I should start by saying that my review is for "Galley" located on 10965 Bluffside. I have lived in the gallery for over a year and I just renewed for another year. I had a nice experience living here in my first year and that's why I am renewing again. However, I am shocked by many of the reviews placed here as my experience was nothing similar to many people here. I like the community and the fact that many people are younger, in their late 20s to early 30s. I can only speak for my own building as I have not been to other buildings but for most part everything is great. My building is clean, and I have not had any noise issues yet. Plus, I love the area and the fact I can walk to different restaurants and bars. Again unlike many people here, I have had a great experience dealing with the staff and management at Archstone. To start, my leasing agent Michelle is simply great!! If you are looking to move in here, she is the person you have to go to. She is very pleasant to deal with and will ensure that you find the apartment that you are looking for. My wife and I are picky, so she showed us close to 15 apartments before we chose one. She has also been there for us whenever we needed something. I also dealt with Michael on my new lease. Michael was also great and he got us the apartment that we wanted. I definitely recommend Michelle or Michael if you are moving in. Also, the maintenance team here is great. We have lived in the apartments for the last 10 years and this is by far the fastest maintenance team I have ever dealt with. They are super nice and responsive. I definitely recommend this place! I don't remember everyone's names that I've worked with, sans Helmer and Enrique, but I genuinely have nothing but good things to say about any of them that I've met. Pros: The Maintenance staff. They are kind, speedy, attentive and can usually fix any issue in my apartment within a day or two. Cons: Everything else. If I could offer one word of advise to prospective Avalon Studio City renters - DON'T DO IT. Your money is much better spent elsewhere, where people will care about you and your quality of living. LEASING STAFF: Hannah and the leasing staff are utterly useless. For nearly 2 months now, I have been trying to resolve an issue with my neighbors. I have made phone call after phone call and sent a handful of emails only to be completely ignored by everyone. Customer service and resident happiness do not matter to the leasing staff at all. CLEANLINESS: While the new renovations on the outside of the building make this look like a top notch place to live, the insides are going to absolute hell. Residents leave litter and trash bags in the hallways, and there is constantly dog feces and urine in the stairwells. The lawn outside of the building is artificial, leaving no way for dog waste to seep down into the ground. It just sits there, causing an awful odor that is particular bad when it's hot out. DRUGS/SMOKING: Although this is supposedly a smoke free community, residents do not abide. Just walk down any hallway and if you're lucky, you'll get a contact high. The smells of cigarettes and marijuana waft in though my vents and windows, making my clean apartment an unpleasant place to be. NOISE: There is no such thing as quiet hours here at the Avalon. You get to enjoy the sounds of your neighbors music, screaming, and god knows what else 24 hours a day/7 days a week. Security and the leasing staff do nothing when it comes to tending to these complaints. CONSTRUCTION / ELEVATORS: I've been here over 18 months and I don't think a single week has gone by when some portion of the complex wasn't under construction or broken. For the last 2 months, we have been lucky if at least one of the three elevators works. It's very inconvenient and of course, getting them fixed seems to be at the very bottom of the staffs priority list. SECURITY: You can call security about the same issue 10 times and it's guaranteed that they'll do absolutely nothing as evidenced by the fact that nothing ever gets resolved. CLIENTELE: You would think that for what it costs to live here, you would attract decent clientele. Unfortunately this is not the case and I often feel very unsafe around the sketchy people that live here. There is a huge amount of illicit activity that goes on in this building. -------- All in all, I'm not sure what the staff does all day. Clearly, they can't be bothered to help you or fix any of the gazillion glaring issues with this place. They are lazy and do not care about you. I've lived in Avalon Studio City for 4 years. Grounds are well maintained and well kept up. The office staff is great (love Michael D.) very professional and courteous. They really make an effort to bring the community together with Food Truck Tuesdays and frequent BBQ's. The best is the maintenance crew. Felix runs the team efficiently and professionally. Issues are addressed and fixed within hours. Seriously, they are that fast! Juanito and Enrique work in my building and they amazing. They put on booties before they come in the unit, do the work quickly, are friendly and very professional. Even my dogs love them! read more

