STAY FAR AWAY!!! This place is a disgrace. If you're not in college do not move here! It is like a dorm! Nonstop noise and smoking! The tenants are such low class! The management is pathetic. As we continued to live there the residence started throwing trash everywhere, graffiti was on the elevator daily, residence would leave the garage gate open and homeless would wonder in to steal cans. I felt incredible unsafe. I expressed my complains to management 5 different times and nothing was ever done. Is a terrible place to live, terrible customer service and tons of hidden fees. I've lived in two apartments since being at Archstone, a one bedroom in the Bluffs and a two bedroom upstairs at the back of the Bluffs. I have so many complaints about this apartment building, firstly the neighbors here are extremely noisy and disrespectful, lots of parties, lots of dog poop in the hallways (and I have a dog so why people cant pick up after their dog?), my laundry was stolen twice and also once thrown in the trash. This building to me seems to be where people come when they first arrive to LA and want to party and smoke weed and have no care for their neighbors - the entire building no matter where you go in the Bluffs smells like weed. Also if you live at the back of the apartment like I did the noise of the freeway is so loud, the dust that comes from the freeway covers everything in the apartment and my carpet was about 10 shades darker with the dirt coming through the windows. Another complaint I have is about the head office management, who have zero customer service, so much so that I wrote a letter to the CEO of Avalon, to which I received no response. The leasing office can't do anything, everything has to go through head office. Twice whilst living here I got a notice to quit and legal notices because of a glich in their payment online system and both times they try to charge me $590 legal fees!!!! Whilst we are on the subject of fees, when you move out they will charge you for anything and everything. I lived in a one bedroom for 4 months before upgrading to a two bedroom and even though the place looked immaculate to when I had moved in I was still charged, re-paint fee, carpet cleaning fee and general cleaning fee, amounting about $600. Now I have my new move out fees to look forward to, which I am sure they will add a lot more than $600 having been at the second unit for a year. Last complaint, since they switched from Archstone to Avalon Bay, you can ONLY use the facilities in your building. So they dont allow access to the pool, gym etc in the other buildings even though it is the same complex. Luckily I kept my access fob from when I moved in throughout which allowed me access to everything, but I'm sure they didn't know I had this. I am so happy to have moved from this building! Update after moving out: I was charged $1,600 in move out fees!! I have now spend 4 months away from this here in a great complex in Burbank for a similar price. Terrible. Tons of hidden fees not in paperwork or otherwise represented are weaseled in at every turn. Upon move-in, it seems pricey, but great. By move-out, you'll be lucky if you have a dime left. Here's what I've learned since: My swipe key has never worked, anywhere. I cannot get in or out any gated doors. I've had it replaced twice -- no luck. All lights went out in my room within two weeks -- no service folks have ever come to fix them. Staff in the leasing office are very nice, up until you sign the papers for move-in. Then they ignore multiple requests (let me have light!), questions, etc. Other Archstone offices (resident accounting, residential services) are almost always closed -- during weekdays, during their open hours. Upon one month here, you get a surprise -- a bill from Archstone, for tons of services they failed to mention in the leasing paperwork and in person when you asked what all you needed to pay for outside of rent. These include sewage, trash, and a lot more, coming to (for a person who never goes home due to multiple jobs) at least $25/month. This is in addition to your water and electric and internet bills. Upon leaving -- more surprises! The mandatory cleaning fee they charged you when you moved in? Turns out they charge you it twice -- once again upon move out. They failed to mention that? Oopsie! Oh, and you're moving out at exactly the date you said you would to begin with? Too bad -- if you do not turn in a random form 31 days in advance saying you are leaving the residence on the exact date your lease says you are (too bad the woman who gave it to you said 30 days, not 31, and it's a pity the paperwork does not say the number of days on it) you are charged for every day of rent until those 31 days are up after turning in the form. If this is not illegal, it should be -- if you terminate your lease early, you have to pay 1-2 mos rent in excess of what you owe. If you terminate it late, same deal. If you terminate it exactly on time -- same deal! The business practices are skeezy and cheap -- the fitness center is not maintained, and moist towlettes are a rare find there, despite Archstone's promise to keep the contained full. Facilities are never cleaned, including everything from the machines to the water fountain. Hidden costs are everywhere -- you need to buy a laundry card for $5 before you can put money on it and do laundry. Oh, and Archstone switched the types of cards they use, so now yours is worthless and you need to pay another $5. Email updates seem to be sent out exclusively when the Archstone writer is drunk. They almost always have the wrong date for the event they are advertising or warning about, and corrections are usually not given, despite requests (I received an email for a day that does not exist (Aug 32, Tuesday, June 24, but June 24 is a Thursday). Spelling is often not correct, and these are from the official Archstone Studio City list. I humbly recommend that you go somewhere around the corner, but not here. They're ruthless, and once the honeymoon period is over, you're left with an empty wallet and a lot of creeping, unexpected, unidentified in the lease (or id'd in the lease but not said you have to pay the same fee twice) costs. read more

