Mostly good until someone was allowed in by the overnight door man. The person they invited into the building was belligerently drunk and then preceded to come to my apartment and try to break down our door - threatening violence and saying he was going to break in and kill me. Better yet, when the police came (I had to call them) the doorman had taken his break and were unavailable to let the police into the building. Truly absurd. The building showed no understanding of the seriousness of this situation. Thankfully no one was hurt - turns out the guy was carrying a large knife and had prior arrests. I recently moved into Avenir Apartments, and I have been extremely happy with my experience thus far. The concierge is amazing and friendly, the leasing team is incredibly supportive, and maintenance is prompt and attentive. The apartments are clean, modern, and spacious. I was nervous that the apartment would be loud during sporting events, but I hear nothing in the apartment (I face Haverhill rather than Canal Street). Additionally, the gym is a great on site amenity to have. read more

Great apartments, and even greater customer service! I walked in without an appointment to tour a unit, and to my greatest surprise, the experience was amazing. The concierge warmly greeted me, and the leasing consultant Maeva was very patient and understanding of my situation. We toured the unit I was interested in and she showed me other options as well. The manager Lenny was also nice and inviting, he answered all my questions and shared additional details for me to make an informed decision. Unfortunately, I had to leave Boston for reasons beyond my control, but I wanted to leave this review as a loud recommendation of their services for anyone looking into moving there. read more

Do you love paying top dollar for a hotbox with air conditioning that literally never works? Or having no access to water 3 - 4 times a month with little prior notice? Well, this is the place for you! Okay, seriously, I'll break down just some our issues with Avenir. I have been living in different apartments for over 10 years now and have never had the amount of issues or attitude that I've gotten from Avenir in my life. We moved here for five months and had the air conditioning break down on no less than TEN TIMES. I called down so many times to place service requests that I got to know the maintenance crew personally (shout out to T.J., one of the only great parts of Avenir!), because I saw them on almost a weekly basis for one reason or another. And believe it or not, I'm not the type of tenant to really place requests unless it's necessary. We had to, on multiple occasions, sleep in over 90 degree heat overnight when I had placed service requests with the staff downstairs that never got filed, or the A/C broke down right at 6PM (so no help until the next morning). At one point the leasing office staff starting giving me attitude because of all the calls about the A/C, ironically enough while sitting in their perfectly air conditioned office downstairs. It was completely insulting. I've showered in scalding hot water, and freezing cold water multiple times because they turn off the water so consistently. We went nearly a whole week without warm water, so my husband would come home and have to rinse in freezing water to be presentable for an already demanding job the following day. This is not just an inconvenience, it became unlivable. I've had the dishwasher leak on my expensive "$15,000" varnished wood floors and was told it would be my fault if it left any water damage. "My fault" if -your- dishwasher has an issue that can't be solved, and you don't want to replace it? At one point I had to call the "emergency maintenance line" at night because we were told explicitly to do so if it leaked after 6PM when maintenance went home. So, I did. Unsurprisingly, no one showed up. I guess they didn't really care since they were going to charge me for damages anyway. It's insane. Aside from maintenance, we had some major issues with a couple people at the front desk. We had a package misplaced at one point and had asked who was on staff when it was signed for and if we could get some help to find it. The front desk staff at the time, David, told us it was -our fault- if they lost our package because it's not the front desk's job to receive packages. This is a service they provide, so why do we pay for them to stay at front? They literally signed for the package. So, just know that if they lose something of yours (and they will, I can pretty much bet on it) they'll put the entire blame on you. I have never in my life been treated with such disrespect from a member of staff that is supposed to be a self described "concierge." At one point, one of the other front desk staff told me that some of the staff will send packages back if they don't recognize the name, or sometimes, if they just don't feel like dealing with them. True story. We ended up with another missing package, signed and marked as delivered that was just gone, with no offer to help or an explanation beyond "sometimes it just happens here." Honestly, I could go on. The only upside to the apartment is the great view and the location. We loved the night life, and didn't mind the construction too much all in all. There is a decent amount of construction at night though, mostly next door, at the T.D. Center. We weren't too bothered by the construction in Avenir itself, since we were pretty high up. Our neighbors were all quiet, and we never had issues with anyone on our floor or above us. If it wasn't for the malfunctioning of the apartment and the staff, it would have been fine. But unfortunately, it wasn't fine. I couldn't possibly recommend this apartment complex any less, quite honestly. TLDR; stay here if you want constant maintenance issues, rude staff and lost packages. But the view is great I guess. read more

