We stayed two nights. It's a cool old mansion on a nice residential street just a few blocks from the Rockland harbor and small downtown area. They are very walkable. Mansion, the former home of a local notable, is in great shape. Rooms are nice and roomy and felt private. Owner and staff were very helpful. A full, homemade breakfast is served in the morning (8-9 a.m.) and pies are available in the kitchen 24/7. We recommend Rockland and the Berry Manor Inn. read more

Beautiful place and amazing hospitality!! The place is a huge Victorian house, which could be a mansion. It was built in the 19th century and has remained the original decor and structure. The yard is definitely beautiful. The staffs and owners are extremely friendly and accommodating. It comes with breakfast served by the owner. My husband found this gorgeous inn while working in New Hampshire. We had been on the fence as to how we wanted to get married and seeing the options Berry Manor provided we knew we were making the right decision to elope. Berry Manor is beautifully kept, the staff was courteous, the homemade pie after hours in the kitchen was a treat, the breakfast was delicious, our room was comfortable and we could not have asked for more. As far as elopement, we chose the option that allowed us to use the grounds at Marshall Point Lighthouse, it was an extra fee and absolutely worth it. My wife and I booked a room with Talbot house for this weekend. After we booked my daughter had a medical emergency and we had to postpone our trip. I asked for either a credit or refund due to our situation but Mark wouldn't make an exception. I spoke to a women named Mary yesterday and she mentioned she could help us. When I advised Mark of this he said this is because Mary doesn't like to say no to people and he would have a talk with her. All the other hotels we booked with in the area refunded our prepayments understanding this was high season and they would fill up right away. Not this place. So I didn't cancel our reservation, why free up a room so they could double their money? He even said we could send someone else in our place, while we sit in a hospital room with my daughter... wow I would recommend staying far from this place! I am giving this place one star for VERY important reasons, and anyone who books here should be aware of... My family rented 3 rooms at this inn for a wedding weekend in Rockland. Sadly, my mom was diagnosed with a brain tumor (cancer) about a month before our stay. Her oncologist would not clear her to travel due to seizure events, so we called the inn to cancel my parents room as soon as we knew (3-4 weeks prior to our arrival). Two weeks prior to our stay, my parent's card was charged for the remaining amount of their room. We were expecting a refund to be issued given they had plenty of notice and due to the circumstances. My mother had to call many times requesting to speak to the innkeeper (Tammy). When she finally returned our calls, she was rude and refused to refund my parents for their room - even though we cancelled within the appropriate cancellation time (15+days). The excuses that she gave included: "it was a festival weekend" and we were a "group" booking which required more notice. I was never informed during my booking inquiry over the phone, nor when I completed our booking online, that these dates were "special dates" or that 3 rooms constituted a group. In fact, I was assured over the phone that the cancellation requirement was 15 days. We do not live in Maine, so how would we know there was a boat show (aka a festival?). Furthermore, we were not cancelling the group, just the one room due to a severe medical crisis. Regardless of all these policy discrepancies - we have no control over a cancer diagnosis. What kind of person refuses to refund someone who just found out they have a brain tumor? I will never understand. As if these initial interactions weren't frustrating enough, when my brother and I arrived at the inn for our stay, it just got worse. I was shocked and disappointed when we found out that the inn was double dipping. The room my parents cancelled had re-rented and the inn was still refusing to refund us. I saw other guests going in and out of the room and was present when they asked an employee if they could extend their stay. I tried on countless occasions to speak with the innkeeper in person, but she actively avoided me and refused to contact me. Treating a paying customer this way is unacceptable and cowardly. As for our stay/room - if I'm being as unbiased as possible - It was fine. The rooms were clean but could use some updating. The location is convenient. The rest of the staff was friendly enough, but I am sure they were on edge with us being there and knowing full well what was going on. When we visit Maine in