Office needs to have better communication, management is top notch and gets things done

PLEASE READ BEFORE MOVING IN TO THIS PLACE (with receipts): I had moved here in October,2021 and moved out on July 29, 2022. We had to leave this place due to safety issues such as molds, termites and ect. Talking to the front office lady (Shayna) ,she stated that mold was a common issue here which is something they should have mentioned upon us applying for the apartment. Upon talking to them they quoted us 3,000+ for moving out earlier from our move out date which was insane as we were moving out due to safety reasons. Upon them investigating, Mary (community manager) was nice enough to let us go without any charges AS IT WAS SAFETY CONCERNS! We lived here for 5 months and had so much issues from fridge not working, termites, up stairs leakage and broken fireplace. If you look at the rating of this place the maintenance is all 5 stars because you will need them almost every week due to that many issues. The termites were located at our bedroom window which we had to sleep 1 ft away from every night... They took 1 month to fix leakage on the ceiling of our shower as they kept forgetting and I had to keep begging them to fix. Please save your money and don't rent here. There are so many other places for the same or even lower of what they are offering. (There is an apartment which is right across the street with washer and dryer in unit for a similar price!) I was not planning on writing a review but I was hoping maybe I can save someones time from this place. I waited for almost a year for my security deposit which I got in the mail today for $0.65. Kevin Wong he is a excellent maintenance worker when you call and need something done he's the person. He is excellent at his job and fast, and always fixes any problem that I have in my apartment. He is a very sufficient hard-working person who is sweet, kind and very caring and a hard worker always. Couple things have broken in my apartment and he is always on top of it. read more

I don't take any pride in writing a bad review but this is my honest review based on my living experience here. I am not going to paint a pretty picture, it will be straight forward so that you can know what to expect or have a feeling of what to expect. I moved to Eaves Union City in 2020. I wanted to be closer to my family due to the Pandemic, I didn't want to be driving from SF all the way to the Southbay. During that time, this complex had really good rates. I called and the property management team to inquire and they were very friendly. Everyone looked good so I did jump the gun a bit and signed a lease a little sooner then I should have(because I didn't really know what I was about to get myself into). Let me cut to the chase. My experience here was bad and I quickly moved out after year when my lease ended. First major problem is that this complex is located in the heart of Decoto. It's nice that it's convenient and walking distance to groceries and restaurants but there is SO MUCH traffic(foot traffic and car traffic). This street is so incredibly loud that you will always be hearing something DAY AND NIGHT. Doesn't matter the matter. There are always racer cars, sirens, and homeless yelling and screaming on the street. If you live anywhere near or facing the road like me, you will hear EVERYTHING. The walls are paper thin so there is no way to escape it. I have tried EVERYTHING to reduce the noise level but it was futile. Second, it is near Bart station. This looks nice on the surface but it's a double edge sword! Because it's near Bart station, you will literally see homeless ALL the freaking time. There are always homeless passerbys. I can hear them screaming on top of their lungs day and night. Often times, I don't feel safe at all to be walking on the streets because there are so many of them. Third, there is minimal to no security AT ALL in this complex. My car got broken into parked in my own carport. I reported this but they did nothing. I asked if they had surveillance and they evaded the question. Then on a separate occasion, I saw homeless people who got into the complex going through the trash and trying to approach me. This scared the crap out of me and I reported this to them but NOTHING was done. They told me, next time call their security vendor but when I called them, it took them 30 minutes to get to this property. 30 minutes is a little too late. Fourth, the people that this apartment attracts can be very sketchy. I was walking my dog during broad day time and I saw this drunk driver who was speeding through the complex and swerving. He was extremely close to a parked car. I was trying to record this incident but it all happened too fast for me to even capture it! Fifth, there are some racist people in this complex. There was crazy older white lady who was alway swearing and cursing. She goes around cursing and I saw her curse at a poor asian man who was out just walking his dog. Sixth, the building is dated so not everything is always functioning but this wasn't a deal breaker. They took my security deposit and tried to make me pay for some extra charges. I AM DEFINITELY not going to pay them any extra charges as this place was already so old, all I was trying to do was to maintain this place so it doesn't fall apart when I was living here. Don't even try to rip me off. It doesn't work like that. Thankfully, I took pictures and videos when I first moved in to document everything in case they try to pull a fast one on me, which they did try! Honestly, I didn't feel safe living here and the noise level is just ridiculous. Their walls are so paper thin, you can hear everything and they don't do anything to make it better. If you're facing the street, you are shit out of luck. It will be SO loud, you can't even take any calls or meetings at home. When I was working from home, my colleagues had to tell me to mute myself because the background noise was so loud. One positive thing living here was the property staff and maintenance team. Property staff was very friendly and always replied timely. Maintenance team always responded timely and fixed anything that was needed. read more

