I've lived at Avalon Studio City since July 2022. I genuinely love the location and floor plan, and for a long time, I enjoyed living here. What happened during my move-out process, however, has been extremely frustrating and disheartening. I've never written a negative review before--not once--but after two months of back-and-forth with management, I feel I have no other choice but to share my experience. After moving out of my previous unit in September 2024, Avalon charged me over $1,500 in total, including carpet replacement, cleaning, and tub reglazing. These charges simply don't make sense. I provided photos and videos proving the unit was in excellent condition when I left, yet they're still demanding these fees. For example, they charged me $726.80 for full carpet replacement, even though the carpet was only 26 months old and should last 7 to 10 years. Under California law, landlords must prorate such costs based on the remaining lifespan of the item, but Avalon hasn't done that. Nor have they provided any evidence of excessive damage, such as stains or burns, that would justify the charge. They also charged me $205 for cleaning, even though my photos clearly show I left the unit spotless--cleaner than when I moved into my new unit here, which had dirty floors and nail marks on the walls. When I questioned this during a phone call with their office on November 6, I was told, "the level of cleanliness varies between units and cannot be controlled." This response felt dismissive and unfair, especially given the effort I made to leave the unit in such good condition. The $400 charge for tub reglazing is equally puzzling. The tub was in good condition when I left, and there's no evidence to show any damage beyond normal wear and tear. If the reglazing was required, it points to maintenance issues or subpar materials, neither of which should be my responsibility as a tenant. On top of that, Avalon failed to meet California's legal requirement to provide an itemized list of deductions and evidence within 21 days of move-out. I moved out on September 22, 2024, and they were required to send everything by October 13. Instead, I didn't receive any documentation until November 18--more than a month late. Their own records even show they opened my move-out case on September 19, three days before I vacated. How can charges be finalized before I even moved out? Adding to the frustration, after I submitted my 30-day notice, Avalon re-listed my old unit for $800 less than the renewal offer they gave me. That left me questioning whether the high renewal rate was intended to push me out. It's hard not to feel undervalued as a tenant when faced with such drastic and unexplained discrepancies. This has been two exhausting months of unanswered questions, delayed responses, and mounting frustration. I've done everything I can to provide evidence that these charges are unjustified, but I'm still waiting for Avalon to do the right thing. I truly hope sharing this review will encourage Avalon to resolve my case--not just for me, but to prevent other tenants from facing the same experience.

I'm going to be completely honest about my experience at Avalon. I've been living here for 3 months and I've never in my life experienced so many things broken or needing to be fixed. I've lived at a lot of apartment complexes that are much older that never need fixing as much as this place. I was super excited to move in to a large complex offering multiple amenities. But I've been really disappointed in my experience. In 3 months I've put in 10 different work orders. Not to mention the apartment was NOT well cleaned before I moved in. Some of the kitchen drawers had old food particles and hair, the fan was super dusty, the window ledge was filthy. I was finally fed up and decided to post this review when I stepped in a big puddle of water in the bathroom from a leak coming from the ceiling. Attached are the work orders I put in during the past 3 months. Avalon do better!

I am severely disappointed at this complex and how down hill its gotten. From the irresponsible neighbors who constantly leave trash in the hallways to the marijuana smokers, cigarette smokers, looters breaking into cars (yes my car has been broken into), sidewalks/grass being constantly dirty with poop, our mail/packages have been stolen multiple times EVEN THOUGH there are "cameras" & "security" on premises. All in all this complex has depreciated ever since the whole "pandemic". Surrounding areas of this complex are dirty and full of homeless people, not a safe or pleasant area for families/kids. A BIG shoutout and thank you to the "maintenance" workers who work so hard to clean the buildings every single day and clean after irresponsible dirty tenants. THEY deserve a raise and they are always incredibly polite. The office management employees BE MORE WELCOMING KIND APPROACHABLE AND SMILE, most of them are RUDE & desperate to fill the complex with tenants. Last night was the last straw. A pitbull attacked our dog in the complex and the woman/owner of the dog ran off after her dog attacked ours. This is unacceptable and we will be suing and filing a lawsuit. Our dog made it, thank God as he is young and a big part of our family! He has a huge bite on his neck thats been stitched and we are now looking after him. We were at the emergency with him from 9pm-4am, & are grateful to have taken him in immediately to a clinic as he was bleeding profusely. Not only have we suffered emotional distress & trauma but financial damages. I will be leaving this negative review on all of my platforms because this is utterly unacceptable behavior. Whoever this new tenant whose responsible for our dogs wounds will be found and will be held liable as will Avalon. This needs to be addressed so this dog doesn't go after another dog or child! This complex is full of nice dogs don't get me wrong but recently we've had new tenants move in with some big and not very nice dogs. BEWARE.

Broken door knob to get in/out of the garbage. How safe!

As we have now been out of our lease just shy of a month I have grown to hate this establishment even more. I can assure you, this place IS a scam and should be held responsible for the mental, emotional, and financial burden they so carelessly place on their renters. If you do not accept your lease renewal, which equates to a 11% increase in monthly rent. You can plan to pay thousands of dollars in damage fees upon moving out. Everyone I knew, who are GOOD tenants, kept to themselves, respectful of others, have all been pushed out by managements outrageous illusion of "market demand" when attempting to rationalize the ridiculous increase in rent. Also, you can forget about any guest parking. They now rent out the spots initially reserved for community guest to a third party service where people outside of the community can pay a monthly fee to rent out the parking spaces. I can not warn people enough, do not live here!!! Side note, the 5 star reviews are wildly inaccurate and likely paid for/fake.

As I'm trying to select my rating, I'm hoping by not pressing a single star it leaves a 0 star review because that's all this building deserves. I lived here for 2 years. In one of their most expensive loft apartments on the 4th floor and not once did I ever call this place my home. I'll cut straight to the chase. My $12,000 Electric bicycle was stolen out of the "secure and locked" bike cages they have. The leasing office did 0 to none to give me ANY kind of support or help. I was advised that if I had insurance, to file a claim. At the time I was livid and was itching to leave a review, but didn't out of respect for the property. I instead blamed myself for locking such an expensive item in a bike cage. 1 year later, I come home. My motorcycle is, gone. Like no longer in my parking spot, gone. Again, in their "secure and locked" parking garage. I went to the leasing office straight away and demanded they look over the security footage. They refused as it would take them "hours to scour through the footage" even though I knew the exact moment in time it must have been taken. That was until I left to go file a police report and on my way called to let them know I'd be leaving a Yelp review of this incident. All of a sudden, they had the time and began looking through security footage. I get a call back letting me know that the person in a mask who tried to steal my bike had been unsuccessful (he tried cutting the wires and faulting the engine) and left it in another part of the apartment. With a filed police report and the police arriving the next day, they refused to give me security footage because of policy. Cool. If you don't like weed, you better start to, because everyone in this building smokes. The aroma fills the halls day and night and there's no sense of concern or care from any staff. Like to use postmates? Expect them to leave your food at the door because who in their right mind would walk down mile long hallways to get a measly $5 tip. Getting in and out of this building is a workout on its own. I bought a $1,500 Segway to use to get from my door, to car, to outside, to mailbox. It's that serious of a problem. You'll realize it when your movers tack on an extra $500 for their unforeseen distance they had to travel. My car was vandalized in the "secure and locked" parking garage. Point being. Randoms are in and out of this building like no tomorrow. No sense of security or safety. Just the other day 12 cop cars had to swarm the building to take down a man at the conjoined building the Ava. Don't believe me? Google it. Why would I stay if this place sucked right? I didn't. I broke my lease, paid the fine, paid for the full month I didn't live there and moved to a much better establishment. Want to know what they're sorry was for all the trouble they caused? Taking away my security deposit and charging me $2,500 in damages. Damages done by a single bachelor and a teacup puppy who live an isolated life and work from home. Greeeeeeeedy. Oh let's not forget. If you have a pet, good luck. Dogs EVERYWHERE. Big and small. Some friendly, some not. But poop EVERYWHERE. And with their fake grass being connected to the busiest street imaginable, God forbid your dog get loose for a second and try to cross the street. Listen, I've lived in a $13,500 a month condo in 1600 Vine. A beautiful $3,200 loft at 5200 Wilshire Blvd and a very humble $2,100 apartment on Barrington. And this place was by far the worst it can get. If you're new to LA, like the party scene. Love weed. Do t care for your vehicles or privacy, by all means. But if you want to call your place a home...this is not the place for you. Terrible. Everything went to *** when they lost Emily at the front desk. She's the only one who had a care in the world for residents happiness.

