The property managers are completely unresponsive--calls, emails, and even the "Contact Us" feature on the portal are ignored. I've had multiple maintenance issues, one of which took a full year to resolve because the property managers wouldn't answer, and maintenance was clueless about what needed fixing. I'm glad someone else mentioned Kamilha's gaslighting, because it's real. Every time I raised an issue, she'd twist the situation to blame me or justify why nothing was being done. It's maddening. This is, hands down, the worst property management company I've ever encountered. If you're considering renting from them, run the other way. I'm currently trying to submit my 30-day notice, and guess what? I can't even figure out how to contact anyone to do that. Avoid these properties at all costs! read more

I just want to compliment Maintenance Technician Ricardo Lightbourn. He came the same day I submitted the request to service my garbage disposal, which was great, because that never happens; same day service. I was impressed. I liked the fact that he called me beforehand letting me know that he was on his way. Ricardo was very professional and courteous. He took the time to explain what was wrong with my garbage disposal. Not only did he fix it, but he also cleaned it as well, and took the time to make sure everything worked properly before leaving. I appreciate his kind spirit. It is truly a blessing to connect with someone who has a good understanding. He is truly AMAZING! I will be requesting him for all future maintenance requests. I hope my requests will be honored. If I could provide 0 stars I would. I live in one of the properties the company supervises on behalf of the homeowner. BFPM as an organization is unprofessional, disorganized and has many areas of opportunity to improve. In regards to work orders, the company's representatives fail to send someone out quickly enough. They fail to communicate and confirm time frames of when the vendor will arrive. Additionally the repairs are of poor quality. As for communication with the management team, it's as if I have to continuously reach out to my property manager, Reyna Morales, and her manager, Monique Martinez. They both fail to respond to my messages. Almost as if they ignore my attempts to resolve an issue. I have been attempting to update my lease for about more than half a year now and each time I ask for an update it's as if I'm starting the process over. My recommendation is for this company to investigate its managers to ensure they are following the same process. It is ridiculous we get a new manager every quarter and each have different answers or do not know the answer. Additionally they need to provide enough staff to handle the workloads they give their teams. Getting the response "I have a lot of people I need to respond too" is not justified for a business whose primary responsibility is to manage the properties they are being paid for. I moved from NYC to this beautiful newly renovated apartment on 3rd street and Steph Psick was super accommodating and helpful with my cross country move! I applied for a unit online that was marketed on their website for $2550/mo, and paid $100 for the application fee for husband and I. The property manager emailed me advising the unit was not available due to "legal issues" but there was another unit available for $2800/mo. When I requested a refund for my application fees since the unit was incorrectly marketed, he declined and told me it was my fault. When I emailed him a screenshot of our application with the unit number and price, he went to his superiors to request the refund and they told him absolutely no refund and to end communication with me. Although I advised him that the way the unit is marketed online incorrectly, it still remains on the website. This place is fraudulently advertising apartments with lower rents, accepting your application fees; then is rejecting your request for a refund. DO NOT RENT FROM THEM specifically from Elizabeth or any property that Esmeralda is the supervisor for. By far the worst property management company I've ever dealt with. I lived at 1141 Pine and it was kept in terrible condition. There were dead bugs all over the building even though they charge you every month for bug spraying. They took forever to respond to any maintenance request, at one point allowing someone's dog's feces to sit in the hallway for over a day before I ended up cleaning it up myself. They installed new button locked door handles, (not on my apartment, only on new ones they were renting out), and when they would install them, they left all the metal shavings all over the hallways every time. Their "contracting crew" was one guy with a leaf blower who would walk through the hallways and blow all the bugs and dog hair out onto the stairwell and down on the patio below. They overcharged me for my water and took over 2 months to even give me a response and another 2 months to even come to the property, only to tell me that there was no leak. When I followed up later as to why my bill was still so high and what they were doing about it, they then informed me there actually was a leak and they would fix it and no plan to refund me. I had to track them down over and over and over to get any responses. They also did not give me my deposit in time. It was far later than the 21 day deadline that they are obligated to meet. The communication from them was terrible and they were hell bent on not refunding me for any of their mistakes, of which there were many. Again, DO NOT RENT FROM THEM. They're horrible read more

