This is our second year staying in "Isabella" and we love it. The community is a perfect place for a family vacation. The location is near perfect (between Lincoln City and Newport) and has a beautiful beach. The house is about $275 a day to stay and it is totally worth every penny. The owners have excellent tastes and they have anticipated everything that you may need to make your stay just like home. We have a family of 4 and we find this home just the right size. We have 2 daughters 5 & 11 and they sleep together so they are able to share the 2nd room. From the Viking oven to the 4 star bed linens this place is heaven I cannot say enough amazing adjectives to describe this beauty "Isabella". The only negative is the property management. Unfortunately you have to go through a company or more accurately a person whom in my opinion does not represent the warmth and beauty of " Isabella" please don't let that stop you or turn you away from staying here, it is merely a detail that is easily forgotten once you walk through the door. Stay away from Bella Beach Rentals in Oregon! PROPERTY; was not kept up well. There was dog pee on the carpets, holes in the two story balcony, leaking dishwasher, broken molding, gum under tables, stained furniture, rusty furniture, bathroom ceiling fans had exposed wires with no covers, dirty floors and hardware that was falling apart. You can also only access 4 closets out of the entire home (5 bedrooms). The rest are locked for the owners... PROPERTY MANAGER; has false advertised the property. The listing states game room and garage. There is no game room and the garage is locked. We also had check-in issues with the manager. Our invoice was also incorrectly stated. When questioned we were thrown to the side. When trying to cancel due to COVID we were told no with no explanation. With all these issues I have spent over 10 hours to reconcile with the booking company and the property manager but I have received no more than I am sorry. Bella Beach should be ashamed of their standards to let a listing be false advertised and to list a home at such bad condition, with no remorse to the renter. read more

We rented Catalina Cottage over the fourth of July weekend. I was very disappointed with cleanliness of the house. Bedding hadn't been changed and there were dirty floors and dishes. My mistake was not getting someone from the rental company to the house to look at the condition. After a 5hr drive with kids we just cleaned what we could and went to bed. BIG MISTAKE. They charge a $350 cleaning fee, as well as a list of additional fees you will find at the house. Fees like $25 for every trash can not emptied upon departure, $25 for each wet towel housekeeping has to pick up off the floor. $25 if the dishwasher wasn't loaded and run. We made sure everything on there ridiculous check out list was done and we still did not get our deposit back. I was advised we damaged the very old stained blankets they furnished. We didn't even use their bedding, it was old lumpy and stained. I was very disappointed with how I was treated. Very unprofessional. The only way to ensure you get your deposit back it to have the rental company come and do a walk through. Very poor housekeeping and customer service. I cannot stress enough how dismissive Lisa is at Bella Beach rentals. Save yourself the aggravation and go somewhere else. read more

I called and made a reservation for a weekend. Then I was forced to cancel do to work relocating me out of the Northwest 30 + days before the rented weekend. They charged me 10% of the down payment and a $50.00 cancelation fee. When I booked the house this was never disclosed!!! Once again they have taken advantage of us. I bet that they will have the house rent by then end of the week since the weekend I asked for was Newports seafood and wine festival. Last time we stayed here we found sand fleas in one of the beds. This our third year in a row coming here and we have stayed in three different houses. Reserve early to get the house you want! There are some row-type house and people can get a little loud there at night, I prefer a house away from those. Some have nice ocean views, some none and some partial. They are all fairly well kept up and have great amenities. The walk to Bella Beach is easy from all of them and just at the end of the street (Hint: Follow the signs and keep heading West!). My family and i rented a house from bella beach rentals. We were excited until we arrived to a unsanitary house. The pillows smells like sweat. There were dog hair all over two beds, even dog treats left under and in between the blankets. Bed sheets had weird black and red markings on them. The table bench was falling apart and also the hot tub cover. On top of that, the beds were so uncomfortable, we all were fighting over the pull out bed. It was so bad that a few of my family members left the next day. We emailed Bella Beach Rental Houses and all they could do for us was to check out 2 hours later then normal check out time. Did we wanted to say longer in a unsanitary house? NO! NOT even a discount. The rest of us just dealt with it since we already paid. My wife left a piece of jewelry there and they couldn't waive a return fee. It was still there even after the guests AFTER us left, shows how much they actually cleanup after guests. All and all, this has been the worst beach house we rented. I read good reviews but experiencing it was totally different. Bella did not take care of us as customers and did not take care of the situation. They're horrible at responding to emails. Renters BEWARE! We rented a home and within minutes of completing the transaction we found out our vacation had to be cancelled. I immediately called them and explain the situation (again within 5 minutes) and the person on the phone was EXTREMELY rude and got very upset and said they would charge me $50.00 for cancelling. Bella Beach is the closest you can come to Cape Cod or Martha's Vineyard on the Oregon Coast!! I love the vibe of this quaint village and the location is perfect 5 minutes from year round whale watching, and quiet safe streets with hardly any cars so ideal for families with kids. The beach is outstanding and not packed. I read some other reviews, and want to alert others who did not know like myself when I first found this little Coastal paradise, that there are several mgmt. companies you can book houses through at Bella beach, but the only one that actually has a staffed office on site, and full time staff to attend to the guests needs is Bella Beach Management. I have found their staff to be outstanding, caring, and their maid service is amazing and i found nothing but 100% cleanliness in their rental houses, clearly, they are meticulous about their homes and they are right there so if there is a problem its handled asap. I think people get confused because there are other prop.managment places booking homes here that are not around and not on top of things like Bella Beach Mgmt. They also have Olivia beach which is north of Bella and a larger area, not quite as quaint and charming but beautiful and beachfront as well!! read more