This is a near perfect apartment for my needs. The only thing I wish it had was a little more space in the second bedroom. Otherwise the place is beautiful and the subway is just beneath the apartment's ground level, which makes it super easy to get around Boston. And the Star Market across the street makes the quality of life so much better here. read more

I have stayed in this building for 5 years now and I used to love the building, it was a great community. I renewed my lease because of the concierge team. I don't even mind the occassional loud student parties. Lately the building has been delapidated with less frequent facility cleaning, dirty hallways, weed/urine smelling common areas. I could deal with that too but my current experience with the office management changed everything. Where to start? The new office management is disastrous. Such a shame. The place is not run like a business. BAD MANAGEMENT Where to start? I had huge leak issue in my unit twice and had to vacate my unit - during this time communication was poor and no attention was made to fix this issue. I am having the worst time dealing with bldg mgmt to rectify my situation and offer any easement. No empathy, no customer service - it's as if you live in the bldg at their mercy. They offered me a "courtesy easement as a customer service gesture" of $100 (yes you read it right, one hundred dollars) to compensate for 1+ wk of an unusable unit. Such a joke. To put in perspective, this is less than my one night rent. The management 'determined' and deemed that my unit was usable for occupancy (while my ceiling was dripping with smelly water in the middle of a snow storm). I have very sensitive Such an unacceptable behavior for a luxury apartment building with more than $2.5k in rent. The manager can only meet by appt only (with very limited schedule, when I say limited is that it takes 4 weeks to schedule a meeting) - and he is not helpful at all. The office team doesn't read/respond to emails and would rather talk in-person in light of them not wanting to have conversations recorded. BAD OPERATION PROCEDURE My drycleaning was lost in the building after it was delivered (tracking number and concierge confirmed). When I asked management, he immediately dismissed my statement and put the blame on the drycleaning company. I don't feel safe putting any drycleaning in the building. And instead of investigating this missing item in a professional manner, he asked me to find the culprit by watching all security videos myself - which is something he should have done as a responsible party. Management refused to take any responsibility and shows no positive intention to help me in this matter. I have tried reaching out to management a few times to remedy this issue to no avail. I am now going through yelp, filing a formal complaint, and may need to seek legal advice. So, let me warn you. This place is the WORST EVER!! I suggest you look for a place elsewhere. Don't get trapped in this building. You will probably get better service elsewhere in the neighborhood. ------------------------------------------ UPDATED 4/28/2018 After Jennifer's notes below, the manager reached out with no sense of responsibility, uncoordinated responses and 'believe it's fair' to offer me a $180 concession for 1.5 weeks of distress (is this a market for haggling?) and replace my coat (which it should have done without having me go through hours of trouble writing long complaints). I am very upset and now collecting my evidence for legal next steps for this shady customer service practice. I don't think customer request is taken very seriously in this place. read more

If you don't like noise, that's ok, but then living downtown is not for you. To me, the sound of traffic after a concert, accompanied by the bucket drummer and street preacher, is like playing a tape of nature sounds that helps me fall asleep at night. To each his own. Anyway, we love living in this building--the staff are just the best! After the years, they know you better than you know yourself. When I was in crutches, concierge would bring up items to my unit for me (and even let me borrow an iPhone charger until my replacement arrived). When my husband lost his keys in the lobby, they got them back to him before he even realized they were missing. The service staff are top notch, professional, and quick (often arriving on the same day you place a repair request). Everyone makes this building a great place to live. read more

What a bait and switch! Beautiful apartment and pretty cool building that had myself and my girlfriend in awe signing the lease and moving in. Then comes the issues small issues that anyone can overlook since the apartment is so nice: noisy appliances that were obviously not well installed, bad caulking in the bathroom shower, noisy neighbors, seriously inconvenient recycling... all things that, to us, still made it worth it to live in a great location and in a very nice apartment. The real problems started when suddenly there was no AC in the apartment! How do people charge 4K and advertise smart home, luxury living with no AC!!!! On top of that since we moved there have been efforts to improve the building's water system so every now and then the building shuts off the water entirely. Complaints to the management essentially go nowhere and there is no way to reach out to EquityResidential (the management company) regarding serious problems such as these. I now find myself having to write reviews to bring attention to issues that have fallen on deaf ears! Don't be fooled like we were. read more

