I've been living here at Avalon, since it was Archstone Studio Colony. And although I'm still getting use to the way Avalon runs things, thank God one thing didn't change...The Maintenance Crew. Not only are these guys proficient and get the job done. But my children have known them from the womb. Felix and Juan are honorary uncles and Elmer and the rest are just fantastic. This crew are just hardworking good guys. If you should consider making Avalon your home, you'll surely be happy, because it will seem like you're part of the family. Bravo guys! read more

I've lived here for just about a year now. The location is great, close to the 101, short (I mean very short) walk to Ralph's, Rite-Aid, Starbucks and other businesses. Overall I'd say it's a pretty great place to live. It's a little pricey, but I think it's worth it for the location. Parking- each apartment includes 1 parking spot per bedroom. I live in a 2 bedroom so we have 2 spots which is 1 large tandem space. It costs more money per month for extra spaces, but there's also usually plenty of street parking. Maintenance- amazing! The couple of times times I've needed maintenance they've come to my apartment within 24 hours after my request was submitted, and they're SO nice. They even put little booties over their shoes as to not dirty your carpet. Leasing office- always available, always professional and kind. Any time I have a question I always think the answer is going to be more complicated, but it's always easier than I thought! The complex is currently under construction, redoing the leasing office and community areas i.e. Gym, pool, etc. my apartment luckily faces the other way so I haven't been too bothered by the noise. They've also began updating the apartments, new appliances and laundry in each apartment, mine hasn't been done yet so I'm not sure what it looks like. Laundry in the hallway isn't a nuisance at all though. Pets are allowed in this complex which, as a pet lover, I love. I've never had a problem with an obnoxious barking dog or any kind of issues pet related. My upstairs neighbors are loud and banging most of the time, but that's the extent of my annoyance. I'd recommend this complex to anyone who wants to be located closely to the city but not necessarily in the city. I've loved it here as a starter apartment. read more

"Where do I start?? I only have 3 weeks since I moved into the Avalon Apartment Complex and my experience has been phenomenal!, to say the least. Their efficiency with handling maintenance request, giving me email updates, follow up phone calls, etc. has been impeccable. Most of this recognition cannot be possible without mentioning MONICA TOCKMAN she has been my #1 contact that has made this experience unreal. She has made this transition so comfortable :) I work Mon-Sat 9-6pm , so it's been difficult for me to be home to get most things done (cable, gas, movers etc) Monica somehow finds a way to make it happen. They towed my guests car when we made a reservation online and they parked in the correct reserved spot for our unit just because they didn't have the piece of paper on the dash. It was in clear sight on the passsnegers seat face up. The security staff is pretty much worthless. Place is going downhill, don't waste your money as rent is increasing. This review is solely based on the level customer service I received from Bo and Ewa . I just moved to the property about a week ago and everything so far do good , but will keep everyone updated . However , the day i called to inquire about an update the leasing office was closing within the hour . Bo went above and beyond to get me the information I needed and even ended staying a little later to help me out . This meant so much to me . The next Day she followed up with me and sent me photos . I can be indecisive and a little bothersome but Bo was so patient with me and I really appreciate this kindness . On the day of move in , Ewa took care of me from top to bottom . I have a few issues with someone in my parking space and gate codes but Ewa took care of everything . These ladies were extremely professional and very efficient . Ultimately their amazing customer service is why I decided to move in . I was originally moving next door to the Ava . Thank you ladies !! I've been living in Avalon for almost a year and a half. The complex is amazing, it gives you the hollywood superstar life style that everyone is looking for. I renewed my lease recently and the reason why I did it (regardless the pretty significant increase in rent) is because of it's staff, and amenities. The common areas are just wonderful, the poll hot tubs and gym are not only nice but luxurious. The people at the leasing office are nice and always try to help you in any way they can, my favorites definitely Nicolle, Cameron and Nedra. The maintenance staff rocks!!!! They are the best!!! Specially Enrique, he always answers to your requests as fast as you can even imagine, he is gentle, respectful and always makes sure that you are comfortable and taken care of. read more

