    The Hygeia House has many things going for it. The location is great, close to town, but not in…read moretown, walking distance to the New Harbor, up on a hill where it receives a refreshing sea breeze, comfortable, relatively spacious rooms for the period in which the house was built, and reasonable prices including several "shoulder" season discounts not offered at other island B&Bs. In my opinion, its best feature may be the inn keeper, Lisa Starr, who is a former state poet laureate, a vibrant and entertaining host. I'm not giving it 5 stars, because Lisa saves her creativity for her poems, not her breakfasts, which consist of bagels, muffins, fruit and cereal, nothing to write home about.

Pro's -on the cheaper side for island prices $85 -friendly staff -free continental breakfast (doesn't matter if it's just muffins/toast and juice and coffee. It's free and for the price of the room which was 85$ seemed like a good deal).The only other place on the island off season open for breakfast was the grocery store so i was happy for these tasty treats in the am to start my day -Free wi-fi -a nice shared living room with smallish tv is you wish to check out the news. Also a closet with games if its raining and you're out of things to do - nice outside space to sit and enjoy the quiet of the island away from the main city -clean rooms with private bathrooms -felt like staying at your grandma's house :D -Use of a shared fridge to store drinks etc -beach access is about a 5 min walk down the road. The inn itself is about a 15-20 mins walk from the ferry/town. Cons -only one pillow per person which is old and THIN and barely a pillow. By the time we returned back to sleep we couldn't find the lady who helps to run the place to ask for another pillow each so we both kinda had a horrible sleep. The bed was also hard , old and squeaky. Would be have been an okay-ish sleep with better pillows -The bathrooms, while private, all have doors that are accessed from the hallway. Our hallway bathroom door didn't lock and the wood wrapped which means we didn't even bother locking our door as anyone could gain access into our room from the bathroom door. We mentioned this to inn keeper and all we got was a blank stare and an assurance that the Inn was safe and our stuff was safe. We left nothing but clothes in the room so we weren't overly worried but still seems a bit like they are setting themselves up for problems. Not everyone can be trusted. -the house is lit up at night but the road access can be a bit tricky d/t the lack of road side lighting. I actually fell trying to traverse the area at night. Bring a flashlight. if you will be out after dark. We plan on returning to BI this season and would consider staying here again tho....so all in all a nice place to stay

I received several texts as a way of communicating with the staff/hotel which was convenient. They asked what time I would be arriving to the island and i texted back 11am. We got to the hotel around 10:30 so they could hold our bags. Immediately they offered to hold our bags and let us know we could use the beach or pool which had free towels, lounge chairs, and umbrellas. They also had a full bar and restaurant. Right as we got settled on the beach I received another text that our room was ready at 11:04 and we could check in whenever. I loved that. We decided to eat lunch and then check in. Finding a table was a little hectic, but we found one and the view was gorgeous. We got the fish tacos and fish sandwich. Both were very good. After checking in our room was small, but nice. The bed was comfortable, the room had ac, and the tv had endless stations & streaming services. The staff here also made hour stay enjoyable. They were so helpful and attentive. They made recommendations on restaurants and things to do. Always smiling and in good moods. Ed was our go to guy for everything and every time we saw him, he always greeted us like he genuinely cared. I would absolutely stay at this hotel again and recommend it to anyone looking to stay on the island.

That's about where the good review stops. We never received housekeeping service despite asking for it twice. Their staff is gone by 6 PM so they can't help you unless it's an emergency. The hotel is NOT like the pictures! I mean, the decor is, but the hotel is very, very old and definitely "lipstick on a pig." We got a two bedroom suite and the bathroom was the size of a shoebox. You couldn't sit down on the toilet without bumping your head on the sink. Fair warning - no elevators - when you arrive, they tell you to walk two blocks down the street with your luggage and then up a two flights of stairs. No offer of help. We asked for an extra room key and they said "oh, we don't do that." We told them we were disappointed and they ignored the message. Worst customer service we've experienced at any hotel in a very long time. It's a shame because it has potential.

