This company is not the best! we had a meeting and they were very unorganized and unprofessional about letting people into the zoom meeting and / or on the phone. The people they hire cannot write properly or resound to emails in the proper way it seems like they are cheap so people hire then .. I have had nothing but sub standard responses . Do not hire this company. They are unethical. BAPS advised me that I had not paid by April dues, so I paid the late fee and sent another check for April and May 2026 dues. However, they found my original check, deposited it, and made me short that month and ever since because despite promises that the check would be in the mail in two to four weeks, it's been three months and they owe me over $800. This company is not honest, and now I have to take them to small claims court when I am barely mobile due to a broken ankle. Don't even give them the time of day. You'll be very sorry if you hire them. read more

They are slow to respond and when they do respond, 1/2 the info they provide is incorrect and we have to double check all their work. HOA meeting notes are often incorrect. Have to validate all the invoices because they have charged us twice more than handful of times. They are the worst HOA mgmt company. We are looking for another team. read more

This management cares less for their management ., I have sent picture and a message to them requested trash thrown from the street to be picked up in the back of the building A , it has been 2 weeks still trash is not picked up. . In the Laundry room by building A washing machines are broke . One of the dryer is not working , one of the washing machine is not spinning . there is no proper maintenance Of these machines . I closed escrow on a condo in City Oaks on 3/24. Today is 4/15. Between these dates I've initiated contact 19 times via all modes of communication: email, voicemail, website's contact us form and once in-person at the Walnut Creek office. Do not bother leaving a voicemail or e-mailing. You will not get a timely response from Angelica (City Oaks Property Manager). She will ignore you and when you finally get in contact with her for follow up, it's clear she never bothered to read your email. Next, is their Frontsteps HOA portal. Just registering a new user account is its own headache. Their receptionist named Holliday, will say she can't help you with the website and defer you to Frontsteps customer service. She will give you wrong information for registration. It took 4 business days to finally get the portal registration invite. After successfully completing registration, the portal still wont let me log in or send me a link to reset my password. Beyond frustrating! So this forces me to reach out to Frontsteps customer support and HOA management for assistance? Back to the vicious cycle of hoping someone reads my email, knowing they won't respond, then needing to call for help. The HOA portal website issues and lack of effort from their humans, are the two things giving me buyer's remorse. Buying the condo was the easy part. Dealing with Bay Area Property Services has been a nightmare. Good luck getting a responsive and caring property manager. Mine will ignore you until you give up. I've filed a complaint with the BBB. I live at the Meadowbrook Village Condominium Complex in Fremont. Mariam Poklong, of Bay Area Property Services, is our assigned property manager. Recently, she was faced with three (3) significant issues at our complex: a major electrical failure; a failure of a portion of our hydronic system; and, the suspension of our trash collection services. Mariam and her team resolved all of these issues, concurrently, with efficiency, and creativity. VERY IMPRESSIVE!!! I want to thank and commend Mariam and her team for the excellent work done to handle three complex problems and resolve them all at the same time. Bay Area Property Services (BAPS) is a textbook case of how not to run a property management company. Their consistent incompetence, lack of accountability, and failure to execute even the most basic responsibilities have put our HOA at real financial and legal risk -- multiple times. Their most recent failure? For the third time, BAPS neglected to upload our Association's insurance invoice into their system, resulting in late fees and nearly getting our policy canceled. This is not a minor clerical issue -- it's the kind of mismanagement that jeopardizes an entire community. When confronted, BAPS leadership tried to deflect blame onto the Association's bank balance -- as if that has anything to do with their failure to simply log and present an invoice. Let's be clear: accounting operations and funding availability are two different things. BAPS doesn't seem to understand that -- or worse, they do and just don't care. We've had the same circular, useless conversations with their team time and again. Promises to "improve processes" never stick. Problems repeat. No one seems to learn. And Angela, their president, seems more focused on spinning excuses than taking real responsibility. Late fees, poor communication, no follow-through, and zero regard for the fiduciary responsibility they're supposed to uphold. If you're a board member considering BAPS -- run. You'll spend more time chasing them than actually managing your property. Our community recently terminated our contract with BAPS. I currently live in a unit that Bay Area property services manage. I have an emergency plumbing issue. There is black sludge coming out of my shower and smells of chemicals. This HOA does not care about their disabled tenants. The elevators are constantly broken which means I'm stuck in my condo for days. I have missed school and other appointments. Now there is the plumbing issue. I have not been able to use the shower in a week. No person ever answers the phone. I get customer service which transfers me to a machine. Do I need to pass out from the fumes emanating from bathroom and my family file lawsuit for them to do their freaking job?! read more

