They have a number that connects you to management at all times and you just have to leave your name, number and apartment or house address and you will receive the specified request. About a month ago the power went out in my apartment: it was black as the trailer for the batman movie Dark Night, and I still had hours of preparation for a calculus test the next mourning....needless to say I was quite overwhelmed by the circumstances; these classes are like are red hot and bodybuilder with 4 plates on each end-Either you got it or you don't. I contacted Tanisha White (BCI Property Manager) and explained my circumstances-she personally got out of bed at 11:45pm and came to see what the problem was, after and hour of struggling with the situation we finally got the lights back on. This was a big deal to me...I got the studying in that I needed; took the test the next day and passed. This is the kind of service that you receive here. Its simple: got a problem ? How is this company still in business? I agree with Ethan S. that BCI, as a whole, greatly lacks professionalism. On March 7th I inquired about a home listed for rent available May 1st. After being redirected to John I thought I would learn more about the property, I was wrong. He not only knew nothing about the home, he attempted to get information from me to fuel his inner office drama. When I spoke to him the next day he said he had "been doing a lot of research on this home", but flipped when I asked if the home had a dishwasher and he said "I know nothing, this home just got dumped on me yesterday". John then proceeded to tell me that he would not know anything about the home until he does an end of lease walk through on April 10th (1 month away). When I asked whether he would be showing the home before April 10th, he replied "if the tenants are hostile, we're not the kind of company to just force people to let us show the property". So instead of saying "let me check with the current tenants and get back to you" he led me to believe they were hostile and later admitted he had not yet spoken with the current tenants. Clearly, I was confused why this house is listed for rent and why John is a property manager. I decided to give the company the benefit of the doubt, I mean they highlight that they have been in business for 30 years and an A+ rating through the BBB. I emailed this to the owner, Donald Leske II directly: "To be straight and to the point, I am very taken back by two encounters I have had over the course of two days. My husband and I are AMAZING potential clients as both as renters and landlords. We own a property in NE Tacoma and are looking at renting a property in North Tacoma and feel the inner tension within the company is interfering with a potential business transaction. Please contact us to get this issue resolved." The very next day I was contacted by John stating that Donald had forwarded my email to him about possibly hiring them to manage my property in NE Tacoma. That was the final straw for me. These are the most unprofessional people I've ever had to deal with. I really don't know how they are even a company. I'm sooooo glad I wasted 10 days and $100 dealing with this company. I was told about 100 different excuses over the span of a week after applying to rent a house the excuses were 100% made up for who knows what reason and I knew it the entire time but tried to give them the benefit of the doubt i don't understand why I was lied to when it's easier to be honest. They also discriminate against people with disabilities and tell you that you need to PROVE that your dog is a service dog..THERE IS NO SUCH THING. I receive Social Security DISABILITY WHICH CLEARLY PROVES MY NEED FOR A SERVICE DOG because you can't receive SSI without a disability and that's the only proof you need. You might want to look up and study FEDERAL service dog laws before you get in trouble with the Law for discrimination. This company is owned and run by a sleazy, rude old man that cares more about money than he does the owners he represents. I had worked with them for a number of years, having small problems here and there that I was willing to overlook (rent not paid to me in a timely manner, allowing tenants in that shouldn't have been allowed in, poor communications, etc). A couple months ago, the tenants in my home had finally showed a pattern of not being able to pay rent on time, and I was ready to evict and sell my house. BCI ended up going directly against my wishes, collecting money from the tenants and not pursuing evictions as per my request. In email communications, Don called me "mentally unstable" and accused me of demanding that they break the law. This is not the case. Clearly they and their sorry excuse for an attorney do not know the laws themselves. They accepted money the day before court was to be held, which they absolutely did not have to do, cancelling any chance I had at evicting the tenants and selling my home, which is my right as an owner. I served in the US Army for 8 years, was severely wounded in combat (Iraq) and received a Purple Heart, among other decorations. This company has no regard for anyone but themselves, and lining their pockets with money. It's sad when a company that works right in the heart of veteran and active duty territory would treat me this way. I would advise that you absolutely do not hire this company to manage your property, they will not work for you. They will work for themselves, every single time. They currently owe me money and I doubt I will receive that money. Especially now that I've blasted the truth for you all to see. BCI is one of the most disorganized companies. They say things then do the opposite. They blame the owner for everything! I don't know why the owner of my