Nice people but incompetent landlords. Left a home in immaculate condition and was still charged $800 for cleaning.

Willow Properties made moving into a new home super easy. We had applied with a different property manager and it took them over a month to process our application. At that point we no longer wanted to proceed with them. Willow received our application, and I believe it took them 3-4 business days to process our application and get us approved. The weekend passed and we had our keys to move in the next available business day. Their payment processing is easy to navigate, and they are great at communication. As a renter it can be stressful not knowing where your next home will be and this company definitely took that stress away. Not even a week into moving in, and they made sure to schedule our chimney to be cleaned out (I didn't even have to submit a request). If you have the opportunity to work with Willow, you won't be disappointed. Alberto and Bekah are awesome. read more

When Willow Properties first took over the management of my apartment building I was nervous. We had an on site manager for the first 5 years I had been in the building and the idea of a management company seemed very impersonal. But I was wrong. All of my dealings with Willow have been positive. Bekah is great! She was so helpful when it was time for me to move out. I received my ENTIRE security deposit back within one week of vacating my apartment. If you pay your rent on time and follow what's written in the lease that you sign, you should have no issues with Willow Properties. read more

We moved into this really nice duplex in Lakewood and we were super ecstatic to be living in a much bigger place with our almost one year old at the time of move in. With water, sewer, and lawn maintenance included, what more can you ask for? The location was perfect, close to shopping areas, we chose a daycare that's literally a three minute drive from the house. We talked about wanting to renew our lease. We felt we were comfortable where we're at, daycare is right there and it was affordable and close to home, the employee from the corner store liked us a lot and always enjoyed seeing our son in the store. Until we received an email for ending tenancy. We were deeply in shock, confused, angry, and so heartbroken. Willow Properties would not tell us why they were terminating the lease. We tried to reason with them, we tried to talk to them, we didn't know what was the problem at all (we still don't know what was the reason!). They just said "it's the end of the lease, so there was no option to renew." But we were told a few months before that we can renew. The staff are so rude on the phone. Just wow. It really shows how little they care for the tenants and only care about raking in the rent money. They don't care about you at all. You can practically hear the eye rolls over the phone. This isn't their home that they're losing anyway so why are they so annoyed? They still get to go home and spend the holidays with their family, while we were cleaning and packing up our stuff. I was so taken aback by their rudeness on the phone that I called her back and asked if she was okay and checked in on her. I told her that I felt she was being rude on the phone and I'm just trying to get this straightened out. 1. Their maintenance person doesn't knock or ring the doorbell when they come to fix something in your house. My car was in the garage and I was home sick with bronchitis. I saw the guy grabbing some tools out of the truck from the window, and I was watching tv so I expected to hear the doorbell or a knock at least. When you're home alone, of course it's terrifying that the guy just came in your house without having the common curtesy to let the people living there know that they're here. I said hi, and he was shocked that I was even home. Um, people do get sick and stay home. 2. When we first moved in, the carpet was lazily installed. The staples were sticking out so our foot would be bleeding from stepping on them, so we put in a work order for it to be fixed or hammered down at least because it was stabbing our feet in the living room/kitchen area, laundry area, when you walk up the stairs, and in the rec room area. We waited a while to hear back and we got tired of waiting so we took it upon ourselves to hammer it down for them. We had a toddler that was learning to walk at the time and he would get hurt too. 3. When we moved in, you could tell that the toilet seat had lots of wear on them. It was clearly old and frankly, gross looking, but we didn't mark it down as damaged because it wasn't broken. But one day it snapped right off the seat and you could see the rot inside where it broke. Obviously it wasn't from us because that looked like years of wear. But needless to say, they charged us for new toilet seats for the next tenants to enjoy. 4. They also charge you like $35 for maintenance to come to your home to fix something. With all these negative reviews, please believe them. Willow Properties would be a better company if they took accountabilities for their lack of professionalism, their rudeness, and lack of empathy for their tenants and work toward on how to be a better rental company and to better themselves as an employee and as a person. I hope that they do not put another family through this hell or anyone. Please protect yourselves, your kids, and your money and avoid them as much as possible. I hope that they do the 60 days notice, instead of 20 days. It's clearly not enough time to find another home. I used to be a resident and they gave us a checklist of all the requirements before moving out. We did everything i.e carpet cleaning, changing the light bulbs, and cleaning the yard/garage. To be honest, we left the house in a better condition than when we moved in. They deducted the majority of the deposit even when we had the receipt for the carpet cleaning and all the repairs. read more

