The boulevard has great squarefootage and layout for the rent. It's situated in the center of Fremont and is a family friendly community. Peaceful and I feel safe for me and my 2 young kids. My best experience here is Nicolas, the leasing specialist who assisted me and gave me advise on the rental which unit to choose and the best time to do the move. Next is Lisa,who assisted us readily when we missed to get the mailbox keys upon move-in. Unfortunately,our unit have pending repairs that we notice when we moved a month ago that is still not completed. The team came in after two weeks and promised that parts will arrive in 2 days but it's been 2 weeks after that. This includes a missing closet door in my kid's room. I'm not sure if the covid season is what's making it difficult to have this completed. Overall. I recommend the community. read more

I do not recommend these apartments. Management is extremely slow to respond to major issues-or ignores them entirely. They're also unwilling to accommodate residents' schedules when it comes to work orders, pest control or apartment inspections, which is very inconvenient for anyone with a job or responsibilities during the day. Before moving in, I was told my unit did not have roaches, but that turned out to be false. I've lived here for four months and have already seen multiple roaches inside my apartment and countless more just outside. This is incredibly stressful, especially considering how much I pay in rent. I've also reported a serious privacy concern: a neighbor has a Ring camera pointed directly at my front door, which I understand is not legal. Management has done nothing to address this, issue after being informed. Save yourself the stress-look elsewhere. read more

Garbage is always overflowing. They do everything to harrass pressure you into signing a lease and then won't do anything else to work with you after that. Good luck getting in contact with them about anything after you give them a deposit. There are people who sneak into the pool around 7am to drink and leave bottles around. Rent is also $300 more than they advertise and will try to sneak that by you with a bunch of hidden fees for various services each month, like three separate fees for water use. Their pest control is a joke cause the guy just comes to your unit and says he cant do anything while acting really creepy. Avoid it if you can. It's just a greedy business trying to take advantage of you and take as much money as they can. read more

There are really nice apartments. Stayed here for close to an year. Area is beautiful. All convenient stores are in proximity whichever direction you go. Maintenance guy, Jesus, is helpful beyond expectations and can come to fix urgent issues within minutes and you can find him in the apartment all the time. Unfortunately the Essex community has not been a good experience. Moved in 6 months ago and all seemed to go well. They did update the hot water and it takes forever for it to heat up for showers dishes etc. no issues with the water before the update. No one cares at the community! We had a LARGE tree fall right outside if our apartment ~~. If it would have destroyed our property if it fell the other direction! We originally wanted to move to paragon when we moved to Fremont but they did not have any units available besides the 1st floor. We asked for general information prior to the tree falling and we not given clear information. After getting different info several times I asked to speak with a manager directly. The rep from mission peaks felt like he could resolve my issue and concerns and then did not seem interested in having a manager call me since he didn't even take my name and number. My fiancé emailed manager and then we were given different info again! We are now concerned about the safety of our property! VERY frustrating! Horrible communication! Our bathroom has had multiple issues over the past month and the response is atrocious!! You can certainly find a better community then Essex!! Watch out for fraud if you decide to stay here!!!! Maintenance and Checkout were fraudulent. I should have sued these people. Management and Essex ownership were all awful and unhelpful. We moved out, cleaned everything, and took pictures. Check-out people came after we'd moved out. They trashed the place, took bogus pictures, and charged us thousands of dollars for bogus damages. They said the floor has urine when we did not have a pet. They said the ceiling was damaged when it was their maintenance's fault. We submitted maintenance requests, and nobody ever did anything to help. The collection guy got an earful for something he didn't do. But he's useless and slow. Watch out for fraud if you decide to stay here!!!! read more

