I'll be adding to the list of one star reviews today. We've been living in our apartment for about 2 years and roughly four months ago Beach Front Property Management took over. Since Beach Front took over this property, living here has become incredibly frustrating. Maintenance is essentially nonexistent. Requests are ignored for weeks or never answered at all. We have a broken step in our stairwell that is an obvious safety hazard and could easily cause a serious injury, and nothing has been done. We reported a malfunctioning sink, and when someone finally showed up, they dismissed it as "fine" and left. The sink has since completely broken, and it still took over a week just to get any response. The overall condition of the property has gone downhill fast. Trash piles up around the dumpster constantly, and it has turned into a dumping ground for furniture and bulk waste. Management clearly has no interest in maintaining even basic cleanliness or enforcing any standards. To make matters worse, they raised laundry prices without any notice, despite the machines being in terrible condition. The dryer has been broken for months and has actually ruined clothing, and they still refuse to fix or replace it. What's most frustrating is the complete lack of accountability or communication. It feels like once they took over, tenant concerns stopped mattering entirely. If you're considering living in a property managed by Beach Front, I strongly recommend looking elsewhere. I had the misfortune of living in a building that was taken over by Beach Front Property Management. The original management company who owned my building for 2 1/2 years of the three I lived there was excellent. Once it changed hands, things went downhill quickly. The pay range app option for our laundry was taken away, and we could only use quarters. I put in several work orders and as repeatedly when they would be changing it, and despite saying soon, it never did after several months. My real concern, though, was by move out process. When it came time for the final walk-through, I explained to the property managers, Elizabeth, that I work weekdays during the same business hours as the office so I would not be there in person. She seemed to understand but when the day came, I suddenly got an email from her saying she was there and couldn't get into the building and for me to open the door. Number one, I told you I would not be there. Number two, why in the world would you not have the key to the property you manage? That's absurd. Number three- Why would you email me instead of trying to call me if you were standing outside waiting to be let in?? I moved out a couple days after this so a proper walk-through was never done. I cleaned the apartment thoroughly and I admit I did leave a microwave by mistake. When I finally received the breakdown of what was taken out of my security deposit, I was shocked. I was double charged for broken blinds, was charged an $80 trash disposal fee and most graciously, a $350 cleaning fee. Now, I understand I did not leave it in the exact same condition, including painting a room, which I fully understand the charge for that. When I asked this property manager for receipts or a breakdown of the costs, she essentially told me that I could call her and we could talk about it over the phone. She refused to send actual receipts that could explain the costs, particularly the need for a $350 cleaning fee or $80 to move a microwave to the trash. I told her yet again that I work Monday through Friday and I do not have the time to talk to her on the phone during their business hours nor do I want to only get this "explanation" verbally. I don't recommend living at Calabria Luxury Apartments. The only consistently positive experience I had was with the manager, Jesus, who was kind, responsive, and ultimately allowed us to mutually terminate our lease. I genuinely have nothing negative to say about him. My concerns were with the location, the noise levels, and overall safety of the complex. During my time in Unit 121, the upstairs neighbors (Unit 219) frequently played loud music with heavy bass, along with regular stomping, banging, and loud activity throughout the day and night. Even after reporting the issue multiple times, the noise continued and significantly impacted my sleep and day-to-day life. This was simply my experience as a downstairs tenant. (Attached photo: management acknowledging noise and noise complaint message) Noise traveled very easily between units, and the walls and ceilings felt extremely thin, which made the living environment stressful. I also experienced a break-in during the early morning hours, even though my vehicle was parked inside the gated garage. This incident made me feel unsafe living there. Here's another bad review from a different apartment building. I agree with the others on every point. We have dealt with a noise coming from upstairs for 3 months and no one will come to our apartment to address it because it's occurring after hours. That's when the noise is on and it runs all night. We need our carpet stretched so we can clean it and when they inspected they noted it. Nothing done yet. We now have dogs in the building which is brand new and our halls and elevators smell foul and they urinate on the floor with the owners