We moved into the Gallery side of this complex about 3 years ago. This used to be a nice professional building. Most of the residents were pretty cool, working (keyword "working") actors, young professionals, couples, overall people that had their lives in order. This side of the complex is a little more expensive than the rest, but it was worth it. You could come down to jacuzzi and chill, chat get to know each other and the building had a really cool vibe. Now fast-forward 3 years and it's as if a frat house and ghetto had a baby. On a regular basis you have to deal with douche neighbors thinking that the entire world should appreciate their crappy taste in music (mostly crappy rap) as they blast it with their windows and balcony doors open at all kinds of hours including middle of the night. I mean obviously they are thinking of their neighbors, who upon being woken up at 3am will immediately appreciate the quality of the music and rush to iTunes to buy it. About once or twice a week you wake up b/c a "couple" across the court yard decided to end their "long term" relationship of 2 weeks and she scream at him to move out and go to his whore Laquisha, which he initially refuses to do. So she decides that keeping their fight indoors is no fun, and runs out to the balcony (keep in mind it's about 2am) and screams that she will cut a certain part of his male genitalia in his sleep if he doesn't move out. I think either that finally convinced him or the security guards showed up, b/c screams somewhat stopped after that. Although they always pick up the next week. Now if that's not enough to keep you entertained there is always an alarm that goes off in the entire building if someone smokes in the hallway, which in-spite of over a dozen emails these residents continue to do. It's only an extra minute to completely walk outside, but you have to understand that these people are very busy blasting rap and trying to figure out who is the whore Laquisha or Shaniqua, so they don't have the extra time it would take to walk out and smoke outside. Speaking of smoking... do you enjoy second-hand cigarette and pot smoke? boy, then this is the place for you, because, elevators, hallways, staircases are guaranteed to give you a high while you're on your way to the car. I am not even talking about that you if you leave your bedroom balcony door open at night, you're bound to have everything smell like pot the next morning - it's an awesome perk they don't mention when you sign the lease. Now let's talk about security! Do you want to feel safe in your apartment, then again this is a place for you!!! Cop cars are a constant presence on Bluffside right outside your apartment. A couple times they busted a meth lab right in the Gallery building. One time I couldn't get into my apartment cause they blocked off Bluffside Dr, b/c a guy with a shotgun decided to run into the building as he was being chased by the cops. Charming!!! All this and a guaranteed rent increase of 10-20% (regardless of anything) after your lease ends. This is too good to be true! So yes, come on down to Avalon Studio City. It's everything you enjoyed in the movie "8 mile" right here on your doorsteps. Why watch it when you can experience it on a daily basis!!! read more

We recently put our house for sale and wanted to have a transitional place to live while we went through the process of selling and buying a new home. We picked the right place. Avalon has been so great that we probably weren't as aggressive searching for a new house as much as we should have been! It's almost like we've been on vacation for 7 months, except that I go to work during the day. Worry-free, great amenities, super helpful staff and maintenance. We are on the Avalon side, and it's just been great. We have 2 girls and they love going to the HUGE AVA pool and the rec room, and the gym is great (though we don't go as much as we should!). Stacy and Hannah have been amazing managers and are always attentive and helpful when we need something. Maintenance people always find time to help and are really nice. Though we just bought a new house and we'll be leaving, the 7 months we spent here really made our transition between homes worry-free and even fun. We'll forever look back at the comfort and conveniences of Avalon (including the short walk to Starbucks/Ralphs/Togos/Rite-Aid/Baskin Robbins) fondly. *Update 10/25/17 - When we moved, we forgot to change the address on our "Hello Fresh" food delivery (we paused it, but it started back up a few weeks later) - so we got a notice that it was delivered to Avalon, and we called just as the office was closing for the weekend - We would have totally understood if they couldn't help us, but Hannah took all the food out of the box and refrigerated it over the weekend until we could come back the following week - and she had our food waiting for us ready to bring home and prepare. I moved out of my unit back in August and I still feel the need to come back and write this review. If I can deter ONE person from moving into this complex, then I have done my job. Where to begin? Since day one, I had to hear the most INSANELY loud rap music coming from the unit above me, making it a miserable experience from the get go. I am not a complainer and actually prefer to not have to be in contact with management what so ever, but I found myself having to call literally almost every night and day. I finally said "look, i can't live under this guy. is he going to move out or what?" They then lied and said he was not renewing his lease and would be moving out shortly. They lied. He stayed. And things continued to degress. Supposedly security would make verified noise complaints, then they'd just disappear and not show up to the management. Huge disconnect going on at this location. All I can say is, if you move in here, you better hope to GOD you do not have a selfish, rude neighbor because they will destroy every aspect of your livelihood. And management will do NOTHING to fix it. Bottom line. Things continued to go downhill as I then began experiencing a strong chemical coming through my air vents, that smelled of ammonia. It got so bad it caused a burn on my face and I had to call the police and fire dept. Speaking of, that's a whole nother issue. You are in a shady area, with shady characters, and you have to deal with the North Hollywood Police dept. You are not safe here. A few neighbors couldn't believe I was living in these conditions breathing in these fumes, and I would continue to call security every time the smells started up. A few of the security members literally would feel like they were going to pass out every time they came and verified the odors. Rather than going into the unit upstairs and downstairs and inspecting this, management thought it would be a better idea to blatantly ignore my complaints that were jeopardizing my health and livelihood. Finally Hannah, who works in management had the nerve to email my parents that I was making false "odor allegations" calling me a flat out liar. Why would I take the time to make this up? As if I didn't have other things I would rather be focusing on right? There is something INCREDIBLY shady going on at this complex, and I truly feel bad for the next guy who had to move into my unit or the others that are being poisoned and ignored like me. I honestly feel there are inside jobs in drug manufacturing going on here, and someone in management, possibly maintenance are in on it. I know I wasn't the only tenant who had an issue like this either as another guy had something worse happen. This place is literally like living in a dark prison hell, where 90% of your neighbors are selling drugs, RIGHT IN FRONT OF THE BUILDING. You are not safe living here, especially being a woman. Especially being someone who has to go walk their dog outside. All in all, I ended up having to break my lease and paying an extra 2200$ just get the f out, and I would do it again in a heartbeat. I wish I only had listened to my instinct and moved out right after I moved in. Because it continued to only get worse and worse and now my health is suffering the consequences. Avalon is a terrible company, and I would never recommend them to anyone, not even my worst enemy. Keep looking. You'll be glad you did. read more