First few years were pretty good! Only thing I would have done differently is pick a different building on the property...the buildings closest to the street (Fremont Blvd and Stevenson Blvd) have a lot of traffic noise, even with the windows closed. Loud exhausts, car horns, sirens, can be easily heard and are frequent. The inner buildings, away from the street are almost completely silent, in terms of traffic noise. Parking is tight. One car, you are A-ok. Anything more than one car and you have to get lucky everyday if you arrive home after 4 pm. After 8 pm...forget about it...no parking available, even in the guest parking. If you like a clean car, look elsewhere... the roof above my stall leaked heavily when it rained and the adhesive used on the roof would mix with the water, dropping on the car making tons of water spots that are tough to remove. Also, the landscaping folks come every week. The dirt and dust collect on the car. There is no area to clean your car on the property, except in your own stall...using a hose is prohibited, so you can only wipe it down. Management recently had the hot water return lines changed. They were better before, the hot water was almost instant. Hot water takes at least 5 minutes early in the morning, so you have to let it run awhile. In the afternoons, it's ok, maybe a couple minutes of running hot water. The contractor accidentally cut my AT&T line which was a $hitshow when my kids were trying to get on Zoom calls for school. It took a few weeks for Boulevard/contractor/AT&T to come together to figure out how to fix it. At that point I said screw it and switched to COMCAST. Not Boulevard's fault for this one. I'm putting it in this review because the line has not been fixed, (my choice as I didn't want more people coming to my apartment during COVID). so you will NOT be able to get AT&T until Boulevard/contractor fix the line. Now to the reason I'm moving, again breaking the lease with a $2650 penalty. Since June 2020, there have been a few new move ins to my building. I lived on the 2nd floor and the neighbor below me bought the best home entertainment system I have ever heard...at 11pm to 1 am every weekend, and at other random times during the week. It is powerful enough to shake the entire building, sometimes for hours on end. I have documented the dates and times. I have notified management via email and phone calls MANY TIMES. I believe the management has tried to stop them via calling them, but the neighbor has not stopped. When management first got back to me, they said my neighbor admitted knowing there was a problem, apologized and said it wouldn't happen again. The neighbor resumed the loudness less than 72 hours later, with the same volume and intensity. I have called security over a dozen times late at night to try and get them to stop. They also burn incense that reeks everyday so you're forced to close all your windows. I'd like to believe that if it weren't for COVID, they would have been evicted a long time ago, but honestly, I have no way of knowing. So if you want to be forced to close your windows due to the smell and listen to your neighbors music/movies late at night when you're trying to sleep, move on in! But who knows? Maybe you'll get LUCKY and your neighbor will not be trashy. Maybe you'll move in after COVID and they'll actually enforce the property rules. Good luck with that. This review would be only one star but I added a star for the maintenance team and one of the property managers, Desiree. The maintenance guys are hard workers and do a pretty good job, quickly I'll add. Desiree, an Assistant Property Manager, knows exactly what her job is and communicates well. The others, to put it as nicely as I can, lack training. To be fair, ESSEX, the parent company, decided to combine the property management teams for FOUR ESSEX properties (Mission Peak 1 and 2, Stevenson Place, and the Boulevard.) It seems they are undertrained, understaffed, and have their hands tied due to COVID. TL;DR - property managers do not/cannot enforce noise rules. If you move here and get unlucky with trashy neighbors, you are stuck paying $2600+ per month at a place you hate, with a management team that is powerless/unwilling to help. Edit: As I said, the first few years were pretty good. The management team was different. "Every noise complaint was addressed," is not true. Security told me they send reports to the property management office daily. You stated this did not happen, hence each complaint was not addressed. I did request for help with the termination fee. You said my apartment did not qualify as uninhabitable despite more than a dozen complaints via your office and security. I accept that tenants must be treated the same via the signed agreements. The half hearted response didn't address everything, which coincides with the level of service provided by you. read more

I lived here only for a few months, but my experience has been very satisfying. The staff are responsive and helpful. I found a leak in my bathroom in the middle of the night and raised an emergency request. The maintenance technician Jesus arrived within minutes of my call and fixed the issue in the middle of the night. He was pleasant, helpful and quick in fixing the issue, despite being called during odd hours. I truly appreciate that. read more