After living here about a year, I just got a notice on my door that rent for my 2 bedroom apartment will be going up from 2700 to 3300 per month...almost a 25% increase. This apartment complex is like a chintzy Korean car from 2001.... in 2017 *Dirty, Shabby, Dilapidated, Decaying - are the key words here *While management is investing in outside cosmetics, the internals of the buildings are on their way to resemble a building in Projects. Besides, most of the improvements are done by someone with their arms growing from their behind. Freshly painted things are chipping and have a smeared paint just one day later. But no one cares. Money have been appropriated for a check-mark purpose. Who cares about NEGATIVE result. *Frayed walls and flooring in the hallway and staircases. Crooked lightning with multiple light bulbs missing. *Litter is everywhere, as well as dog defecation outside where people walk their dogs. To boot, the grass is artificial, so the dog urine is not going anywhere and the STENCH it produces is ridiculously unbearable, especially when it's hot outside. I'd compare it to a garbage dumb on the outskirts of some 3rd word city. *There are ghetto/projects-like activities going on here, with people who don't leave here going in and going out constantly. Many of them look ghetto and act ghetto: no manners, careless attitude, inconsiderate of others, etc *Noise well into the night is ubiquitous. This place attracts people with low culture that could care less that somebody else is asleep at 1:30 am on Tuesday and that they have to get up to go to work. Because, hay, It's Cali - let's get high and laugh like horses. *A/C is not cable coping with heat in LA spring, summer, and early Autumn (ie most of the year). Get ready to simmer in 80F inside with A/C blasting if you're cooking or facing the sun (what idiot contemplated thermal design? why doesn't anyone care). Maintenance will tell you it's normal - yeah, right *Permanently broken elevators (no one cares). Marijuana smell Bottom line: this may have been a nice place to live before, but, like I said above, it is on a fast track turning into Projects. Outside cosmetic improvements - to attract naive prospective renters into thinking "this is it!" - are nothing more than a lipstick on the pig. I can't imagine how any minimally reasonable and open-minded person can view as "luxury living". read more

This community has been our home for years now and we could not be happier with the staff and neighborhood. Our new manager Tyler is very kind and genuine. He has helped my family on numerous occasions and is doing a fantastic job with the renovations around the community. Wendy and Kelly are our assistant managers. They are both kind and very good at their job. Wendy is an animal lover to which is a bonus if you are looking to adopt a four legged friend. She can direct you to some rescues:) I can't say enough about our leasing staff. Nicolle, Brody, Monica, Tony, Emyln, and Taylor are very helpful and amazing at their jobs. Not only is it their responsibility to lease apartments, take care of renewal paperwork, and follow up on leads, but they are also responsible for resident concerns. Each time I have had a concern they have gone out of their way to make sure that it was addressed and handled promptly. As a prospective resident, my advice is to take everything into consideration and to be kind when asking for help. They have the responsibility to take care of everyone here(800 plus apartments) and are often very busy. I can say from experience that they genuinely care about the happiness of the residents:) Our maintenance staff here is the absolute best that I have seen in any apartment community since we have lived in California. Al is the cm of the maintenance team and he runs a tight ship. Juan, Mr Felix, and Vicki in housekeeping are among some of my favorites. They are always willing to stop at a moments notice to help our family. Although I am a huge fan of this community, my family will be transferring to another Avalon next week. This is to be closer to my husbands work. I will miss all my friends and neighbors as well. There are many good people who live here that make this a wonderful place to live at in studio city. If you are in the market for a great place to live, with good neighbors and good staff, not to mention an amazing location in itself, I would not hesitate to call this Avalon home. read more