I've been living in this building for a couple of months now. I moved in very shortly after renovations were completed. Building & Amenities The building has a really cool social area with great lighting to watch sports games, chill and study and small workrooms perfect to work on group projects. The only thing that is missing is a coffee machine. There is a gym with more than enough running and biking machines (including Peloton) as well as a section for weights and aerobics - I heard they were purchasing mats for yoga soon. There are also almost weekly events at the gym (yoga and others) that are free. The rooftop is pretty cool too and has a grill, sadly they closed it for the winter. The finishes and appliances are the better than most luxury apartments in the city with a cherry hardwood floor (also means you have to be really careful with it.) The building's location just keeps getting better by the day. The North Station Green Line and Orange Line pass literally under the building meaning that you barely have to walk outside to in the station. The TD Garden is across the street and has finished the renovations. There are countless places less than a block away, including a StarMarket, Starbucks, Dunkin', Arclight Cinema, concert venue, Guy Fierri's restaurant, and 18 places to eat and drink (HubHall) across the street. Having many bars nearby, the area is active at night but never too noisy. The building's location is a dream for anyone who will study or work in the city, especially downtown. The Staff Everyone in the leasing office (Mike and Shawn) is very nice and they all seem to get along so great with each other that just brings good vibes all around. Yasmin, the main concierge at the building is the nicest person ever who will give you the best recommendations of places to visit and dine. Dalal is also very nice. All of the service technicians are also very attentive and are very quick to fix anything that you need. There is a new manager (Anthony) that has really made himself available to everyone and keeps trying to host community events with free food and beers. Almost everyone that works at the building many languages. The Tech The building uses an app for paying rent, requesting a service repair or issue around the building and a feed to post things to all the people that live in the building. There is also another app that allows you to control your keypad door lock, HVAC systems, and kitchen light. They are all compatible with Amazon's Alexa - so I bought some smart lightbulbs and smart plugs and very cheaply my whole apartment is smart. The lighting and temperature are scheduled. You can also get texts and emails for when you receive packages at the front desk. I've really never seen a building that is so technologically advanced. The Residents Everyone is very respectful and quiet, I've never heard much noise in the building to the exception of young working professionals heading out after a couple of drinks in the elevator, but where isn't that the case. The building has consistently tried to limit the student population so its not as noisy as buildings like Avalon North Point aka, "the dorms of the international kids" where I lived before. A lot of residents have dogs, they are really pleasant to see and pet in the elevator or lobby - all dogs here are very friendly. I think most of the negative reviews were with the previous management and during renovations. Now that they are over everything is very calm and works fine. read more

