This company is absolutely horrible. They are completely unresponsive. Never answer calls, do not communicate well with the tenants, and are all around the worse experience I've ever had. They lost a cashier's check from my tenant and have done nothing to get me reimbursed. After the Tenants moved out I documented $7k worth of damage to the property. They emailed me at 1:12a on the day an itemized invoice was due stating that I had 10 hours to provide this information or my $6k invoice would not count and would need to be pursued privately. My tenants are 2+ months late and they are doing absolutely nothing to recuperate my back rent. Absolutely horrific experience dealing with this management company. Rented a place in fell's from a private owner who hired this company to manage his properties without any warning to his tenants. Have been left for a year without a working washer, no screens on my windows and without lights in my staircase. All kitchen cabinet and bathroom repairs were also never addressed. I was also supposed to have a second parking spot that I was never assigned. Kelly Stinson in particular has been awful to work with. Incredibly curt in her emails and unprofessional. Does not follow up or come onsite to address the issues mentioned in emails. Would avoid renting from them at all costs. read more

First I called and email to look at a place and did not get any response. I had to call the main property line and the staff said the property manager is the only one to schedule. I have been trying for days. I finally got to view the home and the property manager was on his phone no problem at first. I had some questions so later on in the week I tried to get in contact with him and another struggle again to contact him. From leaking windows leaving my apartment with water everywhere to refusing to extend my lease for 2 months at the end of my 3 years, bay management is horrendous. Absolutely avoid using this management group. They rip off the owners and renters both. The leave homes absolutely filthy and unlivable and expend tenants to do repairs. They promise appliances that don't end up working and will wait months to replace and they'll hire unlicensed people to completed big tasks like fixing leaks and it'll be done incorrectly. BEWARE! DO NOT RENT HERE! BPMG is a not an ethical trust worthy nor truthful company. M&T Bank confirmed August 2023 my strong belief of a bait and switch to secure monies. M&T Bank confirmed what USPS confirmed June 2023 a move in deposit of $1650 signed by BPMG. BPMG property manager had no issue promising a return of security deposit $1650 (minus a breakdown of charges) on June 28th with no resolve to date well past 45 days. I'm not sure what are supposedly breakdown charges for a location not moved into due to the location was inhabitable with numerous perceived violations of city codes. I'm out of pocket $3,300 plus and currently debating if I need hire a lawyer. Back story below Between March and May I asked for a virtual tour. I was told "this is how the process works to hold you have to pay this, the owner keeps it in good shape, and/or you have to pay that in hand." As the time drew closer for me to move 11 hours across country, I again asked for the virtual tours. On 5/16/23 I received a poor quality video with low resolution (which hide all the uninhabitable features ). Unhabitable any situation that aggravates my diagnosed medical condition; however, per city code violations "lack of light, heating and/or efficiency, utility and safety code structure concerns, and emergency exits." I perceive paying and receiving monies was their top priority as I was notified in route day drive that I couldn't receive my key due to my money orders previously sent certified mail weren't received. Where is the customer service? BPMG had no issue asking for 2nd $1650 move in deposit. Yelp responder stated the property is habitable. How is the property habitable if it was removed from the market thru July 20th? After attempts calls and emails with no resolve. Sad when you have photos and videos of live bugs already on the property, holes in the door (large enough to allow rodents inside), walls not meeting the floor (large gap size), electrical wires exposed and so on read more