Okay this has review needed to go up a long time ago. If you've been interested in this place because of the pictures or the location or price then please rethink moving into this apartment complex. Parking is absolutely horrible here, we have been on the waiting list for 9 months for an additional reserved spot because you only get 1, and uncovered spots are all taken if you come home after 6pm. Our reserved spot was on the opposite end of the property from our building so that makes it a pain to bring groceries or pets in and out. They have about as much parking reserved in the front for future residents as you have to choose from uncovered spots in the back. Because of course once you signed that lease you are screwed. Our first 2 months in this place we dealt with cockroaches crawling into our apartment from the people below. The exterminator told us the place below us was truly infested but they told him not to tell us. Within the first month of exterminator treating our apartment and the place below, the property managers moved someone into the downstairs apartment. Only for the couple to move out within 2 weeks, guessing it was still nasty because we were still seeing them crawling on our walls. Then another month of treating the apartment with more spraying. We eventually got tired of having to remove all of our food and belongings, boxing them and sealing them to protect from the poison so we stopped asking them to treat our apartment. Asking for repairs? I would just try to do it yourself. Waited a week for them to fix our light in the kitchen, so we had to cook in partial light from the Dining room the whole time. When we moved in, the main bathroom had plaster visible all around the towel rod obviously they ripped it out of the wall and had to fix it by moving it down about 3 inches but didn't even paint over it. So that bathroom looks like crap. The sink in the master bathroom was clogged with hair and wouldn't even drain when we got here. Just don't move here. Save your time. Save your sanity. read more

I've been here almost a year and I like it. The apartments are a good price(for california standards) for the size. The apartment I live in is definitely older and does have a good amount of mold growth. When I moved in, I had to clean black mold on the bedroom windows, and there is mold growth on the shower ceiling. There is no ventilation so you need to have the windows open all the time- but the screens are very faulty so my cats knocked it out and got loose. One big plus side to these apartments is the maintenance. Every request I've put in (broken microwave, moldy dishwasher, broken air filter, LOTS of spiders, and broken window screen) the maintenance has come and replaced the appliances or even scheduled pest control. I really appreciate that from the leasing office and maintenance because a lot of complexes don't take you seriously and don't fully fix the issue. I haven't had any issues with parking or anything. The neighborhood is friendly and I haven't had any issues with anyone. It is fairly pet friendly as there's two pet waste bag stands and a small dog park in the parking lot. I would recommend this apartment complex to a friend as long as they're happy putting in some tlc into their apartment. read more

I am torn about this review. First I will say that the location of this apartment community is great. Near everything you need. Next, the grounds themselves are well kept and the apartments are nice. The staff has always been helpful and my maintenance issues have been taken care of quickly. Now the other side of things. First the apartment has no AC. Although this may not sound too bad, it gets hot in Fremont. There were some pretty unbearable nights due to the heat. Next and most importantly, the neighbors I had were LOUD. I had five single guys living in the apartment next to me and were always up past 11pm on weekdays and were always loud. I complained about it with no action. The neighbors near me were also always outside talking loudly during the week with no regard for their neighbors. The community has potential but there were too many neighbors there that did not care about noise, and this made it undesirable. read more

I usually don't write reviews, but I really do feel that prospective tenants should know certain things before they move in: I stayed at this place for a year, and am truly glad that I've left. I am sad to say that I can confirm many of the negative issues raised by other reviewers. While I do not want to repeat those all, I'd like to point out two issues that has bothered me most: (1) The maintenance is UNDERSTAFFED, and many things do not get fixed. Indeed, there are issues (e.g. not properly functioning dish washer and rotten sink board) that did not get fixed in a year. And every time you ask what is going on, it turns out that the work orders had been "closed", even though the problem has not been taken care of. Communications in general is very poor. (2) Second, let me warm you now that the staff changes rather often, esp. the front desk and maintenance. Continuity is only provided by the mid-level management (Deepa and Nancy). Unfortunately, you will soon learn that they are not interested in your well-being, and I have seen them reacting coldly to residents' requests (including mine). Indeed, talking to them feels like talking to a wall, and it always seems they have better things to do than hear you out. Essex should seriously think about sending them to some social interaction courses. Also, it remains a mystery to me how such people get to stay, while the hard-working friendly low-level folks (I can think of the former maintenance crew member Francesco and Makiea at the front desk) had to leave. I guess I could go on and on, but my advice is LOOK ELSEWHERE. read more

