Gary rocks because he isn't one of the big ego inspectors who wants to prove how much they know by making a mountain out of a moe-hill. He doesn't judge a home on it's style (we once had an inspector who hated the contemporary style and wouldn't shut up about how "stupid" the windows were, etc). Gary is objective and gives a fair report. He will comment on items and tell you if it's a big deal or not. I had to schedule a home inspection with termite report very quickly and they not only responded quickly through Yelp messages but were priced fairly and worked with me in scheduling within two days of first contact. I ultimately ended up just getting the termite report and they were very through. I was able to call morning of and give my card information to my inspector (since I wouldn't be home), even though I read the email wrong and was actually supposed to call someone else. He worked with me and got what he needed to bill me. My mom, who was home at the time, said the man was through, kind, and she felt at ease despite having a stranger come in to our home. Gary is the right professional who gave me the right assessment to purchase my perfect home! I was making the biggest invesment in my life and I was not sure if there are some hidden problems with the house I was bidding on. I wanted to find someone who is experienced and independent who I could rely on. I did lots of research to find the right inspector. These guys are better than what you can ask for when it comes to property inspections and if you don't consider using them, then something is wrong with you. I worked with both Gary and Kevin B. My first interaction was with Kevin to do an overall inspection of the home we were buying. He was incredibly thorough and patient as I asked him 500 questions and covered every inch of the place. He took a hundred pictures throughout the process and gave the advice of what is a concern and what isn't, what can be expensive and what is a simple fix. He really inspected it better than I imagined. Weeks later, we noticed some water on the floor and I reached back out for a followup. Gary came out on a moments notice as a good faith to us. This alone is enough to let you know these guys are genuine. The reviews here do not lie. At no point did we feel like they were rushed and his handy infrared camera exposed the leak (it was two pinholes in the roof which Kevin already suggested we replace). Not only that, Gary went around the house to show where we could use more insulation based on thermal images. AMAZING. As you shop around, you will find most inspection prices are pretty standard. Even if these guys were overpriced, this is not a cost you want to skimp out on, especially when buying a home. They have a network of guys with various specialties and can send the right man for the job, although I bet the entire group at Austin Property Inspections is top notch. read more

This was my first time hiring Gary Hart, and I had an exceptional experience. He was thorough and patient with a new condo buyer like me, and in his report identified a page and a half of deficiencies in the unit. As a buyer, it's a relief to be so well informed. Many of these problems would have passed unnoticed had I "inspected" the property myself, e.g., damaged refrigerant line insulation on the A/C unit or the absence of weep holes above the windows' header plates. We probably spent too much time asking too many questions about a ~650 sq. ft. condo, nervous nellies that we are, but Gary handled it all very well. We were on a tight schedule with the realtor, and Gary produced a thorough report on an extremely short deadline (less than one day!). I wouldn't hesitate to call him again. We chose Gary from Austin Property Inspections as our inspector for our first home, and we are extremely glad that we did. Gary could not finish the inspection on the first trip due to an issue with the gas. He came back to the house two more times (at no charge to us) to complete the inspection after the seller resolved the gas issue. Gary found a couple dozen issues with the house, and we put about half of them into our amended contract. We asked Gary to do a follow-up inspection before we closed to confirm that the seller had completed the repairs, which he did at a very reasonable rate. He was very patient with us, answered all of our questions, and explained things to us in terms that we could understand. This was just an all around great experience for me. I was able to view pricing and book the appointment online. I hate making phone calls, so I loved that all the information I needed was available on their website! I did have a phone call with Gary, he was friendly and helpful. Cullen Fleetwood was our inspector and I was able to schedule for the very next day! Cullen was prompt, friendly and helpful. He explained what he was looking at and for throughout the whole inspection. He was patient as I asked questions.He was also very thorough. There wasnt a light switch or an outlet that wasnt checked. He went over the house with a fine toothed comb. Also, I got my completed report in less than 5 hours!