This place is a nightmare. The management in this building is atrocious. The elevators are always broken with permits that are 4 months expired, the fire alarms are faulty and constantly go off all night making it impossible to sleep, no one in management is willing to make changes and are constantly out of the office leaving early or on vacations. They are rude. Security never answers noise complaints. Don't waste your money on this building. It will be one of the biggest mistakes you make. Also, the entire complex smells like piss. Always. I have been living here for a year now and just renewed my lease for another year. Before I moved here I read all the reviews on here and was hesitant to move. However, I am so beyond grateful that I did not depend on the negative reviews on here because NONE of them have actually happened. Yes I smell pot occasionally but that's also true at any venue or event I go to. I mean its CA for the love of God. So, that point is not really a valid argument. In regards to the staff, I am so shocked at some of the reviews. I have needed maintenance service 3 times in the past year for random things and each time it was taken care of that SAME day. In fact, my washing machine was acting up and I called at around 3 in the afternoon and the maintenance guy came after work, working overtime just to take care of my issue because I was going out of town and needed my washing machine. WHO DOES THAT? I mean the staff is so nice and accommodating. Yes, the rent is a little high but if you do your research you realize that all the apartments around here are even higher. I honestly looked everywhere from DTLA to Woodland Hills and this was the best because it was young and hip, yet professional , clean and modern. If you don't like good looking residence then don't move here. Yes, most residence are actors/actresses or singers or are involved in some form of the arts. I actually really like that about this place. I am an attorney myself, but I truly have had such a wonderful experience living here, that I would honestly strongly recommend for anyone who is young and loves a nice clean place to move here. I have had zero issues and I am usually one of those people that get annoyed with the smallest things. SO trust me, this place has impressed me on multiple levels. My wife, daughter and I lived in Archstone MDR for 4 years and loved it. We moved to Studio City in August 2012 and liked our apartment and the staff. In April 2012, we started having strangers knocking on our doors during the day and did not feel secure in our apartment anymore. I informed the manager by email of our intention to move out and never received any response. We finally decided to move out in May within 3 months of finishing our lease and the problems started despite explaining our situation and our long good standing relationship with Archstone. We were asked to pay $3530 of fees and penalty (our lease was $1950) for terminating our lease agreement when we negotiated to pay the rent and utilities until the end of the month. One month later, our account was in collection with FCO despite the fact that we were talking to the Archstone Headquarter regarding our situation. My wife and I credits have been heavily affected and I am currently talking to ARAG and my attorney in order to resolve this situation. My final opinion of Archstone is very negative and disappointing. read more

