We had multiple basement water problems in our Virginia suburban home. Installing an inside and outside sump pump, grading the yard, and installing drain pipes from downspouts ameliorated problems somewhat but our basement still had wet spots. I called Basement Masters Waterproofing in August of 2016 to see if they could help solve my longstanding water problems. Mr. Butterfield came promptly, reviewed our basement water issues, and recommended several solutions, including an inside and outside solution. We chose the latter that involved digging out from our basement footing several feet and installing drains and waterproofing to the foot and outside masonry walls. Mr. Butterfield was low-keyed in his presentation and in no way were we pressured to decide in favor of the more expensive solution. Walter and his crew completed the work in October in an efficient and professional manner. Along the way all requests for changes were accepted and acted upon promptly and with patient understanding. We were faced with the extra cost of disconnecting and moving our air conditioning unit. Walter figured out a way to elevate it and suspend it while digging under the unit at no additional cost. We have a complex patio that had to be partially dissembled, then reassembled and that was done professionally. We asked that gravel, not earth, be placed all the way up so the patio steps would not settle. We asked that the indoor sump pump be removed in favor of the outside pump placed close to the house. We added the request to examine our patio sump pump. All these and more exceptions were done and errors made in former attempts to solve our water problems were corrected. The extra costs for our additional changes were reasonable. Cleanup was thorough and the job was finished expeditiously. Thanks to the excellent and professional job of Basement Master Waterproofing we have a bone-dry basement. Wet corners have been eliminated. Rain no longer increases my heart rate. We own 2 rental properties. Recently one of them had issues with a leak in the basement. I called Basement Masters because they had successfully and professionally installed an interior drain system and sump pump 6 years ago in our other rental. This is a 2 part review because I don't think I ever completed a review from the first time. Current job on rental #2: Leah with customer care worked to get us on the schedule on a day that worked for us to meet with Randall for an estimate, who we worked with the first time. This was tricky because this has been a busy season, and we live over an hour away from the property. Randall came and spent time inspecting the area where we had already cut drywall, and we cut out a few more sections. He inspected inside and out, and suggested a "water test." We then were able to find the source of the leak with only one more cut. It wasn't a crack, and he advised us on how to proceed. Previous job on rental #1: We had gotten estimates from 4 different companies for a severe seepage issue at our other rental. Randall very clearly explained the options with visuals and terminology. It was straightforward, and there were no pushy sales tactics like we experienced with some of the other estimators. The job was done efficiently and in a timely manner. Randall came out and walked our house and property with us and gave a professional opinion on the work needed. He was friendly, competent, and easy to like. We interviewed/rec'd quotes from three companies and after meeting their reps and comparing quotes, it was a no-brainer to go with Basement Masters. They offered a more thorough waterproofing system for less than their competitors and their customer service was awesome. We immediately felt at ease with our decision. We couldn't get the work done at that particular time due to financial reasons, but when we had the money, Randall came back out to check the status of our property and honored the original quote. Walter and his crew came out and did the work, excavating the entire interior perimeter of our bsmt and laying seepage pipes leading to a sump pump. They also put in drainage pipes from our window wells. They completed the work in two days and were very nice, respectful of our house and belongings. We had reached out to Randall in 2013 after a flood in the basement. He identified the issue and sent a crew to resolve! My husband ALWAYS said that if we have another basement issue to only call Randall. Well, we had an issue and called Randall. They suggested a consultant to determine the scope of the issue and resolution. We followed the consultant's plan to a tee and the work was complete which involved open french drains to re-direct water away from the home (we live on the downside of a mountain) and repairs to driveway cracks allowing water in, a drain in front of the garage door moving the water to the back yard. Also, they repaired a brick wall that had a split from the water / soil issues. His staff, Leah, Jenna, Griffin and Walter's crew were spot on, polite and so easy to work with. Absolutely first class service.  After several discussions with Randall, selected Basement Masters over many other companies to install an egress window for my basement. Crew lead - Walter - was extremely professional, competent, and courteous.  They hand dug the hole and carried out all the dirt in 5 gallon buckets.  No impact to the lawn, and when they were finished - except for the new egress window - you couldn't tell they were there.  Working with Randall, Walter, and Morgan was an absolute pleasure.  They listened to what I wanted and personally ensured every detail was worked to my satisfaction.  Perhaps the greatest complement I can give BMW is to paraphrase the Fairfax County Inspector - "This is one of the best installs I have ever seen.  You can easily spot the work of a good company."  I recommend BMW to anyone needing basement waterproofing services. read more

We needed to have a basement window enlarged to meet revised code requirements. This entailed enlarging an opening in an existing concrete (solid), installation of a code-compliant escape widows, enlarging and deepening the existing window well and re-framing the window well timbers. Mr. Butterfield and his team were outstanding. He provided a clear estimate of the work to be done and kept us fully informed of the schedule (tricky proposition because we were well into late Fall and quickly changing weather conditions). His installation team were great -- came prepared, accomplished the concrete/window installation/ well enlargement and site cleanup in a very professional manner. Basement Masters installed an egress window on a home we had recently purchased. Randall was great to work with and his workers are very professional and do excellent work. I used Basement Masters to do some work at my previous house and was very impressed with their workmanship. This made the choice easy when I needed an egress window installed. They arrived on time and completed the project on schedule. I selected a premium fiberglass window well, a clear polycarbonate window well cover, and a premium window. They had ordered the wrong size window, but they ordered the right size and got it to the site very quickly. I got wet basement due to excess rain. I interviewed top three waterproofing companies from Angie's list. I picked Basement Masters. Here are the three reasons - (1) The owner, Randall articulated a plan well to me and seemed to have my best interest in mind. (2) The customer care, Leah was friendly and personal. (3) Their price point was very reasonable. It turned out that my basement concrete was unexpectedly thicker than normal. They didn't complain and didn't raise the price and complete the work in 3 days. They installed French drain, added new sump pump, buried downspout drains outside. After our fireplace was leaking water through the masonry, I called several basement waterproofing companies to see how to fix the problem. Basement Masters was one of the only companies that seem to clearly articulate the problem and solution. Several companies wanted to put a drain on the inside of the house, but that wasn't going to solve water coming through the house! We ended up having the foundation dug out and water proofed, including installing an exterior sump pump to help move the water away from the house. Their proposal clearly explained each step they undertook. They did a great job and left the place clean. Two years later we have not had any issues of water leakage. This is a great company. The representative came out to look at my basement floor where there were cracks I thought could be from moisture and also to look at my side foundation to my house. The rep. was able to advise me that I had no problems needing waterproofing and that the foundation did not have cracks that would cause a problem. Because of his opinion, I was able to have the peace of mind to do the small remodeling of the side room that I want to do knowing that there was no bigger issue to deal with first. This is not a normal review, since Basement Masters didn't actually work on our house. We called them because of moisture in our basement walls. They came out, and determined that the problems were of a different nature than what they do and required the services of a carpenter to fix a faulty deck. They very easily could have sold us on a bunch of work that wouldn't have solved the issue, but instead gave us an honest assessment. They are honest, ethical, and won't take advantage of you. This is the second time in 5 years we have hired them for different projects. This time it was to correct a basement flooding problem when heavy rains came in through window wells. They did outstanding work. They put in a new trench next to the interior footing allowing for the placement of a new drain pipe, filter fabric, gravel and drain board. They also dug the exterior window wells deeper and installed drains from the window wells into the interior drain pipe. We've had lots of rain since they did their work, but our flooding problems are over. read more