Spent hours on back deck enjoying front row view of the Pacific & campfires on the beach. Master Bedroom is right off the deck. I am an early riser and enjoyed opening the slider, sitting in bed with coffee and listening to the waves. Master bath tub has jets which eased the achy muscles from too much fun. This rental company is horrible And very unprofessional. They women in charge is rude and not helpful. The house we rented wasn't fully cleaned, we had to rewash the sheets in one of the bedrooms as they were dirty. You would think renting a house for over $600 a night that upon checkin everything would be perfectly clean and operational but that was not the case at all. The bathroom drawers were dirty with hair and grime, one of the TVs did not work along with the WiFi and multiple appliance did not work during our stay. Paying so much for a relaxing vacation you would expect top cleanliness and support from the company especially during a time like covid, however that was not the case at all. I will Never be renting from this company again. They also require you to leave the house as clean as you checked in but still charge almost 300 dollars for cleaning fees. read more

We rented the little beach cottage (2 bedroom) that is very near the beach. Cute place and well equipped. We would rent again from BBRH except for the way we were treated over a broken kitchen sprayer that was broken when we went to use it. When we went to clean up after our first meal there, the sprayer was broken underneath the sink. We did not do it. I notified "Lisa" immediately. She could not do anything about it. We lost the use of the kitchen. (fortunately the rest of the family was in one of the larger homes) So for 3 days, no using the kitchen water. On top of that we were charged $149 for a new sprayer after we left. Note in your contracts: ANYTHING that is discovered broken while you are there YOU will pay for. I see no protection for arriving guests unless you have a BBRH representative there with you when you enter the home and test EVERYTHING with them present. Renter be Forewarned! read more

My family has traveled to the Oregon Coast since I was 7 and I am now 33. This was by far the worst rental experience I have ever had. The property likes to "pretend" they have lots of rules but they don't enforce any of them. We stayed in Bella Delight, a total of $1,700, and 0 NIGHTS OF SLEEP due to a noisy park and rules that they don't enforce. We will NEVER go back to Bella Beach because of the false advertising of rules. This is unfortunate because the area is beautiful, the home was clean, and the staff was friendly. It's silly for a company to put rules into place and then not enforce them. You have lost renters in the future because of this. read more

It is beautiful there is no question about that and we had a wonderful time. I'm only giving it a 3 star rating because of all the little hidden fees (it's a hefty deposit and $25 here and there if you don't clean this and that) and the not so nice customer service that I received before going. It didn't take away from the beauty of the house and all the amenities but I just feel that for the price that you pay all that should be included!!!! Have stayed several times in ocean front whale tail. It is a perfect place to watch the ocean the whales seals & sealions go by. But love to watch the brown pelicans surfing they are fun . Everything is kept very clean . The hot tub is small it is on a small deck . I have been there when a storm rolled in, the power of the ocean puts things in perspective . read more

Bella Beach is just a money-grab in a sea of eroding trailer parks. My husband and I (and our two dogs) rented a little house there for a week, and will NEVER go back. The owners of the house were clearly done spending $$ on it, judging by the ridiculous selection of utensils and pans and such in the kitchen (fortunately I bring a few things of my own in anticipation of this.) Also, the tv was teeny tiny, and only got like 3 channels, sometimes. Obviously a problem with the cable service, and not that big a problem, but still. The house was actually for sale - we could see why. Upon arrival, we found the back yard absolutely COVERED in dog feces. We spent like 20 minutes picking it up, and then cleaning our shoes after both of us walked in it (we weren't expecting this!) There's really no excuse for this, particularly with the "threats" about charges for not picking up around there! But the biggest issue was the cleanliness of the house itself. The bedspreads were pretty but FILTHY - no idea when they'd last been laundered. The sheets were very low quality and not fresh feeling (nor fresh smelling.) We'd planned to stay downstairs and not use upstairs at all, but upon inspection we found hair in the downstairs bed... as well as a really nasty plastic sheet thing on the mattress directly under the bottom sheet (looked and felt like a shower curtain.) The upstairs bed was barely acceptable, so we just went with that one. The blankets (which were labeled to go with the house) were the only bedding in the house that seemed properly clean. The towels literally smelled like vomit. I had to launder some in order to even use them (made for a late first night.) The living room sofas were freshly vacuumed (could see the vac marks,) but really stinky and stained - we had to put blankets over them before we'd sit on them. Upon leaving when we un-made the bed that we had used, we discovered that the pillows were absolutely filthy and beyond discolored - it was really alarming. Fact is, this is NOT the fault of the cleaners! Bella Beach is so focused on $$ that they run people in and out with only 3 hours between guests; it's IMPOSSIBLE for two cleaners to do the kind of cleaning these places NEED, particularly with multiple loads of laundry after guests! Judging by the smell of the towels, it's obvious they're forced to over-load the washer and get done FAST, and totally compromise their work.... I did inform the people in the office of these issues when we left, and hopefully they listened. There was no offer for a refund (not even after the first day when I informed them of the massive amount of dog poop.) They're good at pretending to be concerned though. Pffft. We had a wonderful stay at Whales Tail #469 for my dads birthday on Feb 21-23, 2014. I really liked that it was the very end unit, so you had no neighbors on one side. The kitchen was fully stocked with everything you could ever need, including cleaning supplies, plastic wrap, zip lock bags, soap, and tons of extra towels for the bathrooms which was very nice. The only minor complaint I could even speak of was that there was no shampoo or conditioner supplied in the bathrooms. Other than that the house was beautiful and very clean. The view was spectacular, easy beach access, and the hot tub on the deck was icing on the cake! read more