Follow up...All items have not been corrected. What Bay Management has started doing is canceling out my numerous work orders and have still failed to complete them. They have told me No to getting someone to fix my windows to be opened properly and have told me the "rental property " is...As Is! lol...which I have never heard of in my life! I guess this is just the newest way property management gets away with refusing to fix broken items. I am awaiting upper management to respond to my concerns of safety in the home as I can't open half the windows...no windows have screens..appliances are broken and the garage works just 50% of the time. Bay Management has been incredibly difficult to deal with as a tenant. Shortly after moving into an apartment they are managing, my fridge broke. I lost all my groceries. Stuff happens, not their fault, whatever. They replaced the fridge with an already well-used fridge. The replacement breaks shortly afterwards. I lose all my groceries, again. They can't get anyone out over the weekend. They offer me a credit of $25/day for each day without a functional fridge, which mostly covers the cost of my groceries, but not fully. Now, for a THIRD TIME, the fridge has broken. No response over the weekend, as it does not fall under emergency maintenance. They are unwilling to offer more than $75 credit ($25/day), which is far less than the amount of groceries lost. They accept no responsibility whatsoever, and refuse to just replace the fridge. Allegedly, if it breaks a fourth time, they'll consider recommending replacement to the owner. My property manager showed zero empathy for my situation and told me in an email that "things happen" and I should deal with it. "Things" would be far less likely to happen if they'd just take the buckets of money I give them and replace the fridge with a reliable, new appliance. I suspect that the faulty fridge will break a FOURTH time and I will AGAIN have to eat the cost of lost groceries. I work for a living. I cannot afford to keep losing groceries because Bay Management wants to save a buck by doing cheap repairs rather than just replacing a clearly faulty appliance. The responsibility here falls on them and they are stubbornly unwilling to be helpful. I've been trying for four days straight, calling multiple times a day, to get ahold of my Property Manager's superior to address my concerns. She returned my call once, at exactly the time I told her I would be at work and unable to answer. Since then, I have received no response despite repeated attempts. I continue to be polite and respectful in my messages, which I'm sure is more than they get from most, but they continue to avoid responding. My property manager refuses to tell me who the owner of the actual property is, so I have no way to raise this issue with them directly, and instead have to place my trust in the property manager to correctly articulate the issue. I do not have confidence that the property manager will advocate for me in conversations with the owner, and have no way of knowing that they have actually taken the issue up with the owner. Researching the company online there are many many complaint from both tenants, and property owners who are dissatisfied with their method of doing business. It is clear from Bay Managements website, the language they use, and how they act, that they are chiefly interested in making money for themselves and no interested whatsoever in treating tenants with respect or dignity. When I first moved in, I gave Bay Management Group a positive review. However, now that I have moved out and have received a list of bogus "damages" that they are charging me for, I am changing my review. First, they are charging me for a damaged closet---there are 6 closets in the house, but they never specified which closet I am being charged for, so did they just pick one? They claimed on their move out charges list that if blinds needed to be replaced the cost would be $35 per blind. First off, I replaced one of the blinds months before I moved...I had it sized, priced and the blind was only $9.00. I purchased 2 and left one with their maintenance guy, but was charged $240 for 4 blinds---by THEIR list, this should have been $140 (35 x 4 =140... Second grade math)!! They also charged me a total of $300 for a cover on the CO detector and one smoke detector---I showed their maintenance tech where the covers were located--they did not have to be replaced, the covers needed to be put back on b/c I changed out the batteries, but they are charging me $300!! supposedly these two detectors are $65, but the brand they use (First response) cost from $10.98 to $19.98!! They charged me over $100 for screens they stated needed to be replaced, but these window screens were in the basement---the maintenance tech was called during my time there, but he could not get these to stay in so I kept them in the basement and showed BMG's maintenance tech, Joe where they were, but I am being charged for "replacing them". I lived on the property for a year and a half and dealt with 4 different property managers because people were either being terminated or they quit. Upon move in, I provided my move-in checklist to my FIRST property manager, but when I was preparing to move out, Bay Management suddenly could not find this paperwork. I was told that if I am disputing the charges, it is up to me to have the move-in paperwork. Although true, I asked how is it that their management company and/or the owner can say that I damaged something if THEY also did not have proof? They can put a price on anything or state that I damaged something and not have to provide proof... how is that fair? I submitted maintenance requests, I submitted my move-in inspection and I was in constant contact with the owner's maintenance tech the entire time I was there. When it was time for the move out inspection, I was not present, the normal technician who was always at the house was not involved nor present during the move-out inspection; which I stated to the management company should have been arranged because he and I would have been able to explain and point out what was pre-existing. I will be filing a complaint with the BBB as well as filing a claim with small claims court. I have received $779 of my $1600 deposit. The charges are outrageous, exaggerated and an obvious attempt to keep as much of my deposit as possible. I have kept this home in great condition. The owner and her personal maintenance tech took the cheapest route to fix things in this home. I have taken precautions to inform upper management (Chelsea Lewis) prior to receiving the final list of charges because I knew there would be bogus damages they'd make me responsible for. I even asked which closet, which 4 blinds---specifics, but received no answer. How can I be charged for 4 blinds when I replaced one AND provided a brand new one? It irritates me that they have charged me $240 for 4 of the cheapest blinds I have ever seen. As stated, I will be taking steps to get more of my security deposit returned to me because this is ridiculous. If you ever rent a property from Bay Management, PLEASE be sure to maintain ALL documentation, take detailed pictures from the first day to the last. This will help TREMENDOUSLY upon move out not only will it hopefully keep you from getting bogus charges but because they have such high turnover, your paperwork won't disappear when one of their employees leave. Lastly, I have also reached out to the owner/CEO Patrick Freeze when I did not receive any assistance from the local office in Baltimore, but he did not respond. This management company is a joke and only looking to keep most of your deposit to pay their employees. There are no receipts provided to prove how much items cost. He did the worst possible job; he did not upheld our contract nor the tenants lease agreement which due to his negligence costed me thousands of dollars and then no follow up on his part. If you are looking for a property management company, please avoid Bay Management Group; they will collect their fees and do nothing. You are better off managing your own property. Bay Management bought out our previous management company towards the end of our lease and immediately began making our lives as tenants worse. They cancelled a standing work order to fix a water leak that was damaging our kitchen ceiling. They were difficult to get in touch with over telephone or email, and were unpleasant or uninformed when we could get in touch. We moved out, and they delayed collecting our forwarding address for a month. They then mailed the check to the address of our lease, the one place in the universe they knew we didn't live. We attempted to coordinate with the new tenants, but our contact at Bay was typically slow and unhelpful, so we couldn't. We agreed that they would cancel the check and mail a new one. Thanks to the below comment, we now know that they lied and they did not sent the second check until after this review. This is the kind of non-malicious, but persistent incompetence we have come to expect from Bay Management They are expanding rapidly, but lack the basic skills to take care of a property or clients. read more