Great location: You got the TD garden at your doorsteps, little Italy, Quincy market, etc. North Station is beneath the building so you don't have to walk much on a cold day. And most important of all is that they got a great staff! Everybody here make you feel that they are enjoying their job. Anything you need, just go to the leasing office. We moved into this building about 3 months ago and were a little blind coming in. We didn't see any yelp reviews and assumed this was due to it being a new construction building. So what you'll see is a rather exhaustive description below. As a current resident, I couldn't recommend it to anyone. While the units themselves are nice, but we live next to loud neighbors, deal with high attrition of the "doorman" staff (you'll find out why I put "" around doorman in a minute), and pay much more than we should. Okay, the last one is my bad, but the dynamic pricing doesn't help. I'll give you the good, the bad, the ugly: 1)Price / value -like the LA Lakers, this place is over-rated. -dynamic pricing. Say what? That's right kids. The price fluctuates depending on the month/day that you're looking. We did hear about this, but expected a price swing of 3-4-5% a week. Instead we saw fluctuations of 5% a DAY making this a stressful decision. (The management will tell you it's akin to an airline ticket. Sure, but an airline ticket is $500, not $3500!) 2)Units -Units are super nice, plain and simple. Really hard to find apartments this nice in Boston. -They have washer & dryers as well. Don't let the Bosch name fool you though, they're not the best quality. They take FOREVER to dry your clothes. 3)Community -Building - not the best and unfortunately. In fact I'd put it at anti-social despite the variety of characters. (A ton of students and a lot of affordable housing folks.) I suspect the management team struck a deal with Suffolk and NE due to high vacancy rates. - I've also got a neighbor who is constantly smoking weed. (2-3 times a week.) I'm a moderate guy, so I've given up the fight with the building. -there's also an unnecessary amenity of a rooftop deck. Aside from the obvious difficulty of being able to work on a tan 6 months of the year, there are no BBQ grills, power outlets, etc up there. So entertaining up there merely consists of bringing your Hawaiian tropic and asking your buddy to massage into your back. 4)Staff -The "doorman" is more like a sitman. This person actually doesn't get the door for you. Doesn't matter if you're walking in with 20 bags of groceries, an old handicapped lady, or just forgot your keys. Don't expect the "doorman" to get out of his chair to lend a hand. High variance in the general service level, but the guys who have been around for a while shouldn't be. -Nor do they ever provide any information about events, things going on in the city etc. So they're not really concierge's either. -The maintenance guys rock. Paul and Damon are quick, efficient and friendly. They also got stuck with snow duty this year but happily did what they could to keep the building clear of snow and debris. (Don't ask me why management makes these guys do it. Completely unfair.) 5)Area -North Station / Bullfinch triangle - the immediate area is okay. It really comes to life on game days, but it's dead during the day on weekends. During the week there's some sketch characters down on Canal. Yesterday some lady was yelling at her ex telling him to get out of her house, etc etc. -however, we are a couple blocks from the real North End and that's great. I don't need to expand on why North End is so great, tons of reviews on that area. I really wish I could recommend living in this building. We got caught up in the bling. The apartment unit is really nice, but all the other things that make living in a luxury building in the city exciting just aren't there. read more

I have lived in the for Avenir 5 years for its location and modern units. Sadly this property became an upscale dormitory. If you don't mind noise and cigarettes all over the place and the smell of smoke in the halls, go for it. Beware for pranksters, residents truly believe this is a dormitory. For the rental price, not worth the headaches. Management team is very nonchalant to all the activities taking place in the building as well. I am very happy to have moved out at the end of my lease. We chose Avenir based on the convenient location and updated amenities. The units are well appointed and the building's proximity to restaurants, T, and downtown make it worth looking at for sure. Also, the staff is great. However, bring your earplugs if you move in. Many students have taken up residence and they came to party. Monday, Tuesday, Sunday nights... it doesn't matter. Thumping bass and the latest electronic music hits crank through the hallways. Our direct neighbors kept us up to date with the latest EDM trends with impunity. The staff will knock on their door to ask them to quite down, but they laugh it off and dial it back up after a 2 min lull. Granted, the noise and partying wasn't every night, just often enough for us to count down the days until our lease ended. The front desk staff are very kind and helpful, and they will welcome you in and out of the building with a smile. I actually felt bad writing a similar review a few months back when I ran into one of the building agents. I didn't want to make her job harder in signing new residents, so I took it down. Why repost? ...because I wish someone had told me about the noise before I moved in. So, if you are in school or want to relive your glory days, Avenir is the perfect private dorm for you. Working professionals, it's going to be hit or miss depending on your neighbors. *The fact that another reviewer has mentioned they stayed in the apartments as a VRBO rental is classic. Location is deceiving. Building is full of college students who constantly smoke cigarettes and weed inside. Yet it is a non smoking building. Management fails to do anything unless we can prove which building it's coming from. Also beware of the Boston "zombies" or druggies that co scantly hangout right outside of the building entrances. I feel unsafe coming home alone at night. My actual apartment until is great. That is only reason why this gets 2 stars versus 1. Too many cons. Oh and there is a meth clinic on the same street yet the unit prices keep, Despite the increase of druggies loitering and spoiling the neighborhood. read more