not cleaning up after them. Our laundry and dryers went up with no notice, our interior stairs are filthy, as well as the rug in the lobby. This place has gone downhill fast and they just took over maybe 6 months ago, I've lived here over 9 years and 1 person kept this place clean and running like a fine tooth comb. Since BFP bought this complex in La Habra there have been 3 managers so far and gotten worse in value and quality. No longer have BBQs outside, kids can't play outside, landscape hasn't been taken care of in over a week now, carport light bulb never fixed, etc.. Beachfront sent so many messages and emails, it was unreal. I finally went to see a property for rent, and took a half-day off work. Drove a total of three hours round-trip to see this property. Got a message on the way, wanting me to make sure I was coming. I get there, find parking, and no one is around. Tried to call the number they said to reach out to if I could not find the rental agent. Then, I notice a new email from them, saying they don't give tours of the VERY PLACE I AM AT! I recommend doing a Reddit search on this company before working with them. A total waste of time, and by the way, the person I found who did manage a building for them nearby (someone called, wanted to show me a different place in the area). Review update 8/18/2025: In 2022 BFPM let me move into an apt they knew had a severe roach infestation. They were everywhere; the dishwasher, crawling on the walls, in the drawers, even in the freezer. As a result I took them to small claims court in March 2025 and won. After 2 months of working with Beach Front Properties, they gave me the bait and switch. They essentially led me on, giving incredibly slow responses that required me to reach out to them first before they even told me basic information such as the update to my application status. They also stated that a single apartment--one that I wasn't even remotely interested in--was the only appartment I could qualify for, only to continue to string me along for weeks in regards to my application process. It has gotten to the point that they will intentionally not answer my calls. In fact, one of them accidentally picked up the phone, only to hang up seconds later after what I assume to be them recognizing my number after a momentary lapse in their judgement. I have made multiple attempts to resolve this matter directly with Evelyn Betancourt and Alfred Pailla at Beach Front Property Management, but neither has been willing to assist or provide a fair resolution. Despite my good-faith efforts, this company has refused to address clear violations of California tenant rights laws, including failing to return my security deposit in a lawful and transparent manner. I submitted my 30-day notice to vacate the unit through their required Resident Portal, yet they falsely claim it was never received. When I asked if their IT department had even attempted to locate the message, they refused to answer or investigate. Beach Front Property Management also withheld part of my deposit for vague and excessive charges--yet they never provided a proper, itemized breakdown as required by California Civil Code §1950.5. I returned the unit in better and cleaner condition than when I moved in, and I have photos and video from the final walk-through inspection to prove it. Still, they deducted unjustified fees for professional cleaning and paint that were never disclosed in the lease agreement. They also required a two-month deposit totaling $4,200--despite it being a standard 12-month lease--and only returned $1,371, without justification or supporting documentation for the $2,800+ they withheld. What's worse is this isn't the first time they've acted in bad faith. During my tenancy, they previously denied a rental credit for a period when the unit was uninhabitable due to toxic fumes and no heat--putting my family's health at risk. I wish I would've taken these reviews more seriously before deciding to rent with Beachfront. Unfortunately, all the 1 star complaints are completely accurate. Our property manager, Emily, has been completely unresponsive to us since moving out of our unit when we were ensured we would remain in contact regarding a lease takeover/deposit return. We notified her over a month prior to us moving out and requested all documentation for lease switchover, which was met every time with "I'll have to talk to my supervisor" 2 months later, we still have no idea what's going on. Just a few other issues - our front door code was not set-up for the first 3 months of living there, and Emily made no attempt to update us about this. When my partner had the garage opener, I was unable to get into my own building. Residents cars were broken into in the garage (hence another reason why we needed the front door to work), mailboxes were left open, and overall getting into contact with ANYONE from this company is more headache than helpful. I have attached screenshots of text threads with our property manager to show how many times we had to request things (LIKE THE FRONT DOOR CODE) and how unresponsive she was. This can only be a reflection of the company itself. Please think twice before renting from this company. Overall, very very bad experience with MULTIPLE issues the whole time we lived in our unit. I wanted to