This is an email the residers of Archstone received today. You be the judge: If we were to survey our residents, there are 4 items that are consistently at the top of our list of areas that as a community we have room for improvement. Different residents react differently to these challenges. We have residents that call the office, some that call our security, some that stop our maintenance staff to report items, and some that don't say anything hoping that it will just stop. Subjecting other residents, their families and their children to smoke or odor of "any origin" is unacceptable. Allowing a pet to use the restroom without picking it up is not acceptable. Throwing cigarette butts on the ground, dumping trash in a public areas or throwing them off your balcony is not acceptable. Yelling, Screaming, Blasting Music, Singing and Arguing that impacts others sleep is not acceptable. read more

If I could give 0 stars I would. I am not surprise with the low rating of this apartments 2.5 stars.....even this is too high. They will make in such a way that you'll loose your deposit regardless of what you do. They lie, cheat but call Archstone "your HOME" . I am disgusted. I have never been late with the rent, but on my last statement I figured I had charges. When asked why and show bank statements they waved it. Why did you try to cheat and lie on me? I asked for an cable outlet on my living room...they put the charge on my account...when asked why?...they waved it. And this was after 3 months of calling and begging for the cable outlet in the living room. They will try any tiny possibility to cheat on you and if you are not sharp they will definitely will with no regrets. But they call it "welcome home". Still surprised how come these corporation who have no customer service and total careless for people are still in business. Usually I don't write review on YELP, but this one I just couldn't stand. This building is a facade. Do not let the exterior fool you. Yes the community "looks" nice and well kept with a pool, jacuzzi and fitness room, but that's where it ends. It's almost as though they put all their efforts into the exterior and neglect everything else. For starters as expensive as this property is you wouldn't expect it to look like the building down the street that's half the rent cost. The interior stays filthy. That hallways are always rid with trash. As well as the elevator. One time I remember there was a trail of squirted ketchup throughout the hallway that remained for at least a week and a half. The same with the cheetos, snot tissues, etc. The elevators stay just as dirty with spilled soda and sticky residue and dog piss. This is of course when they are actually in service. With all the price hikes they should invest in some new elevators. Just imagine the hassle of coming from Trader Joe's balancing bags of groceries as you wait for minutes on the elevator and it never comes... only to find from a neighbor that they are broken and you live on the third floor! True story. One or both of the elevators are literally out of commission every few weeks. The stairwell looks as though you reside in the projects. I'll try to attach photos but there is no reason why the carpet should have that many holes and wear and tear for a luxury property. Again a 360 from what the community looks like on the outside. If you are in the entertainment biz and don't work traditional 9-5 hours, be prepared to start your mornings at 8am when the tree cutters start working. Again, archstone is investing in the wrong things. Those trees don't need that much weekly maintenance in comparison to all problems I see that could use a facelift. And yes this building has security, but guests have knocked on my door without security calling first. They are very selective on who they let in without stopping and my problem is that they don't consistently stop everyone. It would be nice if this building had an automated gate that opened with tenants security fob and/or a password. The biggest thing for me was the termite infestation my roommate and I dealt with for 5 months. We were the maintenance crew and exterminator's test dummy and the only reason it took five months was because they kept swearing to us it was resolved. It was so bad that we had to throw out pots, pans and all the food in the refrigerator and freezer because they worked their way to the bins and had a nest there. You would think they would offer some type of recompense but all they did was get annoyed that we kept reporting it and calling for someone to come back out. They even wanted proof as if we were lying. It wasn't until we demanded a new extermination company or termination of lease that they finally sent another company who found the source. It turned out to be a nest in the wall between the kitchen and outside hallway. Unfortunately the damage was done and that nest spread into other nests throughout our apartment. Archstone offered to move us into a different unit of the same or lesser price. Since our lease was up in a month and the issue was thought to be resolved we stayed put. When renewal rolled around they had the audacity to hike the price after five months of termite hell. The old management used to allow negotiation during the renewal process but not avalon bay. This community is definitely not worth it. We stuck here out of desperation from paying a month to month rent rate and not being able to move because of our travels. Now, my roommate and I are so happy to put this community behind us! So not worth it. read more