We have had 4 property managers in just 8 months and none were helpful with any situation. A tree came down on the house in the summer. The branches broke our front window and did damage to the shed. They placed a tenant in March, they paid the 1st month rent which went to Bay Mgmt. and hasn't paused since. Because of the court situation it will be months until we able to evict tenants. Our monthly statement showed a charge for their monthly fee even though the tenants have not yet paid. The tenant was supposed to be fully vetted making more than enough money to pay the rent but we found out that only one of them is employed. Bay Mgmt. did not work for our benefit but for theirs. They are supposed to be professional property managers but apparently the tenants are more knowledgeable than them. We are paying a mortgage and water and getting nothing from the tenants. I was a client of BPM for 8 years. They worked with me to lease my property to two tenants. In January, I informed them that I could not not renew the lease of my current tenants and would be selling my property. I recently learned that a work order was requested without my authorization. What's fascinating about this work order is that the client does not need to agree to it and the cost is unknown. In my communication with the property manager, I was informed that this is a SOP that they follow but they don't tell their clients until the end (usually when you're disgruntled and trying to understand what's going on with the account). I wonder if this is an SOP why the amount of the invoice is such an unknown factor. I agree that people should be compensated for their services. However, I also believe that I should not have to pay for services that I did not request. In short: If you want transparency, stay away. If you don't mind paying for unauthorized charges at the end of your relationship with them, this may be the best place to go. read more

