We camped here for three nights just before the Labor Day weekend. We camped with our two granddaughters, ages 10 and 8. We absolutely loved this park! The campground is on three levels, with nice large lots with a fire ring and picnic table. Wifi and cable is included. The wifi connection was pretty fast, especially for a campground. The bathrooms and individual private showers are nice and clean. I did use the laundry, which was very nice, but very pricey! $2.50 to wash and $2.00 to dry. But this is New York, so I wasn't all that surprised. The Pavilion on the upper level was staffed for most of each day, and there were all kinds of activities which the kids adored. At the time we were there, our girls were the only kids in the park, and they got lots of personal attention. They made several crafts, played putt putt golf, and went on a nature hike. Even though it was pretty cool they swam in the heated pool both days (it's kept at about 82 degrees). The playground is very nice for younger kids. We were sorry that we were leaving before the holiday weekend, because there were lots of things going on for families. The staff was also helpful to us, providing us with written directions to nearby grocery stores and pharmacies, as well as directions on how to take the train into the city, which we were also able to do. The price was higher than we usually pay to camp, but the location and amenities made it worth the extra cost. We are already talking about coming back next year! Another thing that was nice about this park was that they gave me the name of a pet sitter who comes to the park, so that we could have care for our dog while we went to the city. I have never seen this at any other campground, and I really appreciated it. read more

The park is being developed into cottages and I assume since RV site will be replaced with cottages l, they don't bother with maintaining the sites. Very deceiving when you pull up under it's new name, Serenity Ridge Mountain Club. There is nothing wrong with expanding into luxury cabins, but the campground should not raise campsite prices while simultaneously reducing amenities and leaving the camping area itself unimproved and overlooked. As it stands, the value for RV campers is simply not there. The entrance has been beautifully done, but once you enter as a campsite guest, that changes. We stayed at this campground years ago when sites were around $70 per night. At that time, the campground was basic but acceptable, especially since campers had access to the pool which helped justify the price. We just returned and found the property significantly changed, with much of it converted into luxury cabins while the lower loop of campsites remains completely untouched. The check-in experience was positive; the staff member was very friendly and welcoming. That said, the current pricing for campsites is hard to justify based on what is actually provided. Campers no longer have access to the pool, only cabin guests do, which is entirely disappointing. There is no reason why the pool could not be offered to all paying guests. There are no meaningful upgrades to the campsite infrastructure itself. In fact, the sites are increasingly worn down rather than improved. For the price being charged, I would expect at minimum some investment in basic site upkeep--such as replacing warped wooden picnic tables and upgrading old, rusted fire rings. Instead, the campsites are largely unchanged from years ago, while rates have increased. With what they've invested, the campsites need to reflect that as well. But it fell entirely short. read more

We didn't realize it when we booked the is campground but it once seems to have been a vibrant campground with tons of activities, working bathrooms, a store and amenities. They tout their "best rating"and charge like they still have all those things but it is now nearly abandoned as a campground while your site will have water/electricity/sewer. We have stayed at similar state campgrounds with no amenities for $25-$30 a night but to pay premium rates is insane. Legoland and NYC aren"t far but you need to absolutely have a car as there are no trips or shuttles despite all the potential it has to be amazing again. We tried to get an Uber since we were in a motorhome and didn't bring our car but gave up after no driver would take our trip as they don't seem to like going there. It's the biggest bait and switch we have ever seen on a campground and I expect if Good Sam ever bothers to go back to review or check the campground, they would re-rate them appropriately. Definitely wished we had visited this campground at its peak as it sounds like it was great. read more

No bathrooms, no cable (although hook up was there), no pool, on one to greet you and no signage to tell you where to turn into the park. $100+ for one night. Very pricey for a campground without amenities. I gave it two stars because it was quiet and private. read more