I've been with archstone for 5 years and transferred to this location for the last year. They lost my paperwork and on the day of my move didn't have a place for me. I had to move into a dark depressing unit in the basement fo $200 more than I had planned on paying. I received no apology and nothing was done to fix the situation. I was looking for a place to live and I came across Archstone. There were things that the office did not tell me when I moved in. The list below contains 1) How the office team is sneaky 2) How the walls are not sound proof and how my roommate and I would hear our upstairs guy having sex. 3) Security 4) Good location 5) Pools 6) The Gym 7) Assigned Parking 8) Pets 9) Guest Parking 1)The office team were very very sneaky about not being all honest about everything when my roommate and I moved in. -We were not told that rent would increase by $200-$400.00 a year. Now, I have lived in another apartment before in the LA area and my rent, at that place, moved up like $75.00-so I knew when we wanted to renew at Archstone, I knew our rent would increase...but, I didn't think by that much. Now, Archstone claims that their apartments are at market price... I am now living in a huge studio in Burbank and it's $1350... A studio at Archstone is $1500 for a tiny apartment compared to mine. NOW that is NOT market price. I was told you can negotiate a price with Archstone-but, I didn't bother. -We put down a deposit fee of $500.00. Now, I know by living at my other apartment before in the LA area, sometimes you don't get your whole deposit fee back. But Archstone is charging us $290.00 for NORMAL wear and tear. Which is not fair at all. They're charging us for things that should get done without pay. They're charging us for a normal paint job, a carpet wash, etc. We were NOT told this up front. Nothing is damaged at our apartment...Just a few small holes from where the TV was mounted to the wall. When I moved into my new place in Burbank, I was told what I would be charged for. Archstone told us nothing. 2) I moved in October 2013 and I am moving out now. The place is too expensive. I had a two bedroom.. The two bedroom I had was 999 square feet and was HUGE! Great space and had a balcony. It has central AC too. The walls are NOT sound proof. My roommate and I would hear the guy, who lived above us, all the time. It sounded like he was doing P90X upstairs...our doors would shake and our light fixtures would shake as well. I would call security on the guy who lived above us all the time...and they didn't do anything above it. He would be running around at 3:00 am (and it would wake me up). My roommate would hear him having sex...now that's awkward. 3) Archstone got a new security team in June 2014 and they're a lot better than the old team-that's a plus. 4) I like how this complex is close to Ralphs, Walgreens, the 101, the 134, and a nice little pub called, 'The fox and the hound.' 5) The pool is so lovely and pretty. 6) The gym sucks. From October 2013-Feb 2014, the gym was great. It got new stuff in it. Now it's pretty much all treadmills and hardly any weights. 7) Now you get assigned a parking spot. But, if you need two spots, they are tandem parking...which is also annoying. 8) Apparently no cats or dogs are allowed in any of the buildings but building 6. I was NOT told this when I moved in. If you have a service animal they're allowed in any building. Just something to think about. 9) The guest parking is hella annoying. There's hardly any room. The security team almost gave my boyfriend a parking ticket for parking in the "yellow section." Apparently, the yellow section are for people coming to look at the apartments. But your guests are free to park in the yellow section after office hours AND Sunday's. There are no signs that say that. The security team, at the front gate, did not tell my boyfriend this. He followed the signs that said "guest parking" and the yellow section was under that sign. Apparently, your guests can only park in the green section. Even though, they're both under signs that say guest. Like...really? I wish I was told these things before I moved in. read more

The maintenance team are the best part of this facility. I just moved out today. At the new leasing office , I asked for a cup of coffee and I was told it was for prospects only. Really. ? Not a cup of coffee. They lied about the new construction of the pool and the gym. So for almost a year the entire complex was using one small pool and even smaller gym. Back to the maintenance guys. I lived in Archstone for over a year. When I moved it was because I was loosing my roommates and could no longer afford their prices. Archstone is a pretty great place actually. I never had any problems with the management, and they were quick to take care of any concerns I had. The gym and pool were nice and if you didn't like the gym in your building no problem just go to another ones. I frequently went to the more posh residence to use their gym as it was better equipped. The walls are well insulated so you normal day to day activities won't bother your neighbors nor will they bother you. The parking was plentiful and the apartment itself was one of the better places I've lived in LA. But all this comes at a price. Since they are corporate you can't negotiate on your rent and even in the midst of this housing crisis their rent is continuing to increase while most of LA is dropping their prices by at least 10%. This ultimately was the reason I left. I found a decent apartment for 2/3 of Archstone's price. Ya, its not quite as nice, but the price more than makes up for it. Positives: - Good gym - Pools/jakoozies/wet sauna/dry sauna - Good response time - Great parking - Nice apartments - The Galleria has a few porn stars living there. - Racquetball courts - Ability to move to another Archstone without breaking your lease Negatives: - Poor parking for guests - Expensive - Late night fire drills - The community pays for all water and sewage so its more $$$ - Lots of dogs so the sidewalk sees a lot of shit. read more