I have been renting a unit through Bay Property Management Group since October 2018. Looking at some of these other reviews, I may just have the luck of the draw. My property manager is excellent. I have zero complaints. I have had to contact them several times, including when the heat pump stopped working. They are very quick to respond and fix any issues. I've interacted with 3 employees with this company through my years of renting, and all were helpful and efficient. read more

If I could leave negative stars, I would. This is the worst management company I have ever had the displeasure of dealing with. Incompetent doesn't even begin to describe them. It's impossible to fit all my complaints in this space, so I will just address a few: 1- they send weekly spam emails to all of their tenants (not just one building) threatening consequences of violating the lease or house rules. They even send these when they have pictures of a specific unit, so they know who is violating the rules- why send the spam emails to tenants who aren't violating the rules? 2- When you have a real issue (example- someone parking in my paid for parking spot), they won't send an email or even reply to your requests. Basic Professional etiquette, anyone? 3- There are roaches and centipedes everywhere inside and rats everywhere outside (chewing through the wires in your car). 4- tenants throw trash on the ground (do they send emails about that? nope!). 5- The whole apartment smells like sewage due to a sump pump issue that I reported at least 5 times. It finally got infested with flies. There are so many other options! Stay clear of this place for sure! I'm just glad I was finally able to buy so I won't need their reference ever. Lastly, they claim I violated my lease because they claim they found the unit open but I have been visiting every 2 weeks, and I always lock the unit. I have been in weekly communication with the maintenance supervisor about a leaking sewage pipe and he was the last person to enter the unit. I have paid rent on time and this is a scam. I did not leave the unit open and have paid rent on time. They are complete scammers and there is a class action law suit against them. read more

I have nothing but good things to say about Bay management group. I was looking at for an apartment in the Baltimore area. I inquired about a few apartments and they responded surprisingly fast. They made the move in process easy which is great when moving is stressful enough. Fast forward a few months, I had to submit my first maintenance request for a few outlets that wouldn't hold and a leaky sink. The online maintenance request is simple, I wasn't expecting anyone to show up any time soon seeing as these were very small issues. To my surprise they had someone out there within a few days. They are very friendly and helpful, if you're looking for a place to rent in the area I highly recommend checking them out. read more

The management fees are ridiculous, and keep creeping up. They require a $50 late fee to be built in to the lease, a fee which goes to them, and which you as the landlord cannot waive. They charge a $300 annual fee to renew tenant leases...just because- there is no actual service provided for this charge, they just found a way to make more money. Repair costs have always been at the very highest end of estimates I received on my own ($150 for a plumber to go to the property, spend 10 minutes checking for a suspected leak, do nothing, then leave). In addition, the finance department is incredibly disorganized. I received a statement two months ago indicating they had charged me for a years worth of management fees that I had already paid. I received a statement today indicating they were just now charging me for management fees from 2018 that they just discovered they had never charged me for. read more