Disgusted! This place is causing all of us to get cancer and they won't acknowledge they are putting the residents at risk for a long term illness, very costly and very unkind.. They took perfectly wonderful floors and unearthed them to put in fume causing, eye burning, lung killing elements that are highly toxic causing skin issues, sinus issues and lung cancer. Instead of putting those of us that are ultra sensitive, and problem solving with them.. It is demanded that the tenant complaining move out.. That is their only remedy. At first the staff appeared someone friendly but now they are all being completely immature and unprofessional. Stay away for now til they get their chemical petroleum issues under control. The neighbors and I who all got Sick went to talk to Tyler the manager. He was mean, yelled, was out of control and refused to acknowledge he is poisoning us all. He needs be looking out for us, as we are not feeling good. The manager also promised money when I had to stay in hotels when they repainted using petroleum without ventilation. My pets got ill too. Then I was offered move out money and then that too was reneged. Just more promises that we not delivered. Meanwhile spent almost 30 thousand dollars to detox pets and myself and it's still not enough. They are still trying to charge me more money. Others that complained were not given a renew for their lease. They do not care about you. They just want to rent even if it kills you they do not lose sleep. There are non chemical floor coverings. I have been living at Avalon for almost seven years and there is no other place that I can imagine calling home. The amenities are amazing, neighbors are never a problem and the staff working for the complex go above and beyond to ensure that every resident is taken care of. To name a few of the staff: Emily, Bo, Helmer and June are all equally fantastic. I have never had an issue while living here that was not resolved immediately. When I first moved in in March 2016, I was told there would be construction of the main leasing center that would last until October 2016. It lasted well into the spring of 2017. The construction noise was so bad I complained to see if they could reduce my rent. They said there was nothing they could do. When I moved out, I found out the new tenant obtained a rent over $200 less than what I was paying. During my move out inspection, the Avalon staff member said my place was in great shape and I would only have to pay the move out cleaning fee. When I received my final statement, they charged me for damages, carpet and cleaning fees, which was double the amount I signed off on. The Avalon residences are completely disconnected from their main office on the east coast, and they totally take advantage of their residents. read more

The only reason it's not 5 stars is more about the community and residents - the leasing office staff, especially Monica, and the maintenance team are top notch. I've only lived here a few months because I am moving back for family reasons but Monica was great in understanding my situation and helped get my apartment leased quickly so that I don't have to pay a huge lease termination fee. She's very responsive in all my questions that I have had. I moved from out of state and she was very understanding about my concerns and made the move as simple as possible. The maintenance staff is great and very friendly. Every time I had an issue it was resolved quickly. Recently, my fridge broke and my food melted/spoiled and the staff gave me a refund on my recent groceries purchase! There's been a lot of noise in the complex and strangers waiting in the driveway to sneak in after you to get into the garage. But I guess that's what comes with living in a huge complex. No place will be perfect in terms of the tenants and their behavior, especially in a big city. I can't comment on security since I fortunately haven't had to call them. People generally pick up after their dogs but occasionally you see some dog poo around but it is cleaned up soon after. The rent is a bit high but you are paying for the good service,staff and amenities that Avalon has. Plus it's LA so I feel like cost of living is high everywhere around here for this small town girl. Overall, great central location with lots of restaurants and grocery stores nearby. Friendly maintenance and leasing staff. Ask for Monica if you are looking at Avalon Studio City! read more

I have lived in this complex for a little over two months and I am more than satisfied. I have always been fond of its beautiful landscape and wonderful location. My buddy has lived in the complex for about a year and convinced me to check out the Avalon when I was apartment hunting. Ever since I expressed interest in the apartment the staff has been friendly and very accessible. Monica was the community consultant that walked me through the application process and was very knowledgeable about the complex. She made the moving process seamless and continues to be lovely person that makes my stay at the Avalon comfortable and enjoyable. Nicole, Michael, and Paige are also friendly and very personable. They are always willing to help me with miscellaneous things during my stay, from printing a shipping label to helping me get my keys out from the trash chute... The security is also pretty friendly. Rocky helped resolve a parking issue with my garage space quickly and efficiently while Mark, among the other guards, is always very friendly to people driving through the front gate. The complex is extremely beautiful and landscaped very well. It is a great place to wake up to in the morning and I enjoy all of its amenities (gym, pool, spas, etc.). I would highly recommend it to anyone who wants to live in style and be close to the action in the entertainment business. Thank you all! read more

