I just moved in a week ago, & so far there's not a lot to be impressed with. If you are looking to move into a community where the neighbors are loud, the parking is undesirable & your neighbors leave their tv's out in front of their doorways this is the place for you!! Upon moving in our heat & AC don't work...why do they advertise central air as an amenity when it doesn't work? I shouldn't have to put in a maintenance request during my first week here. Staff? They "hear" you, however they don't take action. One week here & I already regret signing my lease. Moving is stressful enough, living in a subpar community makes it worse. Read the other reviews, they speak for themselves. Don't be fooled by the allure of a "pretty" complex when you take a tour to consider moving in. read more

Part 3 of my review you can see the first and and second part of my review by looking up Avalon Vista ca My goal in sharing this information is to get Avalon to give me my deposit back and damages more so to inform others that they are not alone in their bad experience with Avalon Vista. There were many tenants with dogs, and they would allow them to defecate anywhere even on the sidewalks the stairs, plants, etc. I brought this issue up the management and staff and nothing was done. Once again anything you said to the manager and staff was a joke to them, all they were focused on was filling the units. When you have several tenants moving It was total and complete torture living there, if anyone wants to start a class action lawsuit targeting the Avalon Vista property message me and let me know. The complex is pretty on the outside, but the entire complex is not pretty it's an illusion to get you to believe that you have found your home, you can work from home because its quiet you will really enjoy living there, they make promises they can not deliver. The manager Wendy Cruel said that anyone one on her staff can make the same decisions that she can Beware of being sold a bill of goods and never ever believe what they tell you in person or on the phone, they will tag team with the intent make things even worse for you. If you ever stayed at a luxury hotel, the amenities offered and the level of service compares. I am a manager for a luxury hotel and the level of service my team provides is of that what was provided to me at Avalon Vista. I have been at the Avalon Vista for 3+ years and the team here is amazing. I recently had a plumbing issue in my apartment and had the pleasure of dealing with Ernesto (Maintenance Tech I). His promptness and determination to get this issue resolved was astonishing to see and hear as he set my issue as his priority. If he wasn't able to solve the issue, he escalated it. If the escalation didn't work, he went back and attempted multiple times until he, himself got it right and resolved it himself. Now that is luxury service. Patrick (Tech III) and Ernesto were super communicative with me throughout the entire process and kept me in the loop at every step. I was never worried that they could not resolve this issue at all. I knew that they were committed to resolving it promptly and efficiently. This is a big thanks to the Tech Team, and especially Ernesto for his talents and commitment to the residents. Management needs serious work. Made impossible to have a clean move out despite transferring to ANOTHER Avalon location. Staff is generally nice however, wjen it came to leave, so many hamds in the pot mafe it impossiboe with incurring fees that were inaccurate. Had a good experience at Avalon for the most part until I found out the move out policy at the end. avalon review If it was possible to not select any starts for this HELL HOLE I would do just that, they rip you off of your deposit they play favorites and decide who they will raise the rent on. God forbid they do not like you and you fall into "oh by the way your rent went up $400.00 because your in a prime location". Is BS they then can not show that is true " the prime location" is a tactic to get you to believe their bullying you into the astronomical rent increase. Please whatever you do don't complain about the extremely loud noise, they will then tell the tenant who complained. Watch out, then you will be verbally and physically staled by that tenant and the management will do nothing. Hold one just wait, they will then proceed to side on the behalf of the stalker and tormentor. After you are so sleep deprived and can not function and you must move to save your sanity, WATCH OUT here comes the big guns. LIES LIES LIES to let you think you finally are making a break for it, DO NOT expect to see any of your deposit back. This is how we "left our apartment home" See the attached photo and we paid over $2300.00 deposit and they gave us a big F*** you !!!!!!! Don't bother cleaning a darn thing, and they already have a plan to stick it to you, if you do not believe a word I am saying I can only warn you. LOOK for somewhere else to live!!!!!! Forget about working from home the noise from the other units, you mine as well park yourself on the I 5 North in rush hour. Cooking using your oven, leave your door open turn on the vent and pray. We only used our oven about 5 times in almost 18 months every time we did the smoke alarm went off. Scared our two boys to death and the neighbors. It so fun, our trying tp sleep perhaps you are lucky enough to be asleep and your neighbor uses their oven and the same thing happens at 4 AM. You have no idea if the building has meant all of the fire standards. Be sure and keep up on your renters insurance, Avalon will claim no responsibility for your personal effects and yes that EVEN if they have caused the damage. Your renters premium will go up and up and you have to pay it and it fallows you to your next place. Get into a home, condo townhome something do not take up dress at Avalon Vista and just know they all run their properties the same. Entertaining anyone forget it the second you do if anyone that works for Avalon and they do not like you they will call 911 on you and also encourage anyone who lives at Avalon to do the same. If you are not a favorite because all you wanted was what they told you you were getting here is is list. But wait there is so much more you get extra stuff for your hard earned$$$$$$$$$$$$$$$$$$$ An apartment home sound proof nearly so quiet you will LOVE IT!!!!! We know how quiet it is, WE LIVE HERE New building new EVERYTHING!!! WOW People are fined if they do not pick up their dog crap The hot tub, no babies and late night partiers, CRAP, LIE you will see that it gets emptied or not in use as well as the pool. The reasons have been baby crap in pool and or hot tub. They won't tell you that, you may just be the lucky one to see it. The late night or just the partiers SEX in the hot tub and or pool YE PIEE!!!!!!! Shut it all down. Then there is the water and mold in your bathroom that you can not use and too bad, Ok maybe I will give you $100.00 and you can not use that bathroom for three weeks. Why are you complaining you have another bathroom, so SHUT IT!!!!!!!! Then there is the water coming into your laundry room from the upstairs apartment, yes that's the one above you. Pray your home when it happens I must tell you it's a gusher, if the anyone in the office does not like you and you call for help. Excuse me who are you what unit are you in and so forth and so on. They keep your over $2200.00 deposit are you pissed and all of the above happened to you. I only spend my time with this review to save any other human soul form selecting to live at Avalon Vista apartments from HEll. You can put a PIG in a DRESS and it's still a PIG, what we have here is a PIG in a nice dress and after you undress the PIG it's still a PIG. Please understand I love people and babies alike and the children are one as well behaved as their parents teach them. The babies they have no say, if the parents are not told to keep them out of the hot tub then there you have it. If the parents do not know to keep the babies and small children out of the hot tub, there you have it again. The small children also use the hot tub and the pool as a toilet so as long as you do not mind paying a very hight price to swim in pee water or poop water. I would highly recommend that you do not use those facilities. Everything I have stated are facts on my experience thank you for reading my review and I hope if I save one family from Hell my time has been well spent. Don't get me wrong you can live with as many people as you want, but have respect. Star rating from 5 to 3. Hopefully I can revisit and upgrade back to 5. Upper Management/ Owners... From the months of July - August i was traveling place to place looking for Apartments in the Oceanside and vista areas. Avalon vista was one of the best places I looked at. I toured three times, each time it just got better. Though the prices are high, it matches the quality of the apartments and personal that works there. I had a chance to get to know all the workers in the leasing office and each one of them knew the answer to all the questions I had. Did I mention the common areas are immaculate. I moved into Avalon a couple weeks ago, and I couldn't be happier. The 3 leasing agents, Jordan, Hanna and Eileen are super friendly and helpful! They have gone above and beyond to make me feel comfortable in my new place! I signed a lease about a month before I intended to move in. Once I got to my apartment, I actually wanted to make a change to a different unit which I thought might be an issue. But Hanna and Jordan helped make the change immediately to a larger apartment that was more centrally located, and I am so thankful that they did. The complex is new and clean, has a decent sized gym and a bunch of other amenities. The maintenance staff has responded very quickly with an issue I thought I had, turns out the issue I inquired about was just an oversight by me. The apartments have stainless steel appliances, very modern flooring and lots of windows. The apartments are somewhat pricey, but you get what you pay for. I looked at other places in the Oceanside/Vista/Carlsbad area, and Avalon is not too much more, but way newer and cleaner. read more