Lived here in 2011-2012. Out of all the apartment homes I lived in I would probably say this was my favorite. No annoying "leaf blowing guys" in the AM (i hate that), parking is close to the units making it convenient. The guest parking is sparce, So if you are planning on having a lot of guest over they probably have to park in the street. Grounds are clean, neighbors pick up after the dog poop. The laundry units are great, compared to a previous place i lived at they worked great with no troubles. My favorite thing about living here is the location, close to many thrifty grocery stores like grocery outlet/foodmax. ALOT of gyms close by. I ran Lake Elizabeth weekly and thats only less than a mile away. read more

They are also upgrading few units. - I liked the way the community is maintained, and is green. - Communicating with Management, is a big risk, Do not verbally communicate anything with them. - Even after keeping all the documentation of communication over emails, and finally having communication with the upper management (Nancy Pan, the one who is keeping on apologizing here on other reviews, which apology are just words, but doesn't mean anything). - I had a conversation with Nancy, what else of course, the apology. For what, read below? * We were moving internally from a 2Bed to 1Bed apartment, unfortunately before moving in, we didn't get to see the apartment, and so we told to provide at least the layout, so we know how it is. Because, our friend was living in a similar layout provided, we okayed it, and paid the deposit to get into apartment. When we went on to see the apartment, it had a different layout (We were all ready with the move, we had prepared ourselves with the boxes packaged as we had 1 day to make this move, and hence we took over, also as we didn't wanted to pay more with the 2 Bed). After the move, we asked them if anything can be done, specially about reducing the rent, as it was an error on their end. Option they gave us. - Move to a different apartment, within 2 weeks. She will waive off the 1 month penalty. (any sane person would calculate, reducing $50 a month would be cheaper, instead of waiving off $2000, even if we stay for 3 years with $50 reduced, you were still in profit.). Bearing all packaging and moving (taking a off from the work) was not possible again in 2 weeks, moreover finding another apartment in 2 weeks during peak season was another task. So I told her, to find an apartment within community, which has same layout as they showed us. - What we hear is that they do not have an apartment of same layout. basically, in all possible ways she could help us, were not feasible. Essex Management: Please don't apologize, if you do not mean it. And don't show false concern of helping, if you can't. All: If you ever have to deal with Management, this is not the place you would like to live in. PS: Only because of dealing with this, we have left the community. read more

For prospective tenants! Understand this is just for my move-in process and first week here. I can not comment on the overall complex as I have not been here long enough to review it. TLDR: What I have noticed (1 week living here), If you decide to move here, here are a few things to be aware of: - Family community with many pets - if you get a place with a tree over your balcony/patio, expect to sweep quite a bit(be courteous not to sweep to the people below you though) - Parking is spacious enough where two SUVs parked next to each other would not affect dents unless your neighbor is rude - AC/Heat are wall units and not central - No package room but there is a central mail box with some package boxes for USPS - ATT Internet can only provide 50mbps max, while comcast is flexible. - Ensure you have enough lighting, in SF most lights are built into each room. - I take a walk at night (anywhere from 10pm-12am) and have not noticed any sketchy people yet. - With any complex, ensure all documentation is in written form. There's the saying in the hospital if it wasn't documented, it wasn't done. Vanessa (Community Manager) who was my leasing agent assisted with finding the apartment I wanted. She helped answer all my questions and was incredibly helpful. Very respectful/helpful before, during, AND after signing lease. I rented a site unseen but she was accommodating by giving a virtual tour prior to actually moving in to ensure I liked the apartment. Personally, I think she was/is responsive in addressing my concerns. My concern was not being able to reach the office after I officially moved in which can be a problem with some other complexes. After I moved in, all my phone calls were answered and the one time it wasn't answered was after I signed a lease but a call was returned within 20 minutes. Remember, sometimes the office still have to give virtual tours and may not be in the office at that time to answer your calls. I think it still routes to another complex or their call center. I wanted a first-floor apartment because after living in the city I grew tired of stairs and hills. I have yet to hear my neighbor's TV, conversation, etc. The walls are either thick enough or I just have courteous neighbors. I can, however, hear the upstairs tenant walking due to creaky floors. It's not a big deal because they aren't stomping or running around. If it's an issue for you, I recommend a 2nd story apartment or I could just have an apartment where it's creaky. The complex seems pretty clean and the lights are very bright near the carports which are nice to prevent unwanted people from hiding in the shadows. Lights are dim within the complex but enough to show the walkways. I personally don't think I am a needy tenant but everyone has their own perspective. I have already requested some service to be done (replace light bulbs and a screen door). Sergio (maintenance guy) was very respectful and replaced everything very quickly. Actually, I put in my request in the morning and he arrived to address the issue within a few hours. I assume everything is done through their portal which makes it convenient. There are a couple of stray cats around the complex, minimal lighting at night inside the complex, doggie bags stationed around, guest parking is available, and two entrances. Close to bart and shopping centers (target, grocery, CVS, food, and costco). Overall I am happy with the complex given the price I was quoted. I toured at least 12 different complexes and decided on this one. If I remember I will provide an update in 6 months but I probably won't remember unless something really bad happens to me at this complex. So just assume no news is good news. read more