WORST PLACE EVER! Our toilets, sinks, and tubs have been flooded with POOPY WATER for 3 weeks now and the problem STILL has not been fixed. We've called so many times and the problem just keeps getting worse. We have to shower at friends houses and go down to the gas station to use the bathroom. This is unsanitary living conditions and they still expect us to pay our rent on time. They just keep saying "there's nothing we can do tonight we will send someone out" and nothing is being fixed. They keep telling us they can't do anything meanwhile our toilets are overflowing with water, we can't wash dishes, we can't do anything! And on another note we have submitted so many work requests for the mold growing inside the house and all we've been told is "wipe it off" but it's IN the ceilings, we've told them about the wood rot and we think it's termites, and still NOTHING. Our electricity constantly goes out in random rooms for days at a time. The only problem they seemed to fix was the complaint we had about our outlets shortening out and shocking us so they changed three outlets in my house but didn't put on booties and tracked mud all through the house and left the screws all on the floors, one of the outlets was in my one year olds room. Like really, you see there is a crib in the room and you leave a bunch of screws and small pieces in there? Jerkwads. The manager is an absolute dumbass, can't seem to know how to manage anything and just said "there's nothing I can do" We pay $1100 for this shitty broken ass piece of shit home and they can't even make it liveable for us and our children. If you are renting out a house then I'm sure they are awesome but as a tenant they are terrible. They are lazy and inefficient. if you have maintenance issues they send out some sketch people to fix things and one time a dimmer switch went bad in the bathroom, the guy showed up w they wrong switch which left wires exposed. He said he would come back w the correct one but in the meantime to keep the toddler away. He never came back which is irresponsible and negligent on their part. They can't read, we clearly turned in the proper paperwork w correct dates and they billed us for it. They also are not military friendly. This woman said she didn't have to recognize the orders for PCS. I could go on and on all day about them but while the house itself was amazing they left a lot to be desired. 0 stars! Renters BEWARE!! RUN far and fast from this company! Even if it is the nicest house you have ever seen for super cheap, it is NOT WORTH IT! Willow has been a nightmare since our first interaction. They repeatedly told us one thing one day and changed their story the next day. They forced us to put a PSE bill in our names telling us some BS story about needing the service to keep the heat going, only to find out after calling PSE that it was a line maintenance fee they pass on to tenants so they don't have to pay it... FOR A YEAR!!! They are kind and helpful until they get your deposit, then they treat you like a prisoner they can't stand to deal with. The rental listing said there was a $1000 deposit but once you pay that you find out that they also expect you to pay first and last month's rent in the first 2 months. You have already given them $1000 at that point and lose it if you walk away. Their lease agreement makes you agree to let them in whenever they want, even if you aren't home and let them show as often as they like. It is also not for a whole year, and they come in a month before the end of your lease to "inspect the property" to see if you are worthy of renewing their lease at a price increase, saying "there is no need to be home, we have a key." They told me upon moving in that the "roof debris is part of a shake roof and will always look like that". I didn't really care but few weeks later they sent someone to clean the roof. They left the debris piled up on both sides of the front door and both sides of the back door, trashed our pool and well as damaged the roof. A month later when it began to rain, the roof leaked onto the hardwood floor and it took a week for them to send someone to repair it. The house we rented had a locked sprinkler system that forced us to water daily, year round for $200 a month. It was also drafty and inefficient. The upper floor "bonus room and 4th bedroom" were uninsulated and so cold during the winter that the toilet water froze. It was also INFESTED with ENORMOUS spiders and they refused to spray. They also require you to "deflea" the house upon vacating if you have any sort of animal. At move out we spent $200 for the mandatory carpet cleaning, $200 for the mandatory deflea and $300 for cleaning in hopes of them returning the $1600 they are holding hostage until they take as much as possible for as many tiny things they can find. Based on the way we have been treated from day one by these people, I am positive they will charge us for EVERY LITTLE INSIGNIFICANT thing. I will post their asinine accounting once I receive it. They view move out as their opportunity to make money so I am certain we will be charged for any speck of dust or spider web. read more