the future we will NEVER patron this group's properties (Berry Manor Inn or Talbott House) again. Our extended family and friends who live locally will also never recommend them again. Save yourself the trouble and book somewhere else. In the week leading up to Labor Day this year, I made a point to stop by the Berry Manor Inn in Rockland, Maine. Truth be told, my only knowledge of the Berry Manor Inn was when it was featured on Mike Rowe's "Dirty Jobs" TV show. Although the show had aired 10 years prior (unbeknownst to me), the inn was everything I had hoped for and more. I cannot emphasize enough about the amazing hospitality exhibited by every member of the inn's staff. They were so kind and such a pleasure to speak with. Unfortunately, in this day and age, qualities like "hospitality" and "kindness" and "courtesy" are often lost. But you can find them all within the Berry Manor Inn. I have family in the Rockland and Camden areas and will make sure the Berry Manor Inn is a regular stop for me each year when I go to visit. Even if it's just to say "hi" to the staff, I know I will leave there with a smile on my face. This place does it right from top to bottom. P.S. - and the food is AMAZING. :0) read more

Where to start? First off, the Inn is amazing on a history level. It was built back in 1899, and the original owner kept expanding. The innkeeper will give you a tour of the place and the whole history behind it's construction. While most of the house has been kept original, they continue to upgrade (as the original owner probably would if he were still alive) * Electronic fireplace * Mini split HVAC for every room * LCD TV with cable * wifi throughout No matter which room you stay in, there's a common kitchen with fresh coffee made every morning, homemade pies to snack on whenever you want, vanilla ice cream in the freezer, frosty mugs, selection of soda and water. Because of the 2 night minimum and rooms filling up, we had to split our stay between 2 rooms. They told us to pack our things, and they'd move our bags over to the next room while we were away. The larger room with the king bed felt great, the 2nd room with the queen wasn't quite as comfortable but decent. Here's what blew us away. The staff is trained to learn everyone's first name, and when you come back after being away for the day or breakfast the next morning, they will all address you by your name (not sir or madam). You really feel like they care about their guests, and they treat you like kings. My favorite staff member has to be the Innkeeper, he's goofy like a weird uncle. Sort of makes me think of the father from the Tv show in the 80's Silver spoons with all his toys strewn about the rooms, his fun tshirts and his goofy hats. As much as I want to give Berry Manor Inn 5 stars I just can't. We've stayed there twice and, don't get me wrong, it's nice but definitely not a 5 star experience. Almost not a 4 star either but I did not have the heart to give it 3 because Cheryl & Mike are very nice and do a good job as hosts. The Inn needs some serious TLC, it's getting run down. We stay in the carriage house & the rooms are pretty small but the bathroom shower is amazing with 4 powerful shower heads & the whirlpool tub is also fabulous. This time we were in room 12 & it was uncomfortably warm. I had a hard time sleeping. But the king size bed was very comfortable & the sheets were lovely & soft. The breakfast the first day was fruit, muffin, pancakes & sausage. It was quite good. The second day was baked eggs w/ cheese & herbs. It was just bad. The herbs were excessive & the eggs had no taste. It was a very odd plate of food. It came with crispy bacon, which was good as were the home fries. On to the "famous" pies. Sorry, but my mom makes better pies. Every time we go, the pies have been sitting out for a few days and are not fresh & the crust is flavorless, not the usual flaky, buttery crusts that I'm used to in a home made pie. Needless to say, I did not go back for a second helping. My SO is a pie lover & not all that picky when it comes to his favorite sweet treat, said the pies are not good. I don't understand all the hype around the pies and quite frankly about the Inn itself. Berry Manor Inn is, by far, the most amazing and wonderful place I've ever stayed. I can't possibly say enough great things about the Inn itself, the awesome owners, and the friendly and helpful staff. We booked our stay not long after getting engaged this past winter. While stressing about the hassle and costs involved with planning a huge wedding, we kept going back to the idea of eloping at Berry Manor Inn, since their package looked so nice, simple and reasonable. Eventually we decided to elope there, and I'm so happy we did! Cheryl made everything so easy for us! All we had to do was pick a cake