Can't blame them fully (not entirely their fault). They are a very low cost property management company, and therefore very complacent in the quality of services they offer. They just don't care to deliver for how little HOAs pay them. Not even when emergencies arise, especially on the weekends. You get what you pay for, with these kind of companies. Your HOA dues maybe high (which goes into reserves), but you are still only paying them pennies to manage it all. I fully blame the board members of my HOA who chose them because they are cheap. Trying to go cheap with property management services isn't a very bright idea, and is not going to get you top-tier service. If I could give 0 starts I would, horrible customer service. Ana Horn and Paulina Reyes have been beyond unhelpful in getting the HOA HUD/FHA approved so that more sales could happen in their condominium. No matter how many times we try to explain that HUD will not take the same documents they keep sending they keep sending the same stuff and then when they're supposedly are going to send documents they go ghost. Extremely unhelpful, just because the property management is switching companies does NOT mean you stop doing your job. read more

They may or may not be cheap; I am not in a position to compare with other property services. They are quite unresponsive, do not answer the telephone, and do not reply to voicemail messages. I have called four times to request a list of occupants who are in good standing -- to validate ballots on an upcoming election of officers. I have received no response and no list. read more

James Britto is the worst property manager. I sent an email in a request for a rental. He asked what I was looking for so I told him and my price range. He then proceeds to apply pressure ... saying it's nearly impossible to find something in my price range if I'm making 100k a year and can't I go higher on rent. Well, this is what I can afford and no where did I state my income. I selected a box that says I make between such and such yearly. He assumes I make 100k. Very unprofessional to say the least. Very poor response on any of the requests. Not even sure if there are any board meetings as residents seldom get any update. Request for board meeting schedule falls on deaf ears. Not sure why we even have a HOA if they do not ensure only residents park on our private streets. Unreasonable expectation for the residents to address "violations" but when the ball is in their court for the common areas, absolutely nil response. Not sure why we pay the monthly dues. BAPS is profiting from late fees at the expense of home owners. In particular, they have changed their HOA payment portal software and autopayments multiple times without notifying owners then charge late fees (10% per month) after allowing the fees to accrue each month. I have paid over $600 in late fees due to these changes. In the most recent incident, I asked BAPS to refund the late fees but was dismissed by the property manager, Colleen Montoya. She refused to return phone calls or make any effort to help reimburse the cost, perhaps thinking that ignoring the problem makes it go away. I raised the issue at a HOA meeting, and she refused to let the HOA Board weigh in on the matter. She spoke on behalf of the board to say that there was nothing the BAPS or board could do to help. I would not recommend BAPS to anyone due to their lack of professionalism and interest in profiting off of home owners. If they happen to represent your community, then be sure to watch for hidden and/or late fees. Also, do not expect any kind of customer service or understanding of your needs. read more

The property manager always say, "contact me by email and I will handle it right away". The issue is, they NEVER reply the emails and not call back. The business owner is the property manager, maybe we have a long term contract with them. She never worries about the poor service they provide. If you want to sell your Condo, the management team will not support in any way. Their standard response is that they are not party to any transaction between buyer ad seller, and reiterate statements from their legal counsel. They have standard questionnaire and they refuse to answer anything beyond that citing liability. Whilst I intend to discuss this with the board, it's a word of caution in terms of the inflexibility to support owners during times of sale. If you are asking for basic Condo related documents like invoices etc., they will cite that they have 30 days to respond not caring about any lending transaction. It's too bad that we did not sell when the previous management was in place. This management took over in June 2023 and I see bleak prospects in terms of any support from them. My property should have been sold in Nov 2023 and it is still on market due to lack of support from them in terms of any paperwork. The ratings and comments on here don't surprise me because we have been dealing with the same problems with Bay Area Property Services. When we call in and we're lucky to get a live person to answer instead of the phone just ringing and ringing, we get a representative that is rude or will transfer us to the HOA manager Claudia or her assistant Sierra and you leave voicemails and they never call you back. If you send them emails and they never respond. Their customer service center doesn't really want to help you they just send you straight to the voicemail or get irritated if you ask questions. I was told by a woman she doesn't care if I keep calling back. I was voicing my irritation to my neighbor, and he gave me an extension of 121 to call and she would help me if I was patient that I could leave a message and she would call me back. He told me that he had been struggling to get a call back from Claudia and Sierra and she took the time to help him. I called, left a message, this lady is wonderful! She took the time to listen to my husband and I and she answer all of my questions. She must be the only competent person working there. We told her this and sent an email to her manager, Kim. All five stars are for her. Mellie you're wonderful. It wasn't a one time thing, we called back and received the same exceptional service! There is hope folks! In a customer service center with workers with an abysmal attitude there is one who takes her role within the company earnestly. We signed up to leave this review for her and let people know to call her extension and leave a message and she will absolutely call you back. read more