Nothing open but charges 550/week they don't plow you out when it snows you are on your own to shovel. Glass all over the site from previous people who must've busted out their trucks back window when hooking back up. Trees are ready to fall at the back of campers where you back into spots as the ground beneath them is showing roots and they are leaning there's no maintenance being done on anything it is in shambles. A tree recently fell there near a cabin and it took them quite a while to cut it up and the spot where it was is still an eye soar. Owner refuses to meet anyone everything done on internet. They have quiet times, but those are just in writing they are not enforced and you are told they paid for a weekend stay they will be gone Sunday meanwhile I have paid for a week $550. and have to deal with the loud noise from them partying and the fire they had which on Sunday when they left they never put it out they just left it with all of their garbage of paper plates, cups, napkins, water bottles etc... blowing all over. Another camper let his dogs off leash to run in open area field which isn't allowed there's a dog park near by that he should've utilized it bit my dogs face and shook her come to find out this wasn't the dogs first offense here, but they let him stay as he worked nights in the area like who cares you disobeyed rules and leash law. It's not his private property to do as he wishes. The guy didn't even try to get his dog off my dog. Fron now on l'll be carrying a gun and next time it will be bye bye dogs and owner. He didn't even pay for vet care for my dog and campground owner didn't seem to be phased that this happened there on her property. It is a $h!t hole of a place to begin with and the pictures are deceiving they obviously are old pictures. People have been dumping their pets there when they stay there and I am worried about them as the guy who was managing it asked me to take the cats that were dumped there which you couldn't touch them as they were afraid although they would come near the site but as soon as you opened up the door they would run. I have no faith in the animal shelter that is local to there as they have feral cats outside in their parking lot and they aren't getting them to help them so why would they try to help these that have been dumped. Stay away from this place go elsewhere no matter if it has new owners or not. Rude nasty people are what you will get to encounter at this place. There are no discounts for anything it is one rate for all. Volleyball court is full of weeds and horseshoe spot is overgrown pool has no water nor has it had water in the previous years at least since covid which I'm 100% sure insurance company would not be insuring them if they knew it. I could go on and on about it all, but you get my point. read more

This was the strangest camping experience I've ever had, but it wasn't bad? I have no idea what to think! The entire time we were here, we didn't see a single staff member. Check in was online. None of the buildings seemed open, so there was no store or rentable items. Mini golf was in complete disarray but it didn't matter because we wouldn't have been able to rent anything for it anyway. It was for sure beautiful, the sites were spacious and cozy, we were welcomed by fireflies every evening at dusk which was lovely, and we saw beautiful deer and bunnies often! I don't think it was a bad place to stay by any means, just unusual! Would love to see them step up their staff presence and offer more things! read more

Stayed here for 3 days while visiting grandkids . Campground is really nice. We are in upper level #137. Flat level sites from what we can see. The only reason I'm giving it a 2 is because they have everything closed as if it were July of 2020 due to covid. Time to move on and reopen. Being this close to Legoland, Orange County fair, and other attractions you should be full this time of year. I can only imagine having everything closed is hurting your business. Hope you reopen everything, since this is a really nice campground. read more

Overall the park was well maintained and nice even though they still have everything closed up . . . no laundry facilities, pool, activities. You must be fully self contained. You do not see anyone - everything is done via internet or phone. It would have been nice to at least have the laundry facilities open since there were not many of us there. It's funny that you can go into town and use the laundry facilities, grocery shop, eat and do other things but the campground facilities are shut down. Didn't make sense to me. Hopefully they will improve at some time. I personally don't think we will ever come back. read more