Cons: Overpriced, disrespectful tenants / thieves, paper thin walls, zero street parking, management won't respond to anything negative, not a relaxing place to come home to. Pros: Location, quick to fix problems in the apartment Overall, had I known what I know now I would never have moved into Archstone. They currently have some ads up on Craigslist and I'm guessing they are purposefully not saying the name of the complex because of these reviews. They may or may not tell you that not only are you paying for your own utilities, but you're also paying for the properties utilities. So watering ALL of the flowers, filling the pool, sewage, etc is going on your dime, which is fine had then been said up front. Also, the apartments aren't that spectacular for what they're charging. It's just like any other building that was built fast. Examples: The walls are thin, we can constantly here the neighbors upstairs, all 25 or so of them. Archstone allows as many people as you want to live in each apartment and I'm not joking when I say I'm pretty sure we have two full families living above us. So needless to say, 'relaxing' isn't something I expect when I go home. Not with constant banging. Things fall apart pretty easily. Archstone will fix them quickly, but it's becoming a joke house. You touch something and it falls off the wall. Also, I loaned a stand up punching bag to the gym. Loaned. I expected to get it back upon leaving Archstone. I didn't want to keep on our balcony for fear of being to loud for others. Ha, so much for having respect. It was stolen within a couple weeks. Also, there have been reports of break ins in other apartments. Oh, did I mention we have and pay for security guards? I'm guessing it's part of the inflated rent. Granted, I don't expect 3 guards to be everywhere at once, they have a hell of a job. And they're all pretty nice. But there's just to many people to contain and calm down. When there a ton of younger party people lumped together in a complex means shit's getting ruined. And it means the pool is always crowded with everyone including all of the porn stars who live there. I've talked to the NoHo police and they confirmed that we have a LOT of porn stars living there, and there has been more crime within the complex than management allows us to know about. Lovely. Again, I could give a shit how people live their lives. But sadly, some life styles have side effects. We have three cars for our apartment and two spaces, therefor, I park on the street because I'm not paying $75 per month for a parking space. I'm refusing based on principle. When they were filming a couple of weeks ago, there was ZERO street parking. The project coordinator on the FILM helped me reserved a spot in Archstone to park for a night, NOT Archstone. They could've cared less. The other couple nights I was forced to spend the night at a friends house. I have said all the same info, granted in a much snarkier manor, to the general manager. He has never responded. I'm sure he sees these complaints every single day. Overall, if you want your sanity to remain in tact, live elsewhere. I lived about half a mile away my first couple years in the valley and didn't have nearly as many problems. I do believe it's the complex. It feels like suburban projects. If you're young, want to party and don't mind living with a ton of people to keep rent down, can sleep through ANYthing, then this is the place for you. read more

Unless you are a college student searching for the ultimate frat house, a gangster drug dealer or a call-girl I suggest you find a different place to call home. My husband and I moved into the gallery at Archstone (these are the supposedly upscale units of the community) right after we got married and we regretted that decision within 2 months of living there. From the second week we were already calling security on a daily basis because it felt like we were living next door and below a club. It was unbearable. After over 20 complaints in one month, we figured the leasing office would get involved to try to rectify the situation, but when we approached them with our concerns they told us it was the first they're hearing about it and that complaints to security don't count as valid formal complaints. This is an absolutely ridiculous policy. Long story short, all of the members of Archstone staff (upper management included) try to take the least amount of responsibility for anything and despite the very steep rent you pay to live here, you get absolutely nothing but a runaround from the staff. It was an extremely disappointing experience. If you live here you will be surrounded by constant yelling, loud music from both the apartment units as well as the cars on the street and in the parking garages, and the smell of weed. Like I said - frat house. Not to mention they wanted to raise our rent by $100 a month if we extended our lease! That's absolutely obscene considering how much we're already paying for a 1 bedroom!! We hated it so much that we paid for another lease before ours was up at Archstone just so we could get out of Archstone as soon as possible. I strongly suggest you rethink the choice of living here if you want any kind of a peaceful community. I would give it zero stars but that's not an option on here. read more

I have lived here at Avalon Studio City for over a year and new to California. I had read one poor review on this particular complex prior to signing and it was very discouraging. However, with everyone being entitled to an opinion, I chose not to let this affect my decision of investigating and visiting this complex. I have found this property, the quality of amenities, the posted FREE pet waste bags/cans, the staff, and the daily attention to detail all be quite impressive! We are extremely happy! And we have met a very sweet lady who has lived here over 10+ years! Maya did a fantastic job of providing an overview and upon arrival everything met and superseded expectations. Bo and Jay go way beyond to ensure our needs are met. Measures are being taken and serious consequences have been dealt to the smoking offenders but would like to see this enforced to match the rules..which is ZERO smoking on site! They do seem to have a never-ending drama with 2 of the elevators but to be honest...they call for servicing the second it is reported. If you have owned a home, you well know something is ALWAYS needing to be fixed. Apartment living certainly has it's ups and downs but I can't say enough on how I see their efforts in trying to maintain healthy relationships with their residents. The apartments are spacious in the Gallery and the amenities are nice, however the elevators are out more often than not. I don't know why they don't just do a proper fix so that this doesn't happen all the time. Half the time there is no signage so you just end up standing there waiting for the elevator that never comes. Since the complex is large, taking another elevator across the building can be very inconvenient especially if you are carrying things. Assuming that multiple elevators aren't out at the same time... which also happens. Although I guess this is preferable to being stuck in the elevator ... which has also happened. For all of the money they spent to redecorate the lobby and change the outdoor fountains, you would think they would invest in basic infrastructure. They need to get their act together. read more