    Like others, we had. very disappointing experience with Phillips Real Estate…read more The pros: When we complained about the absolutely unacceptable rental we were put in, they moved us to another, better rental. In person, the realtors were friendly. The cons: We looked at photos of dozens of rentals online. We were looking for a small rental to sleep 2 that would accommodate our small dog. After multiple conversations with people at Phillips, we decided to rent Mohegan Cottage. When we arrived, what we found was a lovely view and a "cottage" that was mostly clean but otherwise really unsuitable for anyone other than college students. There were literally holes in the walls, bare outlets, cords ripped out of walls, broken fixtures, and rust everywhere. The "master bedroom" was separated from the main living space by a folding door with no wall. The screen door out to the deck had rips with giant pieces of duct tape over them. The mattress was hard as a rock. The insides of the cabinets were sticky with grime. (See attached photos) We called immediately and were told, "Yes, it's rustic." The next morning, we called and said it was really unacceptable. They offered to find us another place but said that any place that accepted dogs was going to be in this condition (not true), that any place at that price with a water view would be in that condition (also not true - we checked other realtors' sites), and that the owners knew it was really bad and weren't making repairs because they were going to be tearing it down in a few months. They then showed us another house. This one was nicely furnished and comfortable. It did not have a view, but that was OK. They told us there was a farm with chickens on one side and construction on the other. When I asked if other renters had complained about any noise, they wouldn't give me a direct answer. We decided to move to the new house because the first one wasn't livable. However, we soon found that at least three roosters crowed every morning starting at 4:00 a.m. The farm also seemed to have an ongoing altercation, with people yelling at and threatening each other. Again, the Phillips people seemed surprised, and again, we found information online that described at least the altercation issue in detail. Overall, we had a very nice vacation, although we didn't get enough sleep! But the experience with Phillips was concerning, mostly because they were so non-forthcoming with accurate information about the rentals.

The…read morehouse was a wreck, dirty, unusable and broken furniture, the front of the refrigerator is literally rusting off, dishes in the dishwasher, laundry in the dryer and left over food all over the kitchen. The layers of dust were so thick, I actually took pictures of them. And there was a $160 "cleaning" fee with the rental. When I called to discuss, I was told that there were pictures on the website. The only saving grace was that it was a short stay this time. Will avoid at all cost. If anyone wants pictures, I will be happy to send.

Here's how the star was earned: their communications were fine, albeit minimal, and they represented the house accurately, in terms of the pictures. Here's how they were lost: We could not gauge from the photos that the house would effectively be a sauna during most waking hours of the day. With no insulation and almost no ventilation through low awning windows, the heat rose intensely. It was a warmer week, with highs ranging from the mid 70s to the mid 80s, topping out at 88 one day. But inside, it was easily 100 degrees in the main area of the house and maybe 115 in the sleeping loft. The butter we left out turned to liquid. We simply couldn't be in there during the day, so we sat on the lawn, under the shade of the house, sheets draped over our legs for the nipping flies, fans running. It is more on the homeowner to address this, but it seems pretty unconscionable that BI Realty rents this for $500+ a night. We asked whether the house had beach chairs and a beach umbrella. We were told they cannot guarantee the house did. (One might ask - could they at least go over and check? It's a small island!) So we added that bulk into our trunk, only to discover, in a dingy shed, that there were a half dozen beach chairs there (though most had scuzz that needed scrubbing) as well as an umbrella. Please know - and it is in the lease -- that BI Realty does not provide sheets and towels (you can feel free to rent these on top of the princely sum they command). Nor do they provide paper towels, dish soap, bar soap, or ... toilet paper. (We discovered this last feature the hard way.) Why? When was the last time you paid $500+ a night and not reaped the luxury of toilet paper? I know it's a small detail ... but think of the mentality of a business that decides it prudent to eliminate this $5 expense. We also did not have bathmats (for Covid reasons, they said), though they did have blankets for us. Couldn't figure out that logic. All told, this business seemed really good at cashing checks (checks, which must be mailed ... and you wait a month for the security deposit) ... and wanting in several other areas of customer care. That said, Block Island is nice, and probably nicer in the off season.

From our initial inquiry to rent a house that went unanswered for weeks, to our damage deposit refund that we are STILL waiting for a month later.... The home we rented was listed on their website to include things like AC, Cable TV, Gas Grill all of which were either missing or broken. We politely asked for these items to be fixed. Their handyman came to the house and was rude, unprofessional and trash-talked the entire time. Their "fixes" to our problems were unacceptable. They never offered to compensate us for the false listing. I would be very reluctant to rent from them again....especially when you are spending thousands of dollars.