I've been here eight years, at beach front properties in Long Beach and our Manager Miss flo, is the greatest. She make sure that the grounds are clean. Our apartments are taken care of when we need it and everything run smooth and it's been great. I would not like to live nowhere else. I'm very happy here. I currently rent from BFPM and they are a mixed bag. The regional manager is super kind, flexible, and understanding always communicating with me. The actual property manager for my site is rude, short, and dismissive whenever we chat (usually about something I need or that they need). Its incredibly difficult, if not, impossible to get in touch with the 'right' people to inquire about your issues or to air any grievances. The building(s) are barely kept up. The outside, landscaping, etc, look good and address the esthetic of the building, but inside of the units is another issue. Things are constantly falling apart, my dishwasher super old is has some sort of bootleg programming that repeats the same exact cycle, no matter which one you pick, it goes on for 3 hours, and the dishes being cleaned is a hit or miss. There are people from other buildings/apartments that loiter and use our dumpster, filling it up with their trash, preventing the tenants that live here from discarding our own trash without it spilling over. We've begged them to install security cameras & motion-sensitive lighting to deter this kind of behavior and to keep our mailroom from being broken into!!! and they have ignored us repeatedly. Then give us a hard time about leaving bicycles, and other personal items down in the garage when the 2bed/2bath units only have 1 tiny hallway linen closet and NO STORAGE! They never offer solutions, just punitive measures. This is all after raising our rent, and making no improvements. I'm grateful to have a home, but they need to do better. read more

Beach Front Property convinced the owner to go to a RUBBS system so resident's now pay for water, sewage, and trash. This means resident can no longer can call the City of Long Beach when the trash does not get picked, or for bulk pick up where each resident would get 2 bulk pick ups per year with their individual unit account. Units just put their bulk in the trash bins. With a building manger in name only, there is never any bulk pick up for a building with 9 units, and now we have to fight flies because the trash has not been picked up in 2 weeks. RENTERS BEWARE! My 79 year old mother was renting from Beach Front Property Management. When my mother was ready to move, someone called me and informed me that they were ready to do a walk through at their leisure. I live in a different state, so when I got to her house, I called several times, and I couldn't get a hold of anyone. So, I left several messages. I rented a bin and got rid of all the extra trash, and I left behind a 650-dollar washer and drier. I left the key and garage opener on the counter. For the next 5 1/2 weeks I tried to contact them and when I finally talked to someone, they said that I would see the deposit check soon. Then when the deposit finally arrived, it was made out to my mother's caretaker, (her employee). On the rental application it clearly said that she was my mother's caretaker and when I asked them to correct this, they refused. They decided to charge a 140-dollar cleaning fee, when there was nothing to clean. They also came up on a 650-dollar washer and drier for free, and they are still not working with me. I would avoid this company at all costs!!! At this point they are forcing me to go to the courts. read more