Last 2 nights of our 10 day trip and couldn't find many places open in the area. Tired as hell from driving. We called here twice in one day to ask about vacancy. My wife spoke to the owner Rita early in the day on a Friday. Rita stated she has a $90/night pull-thru for our Forest River, but we need to make a decision now because she can't hold the spot. She was on speakerphone, so I heard the conversation, and Rita actually said that we need to make a decision now because she "can't be flexible and has a lot of people coming this weekend" (Oct 23-25, 2020). SO....made a few more calls, looked at sites, not much open in the area, so I decided to call back myself. Rita told me that the space is available, but did I want it for 1 or 2 nights? Because not being sure if I wanted to stay 1 or 2 nights, now I'm complicating things because this is a busy weekend for her and if I book for 1 night, she's not sure she can give me a 2nd night because she's that busy and she has a lot of people coming in. I asked her if she gives a veteran discount (I'm a post 9-11 disabled combat Infantry veteran who spent 22 months total in Iraq and 12 yrs in the military). She says that $90 IS the discounted price. I ask why didn't she just, A) Tell me the regular price and say there's also a discount price, or B) Tell me this is a discounted price and ask if I'm using a discount, or will I be paying the full price of ???. Rita says that most people have some type of discount, so that's the price she quotes. Really? It was $90 before I ever asked about a discount, and she quoted the same price earlier without any mention of a discount to my wife. That extra $10 must mean a lot to her. SO...since not much else in the area was open, or could accommodate a 37ft RV with 3 slides, I bit the bullet and booked. Get there, call Rita as directed, and she guided us to the upper area for class A's I guess. We get to the top, I say thank you so much and drive through about FIFTY EMPTY SITES before we get to our site. Our site had about another FIFTY FIVE or so EMPTY SITES. We park, stay for the night, get up the next day, and start our exit drive. The next level down from us, about another THIRTY or FORTY EMPTY SITES. Next level down from there, another THIRTY or FORTY more EMPTY SITES. This place had decent reviews and that's why I decided to pay the higher amount as opposed to the $45-50 campgrounds within a 20 mile radius, of which were about two. We were so happy to be able to get a place to stay for the night. Tanks were full, it was nasty weather, drove all day and we just wanted to rest for the night. I didn't like Rita's tone after her initial "Black Bear Campground" welcome answering the phone. It was obvious that she was very well aware that there were no other campsites open, and whatever she wanted, she knew we were going to pay. I'm a business owner myself, so I know business is business. But ya know what? I NEVER EVER take advantage of any of my customers. I have NOT ONE review under 5-stars. Because I'm fair. Not greedy. And I don't take advantage. I read all the bad reviews of Rita and her keeping customers deposits during the whole pandemic. I didn't like that, but the fact remained...we needed a place to stay. In hindsight, we should've found the closest Walmart. They would've taken better care of us. We thought we were SO lucky that she was able to take us in. Not sure if I can post pictures in this review, but we took pictures of all the empty sites that we thought were full for the weekend, and that's why we were being charged premium price. I hope I can post them...with dates and all...so you all can see how full of bologna Rita was. To fellow RV,'ers, most of you are such good people. Please take this review into consideration. To Rita, I hope you had a great breakfast at McDonald's with the extra $10. To ALL, obviously this isn't about the money. It's principle. Me? I sleep well at night with how I treat my customers. Then again, I don't think this bothers Rita one bit. People like that are totally ok with themselves. read more

I couldn't imagine why this place isn't rated five stars maybe it's because of the previous owners? The new owner, Thomas, made my stay the most stress-free, and absolutely enjoyable time that I could've probably ever had with my new camper experience. I had quite a bit of issues because of my unit, and he seemed to have a solution for absolutely all of them, he even went so far above and beyond to help me firsthand. He is genuinely a very honest, good hearted person and I can't give enough good ratings to this place. it's absolutely five stars with his ownership. and with this summer season, I could only imagine how beautiful the park looks now. Anytime you did see him there. It was constantly thomas just working to improve the park. I even got locked out of my camper at three in the morning and he quite literally saved me and had the connection. We're almost everything I needed whether it be a Repairman locksmith what Have you, he has them on speed dial. Absolutely wonderful park very open but at the same time set up in a private way so you aren't forced to be in close quarters with your neighbor. read more

Clean, flat sites. Off season so few people there. Bathrooms and showers not open. No workers on-site. No clue if bathrooms and showers will open again for the summer...call ahead. Fine if you have a toilet and shower on your rig. Good for an overnight, which is what we did. And great restaurants in the town, too. read more

Loved it. If your idea of New York State is urban, guess again. The area is lush and hilly. You have access to major routes relatively close by. We were there for two days, two ridiculously hot days. Had full hookups water/electric/sewer/cable, no problems at all. The gravel lots are fine. Had to back in, no problem. The hosts were very nice and had plenty of information for us. They were patient with a guest who had gotten upset over something out of the front office's Control. If we camp in the New York City area again, Black Bear is a solid choice. read more

We didn't get the chance to stay here unfortunately. We had a trip planned for July to visit the new legoland, which delayed opening until 2021 due to coronavirus. Since we are coming from 4 hours away we decided to postpone the trip to 2021. They told me that the deposit was only good for this year so we wouldn't get it back. After I got off the phone I reached out again via email and fb to see if they would kindly transfer our deposit to 2021. Ive cancelled both flights and hotel rooms due to COVID and I've gotten 100% of my money back no questions asked, and all I wanted was to transfer the deposit to 2021. Check out the reviews on their fb and you will see that several others had similar/worse experiences. Not great customer service and I'm sad to say we will not be staying here when we make our trip to NY. read more

