We hired WIN Home Inspection before purchasing our home and relied on their inspection report when…read moremaking our decision. After moving in, we discovered significant termite damage that was not identified in the inspection report. Concerned about the extent of the damage, we consulted additional professionals, including a licensed pest-control company and another inspector. Based on their evaluations, they indicated that the damage appeared to be longstanding rather than recent, and that there were visible signs consistent with prior termite activity and treatment. Neither professional characterized the area as concealed or inaccessible. We brought these findings to WIN's attention and provided photographs of the damage. WIN responded that the area was not visible during the inspection and declined to accept any responsibility. We were disappointed that the company did not conduct a more thorough review of the evidence or make any effort to address our concerns. We understand that no inspection is perfect and that inspectors cannot see through walls. However, in this case, the damage was located in an area that other professionals later viewed and considered accessible for inspection. For that reason, we believe this issue warranted closer attention during the original inspection. Homebuyers place significant trust in inspection reports when making one of the largest financial decisions of their lives. Based on our experience, we would encourage prospective buyers to obtain a separate wood-destroying insect (WDI) inspection and carefully review any limitations in the inspection agreement before closing.

About a month later, a contractor had to remove all of the floors due to significant sagging and install new joists because of damaged joists in the basement. As a new homeowner, I relied on this inspection to identify major issues. This is my personal experience, others may have had a better one.