Avalon Studio City has a lot of crime nearby, including inside the building.

This review is specifically for Eric Davis, Leasing Consultant. Eric was EXCEPTIONAL! His professionalism, flexibility in appointments + viewing units, and willingness to work with us as we looked for a new home was outstanding. One of the best apartment hunting experiences we have had, and we have looked at 10+ communities in a span of 2 weeks. I wish I had known this apartment complex wasn't interested in providing good service before I had moved in. They are very GREEDY! All they care about is how they can get your hard earned money into their account. I had sooooooo many problems while living there!! I submitted so many service requests, and rarely did the issue ever get resolved. I went the entire winter without heat, and half of the summer without A/C. Although A/C is considered a luxury for the most part in southern California, I was paying premium price for a luxury apartment, so I think it's not unreasonable to expect to have it. Every time I walked into the Leasing Office to try to get something taken care of, I was ignored. I often had to wait 15-30 minutes, at which time I would walk up to an employee's desk. Most of the time, they had an attitude while helping me. Probably because I was taking time away from their attempts to swindle in another person into signing a lease so they could get their little commission or bonus. And, often their response to my problems were basically "Too bad, deal with it." And I'm paying premium amounts for this small, basic apartment WHY?! Parking was always horrific too. Sure, they give you one assigned space- but what if you have two cars for whatever reason? You have to park on this small street, and circle the block for half an hour until someone pulls out. Definitely inadequate parking. Now that I've moved out, I should get my deposit back, right? I mean I took good care of the place, scrubbed from ceiling to floor for several days. Left it in better condition than I got it in practically! WRONG! They found every reason under the sun to charge me until i had only about $40 left!!! I feel like I've been robbed! Even the charges that they listed didn't match what I was told I would have to pay, if the apartment needed refreshing. For example, if they needed to paint, it was supposed to cost $150, but they charged me double that! Any time I ever tried to complain, I never received calls back, and was for the most part ignored. I am so frustrated with this place!! I will NEVER lease from them again! I suggest you don't either! New management is just as bad as the previous one. They do not care about their residents. They just want your money! Do yourself a favor and sat FAR FAR AWAY!! read more

Today reminds me of why this place is worth every penny. Maya, one of the leasing agents really goes above and beyond to make sure all of your questions are answered and any issue is solved in a New York minute! Some leasing offices ring off the hook upsetting tenants but having people here like Maya and Juan and Tracy really make a difference and separate this place from other properties. If you want 24 hour Maintanience, beautiful lobbies, and all the amenities you can think of with 24 hour security and a great staff, call in! Thank you Avalon! read more

Lived here for 3 years and loved it. We were spoiled by the outstanding service provided by the residential services staff, the maintenance crew, and security team. They always responded in a very timely manner and provided courteous professional manner. Sure there are some cons, loud neighbors, no guest parking, high rent, but I think the pros outweigh the cons. read more

I've been living at the Avalon for about 5-6 months now and love it here.... We're even getting a full renovation! Is it taking a while? Yes, but the renovation is worth it! Traci and Micah are very helpful and too sweet! They're always kind and very attentive to what is needed and are very accommodating... I can't wait for our renovation and new appliances... This is my review for 10945 Bluffside Dr. I lived here for almost four years, and for the most part I had a nice experience. Its a riot reading some of these reviews on Yelp. Clearly some people did not have the experience I had. I realize that if I wanted to spend my time looking for what's wrong with an apartment complex, then I would not have time for myself, which I value a lot. It doesn't matter where you live, nothing will ever be perfect. I digress, back to the review. The staff in resident services is great. I spent a lot of time there getting packages and got to know the crew pretty well. Cathy is particular is a sweetheart and a pleasure to deal with (and she would let me take as many of those cool mints they have). The maintenance crew were my go to guys from the very start. Any problem that I ever had that needed attention was addressed in an efficient and speedy manner. The majority of issues were resolved within 24 hours. Fortunately, not too much went wrong while I was living there. In regards to the rent. Yes, the rent is high, I saw that when I first signed my lease. It played a big part if my moving out and purchasing a home. I did some research on rent control and wrapped my head around the rules in place for raising rent. A landlord can raise rent so long as he gives a minimum 30 days notice. There is no cap on rent increase UNLESS your building falls under RENT CONTROL. I did not know this prior to moving in and have since done some detective work to educate myself. If you're looking for a "deal" on rent find something that was built a long time ago. One thing that was troublesome was the "lack" of enforcement in regards to the pet policy. I saw quite a bit of pit bulls on the property and found that to be rather interesting. I myself did not have a dog while I lived there, however I do enjoy their company. My biggest concern with the pit bulls was danger to fellow residents and little children. There you have it. I have lived at Archstone for going on 4 years now. I really enjoy living here. My apartment is quiet and I have had no problems with any neighbors. The people in the office are very friendly and kind. The maintenance service has been excellent. They fix whatever needs fixing within 24 hours. When you renew the lease, they clean the carpet and paint the apartment, too. The only reason I gave 4 stars instead of 5 is that the apartment is a little small for the price. But, I suppose you do pay a little extra for the security, amenities and good service. I would definitely recommend living here. read more

No, no, no, no. If you want peace of mind, that is not the place for you. When I moved in 2 years ago they "neglected" to tell me the whole complex is about to go through renovation. For a full year, I suffered through noise and dust, dump and cement truck, tens of hard hat workers milling about, and unexpected water shutdowns because the workers hit the mainline. In short, living in a construction site. Then I had to suffer through 2 renovations inside the apartment WHILE LIVING IN IT AND PAYING FULL PRICE. When the lease was up, they demanded an increase of $300. Thinking the construction is over, I agreed. Only to find out they have other 'renovation' projects in mind which they neglected to tell the residents, like replacing the courtyard, the roof, and the corridors. Again jackhammers right outside the door. Then they added fabs and a gate to the building which means if you have guests coming you have to go down and let them in. 20th-century technology in the 21st century. After the 2nd year, they asked for over $500 increase. Enough was enough. I left, and so have most of my neighbors that didn't think the rent was reasonable anymore. You can get an apartment on the beach for the price they are asking. Since giving my notice 2 things happen: A new construction project started at the entrance to the place. Again jackhammers, dump trucks, moving trucks, delivery trucks, and garbage trucks diverted to the side gate causing near accidents every day. AND - I watched online as the rent for the apartment went DOWN by $250. What?? When I went to talk to them about the price they said they can't reduce it even by a dollar. Now they cut the increase in half? They don't care about their residents. You are just a money machine to them. And you get daily emails about what you are not allowed to do. The maintenance crew used to be great. Good people and timely response. Of course, they moved those people who worked there for 30 years to other properties. There's a department now and things take much longer to be fixed. Even changing a light bulb on the high ceiling took 2 weeks, and the new 'boss' is a great talker but nothing he promises really happens. My neighbor's electrical outlets were sparking and she couldn't get anyone to fix it for days! BTW - most of the good reviews are written by people who just moved in and were asked to write them. read more