flavor, flowers, and show up. She took care of everything else! We stayed in Room 11 (in the carriage house) and the accommodations were wonderful and luxurious. I'm usually the type who wants to spend as little time possible in my room while on vacation, but I never wanted to leave the Inn! It was just so cozy and inviting. The bed was extremely comfortable, we had a sitting area, fireplace, and the bathroom.... WOW! The two-person body jet shower was awesome, and the tub was great for unwinding at night. No review of Berry Manor Inn can be complete without mentioning how delicious the breakfast and the pies were. I've seriously never eaten so much pie in my life - it was starting to get difficult by the end of our stay. But every bite was awesome. After many years of gifting my husband to a treat of a staying at the Berry Manor for our anniversary, sadly I will not likely be returning. The ownership has changed and the service has greatly diminished. The inn is famous for its pie, however the lady who checked us in informed us that there was a bit of "leftover" pie, though she would be bringing a fresh one to the carriage house where we were staying, this never happened. The room we stayed in had a whirlpool tub that ejected pieces of a dark mystery substance when turned on. The Inn boasts opulence with pillows piled high and extra blankets, and it used to be lovely, however the bedspread on the bed in the room we had was a polyester comforter and the pillows were no longer there. The fireplace had been replaced, but the replacement was ill-fit to the sheetrock. I had emailed far in advance upon booking the room about an egg sensitivity and was assured that this was not a problem and that another choice would be available. What was served as the only option at breakfast? Omelets. Or a muffin (that was made with eggs). It is no longer the four-Diamond inn it used to be. read more

DISAPPOINTING at best. I was SO looking forward to this Inn and my stay. The entry is beautiful but the rest of the place could use a little "lift" and life. How about some plants or flowers? Better lighting? Cozy comforters? Windows that don't stick or a/c units that aren't tuned to 61° that can't be turned off? My room was on the 3rd floor via the back staircase. It was charming with its toile appointments but ... it really could have used a new mattress (felt like sleeping on a wrestling mat over a dining table) and linens. The "comforter" was akin to the thickness of a doily. I froze. I ended up putting a bath towel over me for warmth. I was there the end of September and knew there was a fireplace in my room. LOVELY - but nope. I couldn't use it because it wasn't October yet. The innkeeper on call that night left before 7pm - turning down the lights so that I didn't feel comfortable sitting anywhere but in my room. The house was so dark/vacant ... it was a bit creepy. The "pie social time" was not what I was led to expect. Yes, there was pie - but in the fridge if I wanted a piece. The much-anticipated breakfast was ... meh. A scrambled egg or two, salty bacon, a very sad fruit cup. I was really looking forward to that breakfast. I'm sure I would have done better just about anywhere else. When I told Tammy (owner) about the a/c unit and how cold I was, that the bedroom window was stuck open, that there wasn't another blanket, and I didn't have a number to call anyone for help ... she just shrugged and laughed it off. My husband and I just got married here yesterday and we were blown away by the entire experience--from the inn itself, the staff, the accommodations, food and pies, the decor...we decided to elope at Berry Manor Inn because it sounded to right for us. They took care of very detail and it was such an delightful day--and stress free! I can't say enough good things about this place. I've stayed here a few times and am always overjoyed with the awesome the different rooms are and the homemade pie is not just delicious but is available all night for midnight snacking! This last visit my sister got married here and I couldn't believe how amazing the whole experience was. Cheryl and Mike were incredible for the whole process and made sure everything went smoothly for her. It took so much pressure off her for her big day and she was able to relax and just enjoy the whole experience. Having the bridal suite for the girls to get ready together in was such a nice touch and being able to be in the same inn as the whole family made was a treat. The common areas made it easy to hang out together without splitting up into groups in people's rooms or having to leave to spend time. The town shopping area is close by and has fun shops and good restaurants. Do yourself a favor and hit the Brass Compass for great diner food and Cafe Miranda for something nicer. Well, what can