This is the second time I have to write a 1 star review on this place... it has been months and months for me trying to get repairs done. I just get told they are working on scheduling and never hear back. I have reached out several times and nothing ever happens. My floor is cracking due to floors being uneven and my bathtub has cracked for the second time because instead of replacing my tub the first time , they just reglazed over it and it cracked in the same exact spot. I bet you after this review they will move quickly and resolve my issue because that's the only way I've been able to get repair. They have no sense of urgency what-so-ever.... TL;DR: Heed the warnings. Representatives of BFPM may say they care about their [potential] tenants but their actions (or inactions) show otherwise, they just want your money. Honestly, I was hoping I wouldn't have to take my time to write this review but I feel that it's necessary for the general public to be aware of what my experience was like with BFPM to make an informed decision. The building I lived in (1066 Coronado Ave) was managed by another company when I first moved in and with them everything went smoothly (property manager was extremely responsive, maintenance requests were answered promptly, the building was properly and regularly maintained, etc.) Then the building was acquired by BFPM. First off, they immediately raised the rent prices for the other empty units in the building (as seen on Zillow), which didn't affect me but I just felt that it strongly hinted at the ethos of how this company functioned. Secondly, they immediately imposed an additional "utilities fee" for water, trash, and gas, even when we already pay the city of Long Beach directly for that. The property grew increasingly unkempt within the first few weeks after they acquired the building. The grass wasn't mowed, there was a hole in the ceiling of the carport that was left open for more than a week, a big pile of insulation from the ceiling was placed out in the open on the floor of the carport (potentially endangering the children living in the building), and the recycling bin was brought inside for some reason and not able to be picked up by the city for at least two weeks. Of course, I emailed the property manager, Elizabeth, about it, she explained that it was in the process of being taken care of but I still have trouble understanding why it took several weeks for this property management company to properly manage the property. I will say that my one maintenance request to replace a light in the kitchen was addressed promptly. Although, when the carbon monoxide alarm needed replacement, the maintenance person just took it and we never got a new one, even though Elizabeth informed me that the alarm was ordered and would arrive in a few weeks (never happened). When it came time to move out, I communicated with Elizabeth that the security deposit was paid for by my father upon first moving in and I was willing to do what needed to be done to receive the entirety of the deposit back. She said that during the final inspection (done 2 weeks before my move out date), she will look through the unit and inform me of what needed to be addressed in order to receive the full amount of the deposit back. During the inspection, a bunch of people (6-8) came in to look at the unit (keep in mind this was during COVID), talked about potential renovations that could be done to increase the price of the unit, and left. Elizabeth talked to me a bit about the forwarding address for the check but nothing was looked at in detail. When I got my check for the security deposit, they had deducted $200 for "paint". Something that I was never directly told to fix. So to end this review, I hope the information I shared helps anyone make the right decision when deciding which property management company they're choosing to rent from. read more

Update to previous post to say posting did finally get me a rent credit. I also got an apology for "Taking so long to get back to me" which wasn't really the issue. It was that I was actually being ignored all together. Sad that I went through 2 managers and filing a complaint with LA Co Consumer Affairs but writing a Yelp review was what finally made management do their job. Alas, a bittersweet conclusion. Also will relay that 2 days ago I walked down to my mailroom greeted by 3 women who did not live in my complex trying to find the leasing office. We do not have an office on site at our building and I don't know how they got it. They also said they've been trying to call the leasing office with no success getting to speak to anyone or getting a call back. They asked about living here and I gave them the highs and lows. They seemed like very nice women but it was still unsettling having people who don't live here wandering around especially as the mail room was full of packages. They also noted the trash in the garage which meant they'd been into the garage with all of our cars too. I'm sharing an updated pic of that as it was at its more normal levels of disgustingness that day. read more

Beachfront property management is by far the worst company you can lease from. "BEWARE" they are scam artist and will charge you for anything they can add at the end of the month and threaten to add to your credit. They bought my building and has done nothing -& I mean NOTHING!! But, Go up on all tenants rent, including water, trash, pets & plumbing. They did not give new leases or contracts and charge for plumbing. Can you believe that in a 52 unit building, We dont own, we rent!!!- They have not cleaned the pool or had anyone look at it, the Gates are broken, They took months to fix the laundry room and then put an upcharge of 4.50 per wash and dry per load. They let families of 10 move in a 1bdr - never had any issues from the property management Mabry like this in the building since they bought it & I was with them for 5 years. They are greedy and do not take care of business. The plumber came to my house 4 days after I put in an order @1030pm at night to fix my sink (dangerous Much). I am looking for another location at this time and I would not suggest renting with Beachfront. They are seriously Horrible - & I have been with 4 rental companies they are by far the worst. This review is in regards to 514 S Mariposa which is managed by Beach Front Property Management. We lived here for exactly 1 year and left as soon as our lease allowed us to. After we signed our lease both of the people we were speaking with became incredibly hard to reach. The day prior to our move in we called the property manager whose phone had been disconnected. He called back the same day from a different number and proposed we pick up our keys from him at 4am. We ended up picking the keys the night prior at 8:30pm with 10 minutes notice to pick them up. The night before we moved in we were told the mailbox was broken (it remained broken for 10 months) and the owner "changed his mind" about giving us two parking spots. When we showed them the spots were included in our lease they panicked and gave us two spots, but we were immediately confronted by an angry tenant who already had the spot we were given. The tenant informed us he hated the management here too. He told me to think of the property manager as "just some guy who lives on the property." We did have 2 property managers during our time there. The 1st manager would blast music and even hired a band to play in the courtyard for a family party without letting anyone know in advance. I would send him questions about maintenance issues and he would never reply to me, but replied to my boyfriend when he asked the same questions. When got a new property manager shortly after the roof above the front car parking partially collapsed on all the vehicles there. The 2nd property manager was much kinder, but she didn't have the control to fix on-property problems. Our cars got broken into monthly because the lightbulb was out above the parking spaces so it was pitch black. Even when the managers own property was stolen she wasn't able to get the light fixed. There's no way for mail delivery people to enter the premises without you letting them in. There's no code or lock box. If you're lucky you'll get your packages when a bold UPS driver throws it over the fence. read more