I've lived in Archstone for over a year and it's the worst place I've ever lived in. I've been sleep deprived for months now due to parties & noisy neighbours every single night of the week. It's so unbearable & the management do not care at all as I've complained many times & they've done nothing about it. All they do is give me empty promises that they'll fix the situation but absolutely nothing happens. The management let any low life scum live in the building since all they care about is filling the apartments in the building. I often have to sleep at friend's places as the noise gets that bad. The parties usually don't start until 11pm and go on until around 3am. The management should be ashamed of themselves since the noise isn't just a recent problem, it's been ongoing for months. Honestly I love this place the area is great a lot to do. Your not very far from Hollywood or downtown which I plus. The staff is excellent especially Monica she makes me feel like she goes beyond her duties to make sure my needs are met. She is a big factor that I choose this place. Don't move here..;l I say again..DON'T MOVE HERE. They are remodeling the pool area and fitness center. YOU WILL NOT have a pool until December. The construction noise is god-awful. The people in the leasing office are dishonest and do not tell you of all the construction.. noise during the day, and cars driving over large metal plates over the ditches in the road that go clank clank every time a car drives over them. If that is not enough, get this notice from them: By next week, we will bring in a generator for a sewage transfer pump that will run 24 hours a day for approximately 10 days. Project Details: We expect the generator to arrive by 5/16/2016. The generator will sit on Colony Drive and traffic will be directed around it. The entrance off Vineland (by the guard shack) will be entrance only, and the exit off Bluffside will be exit only for the duration of time the generator is on-site. The generator will give off a humming sound while running. (reminiscent of a truck motor) The generator for the sewage transfer pump will release a slight odor. I hate this place and can't get out of my lease. DON'T MOVE HERE..DON'T MOVE HERE. read more

Moved from Hawaii to LA and needed someplace guarded, with amenities, and great service and I've found it. I am now moved in to my 5th apartment in Avalon Studio City and continue to renew here because it's home! I am so incredibly excited that the company is putting money into a full community renovation and LOVE my new renovated one bedroom. One thing I really love about living here is the maintenance team! They are always so kind and respectful and that's something coming from Hawaii that I really appreciate. Today we had a huge setback with not being able to fit expensive furniture that we have fit into two other apartments. I stopped Cecilia who was cleaning right outside my door and told her my issue. She immediately radioed Enrique and he came over. After almost giving up trying to fit the furniture in he continued to stay with me and come up with a solution. Both he and Cecilia made it a priority to help get the chairs in and we did! They went above and beyond and I cannot thank them enough for the dedication and passion that they have exude while assisting. Thank you both so much! The management staff and maintenance crew are truly amazing. I've lived in numerous apartment complexes on the east and west coast, and Avalon has by far been my favorite. Maintenance requests are handled promptly and kindly by the wonderful staff, especially Juan Anaya and Felix. They always make sure you're satisfied with the work they've completed and go above and beyond to meet your needs. Everyone is courteous and friendly, and the management office works closely with you to resolve any issues you might have. Michael DiGregorio and Monica Tockman have both worked with me as I've leased two separate apartments, and they worked very hard to help me find units that were perfect for me. They grounds are well kept, clean, and safe, and the guards are helpful and vigilant. The amenities truly make the steep rent worthwhile. I use the gym and pool regularly, and they are always well maintained and clean. Cannot recommend living here enough! Avalon has truly become a home for me in a pretty crazy town. It's great to have a base that is so close to everything, especially for those in the music and film industries, and the residents are all respectful and for the most part involved in entertainment. read more

I had the pleasure of working with Nicolle Beiza as a host. She made things go very smooth and efficiently, when moving in. Her personality is great and she was very professional, which is something that you don't see a lot when getting shown apartments anywhere. I have lived in 4 different places and she is by far the best one to work with in getting things situated. She knows what she is doing, obviously, and it really helped. I would recommend her to anyone who is trying to move into the complex in the near future. read more

We had a water leak at our place and the tech (Otto Castro) was very fast and helpful. Even though it was late and he was suppose to go home he stayed and made sure everything is good. He was knowledgable about what he was doing and gave us some pointers for next time. We really appreciate it and glad he was there for us. read more

I have since bought a home and moved from Avalon Studio City, but enjoyed the 3 years I resided here. The complex is located within walking distance from restaurants and footsteps away from a large chain grocery store. The amenities are the main reason my fiancé and I enjoyed our stay here. Office Management has really stepped it up within the last year with food trucks and barbecues for the tenants. Maintenance was also very kind and helpful. Marie was able to work with me regarding my move out charges and Eric the maintenance manager was kind enough to answer all questions regarding our move out. I loved this place and highly recommend it to anyone looking to stay in the Studio City Area. read more

I just want to say how outstanding our stay at Avalon Studio City has been! We moved here from a mold infested townhouse in Van Nuys back in November 2015 and never looked back! They started the renovations of the entire complex in February of 2016 (3 months in), but knowing what the final outcome will be, it was worth the construction! Unfortunately, we lost our community pool, fitness/business center, as well as our bbq area in the main Colony complex, but provided access to those amenities in Avalons Bluff complex, not too far from my unit. It's the darkness before the light I like to think of it! The community amenities were very out of date when we moved in, so the anticipation of the new state of the art amenities that are expected to opening soon is well worth the wait! Now to the unit itself. We moved into our unit knowing that some work was going to be done to it, but what the outcome turned out was beyond our imagination! They gave us a completely new kitchen and bathrooms, wood flooring, new refrigerator (WITH AN ICE AND WATER MAKER!), a new chic stove, and dishwasher! As well as a brand new washer/dryer that was installed back in February! I know a lot of tenants are complaining about the noise and construction traffic, but it's a small price to pay to receive this kind of treatment and outstanding outcome! Monica is the best leasing agent, made everything for me and my boyfriend smooth and simple. We got a two bedroom on the first floor. The gym is huge and has a sauna and everything. The price isn't ridiculous like some places you see in Hollywood and it's just 5 min away in the freeway (from Hollywood) there's two pool areas and guest parking... SUPER CONVENIENT. I'd recommend this place to anyone looking to be close to Hollywood but not pay Hollywood price and anyone who really just wants a nice place to live! I am leaving this review for a very helpful and friendly Customer Service Representative Kelly McLendon. Kelly has been so resourceful and helpful during the process of renewing my lease. My roommates and I were able to discuss with him our rent increase after the first year of residency. We negotiated an affordable rate that would allow us to continue living in a community that we absolutely love. Unlike service I have had in the past, Kelly was very understanding, willing to work with us, and compromised to allow us to continue living at Avalon. We had a very civil and friendly meeting where it felt as though he truly wanted to help us out. Excellent customer service was provided, definitely choose to work with him if you ever get the chance! The area itself is a HUGE pro for this community. Everything you could imagine is within walking distance and it makes the rent absolutely worth it. The community itself has been doing a lot of construction which is disappointing because you are unable to use the amenities for the full term of your lease... Other than a few noisy dogs and one unruly neighbor, this community makes a great place to migrate to for a first time resident in Los Angeles. read more

Have been fighting the office for six months to move the treadmills or change hours from 24/7. Can't sleep my own schedule. Hear the gym constantly at inconvenient hours. Found a foot long mass of hair clogging my sink from previous renters. Washing machine fell out of cabinets and had to be repaired. They are currently working on taking out sliding doors of bathrooms because the doors come off the hinges. Listened to pounding through my kitchen and living room walls three weeks ago. It lasted 2 days and never received an email or an exclamation from the office. read more

THE ELEVATORS ARE BROKEN AGAIN! They said it was for renovation and would last 4-5 days, but it's been a month! Apparently, the elevators are from 1992 and the elevator repair service is trying to put 2017 parts on a 1992 elevator, which will not solve the problem. I feel like I have to walk a quarter mile to get to the only working elevator, then to my car, just to go out. And we're paying high rent ($3300+ for a 2 BR) read more

