Three years ago my wife and I decided to come down for a week in August, the cottages we rent in June were booked so we decided to try Topmast resort and have loved everything about it. The staff truly makes this place enjoyable,so friendly,hardworking, welcoming and helpful. The view from the balcony in our room is just incredible. Although we rarely used the pool,gym sauna,hot tubs or tennis courts,it's great knowing they are available. The beach and view is beautiful, and the fact that they rake all the seaweed off the beach makes a huge difference to other rental properties. There is a restaurant on property too that is convenient.

No response until 4:13 from someone called Tash saying there was availability, and to let them know if interested, and they would respond with deposit instructions. I replied at 4:52 PM, saying I was interested and requested clarification on the rate, because it was more than what their rate schedule on the website said. I had told my wife it was a beachfront room, and we were really excited. We go to the outer Cape for a week every summer, but did not book ahead this year as I had recently started a new job, and I was scrambling to find something last minute for 2 nights. As of 6:55 PM, I did not have a response, so decided to call. Couldn't understand the name with the accent, but told the person I was in contact already and wanted to book the room, and was told nothing was available. I asked how, I was already in contact, and I was told she came in at 3, there were multiple people taking reservations. HOW IS A PENDING RESERVATION NOT COMMUNICATED??? An offer for a room was made. HUGE DISAPPOINTMENT after getting so excited. This is the worst thing a reservation desk could do. Saying in email that the message does not guarantee a reservation doesn't mean you have BAD CUSTOMER SERVICE

    We had Sanibel Island booked since July after returning from Puerto Rico. We had airfare, hotel,…read morethe works set. Then came the Florida hurricane predictions and cancelled our trip. Thankfully, we got full credit for both flights and hotel. But the beach itch was real, so we decided on a road trip. Tried Rehoboth Beach- sold out, tried Dewey Beach, also sold out. My non-Yelp husband, chose the Cape. Don't be fooled by the "hotel" in the name. It's got a fresh coat of paint, some funky furniture and a trendy vibe, but peel that onion and... it's still a motel. That said, our room had perks: bay views across the street, two bathrooms, a decent living room, broom+dustpan, iron+ board and other basics. There's complimentary tea and coffee in the lobby area and a pantry filled with snacks for sale. The grounds are kept clean and there's a bonfire we enjoyed in the evenings when the Cape's temps got cool. And a complimentary yoga sess that my body just needed to reset. However, our blanket had like small, old (blood?) spots, mushy pillows and a security bar that practically fell off the wall every time I tried to lock the door. Harbor H. is put together nicely and the lobby has a solid coastal feel. Service was great and shoutout to Shawn & Maurice at the desk for their super welcoming energy. The nightly rate was insane. But mid-August, last-minute, A LOT of Ptown's B&Bs and hotels are booked, with everyone and their great-grandmother traveling- I get it. For the 4 nights we paid, we expected wayyy more.

    Our room was located directly in front of the pool entrance, and every time the gate opened or…read moreclosed it made a loud, constant noise that made it impossible to relax and they played very loud music all day. The room didn't appear to have been properly cleaned--the floor was sandy and dirty upon arrival. The amenities were good though. Great pool and fireplace area and commuting downtown by bus was incredibly easy. I wish they served breakfast in the hotel though.
