    I called them inquiring about rentals (the number on the website directed me to them) and the woman…read moreon the phone was incredibly rude. I assumed the number that was on the actual website was for this particular rental complex but apparently, it's for the entire property management that's not even located in TN. They own a bunch of properties all over the US! I kindly had to remind her that this was the number I found on the website TWICE because she was copping an attitude when I kept referring to "The Retreat at Finch Branch." She spoke over me and told me to stop where I was at because she had no idea what I was talking about. Then she complained that the way I started the phone conversation (which I literally said "hi, I'm inquiring about rentals at The Retreat at Finch Branch and wanted to ask a few questions since I don't see any pricing listed on the website") was confusing and made it sound like I was calling the wrong number. I have zero back bone and am very kind on the phone so this made me take a step back and think whether or not I should go with this company for renting. She was so nasty towards me that I almost hung up on her but again, zero back bone. She again, started berating me about how I keep saying "the retreat, the retreat" and went off on me for a good minute, ending it with "well now we figured it out." She harshly told me that there's no availability and I asked her if there would be any rentals opening up in the next few months and she told me to go to Evergreen Live and look because there's rentals popping up every day and sarcastically ended the call "good luck with your rental search" and hung up. If this is who is advertising your properties, I really don't want to know who is working on the premises. Anyways, I did look on their website and they had one property listed for this particular area that I was originally inquiring about. Not only was this woman insanely rude, she also lied about the rental not being available. Again, I'm extremely kind when I speak on the phone and have never ever given anyone attitude (including health insurance issues, we all know how that can be). I was shocked by her treatment towards me. Because of how I was spoken to on the phone, I have zero desire to give this company any money.

    Recently leased a small property from 360 Properties during a transition between homes for a year…read more I am happy to 100% attest that my experience was exceptional and if I didn't find such a great deal on a new condo I would have stayed at the property indefinitely. Had a few instances with the water heater, the disposal (of course). and a toilet float which were efficiently addressed by the maintenance crew within a few short hours of calling in. Any time I would call into the office for maintenance, or questions regarding the move out requirements, etc. the staff was always attentive, friendly, & quick to respond. Moving out was easy as 360 Properties have predetermined cleaning & pest vendors who are also quick, courteous & sensible from a cost perspective. Without a doubt, Nicole & her staff put forth tremendous effort to serve the tenant while being a true advocate the owner. I would highly recommend 360 Properties and if I keep and lease my condo in Cat Hollow, I will definitely use 360 Properties!!

The fees assessed appeared excessive and disproportionate, and the property condition evaluation did not reflect a fair or reasonable distinction between normal wear and tear and actual tenant-caused damage. The overall assessment process lacked transparency and consistency. Additionally, tenants are required to use designated vendors for move-out cleaning (which quote me $500 stating price and no this is not an exaggeration), Carpet Cleaning Services, and even mandatory pest control (Originally quoted $250, then negotiated to $125), which presents a concern due to the notably high costs associated with those services. If you have pets on the property, your move out cost will be significantly higher as well. This requirement limits flexibility and places an unnecessary financial burden on tenants. Throughout the lease term, maintenance requests were not addressed in a timely manner or even addressed at all. Delays in repairs suggested a lack of responsiveness and attention to tenant needs. I am fully aware that I signed a contract but that does not mean that my experience is invalid and I refuse to have an owner of a property management company dismiss my opinions, something we are all entitled to by the way, purely because I am a tenant. I had to wait to receive the remaining balance of my security deposit before posting this review due to concerns of retaliation... something a tenant should never have to be concerned about. Based on these factors, I cannot recommend this company. Prospective tenants and property owners may wish to carefully evaluate these concerns before proceeding further with 360 Properties. Please take the time and read the other reviews that clearly outline a consistent pattern of concerns one should be interested in before entering into a formal contract with this company.