I lived here for a year. I'm young but I love my home to feel very "homey" and this was not the place for me. The Avalon in studio city is one big college campus full of weed-smokers (not against it but when the smell lingers in my apartment when I crack the window IAM) druggies, cheating husbands and escorts. My upstairs neighbor was a young guy who had different women EVERYDAY (not that it's none of my business) BUT I CAN HEAR EVERYTHING. Cops were called very often for numerous things. Break ins would happen frequently and the security were so stupid and so manipulative they let any and everybody in the complex. they changed security companies like I change underwear and what bought a red flag for me was when the fired ALL of the old leasing agents from 2015. That's suspicious. I live in a studio apartment I was suppose to pay 1300, somehow living there I pay close to 1600 + my utilities I have to pay for. They are so wack, the community is terrible. If you're looking for a place in studio city I would not move here because you'll hate it. Don't be blinded by the noisy a** pool and dirty grills they say is available for you. read more

This is not for maintenance, the maintenance staff is AMAZING. This review is for the staff who run the leasing office and for the never-ending construction. This place is not worth the cost. We renewed our lease and swallowed a rent increase (they are always raising rent btw) because they promised us an upgraded apartment and an upgraded complex. They told us construction would be done by early September. SEPTEMBER. I am writing this on November 30th and they aren't even close to being done. The last rumor I heard was 2017. We are paying for amenities we do not have, like a sauna, business center, basketball courts, and a community space. Other areas have been downgraded like our pool and workout area, but our rent was INCREASED. We've called the office about this and received snarky/fake kindness responses when we complain like, "well, it's our right to make improvements for everyone! (fake smile)". The last time we emailed the Studio City complex didn't answer. When two weeks passed we complained to corporate about our rent increase and the fact that we pay for things we don't have access to, and that by the time they are done our increased rent will have been used to help someone else enjoy the complex. A woman from the office called us and instead of addressing the issues of the email, told us she was going to arrange a sit-down between us and construction so we could "sort things out". Why are we going to talk to construction about our rent increase? Avalon decided to deflect and place the burden on the construction crew instead of office staff addressing the fact that they had ripped us off with a rent increase. There's a whole list of other complaints that I won't go into, all I'll say is don't rent here. They don't care about you, they don't attempt to actually fix problems, and they ignore you until you whine to corporate. You can rent better. We are once our lease is up. :) read more