My daughter moved in here about 2 months ago, and has nothing but problems. Her bedroom and Bathroom smell of marijuana all the time and she isn't the one smoking it. It seeps in from another apartment close to hers. It is making her sick. The noise keeps her awake to the point she canno sleep. Multiple times in one week police were called there for gun shots and invasions. There is never any information given from the mangement office and when you call or go to talk to them about you concerns, they blow you off. They only have security from 8:00pm to 4:00 am. and there is no direct way to contact security, you have to go through an outside company to get them. Anyone can get in from the parking garage. There is no one at a gate letting people in and out with a code, outsider cars follow residence cars in all the time. There have been car tire vandelisims and thefts, strangers showing up on residence balconies. It is a nice area and complex and the apartment is nice, and the office people are nice, but my daughter does not feel safe here and wants to move. read more

Never before have I had such horrible experience with a company. The fire alarm goes on few times a month, the bathroom fan in my apartment caught on fire for no reason. And after all this headache, the supervisor, Hannah, was so unbelievably rude to me and my wife that we have decided to never deal with Avalon again. read more

RUN!! Do not give them your business. I filed an application on 21st to move in on 26th. They approved my application on 24th and the next day I told them I don't want the apartment anymore and they wanted to charge me a whole month's rent WITHOUT a signed lease. After going back and forth they said they won't ask for one month's rent but they do require a reservation fee because they took it off the market from 21st! My application was't even approved by then. Anyway they had the audacity to ask for 600$ for an apartment that no one wanted and they were willing to give me a discount on rent just to keep it occupied. read more

I moved with my wife and my 2 sons here less than a year ago. we are VERY happy with this community, SPECIALLY with the maintenance staff. One time we had an Issue with the AC and Juan, one of the maintenece associates came over less than 10min after my call and he fixed it. Today, i had another issue and i called directly Juan. He came over within 30min and i noticed that he was not wearing his working suit. Well IT WAS HIS DAY OFF but he is SO PROFESSIONAL that he came and helped us out. Never seen that before. This gentleman deserves 10 stars. My lease is ending soon but i will definitely renew it. Everybody here : Leasing Office Associates, Managers, Maintenance staff of course, Security Staff are all very friendly and professional. The community is very clean and we have a super pool, Jacuzzi, Basket Ball Court.... We want also thank Michael who is taking care of us very well at the leasing office. Each time I have a maintenance request he handles it with excellency and professionalism. Regardless of the time of day he shows up with a smile on his face and puts in outstanding work. Please do not rent here! Literally stop looking and don't be fooled by their exterior facade and amenities. After looking at the property on paper it seems great. However take a look at these reviews. You'll notice a trend, and the team at Avalon works hard to prevent real reviews from being higher by giving days off to maintenance personnel if they have the most "positive reviews" that week or month. They incentivize residents with Amazon gift cards to write positive reviews as well and the management staff didn't even deny this, in fact the person I spoke with admitted they do this to offset the bad reviews. After looking at the unit, the leasing agent then told me he wouldn't be able to give me any options to rent any unit further than 30 days out?! HUH?! So if you're looking to rent further from a month from now, good luck. This individual also told me a specific date and time he would get back to me and never responded. Read the reviews, the property is ridden with crime, there are little to no cameras on the property and residents I spoke too overall seemed not happy to live there. Stay far away. The Avalon is the only place that when I told friends and family they all said to very cautious because they too had only heard negative things. Do not lease here. You will regret it read more