The guy over the unit then called me and stated the listing price was incorrect. WTF. I explained to the guy what happened is illegal and it cannot be done. I have called the office over 100x and I still have not received my refund. The front desk girl Cecilia is very apologetic but that doesn't get my money back. FUTURE TENANTS BEWARE!!  This business has some shady things going out behind the curtains... An apartment complex was put up on their website and on many other sites as well. I went ahead and applied for the unit, where they charged me and ran my credit... I called the next day and they stated that the unit shouldn't have went up and I shouldn't been charged nor my credit ran, but those happened anyway. I asked for them to refund me or give my application a review for the unit since I was the first to apply. They said they will look into it and it has been two weeks since I've gotten any update. I contacted them multiple times via phone call, email and text messages. All have been either left on read or no response. This is really unprofessional and basically a SCAM, where they take your money and flee. Oh don't forget the unnecessary credit pull for a unit that's not even supposed to be up. This complaint is regarding Casa Madrid Apartments, Garden Grove. I have been a long time tenant at Casa Madrid Apartments where Evelyn Bautista has been the manager. There has been nothing but problems. The first day I was supposed to have moved in she nearly scammed me out of my 3000 by attempting to not allow me to move in. Mind you I had just spoken with her the day prior having a movein date and everything.Pipes are always broken. They constantly have to shut water off to fix broken pipes. Even then they are not repaired. When water is to be shut off, no notice is given routinely. When something is not working in a unit, Evelyn often gives excuses. She often becomes very angry if you tell her to fix anything. She becomes very nasty tempered when anything needs to be done. her husband Miguel the maintenance person will Illegally enter backyards without notice or having a reason to do so. Also,I have a sick relative that requires me to be gone monday thru friday. Just recently for the holidays I just so happened to be home during the week. I noticed that a car was parked in my space. I immediately notified evelyn who angrily snapped at me saying, YOU DONT HAVE A CAR ANYWAY so I let someone park in your paid spot. I told her that is against, my tenant rights. She flipped out threatening me saying she and her boss would raise my rent. Here I am a month later and I receive a rent increase out of retaliation. This has happened twice in several months. Also, not all the tenants pay the same rent. Downstairs should be one price and upstairs should be another. This is not the case. Maintenance responds when they want. I had a stove they provided with the unit that took them 3 months to repair. The neighbors next door who live right across from the management office have loud parties just about every weekend. They blast loud mexican music, with kids screaming and crying at all hours of the night in the indoor hallways and inside their unit. Because these neighbors are friends of Evelyn's they are allowed to do this. Disrupting everyone sleep or whatever they are doing. Owner of Casa Madrid & Beachfront property management- please replace Evelyn with someone who is educated with better customer service abilities, and are law abiding. My review is for the return of Security Deposit. I vacated as of 3/17 (gave proper notice & forwarding address) and spoke with Christina on 3/18 to advise where the keys were. I also emailed her to give her my new address for the deposit to be sent. On 4/18, I was finally able to reach someone at the office and was told 'they check had been mailed along with the letter stating what amount was being kept'......never received this!! So Leticia said they would put a stop payment & reissue another check. Someone would call me when the check was ready. I waited another week....heard nothing from her so on 4/25) I called & texted her. She said to wait until I was contacted to come in for the check otherwise it would be a waste of my time to come in. By now it has been 39 days since I moved.......my reply to her was 'if I don't have my check by end of the day (4/25), I would be filing a small claims lawsuit - for which I was prepared and would win as they are only legally allowed 21 days to notify me of the amount being kept. A few hours later, I received a text that 'the check was ready to be picked up'. Having to go through all this was so ridiculous and unnecessary!! If you are owed a security deposit - - please do not let this management company or any other company 'dick you around'.....fight for it!! When the tenant downstairs from me left a candle burning and started a fire, I lost everything due to smoke and asbestos contamination. The owner of the building claimed that my place was "habitable" and continued charging rent. It was only after I retained a lawyer that he changed his mind. Prior to that, [[HIGHLIGHT]]I was being harassed by him, as well as the landlord, telling me that I was holding up the post-fire process.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]There was not an ounce of compassion or understanding exhibited by a single person working for this company.[[ENDHIGHLIGHT]] Prior to the fire, I called the health department, after observing sewage in the front of the building, coming up from underneath the apartments. They also refused to fix the laundry facilities for 3 months. My dishwasher was from 1975, and after years of inquiring about a new one, they continually put me off and claimed that it worked fine. I also reported one of my neighbors as illegaly using his apartment as an Airbnb, with questionable people coming and going from his apartment. It was disturbing to me and felt unsafe, but the company never did anything to stop it. As another user here put it, "Avoid this company, if you value your health, safety, and sanity." In this case, the fire was a blessing and got me away from these awful slumlords and the heartless owner of the building. Since it won't let me leave 0 stars, I'm forced to choose '1'. read more