Ok....Let me make this short and sweet and as polite as possible... DO NOT FUCKING LEASE HERE! Constant pot smoke and smell, Weird people living/ walking around the property, Security are dicks and are more of an inconvenience than actual security. Dirt in the halls and apartments, Dying plants and leafs, The garbage is constantly clogged and full because in 2 weeks no one picks them up. Loud Neighbors that show up drunk and knock in the wrong apartments at 2 am (this happened more than 4 times and management didn't do anything about it). Thin walls so you can hear your neighbors having sex or fighting (so if you can't find anything to watch online or on T.v and like radios i guess this should not bother you) Got my car rear ended here when i was parked in my parking spot and the leasing office and security had no record of the car that hit me. All I learned was that it was a white Chevy. Ironically one of the Leasing Office members drives a white Chevy and my parking space is close to theirs, so....I can make my own conclusions... This review is for Gallery - 10945 Bluffside Dr., the more expensive part of this complex, the other one is even worse Apartments are OK, but management team sucks and go out of their way to make your life a living hell. Fire alarms are constantly broken and go off by themselves during the night waking up the entire complex. This has been going on for as long as we've lived here. Last week it was especially bad, they went off almost every night. So management sends an email with a half-ass apology saying "These mechanical issues are not something that could have been predicted or prevented." How do the rest of the buildings somehow manage to "predict and prevent" this? To top that just now they posted a notice that they will do a maintenance check of the fire alarm system on SATURDAY. That means that on Saturday alarms will be going off all day long while they check them. Is it really that hard to do it on a work day when most people are out of their apartments or are you just really that hard wired on screwing with your residents as much as possible. -Lobby upfront looks nice and they maintain it for the appearances, but the rest of the building is much worse. -Elevators are constantly broken, way past their inspection expiration. -Stairwells smell like trash, smoke and dog urine. -Security is a joke, random people who don't live here are constantly hanging out/partying in the pool and Jacuzzi area. Two weeks ago a guy with a shotgun being chased by the cops ran into this building, so the police had to block off the entire Bluffside street while they tried to run him down, that's how safe it is. read more

First, 5 stars for the Security staff and SOME maintenance workers. Now, the office staff is obviously mostly worried about sales and us paying our rent. They'll pretend to be concerned when we address an issue, but as soon as we hang up the phone or walk out of the office they start bad mouthing us for "complaining". I feel sorry for people who pay to live in places like this. They set rules that you have to follow as if you were a child and they're the ones paying rent. They close amenities at a specific time, we're only allowed certain guests and forget having a family gathering unless you're the quietest people in the world. Security will get called to tell you to stop talking and make everyone leave BECAUSE THE LEASING OFFICE SAYS SO. Oh and be prepared to have your guests cars towed. Oh yeah they tow cars there like its a tow yard! Then they expect security to take the blame for it when management set the rules. I saw a guy ripping at one of the security officers and he was just taking it all in because the leasing office made a mistake and they didn't own up to it. For $10/hour I would've swung and quit my job. Poor guy had to take it all in and still go work with a smile on his face. Maintenance workers get over worked too! Too many work orders not enough time. You can forget about them coming out after hours also, they just send up security and have them try to deal with your problem. I wouldn't live here if it were free! Homeless people showering in the pool, ghetto ass people live here and bring their guests. Smell of weed is everywhere and your car will get broken into. Stay away unless they get more security staff and fix all the Damn doors and Gates!! read more

this place is a JOKE. about to finished with a 12 month lease, that i found out was a mistake 4 months into it. countless ignored complaints about my tweaker neighbors smoking cigarettes and being sketchy, but thats just the start. AC broke about 4 months ago, and this is in the valley, so its insanely hot all the time. the maintenance guys, who cant speak english, "fix" it every week. their definition of fixing it i guess is looking at it and breaking something else. no joke. bottom line, fuck this place. sure ANYONE can get a place here, but who would want to? i was new to SO CAL and this was my first residency, and im moving farrrrrr away from it. save your money read more

The pros: - the maintenance staff is helpful and responsive - perhaps the pool - perhaps the gym The cons: - management is not responsive - two of the three elevators have not been working for 3 weeks. No one can confirm when they will be repaired. Christmas is 2 weeks away. - everyday, the hallways reek of potent marijuana; often as early as 7am - most residents post signs on their doors instructing delivery services to leave packages with the leasing office. Why? Because "residents" and/or trespassers steal packages (and sadly, they also steal welcome mats) - residents leave their trash in front of their doors and are too lazy to bring it to the trash chute. (this is true of residents living right next door to the trash chute). of course they expect the maintenance staff to pick up their trash. [thankfully they do. but is this actually their job?] - residents steal shopping carts from the local Ralphs, and leave them throughout the hallways - finally, one morning I walked onto the elevator (when it was working), and there was dog excrement on the floor. who does this, or allows this behavior, at the place they call home? This facility is too big and does a disservice to the Avalon brand. I hate the thought of moving, but will certainly do so when my lease expires. read more