The only reason why I'm taking my time to write thjs it's because I've been living in the Avalon community for over 2 years already, and we never had an issue with our neighbors but it seems we have new neighbors and they are always complaining about us playing music, when we Play music just for few minutes during regular hours 8am-10pm and if we don't is not even as loud as other neighbors play their music. In this community as long as you understand that everyone nowadays is working from home, everyone has to deal and respect everyone's rights. Not everyone in this community works in Real Estate or just any Regular career, meaning there's Actors, Musicians, Pianist etc living in the building. So ... If you're looking to have a peaceful and quiet environment, or because you have babies or anything like that , The best advice to you it's to know that you might have to deal with the noise or Music. This is a community and everyone is facing difficult times and working from home with different type of Business. :) read more

I've been at the Archstone Studio City for about 5 years now and I've seen many changes. From managers to the leasing staff. I am the first to admit that some changes are good and some bad. I just moved here a month ago from NC and Monica Tockman made this process so easy I never had to worry and since I've been here everyone here is very nice. The pools gym and ball courts are great also, also I am walking distance from anything I need. The gated security and 24 hr guards make me sleep alot better at night I plan on staying here awhile. read more

JUST SAY NO!!!!!!!! This place is absolutely horrible! I come here a lot because one of my close friends lives here and I have to constantly hear how horrible the building is and at first I thought she was being over the top, but omg I stayed at her place for two weeks when I was apartment hunting and my God, I now understand. You can hear every tiny step of the people who live above you, and when I had asked other residents who lived there (chatting in the elevator) they all say that it sounds like a dinosaur lives above them as well. Now not every neighbor on the top floor can be THAT inconsiderate, which just means the building has poor construction or just really cheap material to not help with noise reduction when it comes to between floors. To make it more of an issue, she transferred from the main building to the smaller building next door hoping that maybe a new apartment away from her old neighbor who lived above her would fix the issue.. ahhhh nope, new neighbor is just as loud, so again just goes as further proof that they use no noise reduction to eliminate noise. A person walking normal shouldn't sound like 300 pound of rocks coming down on you. I fear for my life sleeping on her couch thinking the floor will cave in She has lived there for two years, and I have to say there hasn't been a time Ive gone that construction wasn't happening..and it's not due to be done till end of 2019, because they are renovating every single apartment with residents STILL living in those apartments and REFUSING to prorate those residents who not only have had to deal with construction throughout the property for two years straight but now have to deal with it on the inside of their apartment for one-two weeks. Again no reduction in rent during that time and inconvenience and LOUD noise. There's dog shit and piss everywhere. (Hallways; stairwells; elevators, etc.) There's little kids screaming and running down the hallways thinking its a playground making the walls and floors shake like a it an earthquake. I stepped in dog shit yesterday coming up to her apartment in the stairwell between floor 2 and 3...that was fun. She told me, she meant to text me to watch out for that because it had been there for two days now.....insert eye roll, of course it has, no shocker there. There are about a 2 dozen Ralph's shopping carts throughout both buildings for the lazy residents who can't seem to be bother to carry up a bag of bread... last time I checked this was suppose to be luxury apartments and luxury doesn't include Ralphs shopping carts sitting outside your apartment door.... The actual doors to the apartments are not real exterior doors, they are super thin and super weak (like cardboard). Im sure if I tried, I could kick the door in with one try...so not real secured there (And those doors are not being replaced in the renovation, they are just being painted over from blue to black, to make them look new when they aren't.) The elevator in building 10965 has finally gotten an camera put in it after two years of people scribbling 'KKK' and the nazi symbol into the walls of it....(kicker its there, but isn't even plugged in, so basically the camera is pointless and there are still nazi symbols scribbled into the paint from over 2 months ago... My friend got a notice on her door saying her lease is coming up and that if she wants to renew it, it will be a $200.00 increase, and that in the first month of her renewal her apartment will be renovated, which they refused to prorate her for that first month, because in their words she's getting a huge upgrade (even though she doesn't get a say in said upgrade)... I wonder if that upgrade comes with putting installation in the floors to reduce noise (highly doubt it) paying $2,100 for a junior one bedroom in Studio City (only 554 feet, and not even the nice part of it mind you) is a rip off. She's found apartment's in the last month that are going for the same rate, giving her all the same features two miles outside of Beverly Hills... (trust me, she's not renewing her lease, she's had it with them and the noise.) Oh another thing, they say that the call box works and lets your guest in by dialing your phone number from the call box, her call box number has not worked since July she has complained and sent in request email to the office and they all go, while we looked at it, its fine... well clearly it isn't because every time I use it, it doesn't work. And it used to work! Bottom line.. This place sucks and is a rip off. Not a great location and the leasing head Traci and Juan are unprofessional and beyond rude in both person and email! Any other place besides any Avalon property is the way to go! We shall see if they try to scam her on her deposit and leaving fees as well (even though they are gutting the apartment as soon as she leaves, wouldn't shock me if they tried to charge her for stupid things) read more

The reviews are right... Avalon is where Mad Max meets Real Gangstas of Escort City. It's perfect if you want to rage it with no regards to your neighbors, go to your local Ralphs to meet your favorite porn star, or easy access to drugs on Bluffside Drive. Alright lets go into details: - Building - A lot of the units don't have natural light, I was an inexperienced leaser so I did not really care about natural light until I moved into my unit, which now feels like a modern day solitary confinement. I made 5 friends around my building and they all have the same issue with natural light. Mind you the unit I chose was my personal decision so I'm sure the leasing office will be more than happy to show you ones with better lighting. (Not) Up until this review, at least 1-2 times a month my unit was rewarded with either a notice of entry, water shut off or a notice to move my car in the garage (so they can repair pipeline) or get threatened for towing. I had to haggle the leasing office for them to give me a temporary spot so I can move my car because I had nowhere to leave it while I was traveling for work. Then get this!! When I get back from my trip, there was a notice to tow my car when I parked it at the temporary spot given to me by their own leasing office. -- Then another situation was them finally installing a shut-off valve, which required them to come into my unit and access my closet. If I did not clean out my closet, they would be FORCED to move everything on their own... so good luck if you are on a business trip. I literally have a whole section on my reminders app just for Avalon notices. The elevators, hallways and entry door are tagged on the daily. I have seen hate messages "hate jews" or even swastikas in the elevator. There are even messages that seem like the intro to The Walking Dead "not safe" "avalon sucks" etc... they even have it tagged about XXXTentacions death (RIP). Oh, and the inspection date in the elevators are expired. Yes, they post up a note on the permit (which lasted couple days before someone destroyed the note) that the city was lagging their inspections but still deemed it safe..... yet at least 3-5 times a week the elevator is broken! Or it will act weird like it's going down but then goes up after a second. - Staff - They finally got rid of a manager that legit did not care about anything or anybody. They got a new guy in, who honestly seems more on top of it, so good job Avalon! It is about time. However the rest of the staff have great talent in cutting you off midway through sentences, or putting on the fakest act known to man. HOWEVER! Maintenance is what keeps me smiling. Their team is A+++ and really on top of their stuff. It's pretty cool, when you pay an arm and leg for rent, that you get everything fixed for you and their request system is pretty easy to use. BUT! Security... it's a joke. They just sent out an email out to watch out for broken cars, yet why do I never see guards walking in my garage? The only time they check the garages, is the one the guests park in... and they only do that to tow them! Legit.. towing is their profession. They must have an in on this towing company cause that's all they really are A+ on. Oh, there was an instance where someones wheels got taken off their car, like in a movie! I have had neighbors above me, which had 2 kids and a godzilla dog (or dragon, that never knew what time to sleep. To the point where I called the guards 50+ times, cops twice and complained to the leasing office. Guess what? Nothing was fixed! And I had to wait until their lease was over for the noise to stop... but it didn't! The next paragraph will explain. P.S. It's true about them not having a complaint to the guards count as an official complaint, you have to call in to the leasing office. Another reason why the guards are not helpful... at all. CONSTRUCTION! It's true. It never ends. They make it a point to either fix the most unnecessary stuff (like new garbage shoot doors) or inconvenience you in every way possible. After the family from hell was moved out, and my neighbors to the side of me (which were alright), the leasing office begun demolishing the inside of units! So the noise kept going on, and so far my girlfriend and I had to sleep at a hotel at least twice. I'll post videos/pictures for your convenience, but honestly you can't make this stuff up. What I wrote only covers 1/3 of my experience here. read more

