They took an outdated room addition and made it look like the attached original dining room and living room by: texturing the smooth walls, adding baseboard and detailed wood molding around the windows and doors, and then repainting all three rooms the same. We found Jose on yelp with great reviews and we messaged him for our fence extension project. He responded really quickly and came to our house for a site visit as scheduled. During the site visit, we described our initial thoughts on how to build this new wood fence on the existing fully grouted CMU wall and Jose gave a few suggestions on how to make it solid and sound. When we were talking to him, we were also impressed with his professional knowledge and open mind.  After the site visit and by the end of that day, we received a quote for this work and it looks really reasonable to us compared to quotes from others. Then we accepted his quote and nailed down the start date for the work. Jose and his crews arrived in the morning as scheduled and the construction went really rapid and smoothly. Jose told us he bought the con-heart redwood fence board which is a better grade compared to typically used grade of con-common, but he did not ask for extra bucks. I'm in a bind.  I'm prepping a house to put it on the market, so I'm getting a bunch of repair & update work done.  I've got a fence that looks a bit loopy, tilting toward the downhill neighbor's yard.  It doesn't have to be replaced, but I definitely need to have it repaired; there are other places on the property that could use some fixing up, too. The area's just had some major wind come through; one night, it was like a hurricane hit the Bay Area.  I'm calling fencing contractors, and they're really slick.  "We can schedule an estimator for the end of the month."  Oops.  "That's three weeks," I say.  "If I go with the estimate, how long before you're doing the job?"  "Oh that," they all say.  "We're currently booking three months out."  Well, that's not going to fly.  I want the house sold before then. I do a Yelp search for fencing, and Ascencio's Handy comes up near the top.  His service area map shows I'm right on the edge, but he's got a 4.83 average out of 24 ratings, and the review are full of superlatives about what great work he does.  I figure, "What have I got to lose?" and call him. He tells me he's got a gig in Alameda the next day, but he can come out in the afternoon.  That's a Thursday.  We make an appointment to meet at the site, and we're off.  I learn that his first name is Jose, and we're already friendly.  When he texts me a little before our scheduled time to say that the Alameda plumbing job has delayed him, I'm OK and really appreciate he let me know in advance.  When he shows up, he's apologetic again and quickly looks at the job.  "We can do it.  I'll get you an estimate tomorrow, and we can do the work on Monday." Monday?  Given my experience with the fencing guys, I'm concerned.  Jose says, "No problem.  We'll be here Monday."  When I get the estimate via email, it looks great to me; I'm all in.  "Have a great weekend!" Jose & his assistant are on the site when I get there Monday morning; they're already unloading tools & supplies.  Jose & I are talking at each other like an old married couple as we walk to the fence, but he suddenly gets serious.  "I need to tell you something about that estimate I sent you," he says, and I'm thinking, "Uh-oh."  I know that lumber is expensive right now because it's in high demand and supplies are low, so I wonder how much more he's going to need. Jose's very apologetic:  "I was really tired when I put it together, and I was working on more than one thing at a time."  I say, "It's OK," not sure that it is.  "What do you need to change?"  He says, "I quoted you too much.  It should have been" about 40% lower. Lower???  Yep.  Lower. I love a man with integrity. Turned out that the loopy fence wasn't failing.  It was the retaining boards under the fence; the dirt was pushing them down the hill.  Fortunately, Jose had a mess of 1x6s, so they were able to fix it fine.  They walked the entire property and fixed all of the fencing problems, and they took less time than they'd estimated.  I was so glad it was a nice day for them, and I was happy to pay Jose's original estimate. He is very respectful. He wears a mask and shoe covers and cleans the site after he is done. We initially hired Jose to replace our fence. Which he did quickly and efficiently. Then we found out he does bathrooms and kitchens, too. So we hired him to remodel both our bathrooms. As with our fences they worked quickly, efficiently and always cleaned up before leaving. We did get/order most of the supplies ourselves. However, the total cost for both bathrooms was about half of what one nationally advertised company wanted to charge us for one bathroom. The one very minor minus is that some of his workers speak limited English, so unless you can speak Spanish, make sure all your instructions are clear with Jose (who speaks English well).