From day one you're treated like a number (I work in the service industry) and I'll see the front office staff out getting wasted constantly, then not get my phone calls answered for DAYS when calling the front office. The simplest request will go unanswered due to lack of caring. I recently just moved out (thank god) and got my security deposit back today.. We are clean and neat people so I was expecting the majority of the deposit ($500) back.. after $410 to repainting(?) and other unrecognizable charges, I received a $10 check. This company doesn't care about it's residents it wants your money and that's it. read more

So there were some pros and cons to living here. Pros: -They say the gym is open til 9 or 10, but they actually leave it open for 24 hours which is good if you work as a server like I do and come home late at night. The gym is actually really nice and some of the machines have TVs in front of it which is great. It motivated me to go to the gym more because I knew I wouldn't just be staring at a wall. There are also showers in the bathroom next to the gym. -The pool and the hot tub are really good to swim in, and it usually is a young crowd that uses the pool, so if you are in your twenties or thirties, that's the spot to talk to people your age living in the complex. -There is a BBQ area with tables and chairs that is usually kept real clean. -The apartments come with refrigerators (at least mine did). A lot of places I looked at did not come with a fridge so it's nice that it was included. -When you move in, they give you a little welcome package that has dishsoap and other little household items. Really good gesture. -Other amenities that I never used but are there are a basketball court, a conference room in case you want to hold a meeting, a sauna, a handball court, a computer room, and then a hang out area with a TV. Overall, any kind of extra amenity you want, they have. -The security deposit is usually low on approved credit. Mine was only $500 and I know they had also advertised deposits for only $99 during my time there, so it's better than having to pay another month's rent upfront. Cons: -My apartment did not have a dishwasher. Some people may not see that as a con, but for me, I never realized how much I depended on a dishwasher until I lived here and did not have one. To be fair, I think the 1 and 2 bedroom apartments might have one, but I lived in a studio and the kitchen area was tiny. Even the fridge was mini, and there would have been no way a dishwasher could have fit, but I still would have liked one. -The oh so beautiful pool is ruined by the fact that the office is right in front of it and then it is surrounded by apartments, so basically if you want to lay out and get color, this is not the place to do it unless you lay out when the sun is directly above the pool, which is basically only a one hour period. The rest of the time, there are huge shadows cast over the pool from the surrounding buildings. Of course, the pool is always refreshing, but sometimes you just want to get some sun. I don't know whose idea it was to put a pool in the middle of towering buildings, but the pool is usually always covered in shadows. -Guest parking is horrible. They have about 25-30 parking spots for guests, which if you consider how huge the complex is, is not very many spaces. There are hundreds of tenants, and very little guest parking, so whoever comes to visit you will either need to park on the street or drive around the complex and wait for a guest to leave to take their spot. -My apartment did not have a view or a balcony. My view was directly into the apartment across the way from mine. I could see everything the guy in the apartment across from mine did and vice versa unless I kept the blinds closed, and since that big window as the only window in my studio, I did not like having to either keep it closed and have no sunlight or open it and have someone be able to see my every move. -This apartment complex is very pricey. You're basically paying for the amenities, because the apartments are very small for the price they charge. read more

Although this apartment complex is very nice they have chosen to renovate the apartments. What that means for a tenant is lots of noise and a substantial rent increase for its former tenants. The apartments are very nice now so it makes no sense as to why they would update them. They also are updating some of the apartment but not all of it. That means they will not have fans in the living room which help tremendously with the heat especially in the hotter months in the SFV. Now you will have to have your air conditioning on more often which will result in higher utility costs. Also,if you are already a tenant it may not look like some of the empty newer units that are having a full renovation. Those will look much nicer. I would have given this 4 stars but not with the interior changes being made and the financial jump in price. It is very expensive living in this complex. I for one will make a change soon! read more