building even hired them. They add charges that aren't part of the lease. They blamed the owner for not transferring them the leases, so they just created their own and increased the rental amounts. Oh, and they asked us to pay more deposits because the owner hadn't transferred the deposits over to them. I refuse to pay them a penny. This company is not ethical in any way. They do what they want. I am the only male in two triplexes that have 5 single moms with children. They intimidated them into signing new leases, even though they already have leases. This is so illegal. I look forward to hearing back from the Attorney General on safety issues and these financial issues. They haven't fixed one thing since they have been on as the management company. No outside lights, broken washer, running sinks, faucets broken. They just blame the owner. They add charges such as parking to the rent even though my lease states that all utilities other than electricity is included. Our water was shut off and our electricity shut off to the laundry for not paying bills. When they post notices the guy tapes them to your door like a mouse and runs out to his car so he doesn't have to talk with you. There are so many violations of the law, yet these guys keep doing it. The owner lost my rent I sent directly to him and they are trying to make me repay it even though the money order was cashed. This company would have a negative 5 stars if you could rate it as such. Every time I go into the office, they say they will correct certain things and nothing happens. They mowed part of the grass and never came back to mow the rest, but I am sure the owner was billed in full for the work. That is the type of effort they give, less than 10%. My previous owner was amazing and he handled everything himself. I am sure this owner hired this company thinking they will take care of his property, but they are destroying it. Every tenant is trying to move out. One of the tenants are helped by a church so she and her children can have a place to live. They have raised the rent and charged so many random charges that the church can no longer afford to pay her rent. They schedule inspections of the home and never show up. If you're late they are quick to post a late notice. This company is the epitome of why our country is going to hell. People cant even keep a nice home any more. All the companies care about is, if and when they get their money. Not making sure they do their job so they get their money. I will post by letter to the Attorney General and hope they do an investigation on their ethics, finances and business practices. This company should not be in business. I have dealt with many different real estate agencies over the past 13 years in several different countries and most of them were quite honest and ok to work with. BCI beat them all! As I had moved to the US from a foreign country I did not have any credit history, no social security number, no bank account and no job. Other agencies I had contacted did not even bother to reply. Not so BCI! They, not only let me rent from them but they also helped with organizing furniture, picking up the furniture, they helped with setting up a bank account and they got me in contact with a car dealer to make life easier. We have not only found a real estate agency but we found friends in this company! I could not give them enough stars for this more than exceptional and above and beyond service! This company was a complete nightmare to deal with. The receptionist was actually kind and quite professional. As was Jermaine, the inspector I dealt with. Tanisha and Naomi, Property Managers were unprofessional, rude, and condescending. I was inappropriately given information about the financial status of the owner of the home we were approved to rent. When I asked that the home be clean and rent ready, I was told that I was "making a big deal" about things I should just take care of myself. Because of this request (to clean crayon off the walls and put a cover on the light before move in) I was informed that they "did not want to deal with me and my demands" and they would not be renting to me (now that I have dealt with a few people from this company and read all the other reviews, I thank God for this every day). I was told on a Monday that they would be refunding my deposit and application fee. On Friday, I called multiple times and was continuously told they may not have my refund (that was promised for Friday back on MONDAY). When I insisted, I was connected with the bookkeeper (who also says she is the owner) who spoke over me, insisted that I was unreasonable for expecting my money back within a reasonable amount of time, refused to refund my application fee because she claimed I had been misinformed and that was "not her fault". She was overall the most unpleasant, unprofessional person I have dealt with in a very long time. I am so grateful to not be locked in to a lease with these people. DO NOT RENT FROM THEM. Ok let me start by saying that this occupation, ( rental management )is not a very popular one as far as reviews usually go, but i have found there are good management companys out there please please check around first Now as for me, i have owned and managed my rental property's well over thirty years and i have found that 95% of the tenants we have had were and are nice honest people and it was a good arrangement for all concerned With all that said" let me tell you about our experience we had with bci, it was time in our life" to retire and turn over the responsibility of the rentals and we decided try the service of bci property management company . It was over year ago that, i walked out of the bci office hearing these words" don't worry about your property's thats