Booked a reservation at Olivia Beach in Lincoln City (a sister property managed by Bella Beach), but had to cancel one week out. They kept our $200 deposit, which is really a shame. The person I spoke with at Olivia Beach was nice, but the lack of flexibility this cancellation policy allows makes it difficult to book with confidence in the future. Any cancellation made within two weeks results in a forfeited reservation deposit. If I book a vacation through them again, which is unlikely, it will be at the last minute when I'm confident I won't need to cancel. read more

We stayed in Wave Watcher. Spectacular view, very clean amenities and very private (neighbors on one side). I can't think of anything better than sitting in the hot tub while watching and listening to the ocean! The owners provide all the items you need for a perfect vacation (hairdryer, barbeque, kitchen items, beach towels, extra towels, etc.). Simply pack your clothes. Great development, really cool houses. We stayed at Camelot. Overall we thought it was nice. My only comments: Our bed didn't have a mattress cover, just a thin sheet between us and the mattress - ick! The coffee pot made coffee that tasted plasticky and so wasn't drinkable. The sectional in the family room was very worn and didn't look very clean and the wood floors looked like they had not been mopped in a while. My family has rented beach houses here for years and have always enjoyed the experience. Finally getting around to reviewing Bella Beach and can't say enough kind things about it. Rental houses have all been clean, well stocked with just about everything you'd need for a really nice stay, the beds are really good (wow, unusual!) and the folks are truly nice. When you split the charges for the rentals between couples, the price is really good too. Our favorites are to be right on the beach. Can't beat the location! Let me end by saying this: we'll be back. And to seal the deal... on our last stay (Bellaview #453, top 2 floors of the home, super location!) I forgot a brand new set of $150 ear buds I use for travel. They apparently fell down behind some furniture and I just didn't notice. When we got home and couldn't find them anywhere, we called to see if perhaps I'd left them in the house? Figured they were gone for good, regardless of where I lost them. Got a call a bit later and they told me they'd found them and were in the mail to our home. Call me a fan of Bella Beach. 'Nuff said. read more

We recently rented a home in Lincoln City. It was a beautiful place. The problem I have is the cost of cleaning. They want everything cleaned by you and still charge $140 for cleaning. This does not make sense to me. We also experienced some attitude with the receptionist when we called to ask questions. This is not acceptable . For $500 per night things need to be run a little differently with the rental company. There are little signs throughout the house telling you what to do and a little bit more manners needs to be used when writing these instructions. read more

We need a different Yelp category for each house. I thought Bella Bear was a 5 Star, but Diamond K is a 2 (and that' being generous) Star. I'm sitting in Diamond K as I write this, and the view is exactly what I wanted but everything else, thumbs down! Don't stay here with kids, the construction and floor plan is such that every sound echoes throughout the house. It's poorly maintained, every piece of furniture sinks when you sit in it (not the plush kind of sinks, the worn out springs kind of sinks). This is one of the more expensive houses - be clear, you are paying for the view ONLY. Put this house anywhere else and it wouldn't garner half the price. read more

Their customer service and policies are unimpressive. They are especially bad for people traveling with small kids - especially those coming a long distance. Although their website emphasizes the family friendly nature of the rental and community, Bella Beach Rental Houses is not. We flew to Oregon to come to this beach rental, traveling with twins, who usually sleep in cribs. Every rental I've ever been to supplies pack n plays (at least one, if not two), but this company refuses and states it's for the "safety of the child." Lisa (our contact at the company) said we could use a twin bed pull out in the living room. Imagine how that would work with two kids who go to bed long before the adults. Then she told me to go to Fred Meyer and buy two pack n plays there. It was all so absurd. Anyhow. As for the rental itself: the location is amazing, the kitchen is so-so, the check-out policies were totally extreme. read more