Unfortunately, I was desperate to find a place to live and did not check the reviews, which are consistent with the experience I have had with this company. They are the most disreputable company I have ever worked with. Once I moved out, they claimed they mailed out my deposit check, where they wouldn't tell me. I made several calls to the office and requested the information, but they refused. Each phone call was met with an aggressive attitude and an outright refusal to tell me where the check was mailed. We rented through Willow for nearly 3 years, and do not have one complaint about them! If there was anything that needed to be done the responded the same day, we even had our heat go out on a weekend and still received prompt service and got it fixed that weekend. I was nervous about the move out process because of the reviews, but it was honestly a smooth process. They are great representing the OWNER of the property but as the company owner "John Parker" stated, they are there to represent the home/apartment owner 100% and not the tenant. It is great that the company follows the rules/laws regarding rentals but whatever happen to "Customer Service"??? I was personally shocked how Dorothy Zarelli handle not only communicating with me but other renters that were in the office. The company is sure to make sure you fight for your deposit to be returned and they will take their sweet time at returning it. I went from only receiving $150 of a $1200.00 deposit back to receiving all but around $450.00 of the $1200.00 because I kept on the company about it. Don't let them take your money. Willow Properties has made me realize that you have to review the company to rent from before you sign the paperwork. I would never recommend this company to anyone I know as a renter or a home owner. DO NOT RENT FROM THIS PLACE! THEY DO NOT CARE ABOUT YOU! First of all, Yelp is forcing me to give this place at least a one star review. If I could, I would give it zero stars. My mom was renting a duplex in Spanaway and had a year lease when all of a sudden 11 months in we get a Termination of Tenancy notice on our door. She hasn't been late on paying the rent, and we keep our house in pretty good shape. When my mom went to see why we got this notice, they said it was because during the annual inspection, they found that all of our smoke detectors were plugged out. They said we had to move out in 20 days because of that. Now, I totally understand this is a liability issue, but keep in mind that apparently all of the smoke detectors are interconnected. When we cooked one evening it created some smoke and ALL of the detectors went off and would not go off, even after an hour or so of ventilating. When the people came to inspect our house, my mom asked them to replace them/fix them and they did. A few days later we got the notice, though paper posted on our door did not have a reason for the Termination of Tenancy. You would think they would give us a warning or at least point out our mistakes!! The lady at the office said mom could file a reconsideration form to the property owners if we wanted to, which my mother did there and then when she went in to see why we got the termination notice. Today we got the notice saying that the notice still stands and we have to move out by the end of the month. To be honest, I'm not even sure if the lady actually submitted the request to the property owners. My mom is a single mother with two children living in the same household; myself who is in college and my sister who is just about to graduate from high school. Not that the property managers will ever care, but my mom works so hard to support myself and my sister and we really cannot afford to move at the moment. We are not rich, and my poor sister has enough to handle with final exams and graduation prep. She says she probably won't be able to go to Prom because of the move. I myself have exams, presentations, etc, combined with working nearly full time and it's very stressful for all of us. To sum things up, they do not care what your circumstances are or how desperately you need the place to live. They have no sense of customer service. This place should NOT be in business. read more

My overall experience with Willow Properties was extremely poor and I would not recommend this company to anyone looking to rent in the Pierce County area. Their poor customer service and overall unwillingness to assist their tenants makes this a poor company to work with. First issue; they do not provide any pictures or floor plans of their units. When I gave my 30-day notice to vacate, I was also informed I had to hand-deliver my "notice to vacate" when I emailed a signed copy to them. This was also not stated in the lease, and when I informed them of this they responded with "Nothing says it has to be hand delivered to our office. But our Lawyer says it does have to be original signature in case we do have to go to court. You may drop it off at our office if you cannot make our office hours we have a night slot." For further context, I had already accepted a new job and relocated an hour away from Tacoma, so having to hand deliver my notice to vacate seemed very unnecessary and inconvenient. I was also told by Willow Properties that I would be required to have a professional carpet-cleaning done in my unit. As stated in the lease, this was only required if the unit had more wear and tear to the carpet than normal. "the tenant agrees to have carpets cleaned if there is soilage, which is not qualified as normal wear and tear" I only lived in the apt for 6 of the 12 months I rented, so there was certainly no wear and tear beyond anything normal. When I contacted them questioning this, I was told if I did not do the carpet cleaning they would after I moved out (likely at a much higher rate), so I had the carpets professionally cleaned. I was still charged an additional $200 for cleaning services, taken from my security deposit. When I asked for an itemized copy of the cleaning services, as the receipt I was sent said "cleaning -house" I was told that was all they could supply. My unit was also only 393sqft. Lastly, I was contacted two months after moving out by the resident that moved into my unit, stating they had received some of my personal mail. I contacted Willow Properties to notify them, and ask why they hadn't received the mail and sent it to my new address they had on file, because I had been receiving all other forwarded mail, and amongst the unhelpful reply also received the following response "Unfortunately we are not the post office, so you must take that up with them." I feel these situations above are notable examples of how inconsiderate Willow Properties is of their residents, and I would not recommend renting from them. read more