This apartment is not even worth considering in you search. Mu husband and I move from LA only to find out that the unit this apartment gave us wreaked of a smoking smell. When they realized the smell was too bad and they couldn't fix it, they asked us to move out. Not only was it just the smoking smell, the apartment exterior is not maintained at all, the trash is overflowing everyday and the management does not care about your concerns after you have signed a lease. They do not answer calls or emails. Also, parking is definitely an issue if you have more than 1 car. My best and honest advise is look for another apartment. My husband and I are working professionals and were just looking for a decent place to live and unfortunately came across this apartment. A Community which is under control of god only. Maintenance staff is good in their work but atleast they needs to learn how to talk.If you go with any query regarding to community, they'll start teaching instead of giving suggestion and u can clearly justify that sometimes frown too.. Good thing is cleanliness and near by bus stops and hubs. But there is no security of your belongings, shipped orders which waits for their owners to pick it up from outside the house, you never know anybody from community may take it off. Nightmare are laundry rooms.One day just because of long cycle in dryer i went back to my appartment and i was 10 min late as per time shown on the machine, my clothes was stolen from laundry room.And I was helpless because of staff does not have dignity to listen intead told me what to do next time and where other fellow residents make mistakes. Half of the time laundry machines are not working properly, even you waste your money and time. My opinion is if you find some other apartment near by, then go for it. Essex is horrible. I've rented from them two different times, and they're both terrible experiences. -They have pest inspections every couple of months, but don't notify you until the night before. There has been a constant cockroach problem and now apparently a bedbug problem. -The walls are paper thin, we can hear EVERYTHING our upstairs and side neighbors do. -No one ever answers the phone in the front office. -The fan in the bathroom has been broken since we moved in, along with the towel racks and no one has came back to fix it. We had a leak from upstairs, although they came right away to fix it, they never came back to patch it up. -The mailbox was broken into and management didn't notify the residents. -The on-site laundry facilities are filthy. The washers smell like mildew and the dryers are broken a lot. Not to mention, people leave their clothes in them all day. -If you have a complaint about a loud neighbor their solution is basically "deal with it." -Parking is terrible. If you have two cars, good luck finding a spot anytime after 6pm. I can't wait to be out of here in a month. Oh not to mention, the move out process is nuts! I've never had to have three "move out inspections" prior to vacating. The good thing about this place is the location, they're pet friendly, & the staff is overall friendly. read more