New residents, or applicants of Archstone: At all costs, avoid dealing with an incompetent staff member by the name of Michael. Michael (a simpleton) had a very difficult time processing my credit check, because he has no idea what to do with anybody who is not American. What should have been a routine credit check, resulted in Michael running my score nearly 10 times, and a $35 fee turned into a $250 fee. Now, without warning, collections has called me to retrieve this money that I knew nothing about. Thanks, Michael! The staff member at my new complex had no problem scanning my credit score, reviewing bank statements, and handing me a lease. It's not hard mate. read more

My husband and I love the maintenance crew here. George, Edi, Julian and Helmer all go above and beyond. The leasing staff is making huge efforts to bring in and retain respectful residents, though there are still a few who decide the 100% smoke free policy does not pertain to them. I rarely leave reviews on Yelp, but Edi S. on the Avalon maintenance team deserves more than 5 stars. He is THE BEST MAINTENANCE PERSON I have ever dealt with in ANY apartment complex. He is efficient and always gets the task handled as quickly as possible. Also, my dog likes him.. (which as many of you know - living in apartments with pets, that is a big deal). This is for the 10945 Building. I lived here for 3 years. The first 2 years were alright, until my last year 2012. The hallways do smell like pot all the time. The staircases ALWAYS have urine and animal feces. Often the urine will linger until it dries. Maintenance was responsive the first 2 years, then during my third year everything took 72 hours to respond with another 72 hours to complete work. The maintenance staff is very friendly, make friends with them right away to get service quicker. The BBQ areas are almost always broken, the handles are either missing or fall off. The majority of the leasing staff are pompous and rude. If you pay rent online make sure to always pay on time, if you are late twice they will disable it permanently. Guest parking is always full, most apartments come with a 2 car parking space. Its $75 a month for an extra space if available. Also archstone is very trigger happy when it comes to lawyers. There is no pleading with them, no begging, no crying, no excuses. Archstone can careless about any circumstance you may have and will be quick to release their legal hounds on you. Rent here is ridiculous, when i left they were telling me that if i were to stay another year it would be around $2800 a month for a year lease. Also they wont allow you to move into a cheaper smaller complex. From what i have experienced at archstone i never want to return. Also management if you read this dont bother contacting me. i want nothing to do with you. These people will move you in for cheap then slowly raise your rent over time to the point where you are forced to leave. read more

This could have possibly been the worst living experience ever. Not only do they over sell and under promise, once your lease is signed you may as well not exist. From one minute to the next the leasing office would pretend they did not know who you were, lie that your package was not there, make up false information and just generally be rude. The level of general disregard for the tenants is just unimaginable for 1700+ a month. While the apartments themselves are fine, it is the staff in the leasing office that makes the living experience here poor. The community outsources their parking to a third party and their would CONSTANTLY be tickets on my car for a space assigned to me by the leasing office. When you would approach the leasing office about it they would refuse to help you and claim you had to contact their hired parking authority. The machines in the gym are always down, and there is always a HUGE overflow of rowdy guests in the pool durin the summer making it impossible to enjoy laying out. This is not vegas and get your glass beer bottle out of my pool. All in all, I would highly recommend living in a tent over having to deal with the headaches at Archstone. read more

Can I please give ZERO stars?? EVERY year when the lease renewal time comes around, the office tries raising our rent $400!! EVERY YEAR! Normally during the month I need to renew, I call and ask them what the current daily rate is. It's annoying to do this, but worth it since it always saves me hundreds. Now that Avalon has bought Archstone, they have given me the renewal rate and once again, they have upped it $400. The office said due to the new owners, there is nothing they can do about the increase. Why on earth would I pay $400 to stay in the same apartment I have been in for 4 years. I understand if I get a bigger place or whatnot, but for the same place...that's throwing money down the drain. They are about to loose a valuable resident who they haven't have any issues with in 4 years. No noise complaints, I have kept their unit spotless (including the carpet), never been late on rent...and this is how they repay us. DON'T MOVE HERE! Since it's writing this review, I thought I would add... Fire alarms go off ALL THE TIME. 3am, 7am (on Weekends). It's to the point I don't worry about there being an actual fire, instead I am annoyed that the alarm is going off. My point, I would never know if there was an actual fire. They cry wolf all the time. Also, the office isn't open on Sundays (so don't think about picking up a package on a Sunday). If you work in Production and need to go in the office, forget about it. There new hours are ridiculous. Last but not least, they have meetings during regular hours and if you need something you expect you to come back in an hour. WHY NOT MAKE YOUR MEETINGS WHEN THE OFFICE IS CLOSED? read more