you say about Berry Manor Inn, that probably hasn't already been said? The accommodations were amazing. We stayed in the carriage house (room 9) which had a spa tub and a multi-jet shower. It was so luxurious for our mini honeymoon. We are kinda jealous and want one in our home now as well. We actually live very close by, but walked by the inn all the time and it stands out as one of the nicest homes in the area, hands down. As for the hosts, Cheryl and Mike, they are exactly the types of people you want to be in charge of a place like this. Welcoming doesn't begin to describe them. They are there to meet your every need and their staff and always around and helping but often out of site. Mike is a character and definitely adds a charm and quirkiness to the place that we just loved. He clearly takes pride in the Inn and loves to talk about the history of the home/Inn. I would say to make sure you chat with him for sure, but I don't think you could miss him. Cheryl, who is the co-owner, clearly wants to make you feel welcome and at home and is incredibly friendly. I believe she does most of the cooking (from scratch) and it shows. Breakfast was great, brought out in mini courses, the breakfast room was filling up quickly and it was just an overall great experience. We are very excited to have them as neighbors and will definitely be back again in the future. As for price, it really can't be beat. Comparative rooms in the Samoset or similar large hotels were going for about twice the rate at probably half the charm. If you are in Rockland and you don't stay here, you are missing out on what is truly remarkable about Rockland. read more

I prefer the main house to the stable, although both are original, pretty, and historic. The house they recently acquired next door, Rockland Talbot House, has an absolutely beautiful exterior, and I am certain they will do a beautiful job on the remaing renovations! The bedrooms are great. The dining is still in the works. (The table and chairs currently in the dining are less that an inviting sight, but are temporary. The only other negative is that rendering in the entry wall of Talbot House is just too overwhelming for that space, however the pictures of the past owner on the opposite wall are a very nice touch.) I have never written a yelp review in my life but felt like I would be doing an injustice by not letting everyone know how absolutely INCREDIBLE this place is. We checked in on Friday to be greeted by some of the nicest people I've ever met. They made us feel right at home & gave us a quick & informative tour of the inn. We were in the carriage house and our room was VERY clean which immediately put me at ease because that is huge in my book. We stayed in room 12 which had a two person jetted shower & also two person jacuzzi. They had oils & candles for the tub, as well as toiletries in case you forgot anything. The all-you-can-eat pies in the pantries (one in the carriage house & one in the main house) were absolutely DELICIOUS. There was a microwave to warm it up, as well as delicious ice cream to put on top. They also had all different sodas, teas, coffee and popcorn available in case you wanted to snack at any point. The breakfast in the morning was great too. They had different things ever morning and everything was delicious. They also had different common rooms that they invited you to relax in, including a library that had different board games & DVDs to choose from. The inn also keeps a log with all the menus from all the restaurants in the area & will make you a reservation if you need one. They are also very knowledgeable about happenings in the area & will point you in the right direction if you are looking for something to do. Overall, I would recommend this place to anyone who wants to be greeted with a smile by genuinely kind & thoughtful people. This was my first experience at a B&B and I am so impressed. I recently saw the Berry Manor Inn featured on a rather un-dirty episode of Discovery's "Dirty Jobs." Realizing my girlfriend and I didn't have a Valentine's Day plan yet, I resolved to reserve a room. Boy am I glad we made the 3-hour trip from Boston. Everything -- from the friendly, down-to-earth welcome tour by co-owner Mike, to the beautifully-renovated and maintained room, was top notch. I don't need to spell out the amenities, as the website covers all of that, but Mike and Cheryl and their staff deserve accolades for their attention to detail and friendly, accommodating, but not-at-all-snooty manner. If you're looking for down-to-earth people to host an evening or a weekend in a stunningly beautiful B&B, this place is for you. And if you're looking for a lot of space to spread yourself around, go for Room #5. Highlights: the turndown service with rose petals and champagne, with the