I've lived in Avenir for almost 2 years. The condition of the unit was great. Very convenient location that close to The North End, T station, and TD garden of course. The staffs here are very friendly. Jay is always kind and easygoing. Every time something goes wrong in our apt, we contact him and he get it fixed real quick. Also, Ashley is a good manager and she always love to answer questions and help out. Although the apt is a bit noisy during the weekend due to the large amount of undergrads student living here and they party a lot, but during the week day it's very good. Abysmal. I've lived here for over 2 years now (my mistake). Avenir has become nothing more than an overpriced dormitory even though they market themselves as a luxury building. Ever since they started allowing undergraduates, there is constantly trash in the hallways (including open bags of dog feces) on a daily basis, cigarettes in the stairwell, and loud music at all hours. Equity also charges illegal fees, including an "amenity fee", which they refuse to refund even though it is illegal to charge anything beyond a security deposit and first month's rent in MA and the fact that the judge ruled against Equity in a recent class action lawsuit about this (google "Perry v Equity Residential") Despite the responses below from "Jennifer A" (readers should know there is no one by that name who works in the leasing office on-site), management and Equity do not take these issues seriously. I would have more patience if they actually showed an attempt to address these issues, but between the unlawful business practices and the indifference of management (nothing has changed despite countless emails and complaints), I am counting down the days till my lease is over. It's unfortunate because the units themselves are pretty nice and the service team works hard and is very responsive. read more

"If I had to do it all over again." The worst thought you can have after signing a 12-month lease. So, use caution here. I am a huge sports fan, and I actually like the boisterous pre- and post- game activities on Canal Street. Hey, this is Championship Town, so it's pretty cool to hop downstairs, grab a beer at the Fours, Hurricane O'Reilly's, etc., especially when the B's dominate. If you're not inclined to go downstairs and join in, you do have to tolerate some street noise, but get up high enough, and it's a dull murmur at worst. The noise INSIDE the building is another story. Constant noise in the hallways, and from our neighbors. Lots (I'd guess the majority, but that might be because they are over-represented by the noise factor) of residents are not burdened with these things called jobs, so don't expect to keep your sleeping schedule. YOU WILL BE WOKEN UP at 2am, 3am, 4am. Loud parties, doors slamming, loud banging, etc. We're a relatively young couple, with no children, and would go with the flow on a Friday or Saturday, but THIS WILL HAPPEN on Mondays, Tuesdays, Wednesdays, Thursdays. We are not alone in our misery. We've seen notes from neighbors distributed in the hallways begging other residents to be more quiet after hours. The building staff is largely unresponsive to requests for help. Sure, they'll act sympathetic and send out memos "reminding" residents to be courteous, but you can imagine how effective that is. The police are often called to break up parties. So, figure this: It's Tuesday, at 2am you are woken up by a loud party, you call downstairs, they do nothing, hopefully (and usually) a few of your neighbors also call, the staff calls the police, music pounds your walls while you calculate the police response time, the police arrive and "break up the party," the place gradually quiets down, and then your alarm goes off. Time for work! If this happens once or twice during your lease, it is what it is. If this happens frequently, you're stuck in hell. You have a nice-looking apartment, with nice fixtures, and you are sleep-deprived and angry. I don't usually rate anything online, but I felt compelled in this case. There are some plusses here, but they are far outweighed by the negatives. Your call. read more

The positives: The apartments are really nice and it is a convenient location (close to the river, I-93, airport, T, Whole Foods, CVS, etc.). The building's management people are really nice and helpful. The negatives: Unfortunately, the number of undergraduates living in the building is totally out of control. The neighborhood is not the best and cleanest (to say the least): many junkies around Canal St. and it gets crazy (traffic, noise, etc.) when game or concert nights at the TD Garden. Lived here for over three years because I liked the place, it was convenient, and the number of undergrads in the past was not even comparable to these days... In a nutshell, if you are bothered by noise, traffic and undergrads partying, then this is definitely not the right place for you. read more

Lived here for almost three years, and things ended on a bad note. Definitely not a good place for young professionals, very noisy, and poor management of noise, smoking, and partying. Management doesn't care about anyone as an individual, and they withheld plans for construction from us when we resigned our lease. They showed no remorse even though the interior construction (demolition and renovations on our floor, outside our apartment door) prevented us from working from home. I have lived at Avenir for almost 2 years and I love it here. The staff is so, so friendly and welcoming every time I enter the building. Always willing to help with anything they can. Jay & Ashleigh are especially helpful. They couldn't be more friendly and are always willing to go above and beyond for their residents. It's nice to live in a place where you know you have people who you can trust and will always take care of you! The location couldn't be better.. You're steps away from the North End and can really walk anywhere! read more
