A lovely little boba shop tucked away in this little strip mall. What a hidden gem! The family that owns this establishment are so sweet and are working very hard to make a name for themselves here. The boba quality was really excellent! Honestly rather surprising as so many boba places tend to just hop on the trend and serve mediocre balls. We were able to adjust the sweetness and were both impressed with the amount of flavor in our drinks. We ordered an Okinawa milk tea and a jasmine matcha. Both were very flavorful! I hope this place does well! It has very little competition in this strip mall in particular and the nearest (good) boba shops are Wushiland on Sutterville or T4 on Florin. read more

My husband and I stopped by Boba Land Park while we were running errands in the area and were excited to try out a new spot. The shop is tucked in the back left of the shopping strip and plenty of parking available was available in the shared lot. When we entered, we were greeted right away and took our time looking over the menu. The employee nicely answered our questions about sweetness and the difference between two different drinks. We decided on a Okinawa milk tea and a Thai milk tea (no toppings). While waiting, I took in the space. The interior is decorated with a cute corner that can serve as a nice photo op, while the wall on the right hand side upon entering has outlines of drinks. We sat at one of the small tables, but there was also counter seating with some card games and board games. And while we didn't linger for long after getting our drinks, it seems like a nice place to hang out! Our drinks were ready after a very short wait, and we snapped a quick photo before heading out. When I moved to the pocket area from the Bay area, I was complaining about how good boba is near 99 and no smoothie places are near. After seeing a photo on yelp, I visited this place and I was so happy. Tucked in a not too visible place near SF market. I would love to just get fruit drinks on a hot day (smoothie is with milk which was smooth tasting while slushie was more of nicer versions of shaved ice) or hangout with friends. A new boba spot in Land Park and I had to try the boba! Cute little shop and decor inside with a photo op area for your boba! And I did! There are many selections but I opted for the sugar milk tea with no boba. Perfectly sweet but she didn't put enough ice in my drink- still good. This is a great little boba shop in the South Hills Shopping Center. Where there's plenty of great shops, places to eat, parking, and now plenty of boba! I ordered an Avocado Fantasy Smoothie that cost $8.00 with the addition of some crystal boba. It was a cool creamy blend of avocado, banana, almond milk, honey, and pineapple. I enjoyed every sip, and there was plenty of chewy boba, which made for a fun drink. The owners were very nice and easy to talk to. Then shop was immaculate inside, and had all kinds of fun decor. This place is super cute! I didn't realize that they opened a cute little boba shop here. I am around this shopping mall all of the time, so I love another little local biz I can pop into. The workers are super nice. I ordered a horchata shake that I liked a lot. I got the hubs their house milk tea with boba. He liked it as well. You can adjust the sweetness and ice if you would like. Boba Land Park is a cute new boba place in the S. Land Park shopping center near the post office. A tea place was needed in this area, and I was glad they recently setup shop. I popped in one afternoon shortly after they opened and was greeted by two very friendly employees. They offer boba tea, smoothies, fruit based drinks and more, an extensive menu for all tastes. I ordered the standard black milk tea and added fresh boba, my go to order when I try a new place. I want to shout out the helpful staff members who helped me navigate the menu, and were more than happy to customize my tea order. They were so cheerful and sweet! The tea was good, mellow but not too light and the boba was perfect without being too sweet. My only real complaint is the size of the drink with the price point: It was far too expensive for 16oz, a good $1.50 - $3 more than other boba places. It has a very clean aesthetic and I would go again when in the area to try their matcha tea smoothie. read more

We saw the sandwich signs at the entrances when we go to the post office on South Land Park Drive and have been trying to find the best time to get a boba! Yesterday was the day! We took our grandson who he and I love slushies! Yay, they had slushies and smoothies and not just coffee and milk teas! Found a new neighborhood boba spot that does boba teas, smoothies, matcha, and desserts. The space is nice and there is some seating inside. They have a lot of drinks to choose from so I have gotten a few and they are all good. The fruit teas are tasty and each with a different taste. I liked guava lemon and peach strawberry. The milk teas are solid as well. I have had the house, thai, tiger, and cookies and cream. Each a little different and you can adjust it to how you like. They have alot of options so you will find something you like for sure. The surprise here were the cookies. I am not sure were they get them but they are delicious. I saw the signs upin entering the parking lot and it's been awhile since I've been in the area. While in SF Supermarket I saw a cashier drinking a drink from here and I asked him if it was good. He replied yes. Most milk tea and Boba is at minimal decent. A lot depends on flavor, sugar levels, and whether the Boba is homemade or fresh. It's hard to mess it up. The lady working was nice, her kids were off school so we're helping. Family run is what I like to see. I asked which the most popular drinks were. She said the tiger tea, so I got that with Boba. The tea was not very strong and had little flavor or sweetener. It reminded me of drinking regular milk over ice with a swirl around the cup . I couldn't tell if the Boba was homemade or just not cooked well. I mean, it was cooked well, overcooked mushy and falling apart again with little to no flavor. If I were to try it again I would go with thai tea. I will say the shop was tiny, but cute. I did like that they offer a rewards/stamp card. I moved here from the Bay, and so many coffee or milk tea cafes are as expensive or more expensive than the cafes in SF and East bay!! The joint is clean, very minimalist decor. Has a cute corner for selfies if that's your thing. Service is prompt & friendly. The tea? Well. I don't understand all the high marks unless it's friends & neighbors trying to do a solid for a fledgling tea shop. One of our teas tasted like milk. One of the matcha teas was OK, but could have used a BIT more matcha powder to bring it home. I DO NOT like that they only do 50-75-100 levels of sweetness. I typically get 25-30% sweet, whichever the shop offers because I don't like when things are TOO sweet. 50% is just too much for me. In fact, it's not just me, my entire household orders 25-30% sweet. So unless they are willing to include a rate of sweetness lower than 50%, I won't return. Meh tea, plus too much sugar= no thanks. I wish them luck, it's tough for small businesses right now, but this just isn't the shop for us. read more

I'm so annoyed that I am writing a review so that hopefully someone will notice. When people order boba drinks, it's for the boba. The boba is the star.