bring to your attention the issues I've been facing with Beach Front Property, particularly regarding the Web Apartments and the onsite manager, Michelle Rodriques. I moved into Unit #4 of the Web Apartments on November 1st, but due to a severe roach infestation, I was allowed to break my lease in June. The problem was ongoing and so bad that the management agreed to release me from my lease. It's evident that the pest problem existed before I moved in, but Michelle never informed me about it. In fact, she claimed that this particular unit had never had such issues. I have documented my repeated attempts to address the situation with Michelle by emailing the management, which I've included as screenshots. Additionally, I've attached a response from Beach Front Property Management's regional manager, Ericka Aldaco, admitting that the treatment carried out for months had proven ineffective. She offered no other solution than allowing me to break my lease without penalty, taking full accountability for their failure to effectively treat the unit. I want to caution others about the roach infestation in Unit #4 of The Web Apartments and about Beach Front Property Management's inability to provide a real solution to this problem. They seem more willing to rent to another tenant without disclosing this information. I fully intended to stay here for a long time because my job and my son's school were within walking distance. I wanted to enjoy living here but can't stand living with roaches. I also had to buy all new appliances and furniture because I couldn't risk moving into a new place with the infestation from this current place. Also, I am moving to a new place and need renters history to provide to my new place I'm applying for. Beachfront sold there place to a new company. When we call to get renters history, they told me they sold that location, and can't even provide who bought it and say they have no paperwork from any previous tenants. So how am I supposed to get a new place when they can't provide any history of payments or any proof I lived there, or even know who they sold it to? Makes no sense. This business is the absolute worst and when I say the absolute worst I mean it. Our two unit building dealt with a leaking roof, broken plumbing, black mold from said roof, and they never fixed anything; instead our RSO building was sold with our SIGNATURES FORGED on an Estoppel certificate. To clarify with the black mold issue, they attempted to repair the walls, refused to replace the moldy carpet, AND NEVER FIXED THE ROOF, so it kept getting water in the walls. When I had the Los Angeles Housing Authority follow up about the illegal rent increase, Erica Monge LIED and said that we three tenants signed the document. She didn't give any details as to what day, was it in person, never presented the original document. All I've ever seen is some photocopied BS with none of our signatures even close to our own and white out actually used on the document. I've got photos of the raw fecal matter backing up into our tub, photos of the black mold that grew in the upstairs tenants walls, water that poured into our second bedroom FROM THE CEILING FAN. I would never trust a rental that was managed by this property management company, ever. They have committed fraud against our new property management company and the LLC the building was sold to. I just want to compliment Maintenance Technician Ricardo Lightbourn. He came the same day I submitted the request to service my garbage disposal, which was great, because that never happens; same day service. I was impressed. I liked the fact that he called me beforehand letting me know that he was on his way. Ricardo was very professional and courteous. He took the time to explain what was wrong with my garbage disposal. Not only did he fix it, but he also cleaned it as well, and took the time to make sure everything worked properly before leaving. I appreciate his kind spirit. If I could provide 0 stars I would. I live in one of the properties the company supervises on behalf of the homeowner. BFPM as an organization is unprofessional, disorganized and has many areas of opportunity to improve. In regards to work orders, the company's representatives fail to send someone out quickly enough. They fail to communicate and confirm time frames of when the vendor will arrive. Additionally the repairs are of poor quality. As for communication with the management team, it's as if I have to continuously reach out to my property manager, Reyna Morales, and her manager, Monique Martinez. They both fail to respond to my messages. Almost as if they ignore my attempts to resolve an issue. I have been attempting to update my lease for about more than half a year now and each time I ask for an update it's as if I'm starting the process over. My recommendation is for this company to investigate its managers to ensure they are following the same process. It is ridiculous we get a new manager every quarter and each have different answers or do not know the answer. Additionally they need to provide enough staff to handle the workloads they give their teams. Getting the response "I have a lot of people I need to respond too" is not justified for a business whose primary responsibility is to manage the properties they are being paid for.