Note: I've lived both at AVA and Avalon for now almost 3 years. It's honestly one of the best locations in the valley. As a female, having security 24/7 with gated/secure entrances, it makes me honestly feel at ease when I walk my dog at night. I always feel 100% safe both in Avalon and the surrounding streets. They're incredibly dog friendly, are artist friendly, and have just renovated all of their amenities. And what I love the most is the staff: they honestly care. They take the time out of their day to check in with their residents and deal with issues right away because they're proactive. read more

Deceiving at first, but once you're in, you'll be sorry. I applied to be added onto a 2 BR lease and 2 weeks after I submitted my application I walked BACK into the leasing office to have someone loose my application (turned in application on Nov. 9 with $30 application fee, they lost the application but gladly cashed my check). Responsible agents Kahama, and Michelle. After resubmitting my application with ANOTHER $30 app fee I had to physically go back in to see if they lost it... again. After another 2 weeks after I submitted it I learned that it had STILL not been processed. It took the manager of the office in order to get it done. Adding a third person to a lease does not include an assigned parking spot so they placed me on the waiting list. They provided me with no temporary parking spot or permit by any means. I have to stop at the front gate and have the guard fill out a "Visitor Parking Pass" EVERY TIME I come home. Some days I'll come home and make a pass at the 11 guest parking spots and realize that I have to park outside the complex. There are 11 visitor parking spots, and over 150 apartments in the complex. An embarrassing ratio. I asked the managers if they could give me a temporary pass in one of the spaces for an apartment that is not being rented and they denied my request in the best interest of a potential resident than a CURRENT resident... shameful, embarassing. They did not provide a solution, when it comes to satisfaction I am VERY displeased with this awful apartment complex. The rent is high, the stairwells smell like urine and the elevators in my building (2) don't have updated safety licenses. They expired in October 2007... Helllo December, can anyone say lawsuit? Do yourself a favor and DON'T move here unless you enjoy being under the watch of completely irresponsible, unorganized, bitter, and complacent staff of leasing officers all under one roof. i don't live here. i'm only reviewing my experience in trying to look at the place while i was apt hunting. we made an appt the day before and arrived right on time. there were a couple of leasing agents who weren't doing anything, but since our appt was with a specific agent they told us to wait for her. that's fine, she's running a few minutes late, we understand. she showed up a couple minutes later with another group she had just shown around. one of the agents let her know we were there for her and she smiled at us in acknowledgement... we figured we would be attended to pretty shortly. nope, the group she was with proceeded to discuss whether or not they wanted to keep looking or take this place, then they decided to fill out applications "just in case." then they had more questions to ask. then they started to chit chat with the agent we were waiting for... all in all, about 45 minutes passed of us just sitting there with no other agent willing to help us AT ALL. we had another apt to look at so we got up to leave (obviously we didn't care to live HERE anymore) and the agent we had been waiting for goes, "You didn't want to see the place?" i respond, "well, we have another appt we need to make." she very nonchalantly says, "oh ok. bye." no apologies for making us wait for NOTHING. not even an apologetic tone! she sucks for not caring (or apologizing) about having us wait FOREVER, and the other agents suck for not stepping in when they obviously had nothing else going on. read more