our (bci) job now" it felt like christmas to hear that and i cant tell you what a false statement that turned out to be ... Every time i had to talk to bci, (which was often) i would be dealing with a new manager or person on their staff indicating a high employee turnover rate and any task that i requested was never performed until' i called back several times" the bci mantence person that was sent to my building just showed up without any prior notice, to the tenants and the work performed was terrible and incomplete, in fact" i even had to hire a contractor to repair the damage that bci maintence did to my building . Now the bci book keeping" it is the worst. the tenants were charged for utility's and deposits that were already paid, our tenants were always treated poorly. The utility bills were to be managed by bci, we were suddenly recieving cut off notices from the utility company's and that started last january and the problem wasn't resolved till July and these are just a few examples of the problems we had with bci We had a year contract with bci, and in all our years as a landlord i can tell you that it was the the most stressful time for us . Terrible company. The house was in desperate need of cleaning when I moved in. We had the home cleaned professionally upon our move out and they did not return our security deposit due to "light interior cleaning" and "additional carpet cleaning, strong presence of animal odor." It's pretty unbelievable that a house which was professionally cleaned to include the carpet and the receipt was turned in to BCI was in need of cleaning. read more

really bad company poor organization between them. terrible accounting practices**!!!!. they took all my deposit ($1000) and they said i owed $198.76 more this is ridiculous.!! they are changing me $600 for several patches on the wall $275 for cleaning (even tho i cleaned the house before we leave) & $18 for replace light bulbs. please do not trust in this company!! my lease ended on aug 31st and i talked with naomy and told her about renting month to month and she said it was fine. and one month later they start calling me saying when are you gonna move because your lease is already over and i said i know i spoke with naomy and she said it was fine to stay here and pay month to month and they said i dont remember that. omg!! i had to fine a place right away because that. note: i always paid ontime i was a good tenant and they dont care about that. they like to keep your deposit for not reason!!!!!. read more

BCI Properties is the absolute worst organization I've dealt with in my 21 years of being a tenant. I had to hound them to get a response to my inquiry on their listing as well as any communication for repairs during my tenancy. After I submitted my application and paid the fee they tried to raise the price of the listing. Upon move in the home was filthy (I took over 80 photos to keep record), debris was left from the previous tenant, fixtures were broken or non-existent and it was very clear none of the transitional items were done between tenants (light bulbs were burnt out, the door fell off the hinges, the bathroom shower head was missing the key didn't work in the front door, and paint was chipped throughout, to name a few). I thoroughly cleaned the home and took over 50 photos on move out. Then was told they were holding $850 of my $1,000 deposit even though I can prove most all of the conditions noted were preexisting. During my tenancy I was told I paid rent late, which I did not, and was told I was serviced a 2 day pay or vacate, which I was not. They agreed to remove fees related to it but still charged me $100 in fees for a late rent payment that did not happen. read more

I believe everything negative post that people are putting on these pages, this company lies so much it is ridiculous. They do take your money, make promises to fix things when you move in from your original move in check list. then they request to come into your home to view your home after the lease is up when they are suppose to do it with 180 day within you lease. Our furnace Broke because they were not servicing it every 4 months like they were suppose too also not put new filter in it. Our oven is broke they said someone will be here on this past Friday at 10:30 am no one showed up know I can't cook anything form my children. Our skylight is broke it was promised that it will be fixes back in the spring they sent one man out here twice he said he could not fix it its to old a roofing company has to he reported back to BCI. I Talked to Don and he called me a liar. He is mean and disrespectful. Him and His wife have separate office that they stay in all day don't want to be bothered by each other. They always tell us to email them which I found out is illegal to do that from city of Tacoma, WA Landlord-Tenant Program. We signed up a year ago and it took BCI over 2 months to find a tenant because they overpriced the rent. And I told them it was overpriced. I told them what it should rent for and that I would prefer to collect a little less rent than pay for a vacancy. Their contractors did shoddy work and overcharged. Not much you can do about that, i guess, good help is hard to find. We' ve had problems with other property managers and have come to the conclusion that if you want the job done right, you gotta manage it yourself. So that's what we're doing. Thanks to the Washington Landlord Association, which we are long-time members of, we can affordably get all the forms and advice that we need, but it can be time consuming; rentals are not an easy, low maintenance investment. Our tenants like us, we fix things and maintain our properties. We screen carefully prior to them moving in and have very few problems. read more