Here is our nightmare experience with Bay Property Management Group when we moved in this past week to a townhome in Rosslyn, Virginia. I provided them the following feedback and feel compelled to tell others about our extremely disappointing experience, which was the worst experience as a customer that I have had in my life: "The mail box key was the wrong key and the box number was not written down. The keys for the entire community was apparently changed about one year ago and your firm did not know about it. In fact, the contact information -- name and telephone number -- for the community was out of date and I had no way of contacting the community to find out about its rules -- or the mail box key change. {Real Estate Agent's Name} gave me three garage door openers, none of which worked. She said that I was responsible for changing the batteries! I drove to a store to buy a replacement battery for one of them, but it still does not work, which suggests to me that she brought the wrong garage door openers. Your firm will not change the locks on the home. We have a property manager in another state for rental property that we own and the landlord -- not the tenants -- pay to change the locks. She also said that the (awful, horrific) condition of the townhouse on move-in day was not her fault, but the repair team's error. BMG reps should apologize on behalf of the company and do their utmost to correct the situation, not point the finger at another member of your company and then do nothing. The townhome was still being cleaned by two women on the day the movers came, which delayed and disrupted the move-in. The carpet cleaner -- a man -- also came on the move-in day to clean the carpet on two of four floors, further delaying the move in. There were large holes in the walls in two areas, damage to the walls in several other areas, a stained carpet on the fourth floor as well as a very large discoloration in the paint. The dishwasher valve had a leak and was filled with water and leaking when I entered the unit and found the two women cleaning the home. They had done nothing about the leaking water, which ended up creating significant damage to the basement ceiling and dripping large amounts of water on the new carpeting, which could create a mold problem. The dishwasher repair man disrupted our moving day as well. Three burners and a knob on the stove were not functioning, requiring a second repairman to disrupt our move-in. A third repairman, a plumber, had to come in on move-in day and replaced the main water valve and repair a toilet. Unfortunately, there was also a tub on the fourth floor with running water, not just a leak, and this has still not been repaired and will likely not be repaired for a week. Will your awful company compensate me for a higher water bill? We will also have to spend the time hosting a fourth repair man. The blinds in the top floor were damaged before we moved in. Repairman has contact us, but why do we have to greet a fifth repair person because your terrible company is so disrespectful of my wife and me that your team failed to prepare this luxury townhome for which we pay over $5000 in rent so that it would be habitable." read more

We are all inner city Baltimore teachers, so we're constantly busy and dealing with an incredible amount at work. We were really hoping for a positive experience with our home, because of the little amount of free time we have there. The beginning of our experience was a reck. We entered our home with an array of problems. We needed to have the carpets re-cleaned, as one of our tenants is allergic to dogs, so she slept on the couch for two weeks before this got taken care of. Multiple light fixtures were broken. The air ducts were clogged and dusty. Our gutters weren't cleaned, which led to flooding. Our dishwasher was dirty upon arrival. Our dryer has been broken for two months now, as we're still waiting for Gulf Appliances to compromise a time to come and fix it. And we also have rodents in our walls. Our first property manager, Gabrielle Cohen, did the bare minimum to help us get these problems resolved. It felt as though we could never get in contact with her and it took ages to get any of our maintenance requests acted on. LUCKILY, we have received a new property manager, Taylor Kirsch, who was able to knock out all of our maintenance requests in a matter of 24 hours. She made calls to companies, as well as to me to keep me updated on the status of the maintenance requests. And even just talking to her on the phone is more enjoyable than with my last property manager. The reason this rating is more than one star is solely because of Taylor. She is a great property manager and I'm hoping my experience with Bay Management only gets better from here because of her. read more

Do NOT rent from this company. The communication is horrible and they do not take care of their tenants. I rented a property for 3 yrs through them and had 3 property managers. Issues that I brought up to my previous managers were not addressed then when I moved out I was charged with those same issues. The property manager I had was Louigie Angles who is not responsive at all. I told him about these issues before hand when the initial inspection for my move out began. Since then they have removed the original photos from their website that clearly had one of the issues I was charged for in the picture. I personally would not recommend this company for many reasons, but the main one is for not conducting inspections as stated in our contract. The lack of basic management by BMG enabled our tenants to destroy our property; we spent over 20K to get it back in shape. The tenants were smoking and storing drugs in my property, they also left an unserviceable vehicle in my driveway, BMG offered no assistance to get it removed. Overall, BMG is very reactive rather than proactive. If you're looking for a dependable and trust worthy management company that will take care of your property, BMG is not it. This is the worst management company I have ever rented from in my 12 years of renting. They are slumlords. We have had no HVAC for 2 days and it is going to be in the 40s tonight. They have illegal construction being done in the basement which has filled our house with fumes. No one can answer any question you ask. They always say they are waiting to hear somthing. We have been living at our residence for 2 months without electricity on an entire floor Jimmy rigged sump pumps and a flooded basement and have been living out of boxes because of their lasidazical approach to our major maintenance issues. Not to mention when we moved in there was a fly infestation and the house was so dirty my feet turned black the first night. Do not rent from them you'll be stressed out and missing work to let some random Joe pretend to fix things. read more