Avalon Studio 4121 Is most horrible plaice to stay, I been there for a year,non smoking, but everybody smokes everywhere, first floor units are always flooded, and next door building has surage sipping down the alley, making wounder full smell of poop, all issues was addressed to management , guess what ...... nothing, and cockroaches will visit you once in a while there. My rent was increased from 2040$ for one bedroom to 2460$ if you resigned contract for a year, if I stay month to month it 4370 $ !!! Total absurd. Than on your deposit be aware that they will charge paint 165$ ( stating that they need to repaint entire apartment) 60$ carpet cleaning 80 $ full cleaning. Be aware. read more

So I would have left a much higher review. So let me start with the positives: -Nice staff and always friendly -Very well maintained -Great amenities and very luxurious -Great location and very close to everything I fell in love with this place. Cons: Staff has no idea what the hell they are doing. My lease renewal came up and had expected the lease price to increase a little bit. They raised my $2,500 a month rent to $2,850. ARE YOU KIDDING ME? That is nuts!?! But I read the negative reviews before and had a feeling this was to come, but I decided to put in my 30 day notice and found a new place. Everything was fine until today when I decide to go on the website and come to find, they are leasing my same unit for $2,500!!!!! HOW DOES THAT MAKE SENSE?!?!? I Called them to see if we could stay in the unit and pay the price online. They said it was not possible, I have to pay $330 more to stay. I have never missed a rent payment, thrown any crazy parties, or anything. Why wouldn't they allow me a past resident to stay there??? ITS AGAINST THE FAIR HOUSING AGREEMENT! It is ILLEGAL! I honestly do not recommend any Avalon community after this. The property is incredible but the hassle and bullshit they pull is not worth the nice new amenities and great apartment units. WORD OF MOUTH IS THE MOST POWERFUL FORM OF ADVERTISING. YOU BLEW IT WITH ME AND I WILL NEVER RECOMMEND FRIENDS TO YOU AGAIN! read more

SPARKNOTES: I read a lot of bad reviews on this place, but moved in anyway with the misconception that this was a large enough company to have their sh*t together. Big mistake. Take it from me now, this is the easy way to find out about Archstone. It was the first place I lived in CA so I didn't know any better. You will leave with far more complaints than admirations about this place. I stayed for 1 year in 2010/2011 and will be happy if I never so much as drive by this place again. They will reel you in with the community feel of everything and nice pools and fitness facilities but that's basically what earned them their only star. Once they have your money and your lease is signed you will notice the welcoming feeling vanishes, you could make a list of things wrong with their overpriced apartments, and their management staff makes the DMV look like the Ritz Carlton. I waited 4 months into my lease before I finally had a decent-working shower, and you can be sure I notified them of this 2-3 times a month. The brain-dead maintenance staff was taking tips from me on fixing things in the bathroom and kitchen. You can expect to be abundantly overcharged with move-out costs, as well as a friendly parking ticket once a month if you don't have a garage spot. The paper thin walls mean a noise complaint weekly for watching TV at a normal volume at 8 pm in the evening. This will eventually lead to an eviction threat from the friendly folks down at the office. The same people who told you they would do anything to make your stay more comfortable, only weeks prior. Then when my lease was up, they had the nerve to offer me a renewal deal where I would have the honor of paying close to 200 dollars more a month!! Are you out of your f*cking mind Archstone?! I lived here for 3 years, 11 months. Pros: the maintenance team is great. Cons: residents repeatedly tag elevators and common spaces with racist and anti-Semitic pictures and phrases, garage repeatedly left open for vagrants to break into cars and have easy access into building, packages stolen from doorstep multiple times, shooting on premises, security guards are non-existent or on their phones or sleeping on the job, upon moving out; they are nickel and diming is for $1,100 because they "need more training" on how to inform residents on what they'll be billed for. Juan (the manager) is a smooth talker after the fact. Eric hasn't been working here too long so obviously isn't too aware of policies or procedures. Doesn't excuse him from costing us over a grand. What a "thanks" for just under 4 years of being a good resident for them. Not worth the money or headache dealing with the poorly trained staff. I'd have taken a hard pass and looked elsewhere in hindsight. read more