The Village at Tehachapi apartments have refused to fix the heating in our unit, and when we call it just says voicemail full. They are impossible to get ahold of. Allegedly code enforcement has been made aware of them doing this stuff for a long time now, but nothing ever comes of it. These slumlords have let this place go completely to the dumps. they don't do anything, the dumpsters are always full of garbage on the ground, there are pet waste receptacles that have never been emptied and left to rot, there are pests, they don't answer the phone, will only accept online portal payments and the tenants are left to fend for themselves if they need anything. Its ridiculous. But then if they feel you are in violation of a rule they suddenly care. They forced us to remove our ring camera but left us with broken plumbing for years. read more

Overall I'd probably give a 3.5 This is a review for 1821 E 5th st. First of all, 5 stars to the building manager Edward! He is really attentive and just a super sweet guy. If he can't get your problem solved quickly he'll let you know what's going on. 3 stars for the property itself. The pricing is really good for the area, but beachfront doesn't really maintain the premises. The laundry room has never been cleaned to my knowledge. The pool area cushions are old and breaking down. The pool is cleaned every so often but people leave trash at the pool area unfortunately. I stayed for 4 years. Great location. This property management company is TERRIBLE. I would not recommend to anyone. I recently moved out from their property in Westminster due to the lack of empathy and care, bugs, homeless on the property, rude managers you name it. It was almost impossible to get anything fixed without a fight and the managers on site were hardly ever there. Oh and trying to get a hold of "corporate" is a NIGHTMARE. Even now that I moved out, I tried to call them to see what balance I owed from my move out. I was transferred 3 times to phone lines that took me straight to voicemail. Every time I called back no one communicated that the "manager" was on lunch & they just kept transferring me. From the apartment complex to corporate no one takes accountability. I was going to wait until the end of my lease for a fair review, but I can't see them improving. This company exploits people and does the bare minimum for residents. I hope you like DIY pest control. Staff ranges from unprofessional to apathetic. The agent King (In my experience) was hard selling and happily went along with Bait and Switch to make a sale. Then they stop answering you altogether. Or direct you to the unhinged property manager. Notice the red flags: Does the company have excuses for maintenance undone? Do they use high pressure tactics? Make promises but never in writing? I believe these issues are from the top down. I only heard a word out of leadership around election season- to weigh in on how residents should vote. I lived in one of their properties for about 2 years. There are many things that are not okay in the building (trash problem, people breaking in the back to go through trash containers, and so on), but I'm going to focus on one thing: MANAGEMENT. Unfortunately management (including building manager) are very unorganized, unreliable, and very UNRESPONSIVE; most of the time, they leave you waiting when you contact them for time sensitive important issues/questions. You have to follow up multiple times, because they are not communicative. Also, they take a long time to return your deposit. Took more than 20 days to get it back. read more