Just like Tony C. says, a lot of the 5 star reviews on here look fishy. All 5 star reviews from people with little to no reviews and praising Ryan V., who I often experienced and saw rudeness from. Anyhow, getting on to my review. My husband and I lived here for 2 years and we just recently moved out. When we were apartment searching 2 years ago, I chose Boulevard Apartments because of the location, cleanliness/updated grounds and units, and the great service provided by the lady who previously worked in the leasing office - Monica. The pros about this place: - Very convenient location - close to both 680/880, close to the hub etc., so you pretty much have everything you need within a mile. - Clean/updated grounds and units - one of the things I really liked about this complex was how clean and well kept the grounds were. The exterior of the units were repainted and the units itself were redone. Boulevard Apartments is definitely one of the more attractive apartment complexes in the area. The cons about this place: - Office staff/managers - all of the office staff and managers (aside from Monica) my husband and I dealt with here were rude, inexperienced, and have little customer service skills. - Management - renting from a large apartment management company such as Essex, everything is by the book. I do not mind being charged or having rules enforced by the book, but it was frustrating having every little thing charged for or paying fees for every little thing when we felt like the office did not handle our complaints and issues with any sense of urgency. While living at Boulevard, we encountered several very problematic neighbors. - We had a husband and wife neighbor where the husband beat his wife just about everyday. All throughout the day we would hear screaming and hitting, etc. as well as in the middle of the night. In the beginning, we began reporting this to the office immediately. This continued on for months and finally we began calling the cops each time the situation happened. - Another neighbor of ours would leave their dog outside, leashed up, and with no food for hours everyday. With this, we had to endure listening to dog barking everyday for months. - The last problematic neighbor was a unit that I would say, around 10, guys moved into. Everyday they were loud, would constantly go in and out of their apartment causing noise and slamming doors. The apartment office said they could not do anything because they did not show 10 people on the lease. Each and every scenario, it took forever for their to be any action taken. This is the reason I was upset with being charged fees for every little thing. There will be no break given to the tenant no matter your experience here. The moving out process was also a nightmare. Scheduling inspections and no one shows up, I walked over to the office and the manager, desk employee, and maintenance guy were just sitting in there. When I frustratingly asked them why they had not shown up for my scheduled inspection, they mentioned there had been an emergency. Clearly did not appear that way. Poor, poor management. Overall, comfortable living if you only consider the apartment units themselves, but enough problems otherwise to deal with. read more

I would give one star if yelp allows me. My husband and I were actually excited to check out their loft floor plan so I made appointment prior almost a week early. First of all it is Very hard to park they only have 3 visitor parking and I had appointment at 1pm there were no body there,waited for 30mins then we left and planing to come back later. After 2nd attempt finally there is only one staff lady in the office and was working with some other people I told her I had appointment at 1pm today and they weren't there. But she look at me and told me she has to go to lunch and will not be return until 3:30, I mean who will make double book appointments at same time when they clearly told me 1pm is available for touring!!!!!!! Very poor management can't imagine if we actually move here with such ignorance irresponsible management!!! read more

Good place but it's costly , water quality is worst u have to buy filter or water bottle hence u would be ill. Also have parking facility and it's well designed. Garbage corners are near and clean on time . Has pool but it's small also have gym but it's small and less quipped. Management is ok ok . So basically if u have $$$$ u can afford it. I've had the chance to rent in San Jose, Sunnyvale and for the past 2yrs in Fremont. I would have to say that The Boulevard Apartments in Fremont is by far the best place I've lived at. Not only are their apartments well kept the whole environment is peaceful. In my 2yrs with the property I've had two issues with my apartment and within hours the property managers were able to get someone to complete the repairs (minor.) If you are thinking of moving anytime soon and are looking in Fremont I'd highly recommend this complex! read more

The community welcomed my wife and I with open arms. The apartments are clean and well designed. Love the red wood trees! The ground is well kept and there are plenty of dog stations. Parking is not the best, but I never have an issue finding one. The laundry buildings are well maintained and I like that there is no need for quarters, but the card to use cost $5. Over all a great community, but like all apartments there are a few nuts. read more

I had a very pleasant stay at Boulevard Apartment for almost 3 years. The staff is really polite and responds quickly to any repair requests. They do maintenance at regular intervals. Highlights are quite neighborhood, 5 min distance to major grocery stores. Deepa & Nancy, assistant manager, are really patient and treats everyone with respect.