Great property. Resort style amenities. Feels very high end. Management really takes care of the residents and the property. Leasing office cares about tenants. Eileen, Jordan, and Hannah are all rock starts. The one strike was our rent increased after our lease expired. We decided to move elsewhere and when we did our apartment's rent actually went down from where we were initially. Overall, though, the best complex in Vista. Many great memories. read more

I just want to say for being a single woman and picking up everything to move to California, I have been nothing but happy since I've moved into Avolon Vista. Everybody has been so helpful to me and making me feel at home. I had an issues with my dishwasher not working properly and as soon as I put the work order in the maintenance guy Jr was there to fix it. He didn't find anything wrong with it he just had to move the silverware basket out of the way of the soap thingy and now it works great. read more

Love our new home away from home. I wanted to wait for at least a month before I reviewed the property after move in. All I can say is it gets better and better. This is 5 star living, spotless grounds, strict security, ample parking for guest, community activities, dog friendly (without the constant barking) super quiet and prime location. I can go on and on. All staff members of property are absolutely exceptional and so friendly. It's like a family environment. I've lived in 8-10 different luxury apartment complexes in the last 10-15 years.. I have to say Avalon Vista is right up there. It's not just the nice amenities and nice surroundings, to me it's the staff here that makes the experience different. Being in vista, I didn't expect my neighbors to be the "best" (I'll leave it to your own interpretation what that means) so I didn't have high hopes for that. But I was nicely impressed and surprised by the wonderful staff here that are attentive, responsive and just straight up nice. We had some ant problems and slight plumbing issues when we first moved in, but everything was very promptly resolved. I couldn't have asked for more. Also, there are lots of community events here at Avalon vista with free food and mingling opportunities if you're into that. All in all Avalon vista is a great community that is a hidden gem in Vista! read more