DO NOT RENT FROM THEM. I had read some reviews but thought - oh, no, we are excellent tenants, leave houses looking better than when we moved in, etc., and we'll document everything, too. Our first clue should have been when we noted a missing vertical blind in the family room, but since the house was empty, we mistakenly listed it as the dining room. Response from Dorothy was that there were no vertical blinds in the dining room. Now a reasonable person should know that since there ARE vertical blinds in the family room, that maybe we meant that? But no, later they are charging us for a missing vertical blind and taking it out of the deposit (even though we had called them and corrected the room, and even after their handyman pointed out that the vertical blinds were broken in one place so replacing the blind would just cause it to break again. Next thing is there is water on the carpet. They blame it on our dog, who is thoroughly house-broken and besides, there is no urine smell! They "solve" the problem by covering the wet place, which is getting bigger and bigger, with an upside-down bucket. Wet spot continues to grow (meanwhile we are having company and having this huge wet spot in the dining room) and they just keep blaming our dog. Finally they send out the carpet cleaner and in two minutes he realizes that the refrigerator line is leaking and the water is pooling in the dining room. Then our refrigerator sits in the middle of the kitchen for two weeks while everything dries. The carpet guy says don't put the fridge so close to the wall that it kinks the line. But of course John mashes the fridge right up against the wall and less than a week later, here comes the water again. In all we dealt with that mess - being blamed for causing it! - for over two months. Fast-forward to move-out. My husband is military and he was transferred to Korea. I moved back to Georgia to be nearer family. I do believe that Dorothy rejoiced when she saw that there wouldn't be anything we could do to disprove their assessment of "damages." Of course they charged us for the missing blind and even had the nerve to say yes we had reported it but in the wrong room so it didn't count. They charged us for dust on one of the mini-blinds (yes, we had taken down the mini-blinds and washed them as they instructed). Yes, $15 because there was dust on ONE of the blinds in the mini-blinds, and how do you disprove that from Korea and Georgia? Besides that, we were charged $44.46 to (1) remove a towel hanger that we had not put up - in fact, it is obvious that it is part of the cabinet, (2) replace a hinge that had been repaired so many times the screws fell out, and (3) taking the garbage bins off the curb (more on this later). Plus they charged us $50 for a "service coordination fee". But the worst is one we're still dealing with. When we moved out we cancelled our utilities of course, and the garbage collection told us to leave all the bins on the curb for pick-up. WILLOW PROPERTIES TOOK THE BINS OFF THE CURB AND CHARGED US FOR DOING IT. They said we couldn't leave them on the curb, even if we had been told to do so. And NOW we get a bill from Lakewood Refuse charging us $350 for not leaving the bins on the curb! I will revise this if Willow Properties pays that bill, but I expect to have to fight them. This is HORRIBLE, and I feel definitely that they prey on military families that are moving to other places and don't have the ability to disprove their assessment of "damages." When you're on the opposite coast, never mind in a different country, how do you prove that there was no dust on one blind of a set of mini-blinds? How do you prove that a towel hanger (in a bathroom that was seldom used) is actually built into the cabinet to which it's attached? I would not be surprised if the next tenant is also charged for that towel hanger. It makes me sick, and while some people would say oh, it's only $109.46 and you got most of your deposit back, that is $109.46 that this military family does not have to spare, especially since we spent over $600 on carpet cleaning, flea treatment and a maid service to clean the house. We rented from Willow Properties for 2 and a halfyears while we were saving to buy a house. The rent was very affordable the building is kept clean. When the occasional problem came up they were quick to remedy the situation. I would recommend them to other people. We spent several hours cleaning when we moved out but were rewarded with the full deposit and received some money back because they were able to re rent the apartment quickly. read more