I didnt live in archstone but i went to checkout the property, and if your looking for luxury, dont even bother checking this place out! The staff was friendly, however the elevator was making loud noises and shaking, the building was built in 1990 and looks like it, everything seems old, and dirty, flys were buzzing around in the apartment we looked at, did i mention how dirty the building looking?! Oh and they wont let you checkout there new nice building for some reason, your only allowed to view the old buildings in the complex that they are renting out?! They have 2 or 3 pool areas but your not allowed access to them unless you live in that complex (theres like 5 dif buildings and half of them dont have pools). It just seemed like a normal mom and pops building, not luxury at all! I was shocked by how ghetto it really was. read more

It is by far the worst place to live!! The amenities seem to be ok but the people that live here are a true nightmare! For paying the money you pay (which is a lot) it's a constant party place where regulations are continuously broken and nothing is done about it. If you like to sleep, even for just a couple of hours a night, you can forget about it living here! The process of having anything done about noisy neighbors (and I'm talking about people who party and blast music EVERY single night nonstop) is careless and really non important to management. The security is under staffed and really not respected by anyone so noise and recklessness just continues day and night! Also, if you renew your lease for another year they will complete rip you off and tell you they are giving you a deal charging you $300 more a month. I signed the lease thinking all the rents would go up equally (they said they were going up due to market value) but nope, it's just the suckers that chose to renew leases! New tenants with the same apartment and square footage (I found out a couple of months after renewing my lease) were paying $300 less! Just moved here recently and have lot of issues with maintenance but and Felix and Herman were able to get this situated and fix the problem, I'm very happy and they did a great job. First time i met Felix and Herman this guys really went out of there way to take care of my apartment they I needed to fix and situate some problems! They are wonderful people very kind! I was looking for someone for cleaning my carpet and I asked around Felix made an appointment with me and came by and took care of my carpet and did a great job, I was really happy it looks all brand new. I will definitely recommend anyone who is looking for for any maintenance work or carpet cleaning to Call Herman and his right hand Herman. read more

It is with a heavy heart that I post this review, video and pictures of my apartment at Avalon Studio City, because I had greatly enjoyed loving here, but after significantly trying to discuss these inhabitability, safety and health issues with Avalon through their legal counsel (as directed) and having not received any return calls from them, I am left with no choice but to expose their lack of care and concern for the livability of my residence.. For the last several months my apartment has experienced flooding, poor plumbing, water cut offs and water turn ons that yield black and cloudy water from the shower, sinks and toilets. Water leaks from the ceiling in the bathroom, kitchen, bedroom and closet. To stop the leaks large holes were drilled into the walls leaving holes exposed. Large loud machinery were brought in to occupy my apartment for days to dry up the water and water damage. Ever since Avalon started their "remodel" and "upgrade" project there has been nonstop safety and health hazards inside my apartment and on the complex grounds. Security systems and our personal security has been breached and compromised. As tenants we have lost amenities including a pool, fitness center, business centers, lounges and grilling areas, offices and the like to construction, dust, paint fumes, mud, noise and debris. Often the parking garage gates and elevators are out of order. My family and I recently made the transition from AVA to Avalon. For the sake of brevity, I won't get into specifics but we were initially looking to leave the complex as a whole altogether because we were so unhappy with the condition of our unit at AVA and the lack of upkeep to the property amongst other things. We finally decided just to look at what Avalon had to offer since the transition into Avalon from AVA would have been easier than looking elsewhere. I was so pleasantly surprised by the difference between AVA and Avalon (the resident population is night and day as well so take that into consideration when looking at both complexes). Tyler was AMAZING and helped us transition into Avalon from AVA with no strings attached after we explained how unhappy we were at AVA. He was very gracious about everything and we're extremely appreciative as a result. Our Leasing Consultant Mrs is the best I've ever dealt with. She's full of the most wonderful upbeat energy, is personable, available, responsive, and incredibly sweet. Tyler and Mers (and our new unit of course) completely compensated for our lack of satisfaction at AVA and we are beyond happy now at Avalon! read more