For some crazy reason, my original review has been moved to the "not recommended". My original rating still stands and I honestly wish I could give zero stars. While the maintenance here is kind and incredibly helpful, they can't take away from how horrible our experience was here. We've been moved out since October but our troubles didn't end after we moved. Before we moved, we spent two Saturdays waiting for their incompetent staff to give us a final walk through of our apartment. Both times they never showed, and every time we called they had no record of our appointment even though we scheduled them both times. There was no remorse and tried to blame us. Even after we moved out, they charged us for new carpet (which was damaged when we moved in) and by the end of it, we owed them 750 dollars. This place has the worst costumer service. Nedra Munoz, who was our liaison when we moved out was apparently was "promoted" and after I e-mailed her and didn't hear anything back for months, I finally went to the leasing office to see if she even still worked there and that's when we found out she was "promoted". But yet, she couldn't bother to e-mail us and let us know that she didn't work there? So much for those costumer care awards she was so proudly boasting. And then when we were pointed towards Kelly McLendon, who are first we thought would be an asset and help us..but I think got annoyed when we continued to e-mail him about our upstairs neighbors. He had the balls to say that they said they weren't making noise and maybe that we were lying....seriously? Why would we go to all that trouble to lie? After a while, Kelly just stopped responding to us. While a lot of the problem tenants have moved out (the domestic abuse couple, some of the loud stomping neighbors/bass music) there are still a lot of crappy people who could care less if they bother people. Playing their music after hours, yelling and screaming in the hallways, bouncing balls in the middle of the night between buildings, yelling from balconies to other balconies. It's ridiculous. And then after all this? They raise your rent. To live in basically dorm housing. And when you have a problem? They magically disappear and hide behind automated messages so they don't have to deal with the thousands of tenants that live in their NINE buildings. Oh and when the building wide fire alarm is pulled/goes off at 3am, do they acknowledge it? Send out an apology? Nope. They sweep it under the rug. And all the construction and the workers who objectify you when you're trying to walk your dog? Wonderful. Please do yourself a favor and read all the reviews, even the filtered ones before moving in here. When we saw them, we thought it was just a fluke and it couldn't be that bad, but it was. Living here has been the worst. The people, the company, the building, everything. Avoid. Don't let the used car salesman pitch fool you. We did and it was the worst the decision we made. It was a waste of THIRTY-SIX THOUSAND dollars to live in a glorified frat house. The street is always crowded and filled with people who double park and just sit there doing nothing. The astroturf in front of the buildings always smells terrible and while I love that they will take just about any dog, small dog owners continue to allow their dogs off the leash and then give you a dirty look when you walk by with your dog. And while I loved that the Great Dane who lived above us was super nice...it's a freaking Great Dane that lives above and runs and thunders above me when excited. Seriously, don't do it. read more

We pay so much to live here, I think you can afford to hire at least one guard per building. This is ridiculous. Notice how every five star review that pops up, is for the MAINTENANCE and not the complex or the people who live here and make it crap? Yes, we get it Avalon, the maintenance is GREAT, they are the only reason this yelp page has three stars and this community looks decent at all. These poor guys have to go around cleaning up dog poop, and picking up the residents trash bags because they're too lazy and too entitled to take it the garbage room. Every single floor has them, yet the tenants just leave their smelly, disgusting garbage bags outside of their doors, and the poor guys go around and pick it up. Where is the responsibility of the tenants? Every single night, my evenings are interrupted by the drunk idiots who inhabit the NINE buildings here. Nine buildings and they are never actually guarded, the only buildings that are "guarded" are the colony buildings, which requires going through a security gate. The bluffs and the gallery building are open and no guard monitoring who drives in or walks in. Do you know how many times I've watched random people walk in behind me as I drive through "the secure" garage. Yeah right. Once you push that button, it stays open for like three minutes, allowing any crazy to walk through. And the doors in the lobby? Anyone can walk in, why? No guards on duty in this building. It's a free fall. A few weeks ago, a resident in the Bluffs went crazy, tasered a security guard, and ran around slashing tires in the "secure" parking lot. And maybe if there were more than two guards, this wouldn't be a problem. Nine buildings, and two guards. You do the math. Not sefe or secure. Oh, and that resident who went crazy? We have two police helicopters hovering over our apartment for two and half hours. That's the screening process they have. Or what about the resident who fights with her boyfriend every week. She throws his clothes over the balcony, screaming at him to never come here again. But the next week he's back and they're back to fighting. And you know what she screamed at him? "Go back to breaking into cars, that's what you do. Don't call me to when you need to be bailed out of jail." Yup. That makes you feel safe right? Not only does he break into cars, he's been in out of jail. SUPER SAFE. While the guys who clean the building are awesome, they shouldn't have to take out the trash of lazy residents or clean up their dog poop. This place has doggie bags and trash cans infant of every building, yet dog poop EVERYWHERE. And the other day, I witnessed a man in the parking lot, with his dog OFF THE LEASH and the dog ran towards another person who had their dog on the leash and owner did nothing. Just watched as the dog charged the other dog owner. According the another resident, this guy has been a problem and reported for having his dog off the leash, but he's still here. With his dog off the leash. I think it was greyhound. While I write this review, I'm listening to our upstairs neighbors blast their thumping base music. Yes it's the middle of the day, but I don't want to hear it. I work from home, and this isn't fair to me. My life shouldn't be disrupted because the Avalon allows in terrible residents. AVOID. AVOID. OK, I'm not big into writing reviews, but I can't help with this place. These are the worst apartments I've ever lived in. Let me just start by saying that the building and tenants are pretty decent, have no problems there, so that's why when you come to visit you might be surprised why this property has so many bad reviews, one word MANAGEMENT. This is the worst team of the most incompetent and lazy people I have ever seen. Except for Eric and Roger who are awesome btw and are very helpfully; however, unfortunately they mostly deal with new leases, I guess that make sense, put your best people to attract new customers, but it sucks for the residents who are left to deal with the rest of the team and they will drive you insane. Their main guy is the nightmare to deal with, god help you if you need anything from him. We haven't been here a long time, but I already dread going to the office for anything, b/c even a simple thing like getting your package always turns into a day-ruining experience. Anyway I could go on about how I feel about them, instead I'll just list all the problems that we've experienced in the short time we've been here. - Fire alarms going off all the time and it takes 10-15 min to turn them off. They went off about 5 times last week alone, several times at around 2am... makes for a great morning the next day. Good luck if you have a dog or a baby, I hear they absolutely love that sound. - Elevators are constantly broken and a few weeks ago, they decided to paint them(about time), so these geniuses just shut off all 3 elevators for pretty much the entire day. How hard is it to think of your residents and maybe paint one per day... or would that make too much sense. - Blocking driveway, they get on residents who stop in the driveway and block the traffic in/out of the garage, yet they constantly leave their golf carts in the same driveway while showing the apartments to potential residents and the main guy constantly leaves his car there for god knows what reason - double standard much.... - They used to leave the office 30 min early anyway, now they just reduced their working hours, I guess to make it official, so if you have a normal job and can't stop by during the day, good luck getting anything out of them. - Whenever you need anything, their default response "the person who deals with that isn't here", that happens every time you stop by, until you just give up. - Reprogramming your fob takes 5 trips to the office and it still isn't working correctly - When picking up your packages that were delivered to the office, you have to constantly reiterate that YES, it has been delivered , b/c their default response is "it's not here". How hard is it to spend the extra 30 seconds looking for it. This also happens every time. - Noise... they allow a bunch of immature guys rent a 2 bedroom and effectively turn it into a party house and do nothing about the noise at 4am - Extremely rude attitude in the office, anytime you stop by for any reason, they act like they are doing you a huge favor helping you out. Anyway, if you are thinking about moving in here, do yourself a favor - DON'T, and if you don't believe me, just stop by the pool in the Gallery during the day and ask around. Like others, I wish I could give this place zero stars but yelp doesn't allow that. I lived here for a year but it felt like five years. This place is the worst. It's honestly way too big and they can barely control the residents. This place is riddled with young students who have never lived on their own, "music producers", thugs, sexist pigs, and people who just generally don't care about others around them. It all started about three weeks after we moved in and our upstairs neighbors returned vacation. They were loud, played music well past quiet hours (11pm to 4am), was asked multiple times to please be respectful of us, and nothing. We contacted the leasing office, but they honestly don't care because it's a leasing office and there is no real manager. The security was located on the Vineland side and took forever for them to show up because it was usually one security officer for NINE buildings. NINE. One person, nine buildings with hundreds of residents. Even when there was a man and woman having a violent fight between buildings, the security's response was, "what do you want me to do?" I don't know, maybe your job? Every night we had to call security for one reason or another, whether it was the bass thumping from upstairs, the loud parties happening on the balconies, people yelling and screaming. It was constant noise, nonstop for a year. It was impossible to sleep with the windows open because of the noise. And lets not forget the one night someone sat in their car on Bluffside constantly honking their horn for 45 minutes. Did security do anything? Nope. Building wide fire alarms going off in the middle of the night with no explanation. A crazy woman who lived in the apartment who went on a tire slashing spree was still allowed to stay in the building. The Avalon, Ava, whatever it is only cares about your money. Once they have you, they don't care how many times you e-mail or call, they have their money and that's all that matters. I never felt safe, even walking to the garbage shoot where I was objectified by the creepy neighbors who lived next to it. Walking my dog through the community wasn't any better, men cat calling, commenting on my body was the worst. And literally nothing could be done. And let's not forget the smell. They use Astroturf/fake grass so when dogs urinate the smell has nowhere to go. So it just sits there baking in the sun. In the summer, your nose will hate you. The smell permeates the air. While the outside is nice looking, don't be fooled by this facade. My sister and I were sold on this because we thought it would be nice. But everything is cheaply made, and no matter what you do, they will charge you for replacing the carpets. Our carpets came stained and disgusting, but Nedra who showed us the apartment didn't put it on our walk through page, we should have been more diligent, but we weren't. We ended up having to pay the avalon $700+ after we paid for the cleaning service and our deposit wasn't returned. This place is designed to steal your money. No matter how much they say they want to help, they don't. My sister and I should have listened to the reviews, but we figured what did those people know, but seriously. Read the filtered reviews. While it looks nice on outside, it's like living on a Hellmouth. You will regret it. read more