nice touch of turning on some classical music on the bedroom radio. Also, sitting in front of the fireplace after a long soak in the spacious hot tub. And of course, the pie at 1am (or whenever you like) and breakfast in the morning were superb. This is my last day at Berry Manor Inn and it has been fantastic!! My husband and I stayed here for a few days on our honeymoon and our experience here has been nothing short of amazing! The staff is super attentive, remembers your names, what you like, and what your schedule is like. The pies...oh the pies!! I have had pie every day, sometimes twice. My favorite is the cherry pie. The room has been immaculate and their turn down service is great. On our first night here there were chocolate covered strawberries. I'm absolutely in love with the bathtub here. It's huuuuuge!! I love old claw bathtubs!! As others have said, this is my first time at a B&B as well and the bar is set ridiculously high. My husband was a skeptic about going to one but he has enjoyed it as well. I LOVED my stay at the Berry Manor Inn! Upon arrival they give you a mini tour of the house and its history and show you to your room. I stayed in the carriage house in room 10 (link here: http://www.berrymanorinn.com/room10.html) and it was very big with a skylight window and oh so soft bath robes. Every room includes wine glasses and a wine opener which was perfect given the wineries in the area. They also gladly recommended things to do while in Rockland. The innkeeper was nice enough to book our dinner reservation while we explored the town, which was awesome. The bathroom was clean and elegant and had ample local products. But wait- I haven't told you about the pies! I tried them all- seriously! The best one (subjective of course) was the cherry pie and they keep ice cream in the communal frig that you are welcome to use! When we came back to the room after exploring Rockland, they had done a turn down service on our room and left little chocolates on our pillow. (I am a sucker for details like this!) Onto Breakfast- yes, it was delicious. Baked eggs (quiche-type breakfast) with home made apple sauce and fruit. Fresh orange juice and coffee. I was very pleased as was my tummy. If you're ever up in Rockland, Maine and are looking for a one-of-kind B&B and love historic (and impeccably maintained) houses, Berry Manor Inn is it. Berry Manor has a rich history that Mike, one of the innkeepers, will be sure to share with you. Each room is unique and has its own backstory. The decor is very Victorian and while it may feel you are staying in a girl's dream dollhouse, it is very warm and comforting. The house itself is worth exploring. My mother and I made a special trip to Rockland to go to the restaurant, Primo. As soon as I shared this information, a cab was already arranged to pick us up for dinner with enough time to explore the grounds beforehand--something I hadn't even thought of and a detail that truly elevated my experience there! It even turns out that on Mondays in July and August, Berry Manor will be working with Primo to coordinate garden tours of the grounds (although I think that may start next summer-- definitely inquire if a visit is in your itinerary). Overall, Berry Manor Inn helped to make a special "foodie" trip that much more memorable. read more

I struggled to find anything that was out of sorts. I couldn't even find dust behind items and atop doorways. I can always usually find dust somewhere.. Overall: stunning & delicious. This B & B is not on the water because it's a historical home in the town, but it's within a few blocks of the waterfront. The impressive old house brings to mind old New England names such as Alcott, Bradbury and Fairbanks. It's a superb, sweet historical building, and the rooms are gorgeous. We stayed in their second house (next door), the Talbot House. The owner is smart and knows all sorts of great places to recommend in the area--and she bakes amazing treats. They offer free homemade pie and ice cream every day. Yum! The Talbot House innkeeper is also a charming, interesting, knowledgeable trip advisor. And the co-owner serves breakfast mixed with funny, warm fun. Such a treat: Beautiful, warm, delicious, comfy and savvy. I'd go there again tomorrow. read more

