RACISTS NEIGHBORS ALLOWED( with receipts videos & RECORDINGS ) that have been shared with Susan the…read moremanager yet he remains in the park) I have lived here 3 years since my father passed ( my father lived here over 35 yrs , even helped park management evict a terrible man at his on risk to assist them he loved his community) When my father was killed in a car accident we as a family were ready to sell his little place but for emotional reasons & the influence of the very neighbor who is now throwing racial slurs out his window almost daily from the moment our cars pull in to our driveway from work ( he supposedly works from home ...) I decided to remodel his place & sunk over 100k for function & comfort. Within a few months the very neighbor who claimed to be a friend of my father's although I should have been cautious of him from the beginning due to his ignorant comments made like the night my father died and I came to his home ( I was a mess he was the best Father in the world & I was so blessed) that very night he died this man walked up in the dark and said " I'm so sorry for your families loss then later stated " I loved you Dad we gave him that USC doormat right there pointing to the porch ... but he was so cheap he only gave Kelly & I a 35 .00 giftcard to Trader Joe's for Christmas and we gave him a lot of expensive USC gifts over the last year because we knew he loved USC. " -(yes he truly said that and I had just met him) ..i should have been wiser. I completed the remodel during that time this neighbor did hit me up for 100.00 for a supposed nail he claims ms his GF got in her tire because of my contractor - he pulled the same thing with another neighbor but she told him "prove it" ..he then started with the racist torment ( he lives directly across my mobile home) I have taken numerous videos and recordings of his comments and behavior where he has gone as far as to record my home in the middle of the night all dressed in black while my husband was out of town to calling us Riverside trash and Nazis ( I'm Hispanic for Heaven sake) I've brought all of these recordings and videos to park manager Susan and no resolution only continued harassment by him and the park. I was even summoned to a meeting with the him & the home owner - his GF ( that's correct he is not the owner) by management. I took the day off I work as an insurance adjuster so between the Eaton fire & Palidedes I was insanely busy and right after the fires I was extremely busy but I took the day off to meet with everyone only to be told THAT DAY that the manager forgot to call me the day before to cancel because her boss CHAD could not stay for the meeting again that he summoned us too oh, and the fact that the other party across the street refused to meet with us all. I could go on and on with this story, but I think the videos will help back me up so fair warning until management changes in this park as well as ownership of the park think twice about your purchase here. I never thought mobile home parks were as crazy as they say, but beware because they are.

I was paying $105.00 to &130.00 as of July 1, 2025. -"For guest parking."! Unless you're an employee living here in the park, you get to use vacant houses for your personal parking and use."Mike" our manager here never returns a call or a message. You can only reach him if you walk into the clubhouse and catch him... and even when you do get a chance to talk to him, all he does is lie and can't remember what he said to you before. The sales people like Sabrina thinks it's OK to take pictures of minors in bathing suits from her personal camera and print them and hang them in public walkways for all to see!!! She's disgusting to say the least! Residential walkways are being barricaded in so homeowners cannot use them walkways as intended, unfortunately, an elderly woman was hit by a car and died earlier last year, while trying to take a walk. I believe if our walkways would have been open for her to use, her death would have been prevented. Our walkways were the only safe space for us residence to use the pool, clubhouse, dog park and gave us access to our amenities in the club house. The lack of care this management team has for the community is a disgrace! Also- " Huntington Beach By The sea " has hired a tow company " D.T.S. Towing " to tow away any car On Our Street as all of our streets are considered fire lanes " both sides . we as homeowners are not allowed to park in front of our houses for any good reason, not to unload groceries or if we have a handicap plaque sign in your car, not if your car is running it can be towed. UPS can be towed, Amazon can be towed, Uber eats can be towed, the park is hired this company to tow every car on all streets, when talking with. D.T.S. Towing they said they were hired by Huntington Beach By The sea management. I understand inflation and we have to pay more every year to live here but, I believe we pay more and more and we're getting less and less as far as professionalism and leadership from your employees ..." DO BETTER HOMETOWN AMERICA " your employees are an absolute embarrassment. We as residential homeowners expect better because we had it before this management crew.! I'm speaking on the behalf of most of all homeowners who pay a ton of money to live here, along with high inflation and feel as if we're being ripped off and robbed... Plenty of daily activities. A very nice clubhouse. Pickle ball court. Nice pool and large hot tub. The grounds are kept exceptionally clean and well maintained. Then there are the lakes. There is just nothing like a lake view. There is a premium on a lake front home but still an exceptional value compared to other parks in the county. A wonderful ocean breeze as the community is only 4 miles from the beach. A short 15 min drive or an easy bike ride along the San Luis Ray River.

However, they abused their role in getting the city to remove food trucks on the street outside the park. THEY DO NOT REPRESENT THE RESIDENTS IN DEALING WITH CITY OFFICIALS!!!! The location of this mobile home park is ideal for those who still work (close to the 5 freeway), but perhaps it's best for those who are already retired and may not be driving any longer, or aren't comfortable driving far from home. Everything is close by, with many stores as easy walk away. The El Toro branch library is just outside of the front gates, with Ralph's Petsmart, Home Goods, Daiso, and many restaurants easy to walk to as well. The common areas - roadways, tennis courts, pool, spa, pool table room, recreation center and laundry room are all well maintained and kept sharp looking. The management requires that homeowners keep up their homes and spaces and consistently enforce the rules. It is very quiet and we feel quite secure - in 4 years, we've never had any problems. Space rent is high in this part of Orange County - it is what it is, so even though it's high, it's not any lower anywhere else around here that I know of. They will raise your rent every year, but again, this is a common practice that you will find anywhere.