Willow Properties is running an odd business. Interested in one of their properties, I called them yesterday, 6/20/2017, to get info on a house and to start the application process. Speaking with JASMINE on the phone was frustrating. I currently live in California, looking to move to the Tacoma area in two to three weeks, and she was unwilling to give me more specific history on the property, including condition, and was unwilling to provide more pictures other than the few on Zillow. It's hard enough having to apply for properties from a different state, but when I call a management company and explain my situation, I expect them to be as willing to help as possible. Explained by JASMINE, the application process began with us sending over our proof of income and IDs. She said she'd send us an application today, 6/21/2017, once she received our initial submissions. Instead of an email with an application, I found an email stating that another application had come in over night and that she would send me an application if the other one was denied. Why did that other application take priority over my process? A quick online search revealed that the application is actually on their site. Instead of informing me of the downloadable application, why did she tell me she would have to email it to me? It seems this is their deceptive way of unfairly screening a potential renter before an application can be processed. Other reviews from their actual customers prove a passivity to the customers' needs. Pair that with the unethical application process and you've got a company not worth dealing with. read more

They have the most gorgeous, clean, inviting rentals to be found but BUYER BEWARE. They are all about protecting the landlord. Unless you are one of those perfect in everything related to your home kind of people, they will hunt you down for every penny - even out-of-state. We had to get a lawyer just to defend ourselves against their inflated charges. We were more than willing to pay for fair damages but what they tried to charge us was absolutely outrageous!! Grass blade missed by edger = lawn care fee, $300. Spot on carpet 5 yr old carpet= replace flooring on entire house, $2000. We had an awful experience with this company. I am talking from a potential renter's perspective. We are a military family, we move quite a bit and this company makes it impossible to rent for people like us. The qualifying requirements to rent are ridiculous. This was the first time when we did not qualify to rent a house we have 750-800 credit score,good stable income and no criminal record. Furthermore, when asked why we do not qualify ( we thought it was a mistake) they stated that the company who does the screening did not qualify us, that was their explanation. When asked to refund the application fee they were rude and looked at us ( me and my husband ) like we were asking for something outrageously wrong. At that point we politely said Thank you, But NO thank you! if this is the way they do business we do not want to have anything to do with these individuals. DO NOT RENT FROM THEM! We rented a small nice house from them in the Fircrest area with only 1 bathroom. We had plumbing issues, unable to use the bathroom or run any water in the house at all. it happened on a weekend so when we called Willow Properties to take care of this they said they couldn't get anyone out until THREE DAYS later! We had a 15 month old at the time. We could not live in a house for three days without clean running water. The office staff acted like it was our fault that there was plumbing problems in the first place (when the plumber finally came he let us know it was roots growing through the pipes causing the issue, nothing we could have done) and was VERY rude about it. When we moved out, shortly after that, they made up false claims to keep all of our deposit and even tried to bill us for more! One item on their list stated we took the egg tray out of the fridge and they wanted to charge us $50 to replace it! There was never an egg tray in the fridge. They also claimed the whole house was dirty, it had been thoroughly cleaned. I know because I did it. Bottom line: They will take ALL of your money and treat you like crap. Stay away. read more