While HOAs can…read moregenerally be challenging, it's valuable to have an established company that has the experience and resources to serve communities responsibly. I would not necessarily question Goodwin's honesty, but I do have concerns that their business practices prioritize revenue generation over proactive, hands-on community management and the quality of service residents expect. My negative feedback is on: 1. What I believe to be Goodwin's predatory fine structure including, at times, for onsite management at certain communities, late assessments and violations. 2. Goodwin's level of service. Internally, it's this good ol boy system of feeding our friends and having a good time. That life comes from clients who trust Goodwin with their community. In my own community we have problems with consistency of landscape maintenance and pool maintenance. The common areas are overgrown for extended periods but they send us notices threatening fines immediately following multiple days of rain. The pool maintenance really needs to improve. The trash is left for weeks-months and smells like somebody died at the pools. The pool itself is cloudy and frequently covered in leaves with items strewn about the pool deck. This does not match the level of service our community pays for. Both are very simple with a little bit of oversight. When they do drives, they would do good to check on the common areas and not just fine owners for minor issues.

Over the past several years, there has been a noticeable increase in excessive street parking, including vehicles parked near corners, blind spots, and other areas that create safety concerns for residents and motorists. In some cases, vehicles extend beyond driveways and obstruct traffic flow, creating potential access issues for emergency vehicles. There has also been an increase in damaged, abandoned, and inoperable vehicles remaining on neighborhood streets for extended periods. Despite reporting concerns through the proper channels, little seems to be done to address these issues or maintain consistent community standards. Speeding throughout the neighborhood has also become a growing problem. Residential streets should be safe for children, pedestrians, pets, and residents, yet this issue appears to receive little attention. What has been most frustrating is the HOA management company's attitude when concerns are raised. In my experience, the company is dismissive of homeowner concerns and does not handle criticism well. Rather than acknowledging issues and working toward solutions, they often appear more interested in deflecting responsibility. Unfortunately, my interactions with several employees have reflected the same culture. Customer service has been unprofessional, unhelpful, and at times outright dismissive. Homeowners deserve to be treated with respect, especially when raising legitimate concerns about the safety and appearance of their neighborhood. Enforcement also appears inconsistent. The company seems quick to issue fines when convenient, yet many obvious violations go unaddressed. I have personally observed situations that should have resulted in enforcement action under the same standards applied to others, yet no action was taken. This inconsistency raises serious questions about fairness and accountability. As a homeowner paying HOA dues, I find myself asking what value this management company actually provides. They are about as good as the current White House administration. Based on my experience, this company has fallen well short of those expectations.

    We rented a property managed by RPM Reliable Property Management for one year…read more There were both positive and negative aspects to our experience. On the positive side, Nicole was professional and pleasant to work with during the leasing process. RPM staff were generally responsive, and there were times when RPM appeared to advocate on our behalf with the property owner. RPM also worked with the owner to provide a 50% rent concession shortly after move-in due to issues with the condition of the property. Unfortunately, the condition of the home at move-in did not match our expectations based on pre-lease discussions. We were advised that the property would receive significant make-ready work, including carpet replacement and painting of discolored walls. When we took possession, the home had not been repainted, carpet replacement had not been completed, and we documented numerous cleanliness issues throughout the property. The move-in photos attached to this review show examples of the condition in which the home was delivered. RPM later acknowledged this in writing. In a May 1, 2025 email, Diann stated that "the owner did not approve the work needed to bring the property up to RPM's move-in standards." We also experienced a lengthy appliance repair issue during the tenancy that took months to resolve. Progress on the issue was minimal until I raised the possibility of sending a formal notice to cure, after which movement toward a resolution began. Throughout our lease, it often appeared that RPM was attempting to work through challenges created by decisions made by the property owner, which unfortunately led to delays and frustration on several occasions. At move-out, we disputed a portion of the security deposit deductions because many of the conditions cited were documented at move-in. RPM provided photographs in support of the deductions, but no additional supporting documentation. The conditions reflected in those photographs appeared consistent with the condition documented in our move-in photographs and inventory records, which is why we continue to disagree with the assessment. My overall impression is that RPM generally deferred to the property owner's decisions, even when those decisions negatively affected us as tenants. While RPM staff were often professional and courteous, the end result was that issues remained unresolved longer than they should have and the condition of the property did not meet the expectations established before we signed the lease. Future tenants should carefully document the condition of any property before move-in, complete the inventory and condition form thoroughly, take extensive photographs at move-in and move-out, retain copies of all correspondence, and obtain important commitments in writing. Having detailed documentation throughout the leasing, tenancy, and move-out process proved invaluable when questions later arose regarding the condition of the property.