I am very disappointed with the service of this property management company. They are very unprofessional and incompetent. They do not complete work orders, they have rude customer service, they do not fix normal wear and tear repairing, and they charge high HOA fees for no service. The only positive thing I can say is that our security guard Jason is doing a great job of keeping us safe from theft and vandalism. Mikayla has been our Community Manager for the last 2 or so years. I was saddened to hear she was no longer our manager when we were with our prior management. This led to no communication, missed maintenance, no responses to emails, etc. Our Board decided to follow her to her new management and all is well again. She is very responsive and ensures are issues are taken care of in a timely manner. Her attention to detail is immaculate. I am very impressed with her professionalism. Finally after finally speaking to someone I have been told three different things by three different people. My interactions with the company have been positive, especially with Mariam Poklong, the Senior Community Manager. She's very responsive and helpful to me. She's knowledgeable, professional, kind and patient. She takes the time to explain what's going on and why as thoroughly as possible. Our community is not the easiest to manage but I know she tries her best. I can tell she really cares about the homeowners. read more

This is actually a 0 star review. To all the prospective HOAs - run from this company as fast as you can. They are not responsive, everything is automated in the worst way, and generally don't care about the HUMANS that occupy the properties they are paid to manage. My partner and I have been hit with fees, interest charges, and finally sent to collections when BAPS changed their billing system and did not inform us. We had to negotiate with our neighbors to settle the fees (yes, that was incredibly awkward). It's been 5 months since settling, now we've been hit with another threat of collections and another $35 late notice fee. Why? BAPS never processed the check we sent and would not give us electronic access while under collections, forcing 2 additional missed billing cycles. read more

I am on the Board of Directors of an HOA that has been in contract with BAPS for about 4 years. I am writing this review based on my personal experience as a board member for the entire duration. If you're looking for a property management company that responds to requests in a timely, effective manner - or even provides the bare minimum of promised service levels, I would not recommend Bay Area Property Services (BAPS). Over the years, they have never been very competent or easy to work with, and over the past few months the service level has gotten downright atrocious. Despite multiple attempts to contact them for assistance with various issues, including maintenance requests and basic vendor payments, I and other members of the board have either received no response from them whatsoever, or vague "we'll be in touch soon" responses, with no further follow up. It's incredibly frustrating - both as a board member with a duty to ensure our service providers are providing the services we pay for, as well as a homeowner whose service requests are blatantly ignored. To quote my friend, you have a bunch of "wanna be IQ deficient alphas" working at this company thinking they are "managing" something. The reality is they make you pick up all the sh*t, literally. I sent a report of dog sh*t left in the landscape. Three days later, the dog sh*t were still there baking in the heat. When I emailed them to follow up, the manager's response was "Oh, I didn't realize that was a request for a clean up." Genius status. Every report is met with a "We need more evidence. Send in some photos, videos...." They want you to put on your FBI hat to do all the investigation for them and still ended up doing nothing to make the community a safe, hygienic and aesthetically pleasing place to live in. I live at City Oaks in Walnut Creek managed by this company. I called and complained about the community door (which was not closed properly over a month ) several times by e-mail and phone calls. I requested to speak with the supervisor of the building manager to complain about no response about the request after my 3rd phone call and I could speak with my building manager, Tony in person . Tony said the work order has placed and hopefully someone will fix it, I think it is really bad service and I wonder what is HOA for if we don't get any service ! read more

If you are seeking a manager for your HOA be careful before hiring this one. Received a letter with 4 different types of fees. Spoke with them over the phone about it but they are more interested in passing the issue onto other departments rather than solving it and putting it to bed. As an HOA manager I guess these are good problems to create, more billable hours. This Bay Area Property Service company has a wrong name. They re NOT service oriented, but non responsive, rude, and extremely difficult to work with . They do not return phone calls, and if after several days somebody finally calls back, good luck to you if you did not have the chance to pick it up. They will never call back again, and if you call, they will not pick up. They do not communicate with their Clients. It is the absolute worst company on any level to communicate with.