Run while you can! They are going through every apartment and renovating each and every apartment with residents still living in them, all while refusing to prorate residents for the invasion of privacy; dust/derby; not to mention THE NOISE! Even if the apartment being renovated seven apartments down and on a different floor from you, you can still hear the construction happening as if it were next door. They now for all of December are working EVERY DAY OF THE WEEK, including Sundays now. So NO peace and quiet from 8:00 A.M to 6:00 P.M. daily and they are only about 100 apartments in.... not sure how many apartments there are total but there are two buildings and Im in the smaller one and I would guess there are about 50 apartments on every floor of the small building and possibly 100 to 150 on every floor in the big building. The apartment leasing office holds no regards for the residents leasing there. They have gone ahead and increase each residents rent up by 10% before the renovations have even begun in their apartments. Last year when I renewed it was only a 4% increase which I found reasonable... 10% for the construction that has been nonstop for the previous two years outside the apartments, and now for all of 2019 inside the apartments (possibly going into 2020 as well)... its just not worth the price they are charging. There is dog poop and piss everywhere. Ralph's shopping carts everywhere. The exterior doors to you apartment are razor thin when it comes to blocking out any noise from the hallway. I can be sitting on the couch with my TV on high in my bedroom and hear a women's heels clicking in the hallways as if she were walking right next to me! (That is sad!) The noise barrier between floors is extremely weak and you can hear every little footstep of the people above you. So if you do lease, best bet is getting top floor, but be prepared for you downstairs neighbor to pound the celling with a broom a couple times a week or calling security on you because it sounds like you are jumping while walking to them because of the loud echos from lack of noise reduction. There are construction workers standing outside your door at all times of the day, just lounging around doing nothing because they are working on the hour. The gate to the parking garage is constantly broken and we are constantly getting emails about car break ins. Packages are getting stolen from your door. There is a pool, but it has been shut down numerous amounts of times in the last 2 year that I lived here for repairs, or for photoshoots to lure more people in. The gym is decent, but took about 5 maintenance request to get the AC fixed so that way in the summer you could work out in normal temperatures and not 95 degree temperatures or higher. People are constantly moving in and out, so moving trucks blocking entries and parking gates all the time. According to other reviews there was a shooting, that if true, Avalon failed to notify all residents of it. Which is BAD! There has been a few homeless people wondering the hallways at times and security or 'curiosity patrol' as Avalon calls them, doesn't do anything. All and all, if you want to just waste 2k or more a month move here... if you want to keep your sanity, for the love of God, look elsewhere! read more

I just moved in last week from Iowa. The staff is great, just make sure that you take initiative in your requests (I would recommend by phone or in person): Since the drive from Iowa took a little longer than expected, I arrived 2 hours after the office closed on Saturday night. They wouldn't be open again until the following Tuesday due to President's Day. Brody, who wasn't even the leasing consultant I signed with, did me a huge solid by staying around to allow me to move in. I only have great things to say about him because that was the first time I talked to him and he would be getting nothing out of spending his time to help me. I had to plead my case a little to convince him and staff, but he saved me two days of hotel rates and probably getting my couch stolen! I signed though Nicolle who has been very nice and available to communicate. The studio apartment parking is good if you don't have a truck: I hope Nicolle can get me a different parking space because my truck is too long to fit in the parallel parking spot that I was given. The lady that has the spot behind me was very rude and yelled at me and the security guard on my first day here because my truck couldn't fit into the space. UPDATE on 3/23/2016: We solved the parking issue by having the lady behind me pull farther back into her spot. Smooth sailing now. The price is expensive for the apartment you get, but the location is amazing: I went with the 426 sq ft studio for about $1500/mo which seems really expensive coming from Iowa, but that price seems relatively fair for what you get here in the LA market. The location is one of the nicest and safest I have experienced in all of the surrounding area. Ralph's, Walgreens, and Rite Aid are literally less than two blocks away. Unfortunately, in April, the largest common amenities will be closed for construction, and the price for the same style of my studio is now about $300 more expensive. The current gym is decent, but they will be closing it soon ): I am an avid lifter and the current set up is even satisfactory for me. I would really love it if they would invest in a $50 barbell for free weight benching (it could be used with the existing smith machine hooks). UPDATE on 3/23/2016: With the construction, I was worried that I would not have a gym anymore. Nicolle, Tony, and Emilyn (I think that is her name) of the leasing office have made all efforts to remedy the situation, and they opened up a temporary gym for us. Few notes to be sure of: I have not seen any insect problems anywhere. The common areas are clean and safe. I have only experienced one rude neighbor, everyone else has been very nice and respectful. UPDATE on 3/23/2016: Have not seen her since the first day and have had no further issues. The hot tubs and pool are not 24/7, they close at 10pm. I think that is all, but I will update this review if anything changes! ADDITION on 3/23/2016: I submitted multiple service requests and within a day Juan Anaya came and fixed everything. He was very friendly, quick, and courteous. Both times he entered, he put on shoe covers, as to not track in anything. I got to hand it to them, they are really here to help! read more