I've lived here for a few months now and I love it. I've read a number of the reviews below, but anybody that's looking for a place to move to in Studio City - I highly recommend you stop by and see for yourself. Sure the place is pricey, BUT you get so much for your money! What I love about the place: - Front office has been great. We've mostly worked with Monica and she busted her butt to help us out. We can now call Monica a great friend of ours. THANK YOU, MONICA! - The amenities are incredible. Awesome pools, awesome hot tubs, great gyms (with newer equipment), and so much more. I use the INDOOR basketball court every weekend and the floor could be stronger - but it still does the trick. - The apartment itself rules. We live in the Gallery and couldn't be happier. Michael & Monica have been great with letting us voice our concerns (seriously, very minor stuff) and have helped with making things happen. We have a great balcony, spacious 1 bedroom apartment, huge kitchen, and great front room. I do wish we had more closet space - but the lack of it helped us get rid of crap we've had for years and didn't need. - If you have dogs, you'll love it! There are poop bags available everywhere. There are some people that still don't pick up after their dogs in some areas (seriously, why can't people be more responsible??) - but it's nothing like you'd see in other areas surrounding Los Angeles. - Conference rooms here are great. I've used them a couple of times to focus on projects and these rooms are exactly what I was looking for to to focus. - The people! Yeah, everybody seems great. There has only been one instance where there was a disturbance, but it was definitely out of the ordinary. Unlike Hollywood, I don't have to worry about hearing parties around the clock nor smelling pot everywhere I go. - Easy system to use for paying rent. - Community events! I have yet to go, but I like that they offer vegetarian food. We're vegan and LOVE that they offer food for us to also grub on. - Maintenance team is seriously incredible. They're ridiculously friendly all the time and always available to help. I haven't needed their services, but I talk to them often ... because that's the nice thing to do. - Parking garage - SO much more to write! In short - overall communication from everybody has been great and living here is exactly what we've been looking for. What I don't like: - It really comes down to those residents that don't pick up after their dogs (outside of the buildings). It may not actually be residents, but poop bags are RIGHT THERE. Worst damn apartment complex I've ever lived at. Constant maintence requests because the maintence people are completely incompetent at their jobs. Smell of dog piss around the entire complex and very rude, noisy neighbors. Access to doors/gym is constantly not working. Find another place to call home. We just finished getting my daughter and her roommate set up to move in a few months. The Pool and workout facilities at AVA look amazing. Mers was fantastic, but she had to deal with requiring to physically see our social security cards!!?? I'm 53, born and raised in Oregon and I've never been asked for my SS card. I don't know if I've ever had one. Avalon has a copy of my tax return, driver's license, passport, but they wouldn't rent my daughter an apartment without seeing my SS card. So I have to go to the social security office and get a replacement card. Ridiculous. Actually, it made me think there could be some identity theft going on. As I said earlier, Mers was the best and we are excited about the move-in, but the SS card thing was weird. read more

Visiting friends who live at this building. The building is nice because they have a gym, pool, spa, sauna and a good security system. My friend is pretty satisfied with her apartment, but I think the apartment is a tad small for the price she pays. On the plus side, the area is pretty nice with lots of restaurants, bars, and grocery stores within walking distance. read more

These apartments are great place to live I have been here for 2 months and so far I give it 5 stars Because they are nice renovated Apartments and Beautiful from the inside you won't go wrong with them I am really detailed and when Im apartment searching I always want to make sure they have great amenities and detailed from the inside of the apartment And they are awesome I have no regrets choosing the Avalon apartments . Also their Maintenance Techs are amazing hard workers they are always on top of everything especially Edi the maintenance Tech He is so friendly and nice and takes care of you for any services you need he is on top of it I would say he is the go to and so social I love it.. :) The staff is amazing and treat you like family that is the most important thing I love to see when I live in an apartment that they take care of me and treat me like family and respectful. I have no regrets choosing this place and the Location is a Plus I love Studio City cant go wrong you have everything here. Don't move in here, not worth your money. There is an intense and obtrusive years long construction project happening that just began in 2016. Things to look out for: 1. You'll be incentivized to sign a lease within 24 hours to distract from construction. They very much downplay the construction project in that time - don't fall for it. 2. You'll notice the 5 star ratings on here are for MAINTENANCE STAFF and not for the overall living environment. 3. Construction happens generally 6 out of 7 days a week, and can be so loud that you can't have a conversation at a normal volume in your apartment. This includes holiday weeks. 4. They will ENTER YOUR APARTMENT to do construction INSIDE for up to 2 WEEKS at a time - wherein your living space will be an active construction zone and you WILL NOT be prorated. It's insane. 5. It's a very corporate living environment. As a tenant, you're one of many, so Avalon has little incentive to take your concerns seriously. 6. Amenities, included in your rent, are still under construction and were due to be complete in November 2016. It's now almost January and they're very seriously not even close. Again, don't move in here. There are other places more worth your hard earned money. read more

I've been moved out since the beginning of this month, and Avalon still is trying to add on charges to my statement! Look elsewhere if you don't want to spend $1,700 on a studio apartment the size of a glorified shoebox! I would've never stayed here if I didn't get stuck in a lease after my old roommate situation! So many neighbors are not happy and are trying to move elsewhere as well! Walk around the complex and see for yourself. They've been doing construction for over 4 months now, and Avalon is just an unpleasant place to live! Move elsewhere! read more