Beware before moving in! Generally speaking, the apartments are a bit overpriced for the size and the quality. It IS great that you can get most things fixed for free (even though service people normally need to come back about 5 times on average before anything ACTUALLY gets fixed correctly). I lived in this apartment complex for a year, during which my roommates and I had to call 911 TWICE because there was a shooting AND someone was stabbed in our building. Not only that, but there were multiple times were random fires would erupt at 3am and everyone would need to vacate the building for extended periods of time while their hearing quietly dissipates from the VERY loud, VERY obnoxious fire alarm. Sounds aggravating, right? Well, there's more... read on fellow apartment hunters. My AND my roommates cars were vandalized in the parking garage. When we went to the leasing office to ask if they would please check the cameras, they said they would try but they never did. Don't live here. It's dirty and falling apart and it's only getting worse. The neighbors play music until all hours of the morning and the walls are so thin that we can literally feel the bass. The halls smell like weed and cigarettes EVERY day and it's revolting. I have been stuck on the elevators, which btw look and feel like they are 30+ years old, MORE times than I can count and if that wasn't bad enough, I was stuck with my two year old. Just imagine how terrifying that could be...... When I've reported it, they send the maintenance which lets me know that when its too hot outside, the elevators get over heat and start to malfunction. So basically there's nothing they can do when this happens on a 100 degree day in an elevator which is about 10 degrees hotter than outdoors. The alternative is to take the stairs which are LITTERED with cigarette butts and left over beer cans. Again, extremely fun with a toddler. The laundry room is completely GHETTO. The machines are so old and run down that they stain my clothes and/or do t fully dry them. Back to the beginning... When we were first shown the apartment, the lady hurried us through everything almost as if it was a race, she said the freeway that was directly outside our window was the 170 WHICH IT IS NOT. The lovely 101 can be heard from every inch of our apartment during all hours of the day and night and the loud trucks and motor cycles are constantly awakening my child. We were also assured that there was 24 hour security. HAH! It's a complete joke. There are drug dealers and the people that live here are mostly inconsiderate trash. For the price we pay, we thought this would be a good place to raise our daughter and start our adventure with this next baby but we were duped. I feel so unsafe here that I had to get pepper spray to feel safe to even get out of my car. Please please don't waste your time or money here unless you are looking to live in an expensive and dangerous DUMP. Btw can anyone tell me where this lovely billiards room is?! Ugh... I have lived here (The Colony) for over six months and I have one MAJOR complaint (as do many of my neighbors with whom I have spoken). Almost every single morning, there is some kind of leaf blowing, weed whacking, mowing, sawing, workers yelling, etc. Today, it started at about 7:45am. I am not a person who needs to sleep in everyday (in fact, I am usually an early-riser), but living here has made that impossible to do ever. I would say that leaf blowing is my main concern as I believe that is the sound that I am woken up to most often. I appreciate the fact that the property is being kept clean, but I think that it is ridiculous, unnecessary, and incredibly pollutive to clean up leaves so often considering there are hardly any on the ground when the leaf blowing is done and blowing everything around is just stirring up a lot of dust. Also, my apartment starts smelling very strongly of gasoline when this is done. Sweeping would be a wonderful and easy alternative, or at least just not doing it nearly as often. If this can be resolved, Archstone Studio City would be a great place to live, but as of right now, I am planning to move as soon as my lease expires. Other smaller complaints: -noisy neighbors -frequent smell of marijuana that permeates my apartment -elevator is WAY past inspection and it often shakes or lurches -needs more places for people to lock up their bikes -incredible abundance of junk mail (I understand this is through the post office, but I assume it is also a deal they make with the property because I have NEVER had this much junk mail.) Some pros: -walking distance to grocery store, pharmacies, gas stations, and restaurants, and shops -large studios -quick maintenance service -pool/grill area -good workout facilities -close to the 101 and the 134, but not sitting right on them read more