Since Avalon is clearly flooding this Yelp with positive reviews from their office, I'll give you the truth. This place is a scam. They will sell you on this "great" and beautiful community but once you're here, they could give two sh*ts about you. Basically you pay 3000 dollars a month to live in a glorified dorm building. This place is filled with students/residents who don't care about anyone but themselves. People who will party and scream till 3am, but leave their windows open so everyone can hear them. Since I've moved in, I haven't a decent nights sleep. I miss sleep. Screaming, thumping music, stomping from our upstairs neighbors till 3am, domestic disturbances, dog poop in the hallways, trash littering the breezeways. It's a joke. We were super excited to move here, but once you're here, it's a nightmare. A pure, loud, obnoxious nightmare. If I had a problem with our loud neighbors, the leasing office told me, call security, I call security and you know what they tell me? THEY CAN'T DO ANYTHING. I call to complain about loud music? Oh, there's no rules for loud music and they can play it as long and loud as they want. Oh, and if you don't know the specific apartment? Oh well. NOT THEIR PROBLEM. I saw a response that says Avalon has a "quiet hours", why don't you actually try enforcing that? And tell your useless security company to do their jobs. Or better yet, get a guard in every building. This complex has NINE buildings. NINE, and you know how many security guys they have? Two. They don't patrol, they sit in their booth and do nothing. And when you call about anything, I quote, "well if we can't hear it, we can't really do anything about it." SERIOUSLY? And anytime a influx of bad reviews come in? A ton of positive reviews pop up. Yes, the maintenance team is AWESOME. I'd give them FIVE STARS, but this complex deserves ZERO. While they're trying to fix it with e-mails, I highly doubt every resident actually reads it. Because, last night girls were drunk screaming through the walkway between my building and the Bluffs, but was there anyone there to stop here? Nope. Because the only security sits on the other side of the complex! Please, stay away from here. It's a trap. It looks beautiful and seems amazing, but it's not. You'll be miserable. I'm young, but I like sleep. Should I be punished for that? And robo Avalon, I don't want to come to your office, I want you to take these reviews seriously and FIX THE PROBLEMS. Get guards monitoring every building. I don't like leaving my apartment and smelling my neighbors trash because they're too lazy to walk it to the garbage room. Where's the screening process? You just let anyone in. And next time there's a domestic disturbance, actually do something instead of having the guard, cluelessly shake his head, and tell me IT'S NOT HIS PROBLEM. PLEASE READ CLOSELY. Let me start by saying that I have to give Archstone some credit. They've managed to mask and cover all of the money scams, deposit scams, and fraudulent advertising perfectly. They are masters of disguise. We moved in here hoping to experience everything we had talked about over the phone and seen on the tour. The girl that gave us a tour showed us a "replica" of the apartment we were moving into, since it was not currently available to see since the previous tenant was still in it. In the end the top floor apartment was magically unavailable due to many made up reasons once the wait was over and move in time had come. THIS IS ONLY THE BEGINNING. So once we moved in we realized that the shower only worked for a few days. We put in a "24 hour service request" and it took them two weeks to respond to come change the shower head. For six months we repeated this process and did not EVER have a fully functional shower. At one point they had us walking to the other end of the building to shower in a vacant apartment that was under construction and walking back to our apartment. On top of that we lived in the "gallery" building. The nicest one. The pool immediately went under construction for 3 months. The gym AC did not work and always smelled like beef jerky. The entire community smells like dog pee. So. Then comes time to move out. We were promised that because we lived in an apartment without a shower that worked, that they would give us $200 in credit as compensation. LMAO!! So they did just that. They send us $200 in the mail, and took our entire deposit that we put down when moving in. Used our money to renovate the whole apartment. We know this because they openly stated what the charges were for on the statement. We then went to the leasing office to discuss it and they told us it needed to go under review. So 6 months later they are still giving us no answers as to where our deposit went, and refuse to set up a meeting to go over the move out statement. They said "we don't meet in person" in the email. You will NOT enjoy the amenities at this Archstone unless you pay for them. What I mean is you will only have access to them if you rent in the "gallery" building. The overpriced and most expensive building. Not once did the utility crew show up for repairs on the shower within 24 hours. People. If you value your hard earned money and actually want to enjoy living in a peaceful place like Studio City, DO NOT WASTE YOUR TIME HERE!!! AND BE MANIPULATED BY THE GLITS AND GLAMOUR THAT APPEARS BEFORE YOU. IT'S ALL AN ILLUSION. YES! THE LEASING AGENTS ARE VERY NICE PEOPLE AND VERY KIND. ONCE YOU SIGN THAT LEASE THAT ALL CHANGES. First of all, I have been living at Archstone for almost 3 years. I read some of the reviews and just like any community with over 800 units, no place is perfect, but some of these reviews are just someone having a bad day looking for something or someone to blame. I saw on review about "sneaky" office team... WOW, these are some of the most professional people I have ever encountered (mind you I work in the advertising industry and have had the great fortune to travel all over the US, and yes, I lived in apartments in Miami, Tampa, San Diego, SF, OC and now LA so I have about 15 years of living in apartments..LOL. There are no "sneaky" office people, Rabia Earls and her staff are THE most professional agents I have yet to work with in my 3 years in Archstone (in two different apartments). I can't leave out Nicolle Beiza who was amazing in helping me with my new apartment at the Gallery (Rabia too). Have I had instances where I could hear neighbors? yes, every single place I have lived. I gave 5 start because in my 15 years of living in apartments this is the best I have experienced. I also want to address one of the most important aspects of living in apartment communities, Maintenance. I have never experienced a community where the maintenance team responded immediately (via email or phone call) and typically my issues were fixed or addressed within HOURS. Erik Gonzales, Marie Lawrence, Eddie and the rest of these hard working people are the best of the best. I have come to know most of them on a first name basis (some face only) but every single person from the lady who cleans the Gallery area to Eddie and the guys who clean the front area next to the street always say hello and have a smile. I chose to live here for 3 years because of the people I mentioned above. Don't buy into the bad reviews they are just opinions from upset people who are merely venting. Go by the office and meet the team and make your own decision. The problem with Yelp is that there are so many happy people who just don't take the time to write good reviews. Its not like a restaurant where you have your favorite food or drink. People don't yelp about apartments unless they are upset in my opinion. Thanks Archstone! Horrible, horrible place that will make your life a living hell!!! 1. Management is horrible. I've never met more incompetent bunch of people in my life. The main guy who is in charge of the office is insanely rude. Every time you need something from them it's a huge hassle and they give you an attitude of "how dare you bother them, do you know how extremely lucky you are to even live here" 2. Appliances are old and they constantly break, washers leak. We've been flooded a couple of times and our washer broke and flooded our downstairs neighbors once. They don't care, just swap it for another used washer from an empty apartment and that's it. 3. Elevators break every couple of weeks and it takes them half a week to fix it. Some of the elevators are past their inspection date (how's that even legal). One time they decided to do maintenance and decided to shut down ALL elevators for the day... So I guess people with disabilities don't count... 4. Fire alarms going off in the middle of the night all the time. It takes them 20-30 to shut them off, so good luck if you have an early morning meeting the next day. 5. Extremely noisy. Apartments either face 101 or other apartment buildings. So you are either dealing with hwy noise and grime or very noise neighbors. I think they are having problems renting these apartments, so they started allowing 4-6 people to move into one apt, basically turning this into a frat dorm 6. Stench of dog urine in the stairwells, elevators and corridors. 7. Car break ins. Their security is a joke, they went through 3-4 security companies just since I've been here and nothing changes... Just more harassment for the residents, the break-ins happen now just like they used to. Random non-resident people using the pool and jacuzzi all the time. 8. They WILL RAISE your rent by $300-400 the next year. Guaranteed!!! That's why there aren't that many people that stay here for longer than a year. So if you like the noise of moving trucks every Saturday and Sunday morning, fire alarms blasting at 4am, frat boy neighbors parting till 3am, dog crap and urine smell everywhere and management acting like they are gods and you are peons lucky to be in their presence... then yeah! you just found your next home read more