I have lived here in the gallery at Archstone for almost three years and I have watched this place go downhill. They claim service requests will be answered within 24 hours, I've never had a service request fixed faster than three days. With the exception of when my pipes in my kitchen bursts and they got there in a speedy four hours and my kitchen was flooded. The fitness center always has trainers in it. You cannot get to the equipment because they block it off for their clients who are NOT residents of Archstone. So they are running their business out of the fitness center that we pay for with our rent. Plus equipment is always broken and it takes months for them to fix it. This includes something simple like the televisions (which currently aren't working...shocker!) They send out notices that you will be fined if your dog is off leash, but then you go to the office and tell them or show them dogs off leash and nothing is done about it. My dog has been attack several times by owners who do not abide by our leasing contracts and nothing is done. When you go to renew your lease they jack up the prices so much that it makes renewing extremely difficult! They do this because they make a commission when you move out of your unit and they find someone else new to move in. If you renew they don't have the opportunity to make a commission off of your unit so they encourage you move to out. It's really disgusting!!! read more

so I have been living at the colony for about a year now and cant wait to leave. This place is terrible!!! I got a 2 bedroom 2 bath..paying over 2k/month and EVERYTHING is falling apart! I request maintenance many times and it takes them 3-4 days until they help solve the issue (sometimes its never solved). Now, there was a fire as well in the building I was living in inside of the laundry room...no fire alarms went off or sprinklers, my roommate was the first person to smell the smoke at 630am in the morning waking me up, called security- they pulled the fire alarm had everyone evacuate. I eventually asked archstone why isn't safety measures being met here...staffs response: 'oh, these things happen' THESE THINGS...HAPPEN?!??! uhm.. fires don't just start randomly like that, THEY SHOULD BE PREVENTED! As much as it is nice to have a gated community with security 24/7 there have been recent car break-ins and also people spilling oil on others cars...how in the world is this even happening??? If you are trying to live peacefully- please- forget about moving here. The insulation's terrible you can hear people being loud all the time. Its really not worth the money to waste. and- last but not least- my rent price just went up for renewal between 400-700$ depending how long you want to renew the lease, are you kidding me? no thanks! over all: don't do it folks, you'll regret it. waste of your money. read more

My 5 star review is really just for my leasing agent Erick...every time I've had even the smallest issue, he is super quick to respond and does whatever he can to help fix the problem. If you are going to lease from Archstone Studio City, Erick is the only one to have as your agent! Amazing! read more

Avalon Studio City recently decided to start charging money for guest parking. Residents can no longer have their friends park in the several previously free guest spots designated within the complex. It seems greedy of Avalon to charge their residents to have guests visit/park. Street parking in the area outside of Avalon is very limited, so it makes it near impossible now for residents to have guests over during peak hours. Avalon should stop making $ the only priority, and instead place more value on making their residents happy. read more

I live in the third phase of development at Archstone Studio City. The apartments are nice, as well as the amenities and commons areas. Unfortunately, that's all the good there is to say about it. My complaints: 1) This complex is known as a "Rap Haven." There are many people producing music here at all hours of the day. Think you've heard bass at 3 in the morning? Not until you've lived here. 2) Many neighbors smoke weed, and the complex constantly smells like it. Guests I've invited over always comment on it. 3) Apparently, marijuana isn't the only drug people do in this complex. A meth lab was found a few units away from mine a month ago. Does Avalon Bay screen applicants!? 4) The front office is unresponsive during "peak season." They have been very difficult to get a hold of for something as simple as dropping a package off in my apartment. Signing new leases is more important than satisfying their current tenants. 5) I have one neighbor who is constantly loud after 10pm. Whatever they are doing makes me apartment shake. As of today, I have called the front office 5 times over the course of a month. I have not received a single call back. 6) Guest parking is atrocious, and Bluffside Dr. is in need of serious repair. Friends ask me to come get them so they don't need to find parking here. 7) It seems that many tenants do not care about the complex they live in. Trash is constantly left all over the grounds, the trash shoots are always broken, and people leave bags of garbage on the ground. This is the worst apartment complex I have lived in. read more

