful music and quietness. The smells of baking and rosemary in the yard. The delicious breakfasts and afternoon wine and charcuterie. Every sense was pleased. The whole experience was fabulous. A Big Thank you to Ele and her staff for making this such a special stay Highly recommended to anyone staying in the area.

There is a pretty big step between the bedroom and the tv room and as I was coming back from the bathroom in the middle of the night, I missed the step and fell forward. Luckily, I was able to land on my feet and not fall into the desk. It could have been so much worse than being stiff and sore from the jolt. I HIGHLY suggest some kind of lighted strip or something to make people aware it is there. When we arrived, tv didn't work and I asked Sandra to show us. It wouldn't even turn on. She realized that she had neglected to plug it back in after painting behind it. She was able to bring up the ROKU. After the weekend, the tv wasn't working and I tried numerous times to input the code and passwords. I gave up and called Sandra. I asked if she was home, and she said she was not. I told her about the problem with the tv and she said she was 70 miles away. I respectfully said that I didn't expect her to come home and asked what I should do. She kept mentioning how busy she was and said she would do a video call with me later. Her next comment really took me aback. Word for word quote: "You know...an air bnb doesn't come with a concierge desk?" What does that mean?! My son was finally able to get it going and I texted her that it was finally working. The tv kept going in and out all week but I didn't feel like listening to her condescending comments and just decided to add it to the review after our stay. Late Tuesday afternoon, I messaged Sandra asking if we were going to be able to use the washer and dryer as I had requested on March 22nd in a message. Her response back was, "Actually, as mentioned in the listing, it is with a few days prior notice as we do so much laundry but I can have it cleared out for you tomorrow." On Tuesday evening, the ANTS came...hundreds of tiny black ants. They were all over the kitchen. Every day, I wiped everything down, but they came back. I decided not to say anything to Sandra because of her attitudes and just made sure everything was tightly wrapped and refrigerated. I know she had to see them as they were all over when we left on Friday. We absolutely loved the cottage, the garden area, the little patio table and chairs just off the front door and just the general, peaceful ambiance.

The small sweet cottage and treehouse are nestled behind the main house. It feels private and the space is comfortable and creative. There is a fountain, a beautiful garden, and room for dogs to safely play. The Hummingbird Cottage is close to the main street with all the shops, restaurants, mission and it is just a 5 min drive to the beach. They also provide bikes to ride! I'll be going back. It feels like home away from home.

And at least for some rooms, the views are phenomenal! So one star for the service, one for the view - if you pick the right room - make sure to ask! Unfortunately, the grounds really, really need a landscaping overhaul. Similarly, the room interiors and window coverings seem tired. Their "European" breakfast seemed no better than a Holiday Inn Express. A lot of it is prepackaged stuff. The "assorted cheeses" are identical to the pre-sliced packaged stuff from Vons as is the bread and bagels. The only effort put into appears to be the hard-boiled eggs (unpeeled, of course). They could easily step it up several notches by sourcing pastries from locals, making oatmeal to serve, and getting a decent cheese and meat selection, but after the second disappointing day of the exact same thing we headed to town for breakfast. For us, the most off-putting thing was all the ridiculous signs everywhere! We counted 22 separate signs from driving in the entrance to opening the door to our room - four or five were helpful. And then there's all the signage IN your room (did you really need to label the ice bucket as "Ice Bucket"???). It seems like someone just went to town with a label maker and laminator. Maybe just us, but we felt it was tacky, unnecessary and detracting.