Some stats first: 1. We have a 35 ft. Class A 2. We have 2 kids under 5 years old We were in the upper area. Our stay was on a weekend. It wasn't crowded, but not empty. A mix of families and retirees. The staff is super friendly. Always happy to help. We didn't use the pool, but it looked very well kept. They had a very nice new playground in the upper area. They also had a building with supplies so you didn't have to go back down the hill for anything. They had activities there every hour. They had arts and crafts, ice cream socials and others. All free of charge. The sites were gravel and level. The showers were clean and had good water pressure. The bathrooms were equally clean. Bottom line... if you are visiting North Jersey, this is a great place to stay. Well worth the price. read more

My family stayed here in April for a long weekend. While I understand we were "off Season" some of the amenities were unavailable and the camp office was closed the entire duration of our stay. The recreation pavilion wasn't open for the pool table/arcade but rather filled with boxes. We brought our fishing poles to fish with our boys in the "pond" which is really just more of a manmade retention area. The playground is for toddlers only, few small swings and a small sandbox. I have to give some credit and say the bathroom and shower facilities were newer and clean (on the upper sites). There was mini golf - but my boys weren't interested. The maintenance men were also out each day taking care of the landscape etc. Overall it was just ok. We did find a Recreational fun zone 10 minutes away which my boys absolutely loved. read more

We had two weeks planned at his park, but it is just awful. To start the sites are very un-level. My surge protector wouldn't turn on because the power at our first site fluctuated. Also the water pressure was too low to hose things down. On top of that, the park uses no insecticides to control bugs in the park and we literally had millions of carpenter ants descend on our campsite and RV (we own a very unique and restored 1986 Airstream 345) It took me 8 hours to hose off the bugs, find some bug spray and move sites. No one from the park office helped me move or clear the insects, nor did they provide me with bug spay or anything to kill the bugs that may have gotten into the walls and components of my rig, never mind the ones covering my AC units and vents. We also had dozens of stink bugs we've had to deal with. A neighbor said she had had the same problems. When I moved to a second site and kicked on the power ants came pouring out of the receptacles. After we got settled we had two trailers pull in next to us, one in the wrong direction so they're facing each other. They are chain smokers with the smell wafting into our rig day and night. This morning I woke up to find they had hung a huge TRUMP: Make America Great Again flag in view of our site. Most parks allow only American flags, so I called down to the office and complained. I was essentially told that my opinion was political and the flag did not offend the mangers point of view. Then the lawn mowers started on Saturday at 9am and I had to ask the mowers stay away because rocks were kicking up, hitting my rig leaving small dings. I've had to have Orkin come fumigate my rig, which means we have to get a hotel tonight. The manager of the park would not offer to have his people help us move sites or pay to eradicate the bugs from my rig. This is the worst Park we have ever been in. We are moving on early, so we don't have to continue dealing with this. read more

Nice campground, has a pool, laundry facilities, showers, convenience store and a recreational room. Sites were mainly filled by craftsmen & welders that are working on the Tappanzee Bridge, very few families, mostly workers. Very quiet and clean. read more

Fair-sized level spots. It caters more to big rigs I think. Driving past the sites, it's looks like a parking lot. Absolutely no privacy. But the campers seem nice. Friendly, if a bit brusque, staff. Close to Warwick, a great town and the Warwick Drive-In, a favorite place for the kids. read more

Clean and well maintained campgrounds. Campsites are tight and not private. Shower/restrooms are very nice. Pool is small but adequate. There is a fishing pond with at least decent sized bluegill (catch/release only). We used the location to catch commuter train into NYC. Harriman station is 15-20 minutes away. 20 min to Penn Station from there. They also offer tickets (additl cost - 100$ a person) for a charter bus to nyc. read more

We had these reservations for so long and were really looking forward to it. The sites were fine but the laundry rooms were filthy, so full of bugs that we couldn't fold clothes there. The put put cups were full of dirty water and the greens were so covered in leaves you could barely play. During our stay, 3 teenage maintenance boys came around to weed eat our area. One of them just acted like he was doing it but barely touched the grass at all, he was either lazy or never trained, or both. The other two kids cut the weeds with reckless abandon, throwing rocks and sticks all over our RV, causing some damage to the paint. The pool guy is so rude that after two visits to the pool we decided not to go back. It's really a shame that grouchy, ridiculous folks like him ruin things for everyone. We would not stay there again. And way too far to go to NYC. To make it even more frustrating, the maintenance that came to clean our fire pit took a brand new wrapped up bundle of firewood that we were planning to use that night. Pretty frustrating to not be able to enjoy a fire, swimming, or mini golf. read more