I have been at the Archstone for over a year now. I renewed the lease because I just don't want to move and the location is very convenient for my life. I live in the gallery and you would think there would be a better quality of people there and for most parts there are but the neighbors can be loud. I have one neighbor that plays video games all day and night with the doors open so you here people shooting each other constantly. The other neighbors are into kinky sex and don't shut their windows either. Its not what I would expect for the higher end area. Smells like weed all the time too. Don't really mind that but some people seem to. Also would like to mention that the top floor of the gallery has high ceilings so its worth waiting for to get into one of these. The secured parking is a joke. My car has been broken into and stuff stolen twice now. My fault for leaving first generation iPad in car one time. The other I just forgot to lock it and came down in the morning to see an empty bottle of Jack Daniels in the passenger seat and my daughters clothing stolen. WTF? They really need security cameras. Our neighbors across the hall had an apartment where the balcony faced the outside of the building (our balcony faces the other neighbors) and they were broken in to and their stuff stolen. Someone had access the apartment by climbing into it from the roof! So that one probably was in inside job by the maintenance people. Also wondering about my car too. Again they need security cameras or should screen the staff better. The gym areas are good as well as the pool but again in the gallery there are some gross people in the pool so I don't go in it. I also started cross fit nearby so don't use the gym for anything serious except to run now. The fire alarms go off all the freakin time and on the weekends. They are loud. Its a pain in the ass and if you have a dog wouldn't be a good thing. Speaking of dogs... why can't people clean up their own dog poop? The common areas are fairly clean with the exception of some people leaving their trash out. They don't recycle here either which is kind of depressing. Even in the mailroom they could at least put out a bin. Repairs get done fairly quickly. Don't have an issue with next door neighbors as the walls in the gallery seem to be solid. The guest parking is pretty much nonexistent. They have an area in the gallery and its nice that your guest don't have to do through the gate but there is often no where to park. Our apartment is nice but the rent goes up each time we renew. WTF. I am just not in a position to be moving and am hoping next time I do move it will be into a house so am waiting it out. Still we have enjoyed living in the area. Its close to everything but you can say that for a lot of LA. I haven't lived anywhere else in LA so have nothing to compare it too but I am older and have lived a lot of different places so fairly experienced with the apartment thing. So for the Gallery I would give this place a 3.5 read more

The best thing about this complex is the maintenance crew. Helmer Retana and Edi Sarceño are the best ever! The community culture disappeared when Avalon took over. Archstone was way more customer centric. Avalon does not care about good tenant retention, and encourages quick tenant turn over to increase rent rates and sales agent commissions. I love the location, and the new amenities are great! However for almost a year I've had to deal with construction all over the apartment! I was told when I signed my lease that the new gym and pool would be done in October! It was just fully finished at the end of January! My water has been shut off multiple times when getting ready in the morning due to someone hitting a water line! Now there is construction in the courtyard of the building I live in! They said it would take 7 weeks to complete its now been 2 months and they are no where near done! With all the construction and inconvenience I've had to deal with last with no incentive of cheaper rent. My tiny studio was $1565 and now they want to raise it to $1760! Not worth it! I've had to deal with all the construction however now because of the rise in rent I don't even get to enjoy the new amenities! read more

Fairly new to the building, but I like it very much. I live in the gallery building and the facilities are nice and kept up with well. Front office has been very nice throughout the entire process, and Michelle and Laura took time to answer my multiple questions. With that said, there were only a couple things that could have been done a little better. 1) I was given a warning that they would tow my car even though the parking permit for the garage was not ready when I moved in. 2) The garage remote was for the wrong building so when I got ready to move in the first time, I couldn't enter the garage and since it was after hours, that was a little hectic. 3) There was only one option for internet which was AT&T (not a fan, prefer TWC). Now this isn't so much the apartment's problem, but when the previous tenant's account was still open so AT&T couldn't install, it did take a lil bit for a the rental office to respond to the issue. Keep in mind I am paying a very reasonable price for a fairly large one bedroom apartment. Large kitchen which is basically useless to me since there are so many great restaurants nearby. Metro is nearby enough for me to walk to it if needed (I prefer to take metro to downtown instead of driving there). My building is ridiculously quiet. The gym is open 24 hours a day which is great for my schedule. So far I would recommend this building to my friends. read more

I wish I had known this apartment complex wasn't interested in providing good service before I had moved in. They are very GREEDY! All they care about is how they can get your hard earned money into their account. I had sooooooo many problems while living there!! I submitted so many service requests, and rarely did the issue ever get resolved. I went the entire winter without heat, and half of the summer without A/C. Although A/C is considered a luxury for the most part in southern California, I was paying premium price for a luxury apartment, so I think it's not unreasonable to expect to have it. Every time I walked into the Leasing Office to try to get something taken care of, I was ignored. I often had to wait 15-30 minutes, at which time I would walk up to an employee's desk. Most of the time, they had an attitude while helping me. Probably because I was taking time away from their attempts to swindle in another person into signing a lease so they could get their little commission or bonus. And, often their response to my problems were basically "Too bad, deal with it." And I'm paying premium amounts for this small, basic apartment WHY?! Parking was always horrific too. Sure, they give you one assigned space- but what if you have two cars for whatever reason? You have to park on this small street, and circle the block for half an hour until someone pulls out. Definitely inadequate parking. Now that I've moved out, I should get my deposit back, right? I mean I took good care of the place, scrubbed from ceiling to floor for several days. Left it in better condition than I got it in practically! WRONG! They found every reason under the sun to charge me until i had only about $40 left!!! I feel like I've been robbed! Even the charges that they listed didn't match what I was told I would have to pay, if the apartment needed refreshing. For example, if they needed to paint, it was supposed to cost $150, but they charged me double that! Any time I ever tried to complain, I never received calls back, and was for the most part ignored. I am so frustrated with this place!! I will NEVER lease from them again! I suggest you don't either! New management is just as bad as the previous one. They do not care about their residents. They just want your money! Do yourself a favor and sat FAR FAR AWAY!! read more