Great place to live!! The entire staff is absolutely incredible!! The ladies in the office are SO helpful and always have a smile on their faces :) Any issue is fixed quickly by the knowledgable maintenance staff. They work extremely hard to keep the grounds looking beautiful. The facilities are gorgeous and are kept immaculate. Our apartment is spacious and very comfortable. No issues with parking we have a garage and extra parking is available. My favorite thing about living at Avalon Vista is the community is 100% smoke-free!! read more

I love this place! I moved from Washington state down here and they made it so much easier. They were super helpful while getting everything situated from another state. They answered all my question and made this process as smooth as moving can be. I have a Great Dane and was one of the only apartments that were extremely pet friendly that we found. They are smile and great you when your walking around the complex. The staff goes beyond and above for you and I couldn't imagine wanting to live anywhere else. I would like to start off by complimenting the maintenance staff of Patrick and Brian for always being exceptionally courteous, quick and thorough to any and all maintenance requests!!! Then onto... This WAS a nice place to live until the inconsiderate, disrespectful, LOUD STOMPING people moved in upstairs. MANY complaints have been made to the manager Nick on the daily, and nothing has been done to resolve this constant all day issue! The female and her child need to be trained in common courtesy, being that there is no common sense! She needs to STOP ALLOWING her child to RUN and STOMP all day long. It used to start at 7:30AM but now starts at 6AM and continues until 12:30AM. Then around 3am and again at 4:30AM with her child jumping up and down on the bed and then JUMPING onto the floor and kicking the walls. It specifically states in the lease "must not be disorderly or disturb other residents. ....you must show due consideration for neighbors and not interfere with, disturb the...rights, comfort, health.....QUIET ENJOYMENT....". These people are causing an EXTREME amount of continued every day stress and disorderly disturbance to our comfort and health and it is effecting our mental health. They are continually waking us up while we are attempting to sleep! It is not only effecting the lives of the 3 humans here but it is terrifying and stressful to our 2 dogs, as well. And after REPEATEDLY complaining to the manager and asking him to contact the woman and to give her a written notice to comply, nothing is being done. The main response was that he can't tell the woman how to raise her child! The kid was banging on a drumset at 7:30AM! Then it was the excuse that they just moved in and to give it some time to settle!Like any proper training in life, you control it AT THE VERY BEGINNING to teach the proper rules! Now the excuses going into week 7, is that residents can't be told how to live their lives! What kind of crap is this?!?!? Unless you want a free for all, with no regard for your peaceful living, I would not move to this complex. read more

I LOVE my new home at Avalon! From the first step of trying to find a place to move with my kids, Eileen and Jordan made me feel so at ease and welcomed. You can't beat the ambiance and atmosphere here, but what is better is the staff and family feel. Israel and J.R. are always there to fix any maintenance needs I have (though there are few!) but I can rest assured that however small or great my request is, it is met with immediate attention and a tremendous outpouring of dutiful servitude. Avalon is the BEST! Long story short...love living here!

We recently moved into the Avalon in February from abroad and we are so happy to live in this complex! The complex is very clean with fantastic amenities like a large sized gym (for an apartment complex), pool, nearby grills and outdoor dining areas and amazon lockers! During our move in process we had some challenges regarding parking and apartment damage from previous tenants. After my conversations with Nick, he gladly helped to remedy the situation and we are happy with the end result. I would like to personally thank Nick in the leasing office for helping us through any issues we have had thus far and we are now really excited to happily live in this wonderful complex. The complex is the cleanest out of any others I have seen, relatively decent pricing, large balconies for the one bedrooms, and really great location for farmers market and freeways! I would recommend the Avalon to anyone looking for a nice and quiet place to live. read more

Yes to a great community! Wendy is a wonderful manager doing lots of volunteer work in and out of the community! Maintenance here is the best from our first year here they helped set us up even how to do the blinds and not break them technique! They all have families too and go out of their way to be thoughtful and help. Just had a issue with my daughter flushing a baby wipe in the toilet and JR showed up quick to fix it and also fix the dryer thst was not firing all in less than 30 min I was back ready to go! As a newer Mommy I so appreciate this! We are more than happy with the great people here in our community! Stephanie and Hilary in the office plan many fun events as well! We are blessed with a great community fun pool jacuzzi game room with a variety of people all ages. Yes you might find a random gstring folks!