I wanted to surprise my fiancee with a surprise getaway, and the Berry Manor Inn was the perfect place for it. We went during the beginning of the week and in the middle of winter, so we got a great deal on one of their bigger rooms! I recommend calling them because they helped me save some extra money! The pictures online are very accurate, and when we arrived, the room was immaculate. We had to come in late, but they made our late check in super easy. We stayed in room 11 and the bathroom and fireplace were probably the best features in the room. The gas fireplace made the room very cozy and was a huge sell in booking this place. The bathroom was HUGE! The room had a double headed shower with body jets. It was like taking a massage shower. There was also two person whirlpool tub, which was a decadent treat! Breakfast was delicious and filling each day. They seems to alternate between sweet and savory meals every other day, but both days we left pleasantly full. If you don't get full you can always sneak into the pantry for some pie and ice cream! I really enjoyed the free soda and water in the communal fridge as you could grab a bottle on your way out for some adventuring. Since we came during winter and during the week, a lot of places were closed, but Cheryl and Mike were gracious hosts. They recommended things to do and would go out of their way to find out if places were open. They even made us dinner reservations after I hinted that I wanted to try Cafe Miranda. If you are looking for a great experience, a comfortable place to stay, and some good eats, this is the place to stay! read more

We were traveling with our two year old, which isn't exactly the best set-up for a B&B. Our friends at Dream Local suggested that we try Berry Manor Inn. Wow, were they every right. These guys managed to balance entertaining a toddler with funny hats and singing animals with providing a nice, relaxing and well-appointed experience for us and the other guests. We stayed in the Carriage House, which was quite and seriously the darkest room I've ever slept in. We woke up thinking it was 6, but it was 9:30! Almost missed breakfast, which would have been a crime. Excellent fare with local ingredients prepared with obvious care. Close to pretty much everything, but on a quiet street. Home made pie and local ice cream available at all times. The house itself is beautiful, historic and interesting. If you're coming to the area, I would very highly recommend them. This place was phenomenal! It was clean, comfortable and the staff were all so accommodating. My husband and I enjoyed the elopement package they offer and the staff went above and beyond to make everything perfect for us. My bf recently surprised me with a romantic getaway weekend which included two nights at the Berry Manor Inn. We were greeted warmly by Cheryl when we arrived and our brief stay was made perfect by Cheryl's and Mike's hospitality. The weekend we were in Rockland happened to be a chocolate themed weekend called the Chocolate March so we enjoyed an international chocolate tasting on our first night. On Saturday morning, we had an amazing breakfast which included some decadent chocolate French toast, sour cream blueberry coffee cake, homemade sausage (can't remember what kind but it was out of this world!), and more. The breakfast was huge and was a great start to a wonderful weekend. Throughout our stay, Cheryl and Mike were friendly and were always helpful when we asked for advice, such as restaurants. We stayed in Room 11 in the Carriage House which was ornate but tastefully decorated. I liked that we were not in the main house because we had more privacy. The bed was one of the most comfortable ones I have ever slept in, but the bathroom was definitely the showstopper! It had a ginormous whirlpool tub for two and a two person body jet shower. I have never had such a luxurious and relaxing bathing experience in a hotel!!! The room also had a fireplace which made it even cozier. There was turndown service every night (with chocolates of course!). In the hallway off our rooms, there was a kitchen area with complimentary beverages, pies made by the owners' moms, coffee, tea, microwave popcorn and more! This was unexpected as most b and b's and inns I have stayed in often charge you for any beverages or snacks consumed. There is a journal in each room so you can leave comments for the owners. All of the previous guests only had raves and wonderful things to say about the Berry Manor Inn and I was happy to add my own complimentary words. This was my bf's first visit to a bed and breakfast, but something tells me it won't be his last! The only regret we have is that we didn't try any of their famous homemade pies! Five stars for the hospitality, quality, and tranquility of the Berry Manor Inn and 5 separate stars for a great pick by my awesome guy! :) read more

We stayed two nights. What a lovely experience. We have stayed at B&Bs all over Europe and this was probably one of our favorites. They had fresh pie all day long, Coffee, tea, and the refrigerator in the sitting area is stocked with water and sodas. Turn down service. Beautiful rooms with a Jacuzzi tub. They could not have been more gracious. Breakfast each day was delicious. Mike and Cheryl are great. If you happen to be in Rockland make this a destinations. read more