The WORST place we have ever rented from & being military.. We have rented a lot! First, we move in & there is POOP!!! YES POOP! On the inside of my babies closet, (I am about 23 weeks pregnant with my first child at this point) I asked for the issue to be taken care of immediately considering I paid a pretty hefty deposit & was promised a clean house! So they send out someone to look, he says it's just rust but refused to even TRY cleaning it off.. We were told we could mount our tv's, we can paint the bedroom of the baby we were expecting.. We would just need to submit work orders for the maintenance man to check for studs.. WRONG! They denied both actions.. My heat went out right before Thanksgiving so I called instead of submitting a work order online bc I felt it was pretty important to have heat considering it was WINTER & I was pregnant! So when I called, as always I caught attitude from the lady answering the phone & my heat was not fixed till 5 days later... At move out they were showing our house (ppl coming in & carrying on unnecessary conversations in the living room) as we are trying to pack! They would not prorate our rent even though we were moving on military orders & are also trying to make us responsible for utilities up until the end of the month, we left on the 18th. They kept money from our deposit for "green paint in the living room" when we didn't even paint, they kept money for the backyard being nothing but weeds (no grass at all) when it was like that when we moved in!! They want you to obviously always pay rent on time etc etc but will not accommodate to the renters needs like fixing dripping faucets, we actually had to pay for the work man to come out for that one bc it "wasn't dripping enough to be a problem" but my bill said otherwise... I reported the wooden fence in the back yard being broken in several spots, they said they would not be fixing it. My dogs could have been hurt or my child if he was old enough to walk.. You would think paying $1,300 per month to live in a home, it wouldn't be broken!! Willow properties is THE ONLY place we have ever left that kept any money from our deposit. So thankful we are done with that company & will NEVER rent from them again & will never recommend them to a single person.. All in all, our conscience is clear.... Worst Rental Company I have ever dealt with. I have been a renter for their rental for two years (2016-2018) and left their home spotless. I paid rent over a week in advance every month and left the property 9 days before the end of the lease. I hired cleaners, moved out all of my personal property and what do I get in return? Having to owe an additional 17 dollars on top of the $700 security deposit. It is ridiculous! Please steer clear of them! They charged us for stupid mats and Christmas lights (high in the garage) that were left from the previous tenants. Their excuse? We didn't mark it on the move in sheet! Are you kidding me? One measly room had only 150 sq ft of carpet and was charged 175 dollars for carpet cleaning. Over 300 dollar charge on yard work even though we mowed and left it the way it was when we moved in. Please rethink if you find the property you want to move in, worth it when it is through Willow Properties. They know how to hose you. Pictures prove justice (of how I left it). Mark every little detail down to the things that were left from previous tenants! I'm very disappointed in this company, they don't care about the great renters they have encountered. read more

We are a military family and if I could give them negative stars I would. Negative Starsssssssss!!! Like -100. We rented an old house in Lakewood (a white house near a park in 59th). It was so old it always had black molds all throughout winter and had a hard time cleaning it all the time. The paints were fading off and cracking. It was so freakin cold during the winter and using the heater was useless. Before we left the house we spent two weeks cleaning it and yard work. Recently moved out after 3 years. Though some attitudes at Willow Properties are not ideal I can say that Rebekah, Alberto and Jasmine are very helpful in what they do. If we had any issues they were resolved quickly and always easy communication. We put quite a bit of money to clean the place (DO NOT USE MOLLY MAIDS they SUCK) and we had to do a professional de-fleaing service. Weirdly when we got our refund ( we did get most of it back) there were some weird notes; like Lights needing to be replaced in areas that never had a light to begin with (above the kitchen sink... it had always been a huge gaping hole) and also being charged for painting in a bathroom ceiling which a real estate lawyer whose a close friend told us is part of wear and tear we were there for 3 years after all). WE were very hesitant for move out as all of the reviews are just AWFUL and a kind of scary, but like all things if you follow the moving out guide and also just communicate they are pretty fair. Thankfully we had to move because we are in a better place and ended up with a great rental company in a crazy Tacoma market. I would say whoever owns this house needs to do major remodeling and fix the foundation.. I wont be shocked if this place is on the market and torn down in the next year for a better structural and safe home. I would do things cheap too if i bought this right before the last housing bubble hit and was stuck with it.. Also after finding the properties sale information the unit is 900 SQFT not 1100 as they promote which is just lazy. But thank you the Rebekah, Alberto and Jasmine. Wish you guys well. read more

