Bought a 2nd property and they quoted me a price that included a separate fee for a pool inspection. I was VERY clear that the prior owner had drained the pool and I was aware of a crack and that it looked bad, but I needed a real inspection done to identify the specific issues. They said they would do that. I said okay. I then got a report that simply said that there was no power to pool equipment and to get somebody else to inspect it. They then repeatedly said the pool looked bad and had cracks with no specific info of identifiable problems or any new info at all, and to GET ANOTHER INSPECTION FROM SOMEBODY ELSE. The house had power. The equipment is connected to the pool. All he had to do was flip the breaker to get power to it. Regardless, since I was given no new info and was told to get somebody else to inspect it because apparently this company isn't capable of doing a pool inspection despite charging for pool inspections, I simply asked for a refund for the pool part of the inspection. I was then ignored for days, and then told no because they had done it when all they did was recommend getting somebody else to inspect it. No equipment was tested. No new info was added beyond what we had told them and knew already. I have 20 properties and have gone through this process with a ton of inspectors. Never have I had an inspection company screw me over to keep roughly $100 in this manner. Maybe use them for a basic inspection of the general house, but every single add on inspection for sprinklers, pools, etc is a complete scam where they will tell you to get a real inspector to look at it while charging you for that advice.

They detailed everything on their report in a way that was easy for me to present to the builder and for the builder to follow up and make necessary repairs. I would especially like to note how important it was for me to add the sewer line inspection. The added cost was SO insignificant compared to the $14k repair that was needed based on the inspection findings. Thankfully Home run found it and gave me all of the info I needed to submit it to the builder for warranty repair. It helped me save out of pocket expenses down the road AND the frustration of plumbing issues that could have been caused. This was in addition to the rest of their findings that the builder responded to and repaired promptly. He engaged with some of the contractors that were on site to make sure some issues he came across were addressed. After his inspection he did a walk through of the house with my fiancé and I. He took his time to explain everything he checked and what we need to be aware of in a new build. Once it came close to our 1 year mark of living in our home, we had Matthew come back out and do another inspection for warranty items. Again, he did a thorough job of inspecting and reporting on his findings. He pointed out things we would've never known to ask our builder about. We could tell that Matthew genuinely cared to inform us about everything he inspected. He took his time answering every one of our questions, and we had plenty. Of course it's Austin (technically Cedar Park) and even if this is December, the market is insane and you have to move FAST. I offered on the house on Wednesday, the five day option period started ticking down on Thursday, and his inspection was Friday. Which gave me time to get two roofers to come give me estimates over the weekend and I presented the amended contract to the seller on Monday. Thank goodness for people like Matthew Kenny and my agents Camille and Marjet!!!! they make the process smooth and almost fun. I can't praise his responsiveness, professionalism and the detailed knowledge of his reports enough. He was prompt and on time, considerate of the seller's home, and had a great "bedside manner" to put me at ease. I asked for a Wood Destroying Insect inspection as well as the lawn sprinkler inspection, on top of the home inspection. We started his review of his findings just standing in the kitchen giving me the thirty-second summary (your house is fine but it needs a new roof, and a new water heater and HVAC in a few years.) I liked knowing at the start what the bottom line was. But then we toured the house inside and out. I have owned 4 houses in Austin or Bastrop since 2001, so I'm not a newbie, but I still learned a LOT from him. His report was over 50 pages long with lots of photographs, and he color codes his findings. Red means system failing, needs repair/replacement right away. Yellow means you need to take care of this soon. Green means either it's fine, or it's so minor you can let it ride a bit. Grey is purely informative commentary. And his report was in my hands the next day! His sprinkler report was really useful and I do plan on printing those pages with the chart and map of where the zones are, and putting that ion the wall of the garage near the sprinkler control. He even adjusted the heads that needed it-- for free! He contracted out for the WDI inspection and thankfully her report was thorough and comforting. All in all I can't say enough good things about Matthew Kenny and Armadillo Inspections.