I cannot say enough bad things about the Staff or the complex. The staff misquoted us the rental terms and rates and then did not honor those quotes (having allegedly misplaced them). Within one more of moving in the entire area was shut down by Law Enforcement as a meth lab was discovered in one of the buildings. There were a series of violent assaults in front and around our building. I had a $5,000 camera stolen from the trunk of my car that was parked in tandem parking in the secured parking structure. And when I reported it to the Office and to Security they did ABSOLUTELY NOTHING! They wouldn't lift a finger to even look at the camera footage to see who the perp's were. Ofcourse, they were more than likely residents b/c it occurred from behind the secured gates. Yesterday morning, the maintenance team was washing off the dog poop and pee from the fake grass on Bluffside, which they do weekly. But this knucklehead was blasting the hose towards cars parked on the street. Literally BLASTING dog poop and pee onto Guests cars. Covering them. Just a classless group of people here. When the new Security Team took over they became overzealous with parking. And when my girlfriend arrived late into the night we did not walk all the way around to the security shack in the middle of the night and thus had her car towed which cost me another $276. When our lease came up for renewal they sent a packet for us that literally doubled the rent if we wanted to go month to month! And renewing was ridiculously expensive. Definitely not a believer in rent control. And they did not attach a form that was supposed to be enclosed where we can file paperwork to move out on time. THE OFFICE MAKES IT IMPOSSIBLE to deal with. So we've been taking videos to make sure they don't continue with their Anti-Resident bullshit. A horrible complex and a horrible Office staff. STAY FAR AWAY!! where do I start?? Drug Dealers, Rappers, SHOOTING in the parking garage, PORN stars and a MURDER in the colony. Don't let management and the staff lie to you all these things are true. Not to mention the place smells like dog pee and weed!! Oh the so called Drug Doctor who was selling drugs from his apartment and was tied up and robbed!! Don't let the décor fool you.. It looks beautiful from the outside until you live there. And no matter what you will NEVER get your deposit back. The 10925 building aka Bluffs is full of cockroaches (infested) and that's where a lot of the Porn stars live and film. The nice building the gallery is where the rapper drug dealers live. Which is all the reason a shooting took place in the parking garage!! We even witnessed a few drug deals happening at the front of the building and the staff didn't do anything about it. The Colony is party central and where the Murder occurred in building 1. STAY FAR AWAY.. The only Good thing is the guys who fix your apartment. Since things are always breaking they are quick to fix the problems. We stayed there for my daughter who was a child actor. Trust me do your homework this is NOT a place for a family or children. Our neighbors played loud music all hours of the night that we could feel the vibrations on the wall!! I cant count how many times drunk people pulled the fire alarm in the middle of the night. There are so many more buildings in the area at way better prices. read more

This place is a human being''s nightmare!! I made the mistake of ignoring the reviews everywhere, even talked to the incompetent, used car salesman style employees from the leasing Co who gave me nothing more than BS and paid the price for it. 1) the place stinks of pot everywhere 2) lots of trashy African American people bringing their ghetto friends to party all the time, they trash the place, act out of place, loud and classless. Then it's the noise not only cause by people disrespectful with loud music at late night hrs but the poor construction of the place you can hear any noise and if you live beneath a unit, forget about staying at home peacefully. 3) all sorts of classless people entering the place at all hrs of the night blasting their car music so everyone can hear 4) lots of white trash bringing supermarket carts and living them everywhere and dumping trash on the corridors. 5) the units are poorly made so floors and appliances braking all the time and the maintenance people do a poor job, most of them don't even speak English. I thought with the outrageous prices they charge the quality of the tenants would be better but this was the biggest mistake in moving I made in 35 yrs. never ever again will touch anything this company manages, the reviews overall on all their properties are the worse and believe me, these are not isolate cases, the place is the worst. If I could, I would give 5 stars to the maintenance and 0 stars for the people who live here. I've lived here for 6 months now and it's gotten significantly worse. When I first moved in I could sleep with the patio door open for some fresh nighttime air, but now I fear doing so because almost every night (no, I'm not exaggerating) after 10PM other residents blast music, have balcony parties, or walk around screaming while intoxicated. I really don't understand how people can be so inconsiderate. The worst part of it is that there's really no way of enforcing the rules, like quiet hours, if there is no one here to enforce it. There's 1 security guard for the entire multi-building complex that spans most of the block. It's a system that's built to fail. I cannot wait to get out of this place! Sadly, it has nothing to do with the apartment itself, it's wonderful, spacious, big kitchen and closets. The inconsiderate, rude residents are what's ruining this place. Last night, we had to call security 3 times for a resident who continued to disobey and have a party yelling and screaming on their balcony until 3AM. This is just a giant, nine building dorm room for the surrounding art schools. read more

I have been a resident for 21 years and have enjoyed every moment of it. Through all the changes that have happened through the years, the thing that makes this such a great place to live is how well the community is run and maintained by the excellent maintenance staff. I have to attribute that to the years I have known Felix and Juan and all of the great work they do in keeping not only my apartment in working order, but knowing how this place runs from top to bottom throughout the entire community to keep it going strong. I trust in them explicitly and appreciate not only all the years of service, but the great friendship that we have. One of the things I really appreciate about Avalon, is the personal relationships that I have with Felix, Juan and the entire staff. I have been here so long that I have watched their kids grow up and get married and have families of their own. I also want to say what a fine job Al the maintenance manager has been doing. Where do I begin??? Ok well if you want to live in a FLEA INFESTED building/community this the building for you!!!!! My dog started loosing her hair bc of all the flea baths she needed,mind you she had frontline the best!!! . I even had fleas jumping on me !!!!! I lived here a whole yr and it was horrible.... there was also construction all year round starting at 7:45 am which you could not ignore. I called the office regarding this situation once but of course I had to wait for them to open. The manager basically yelled at me for calling them with the situation.... Actually Everytime you called the office about something it seemed that I was bothering them or they always wanted to argue with me. Everyone in the office was mad rude (ROGER, THE LADY MANAGER , BRIAN) the only normal worker there is John. So if your planning on moving here and read this pls don't disregard this bc trust me I have never written one of these in my life and I just had too with this building . So if you want to live in a hostel for universal studios .... Have fun. And don't forget your frontline !!! read more

Archstone Has Deceitfully Fraudulent Financing!!! They will screw almost every tenant on rental payment. I haven't ever met a tenant that hasn't been totally unsatisfied at Archstone. Not only the residents but former tenants that lived here left same complaints all over the internet. Ask the tenants yourself about $700 dollar fines they charge if your payment accidentally didn't go through and you're late for 4 days. Even if the payment didn't go through by their system's fault, you will have to pay. Thousands of dollars fine for their "lawyer fee". All pictures look like photoshop enhanced. In pictures it looks way better than what it is in reality although it doesn't make much difference to me but there are people to whom it would. I made an electronic payment. Because of their system's fault the payment didn't go through. And they're charging me $700 + attorney fees. Both property investors and management are going to the dog with this. I'll make them retribute at least 10 folds, and if you experience an extortion with Archstone, please let me know I'll help you with legal advise. read more

Dont move here!!!!! Its a nightmare! They had math lab busts, ive personally seen twice when dea come in and arrest people. If that doesnt scare you - there is dog crap everywhere and grass isnt reall, so it always smells like dog crap and weed(everyone smokes there) my balcony faced other ppls apt- no view. Unless you count bunch of drunks, potheads (naked) and hookers and dog crap(yes theres dog crap on balconies, because people dont walk their dogs. Which bark on balconies all day neglected). If THATS fine with you still- they manage it from another state and have no clue whats going on. Theyll find any reason to scam and overcharge you, because you can pay only online and staff really doesnt care about you and secretly hope you die after you sign lease. They charge late fee by DAY! I wrote to them saying payment wouldnt go through- few days later it went theough. Im kidding. 3 days later i recieved eviction notice. Im just trying to warn people, because it was horrible, dont want it to happen to anyone else. read more