I live out of state but was asked by a family member to rent out her property in Baltimore. After looking around online and from word of mouth, I found Bay Property Management - and I'm really glad I did. They were professional and incredibly helpful, esp. considering that I was trying to deal with this from a completely different state. They handle everything: move-in, checkout, and cleaning / repairs. It was amazing to not have to do this ourselves. And they kept us updated on everything which was very comforting, given that no one in my family was local anymore. Highly recommend!! read more

I've never left a Yelp review, let alone a negative one, but I need to warn people about the insane corporate greed of this company. This was my first time renting an apartment by myself and I am not fluent in the legalese of lease agreements. After months of my bathroom ceiling leaking intermittently and them spray painting the ceiling white to "fix" it I asked to break my lease. My rent is $800 for a studio and they are making me pay $4,000 (yes FOUR THOUSAND dollars) to break my lease. This company will make you sign your life away. They charge $200 to get your door opened if you get locked out after 3:45pm (didn't happen to me but to a neighbor who had nowhere else to go). They charged me $70 to replace a lightbulb in my kitchen and I even bought the lightbulb (the ceilings are almost 10ft and I didn't have a ladder). The company said they didn't care if I reported them to the Health Department of Baltimore or anywhere else because they would fix my issues eventually. Landlords are evil but this company takes the cake. It's worth it to spend some more money to never rent from this company. read more

I was relocating and took the chance of renting this house without viewing in person because I love the house so much! I cannot say this enough, ANDREW WAS OUTSTANDING from the start. He had the best communication on the house availability, he made sure it was to my liking before he handed over the keys, was always avail e for questions and timely updates. He redid the lease several times to accomplish my questions. He took time to send me videos and FaceTime walk thru of the house. He understood my trepidation and anxiety in moving to a new city and held my hand every step of the way.. he always returned calls and text in a timely manner. Was completely honest in all communication and proactive in updates or concerns. When I asked about the reviews of the company - he addressed the question head on. These people are by far the worst managers in the country. They ignore maintenance requests, cut corners on repairs and then claim they need 3 weeks to get a security deposit returned to the tenant. The tenants only lived there for 8 months and barely had time to unpack before the owners moved back to the country. Three manager at BMG kept promising to make it right since the tenants signed a 2 year lease. They are still waiting. read more

This is a Terrible company that cares Nothing about the tenants and the upkeep of the homes, they only care about saving and making money, making sure you on time with the rent even with all the inconveniences and poor management. I moved into a residence that had over 16 Maintenance issues I knew nothing about prior to moving in, including gas leaking from stove, heat not working with freezing kids having to bundle up, the basement half way water proofed which makes absolutely no sense at all, and so many more major problems that should have been fixed knowing they would have a new tenant, I've been here almost 3 months and still they have not even fixed half of the issues. Everything in here is done so half-assed with no pride in the work, they use the cheapest quality products and people they send out, they are so unorganized, no communication, & I'm beginning to think that they are deliberately f*cking with me because of all this. Soon as my lease is up I will never use them again & would not recommend this company to my worst enemy. I might have to get a lawyer involved because I am not paying them another dime until at least half of all these problems are fixed, this had been one of the worst experiences i have ever had with a landlord and rental company. Just another greedy corporation that only cares about money, I'm so sick of people and their greed, and their lack of compassion, missing integrity and void common sense. There are no words in the human language to express the frustration, anger, anguish i feel; those words just ain't strong enough.