Just had my apt completely renovated and they did an amazing job. I needed some residual work taken care of around my apt and my parking space and of course Felix and Juanito and the rest of the terrific maintenance staff were on it the same day. Parking space is now spotless and pristine and the few little apt finishings were taken care of professionally and super well done. Thanks and great job guys! read more

My fiance and I had previously lived in two different Archstone apartments in California and loved it. The apartments were very clean and updated. Therefore, we expected the same quality from Archstone Studio City. However, the Archstone Studio City apartments did not live up to the standards of the previous Archstone communities. These apartments were absolutely disgusting. The entire time we lived at Archstone Studio City we had a constant roach problem, We are very clean people, however, almost every day we lived there we saw roaches crawling on our walls or kitchen counters. Also, there was a constant smell of cat urine in our apartment, even though we do not own a cat. Needless to say, I would not recommend this property. There are other Archstone properties in the L.A. area that are high quality, just not this one. read more

I absolutely LOVE it here at Archstone and I cannot believe there are so many bad reviews. Really. I have been here for about a year now, and have zero complaints. The staff at the leasing office has been amazing. Michael is awesome and has pretty much helped me with EVERYTHING since I've moved in; answering all questions I have had about the community. Any time I'm not home to retrieve a package, it is conveniently dropped there, and I pick it up later. The maintenance team are SO nice and helpful and constantly keeping this place clean and beautiful. Genuinely sweet people. Any time I need something fixed or checked out, I submit a request online and am helped usually within a few hours max. The area is patrolled by security 24 hours a day and feels very safe. There is shopping literally around the corner (Ralphs-24 hrs, Rite Aid-24 hrs, Starbucks, Jamba Juice, etc.) which is so convenient. There are a variety of beautiful pools and hot tubs to choose from within the complex. The gym is nice and has a great selection of equipment. Most importantly, my neighbors are friendly and respectful. Honest to God, I have no idea why these reviews are so bad. I would recommend this place to anyone (My boyfriend actually did, and his friend now lives in the building next to ours and loves it. He especially loves the pools.). To sum it up, I have had a very pleasant experience here at Archstone. Just check it out for yourself and you shall see. read more

I lived at Avalon Studio City for a year and it wasn't terrible, but I would not recommend it. There are plenty of other options out there to consider, if you have the time to do your research. I only had a week to find an apartment and move in, so if you're in a pinch, I would say the application process was smooth. Pros: -Area felt safe, close to grocery store and pharmacy -Gated entrance with Security Guard -Easy payment options/ maintenance requests online Cons: -Visitor Parking is poor, due mainly to construction but overall is very limited -Carpeting in hallways/ staircase was constantly dirty and stained (likely pet waste) -Website pictures are VERY misleading. Got to see a sample unit prior to moving in which was closer to the real thing, but these units are nothing like the website -There were several occasions where I heard/ saw residents on the roof of the buildings. Those doors should be locked as this is a safety hazard, in addition to being extremely disturbing at all hours of the night -Move Out- this process was less smooth and likely because I trusted that Avalon would be more helpful (Tip: ask questions and comb through all of your paperwork with a fine tooth comb! They are still using old forms that give conflicting information) -Final Inspection- This was by far the most disappointing. They offer a pre-inspection prior to moving out to asses potential damages which I took them up on, but this was NOT an inspection at all. The maintenance person came in with forms already filled out and did not bother to inspect the rest of the apartment. I knew there would be charges but the final charge far exceeded the assessment/estimate I was given. Additionally, you really have no way out of the clean sweep option (which includes steam carpet cleaning). I was told that either way, even if I left my apartment clean, they were still going to get the carpet steam cleaned and charge me for it, since they have to ensure it is "up to standard" (from a future resident point of view, I guess it's understandable). In the end, they took my whole deposit. -Quality- The rates they are charging for these apartments do not match up the quality of the units. Not at all. Ultimately I moved out to a much nicer apartment a few minutes away for the same cost as the increased rent they asked for another year. read more