I hate giving this company even 1 star! Unfortunately, there's no way to give o stars. Bottom line is this: these are the most unprofessional people we have ever rented from! Not only did they confiscate our deposit, they billed us $1000 to replace their old, crappy worn out carpet that was very old when we moved in. (They said our dog urinated on it, although she never urinated in the house!) When we took them to mediation, the clerk said "you guys are back again???". It's weird that the owner is so overly nice, but uses these horrid people to run his houses. Even talking to either Dorothy or John is very, very unpleasant. This is my second complaint. we had the carpets professionally cleaned per contract, everything completed on our checklist. when we moved out, they forwarded us a 1,300 bill with all the things they nit picked. one being the carpet, which had a moldy and dog piss riddled pad under the carpet, which they REFUSED to replace after we moved in. even after we provided a professional cleaning receipt, they STILL charged us another 300$ for it to be cleaned again. there was a few damages we agreed to pay for like marker on the wall (kids) and hole in carpet (dog) both of which came to no more than 50$ to repair via their service receipt. The letter they sent us had stated that this bill is NOT finalized, and we can voice what we feel is incorrect. SO i sent an email stated that they can take out 600$ deposit and make do with that, because i am not being cheated out of 1300$ by a CROOKED COMPANY. a month and a half later they still didnt respond to my email, until my boyfriend recieved a call from a collection company rep stating that we owe Willow Properties their money. Did they even try to negotiate with me? NO. THIS IS THE WORST MANAGEMENT COMPANY TO RENT FROM. THEY WILL FUCK WITH YOUR CREDIT JUST TO GET EXTRA CASH OUT OF YOUR POCKET. They dont allow their handy man to do full fixes, they want him to do they cheapest job possible. This is what their handy man told me when he wanted to fix my roof but WIllow only allowed him to pressure was the moss off. read more

After moving out, I received my security deposit refund letter. I paid a $800 security deposit, and only got $390 back. I was charged for removal AND dumping of a work bench in the garage that was there when we moved in. I was charged for the removal of a rubber parking stop on garage floor that was there when we moved in. I was charged for replacing a screen door that never existed when we moved in. But lucky for them, those things weren't written on the move-in checklist so there is no proof. Oh and the best part is they cannot verbally respond to any of my questions regarding this issue, everything has to be disputed in writing. I called to ask the status on my written dispute for the charges, they said they will let me know their response via email/letter in the mail. It's been two weeks and still no response. Absolutely ridiculous. I truly thought this was a great company to rent from throughout my entire lease. I thanked them several times for being so great. Then everything changed once they sent me my only half of my security deposit back. And in response to the reviews on here that say willow properties is great if you follow the rules, that's b.s. I followed every rule and guideline, and still got screwed over. It's the shady stuff they do behind your back that will get you. If you decide to rent from Willow Properties, write EVERYTHING down. Take pictures of everything. Make them sign it. If you don't, you'll be sorry. They will screw you over and have no remorse. Thanks for nothing Willow Properties! read more

This was my first ever apartment. I have been quite disappointed with the service and overall company. I moved in last summer, the place I moved into was not the best looking (pictures are extremely deceiving). I had to fill out a form within 24 hours of my move to make documentation of what was wrong with the place which was hard given I had to unload my uhaul within a certain time. December, I receive my bill with a $200 deposit fee required for my dogs. Keep in mind when I moved in I paid all the "deposit fees" for my two dogs. The manager tried to explain that they did an "audit" and I actually did not pay that which complete crap. Taking it 3-4 months to realize. January, the trash dispenser was full, everyone left their trash in front so I get a call being told they went through my trash and said it was mine and I owed $35. I asked for pictures of proof and the gentlemen refused. Now, recently my apartment was inspected after a two day notice- I am now given no choice to take care of my carpets through their company they would not let me find my own way of finding a way which was complete bull. This is a property management business with no integrity. I was denied to be present for the final walkthrough after vacating the home. I even talked to the manager John about my concern of not being present, and he told me that tenants who follow the checklist to vacate and clean thoroughly will get a good portion of their deposit back. This was a lie. Even though my dog did no damage to the property, I received nothing back of my pet security deposit. Their ridiculous charges for the house spilled over into my pet deposit, and I received about an 1/8 of my total deposit. I'll add that I spent about $230 for professional carpet cleaning and the defleaing of the house. read more

This is a review from the landlords perspective. Willow was great to work with in the initial set up and listing our property with them. They very quickly had the available unit rented. Anytime one of the renters had a repair issue they were very quick to resolve. We had a couple of different renters in the units and since they took excellent care of the place they received the deposit back. In my experience Willow Properties is a great company with high standards and integrity. I would recommend them to any landlord looking for a great property manager. read more

I am an owner of one rental. Willows Properties makes sure the rental is in good condition both when the renters move in and when they move out. They enforce safety for the renter and make sure the owner's interests are being served as well. If I didn't have an agency as good as Willow Properties take care of my rental home I would get out of the business of renting.