Eaves Apartments is just... ok. To say the least. I moved here during COVID 19 pandemic, when the rates were good. It was mine and my boyfriends first apartment at 19, so we were very excited to move in quickly and ignored our parents advice. We didn't even take a tour before we signed the lease.. yikes. (1st problem there.) During my whole stay here with all the problems we have endured, I would just say to myself, "Well, you get what you pay for." Seeing the rates now go up to $2,000+ for a 1b that's 650 sqft... don't move here. It will just not be worth it. The apartment is very old. Everything is painted over, I remember seeing a hair being stuck on the wall by paint when we moved in.. gross. Our blinds never opened or closed as well for some reason. We had to ask to get them repaired. Well let me get started when we first moved in. We moved in the FIRST apartment, and seen how old it was. We were like ok, that's our fault. Whatever. Until, our crazy neighbor who was notorious for being crazy I guess. Literally on our first day when we were moving in, my boyfriend & I were going in and out putting boxes inside from my car, and I walked out and seen her looking INSIDE my trunk. I didn't even open it all the day, she literally lifted it up by herself and took a peak. When she heard me coming, she ran away. Next, I would look out of our bedroom window sometimes and on 2 occasions, she would be standing behind my car On the sidewalk, staring in our window. I would look at her and say "wtf are you looking at?!" And she would blow her tongue at me and walk away.. just strange. She would scream all day and night, bang on our walls, left a creepy note on our doorstep one time saying that the leasing office was corrupt and whole bunch of other nonsense. And with the paper thin walls, we heard everything. I remember going to the bathroom, and hearing her in the bathroom yelling very disturbing words.. but here's the thing. When we complained to the leasing manager at the time, she said, "Yeah we know she's crazy. We moved out all of the tenants near her because of that." Now.. we thought. WHY would you move us in when you knowingly knew this woman was a disturbance? And didn't tell us beforehand? Well, after moving all of our stuff in and getting comfortable, we moved across the street to a different apartment. We had quieter neighbors so that was nice. But, we moved near the playground. Where our next problems would occur. Verrry loud people. They would love to have gatherings in the playground, and brought a jumper one time.. didn't know that was allowed but yeah. Almost every weekend the kids would constantly be yelling and playing very loud, until midnight literally across our window. Once they would move away from the window, you could hear them make their way all around the parking lot and through the whole complex being very loud. I don't mind the sounds of kids playing, but when it's passed 9pm and these kids are older, cussing and saying mean things, it's annoying. The people moved out, so there's no more of that issue anymore. And there hasn't been any loud kids since then so it's pretty peaceful now. But time to time, there will be random people in the parking lot yelling. Like last weekend, a man, who I think was homeless, was yelling nonsense very late at night. It woke us up. Next issues, the parking lot. Well for one, my car was broken into. I had no valuables, and if you move here, don't keep valuables in your car. Because I see a lot of reviews of cars getting broken into here.. Next, I found a cracked egg on the front of my car. Don't know if it was an accident or not, but yeah that's annoying. And on weekends, cars would be double parked behind people almost all night. The next issues are pretty minor, like dog poop constantly being left on the floor. I guess people don't pick up their pets feces anymore, it's gross. And just litter being around. Litter wasn't too bad though. Laundry rooms were nice too, but I wish they had hand sanitizer supplied in there since were in a pandemic. But I like how there is lots of washers and dryers. And lastly, the apartment just being old and poorly taken care off. Whoever did the calking in these apartments did a terrible job let me just say.. Drawers are squeaky and don't have knobs.. Our bedroom door doesnt even lock. Overall, Eaves was just ok. On the weekdays, it's pretty peaceful and quiet. But the weekends, very annoying. The best part about living here is the maintenance staff. They are very nice people and very quick. If you are looking to rent when the cheapest 1b is $1900+, don't move here. These are not luxury apartments, so don't do it when rents that high. If the rents less than that and you don't mind dealing with some annoying-ness time to time, then I think moving here would suit your needs. read more

The maintenance crew is THE BEST! Jose and Kelvin are outstanding. I was having a few issues with the toilet flushing, and offered my opinion that it must be Roots in the pipes. This review is overdue. We moved out in late January this year. PROS: The office staff. We have never ever had issues with the office staff. They are always so accommodating and helpful! Thanks Brandon for always being professional and displaying the BEST customer service! You have the option to update carpet to resilient flooring by pushing out your move in date and paying a bit extra every month for rent. The community is really friendly! CONS: The apartments are OLD. They could use an update on everything. Doors, cabinets, windows, kitchen, sinks, bathroom, you name it. Everything could use an upgrade. There are no units with a washer and dryer in unit so you have to either pay an arm and a leg at the laundromat across the street or fight for the handful of machines available at the laundry room. When it came time to renew it was based off the price we were paying to get the flooring done. Just my opinion but after a year that floor should definitely be paid off. Overall, it's not a bad place to live. Honestly, we moved because we found a place in Newark with more amenities and renovated for about the same price we were paying at Eaves. read more

I understand most people leave their negative reviews because of upset experience but I would like to share my great experience living in Eaves Union City. Positive: I believe eaves Union City have the best leasing office staffs and maintenance team. The staffs are nice and polite. They answer all my questions patiently. The maintenance team is always on time and their job is great. When I moved in, I had a serious leak from my dishwasher. After I submitted an emergency maintenance request, the maintenance team installed a brand new dishwasher. I was really impressed. Cons: The noise from kids are real. Even though I don't live close to the children's playground provided in the apartment, I still suffer the noise from upstairs. A 3-year-old girl keeps running day and night. She only stops right before 10 p.m. I don't think there will be a good way for me to ask her parents to stop their kid unless they are will to do so. Brandon from the leasing office was helpful and communicated with my neighbor but no one could stop the kid. (Brandon has moved to another Avalon community but all staffs are patient and nice.) If anyone plans to move in but cannot accept noise, make sure to choose the 2nd floor and away from the playground. read more

Great amenities. Even greater location. Pricey. Everything was good up until we moved out. Maintenance man gave us wrong shade of paint to touch up walls. New lady at the office told us to touch up the walls and clean up and we would get our deposit back. We cleaned the apartment. But didn't go through painting since we were given wrong paint. It was the weekend and office was closed, nothing else we could do. So we got our deposit back. Which was not even a quarter of what we gave. They charged for cleaning, painting, and other misc items. FYI: Painting and cleaning is standard and will be taken out of your deposit no matter if you clean/paint or not. At least that's what the customer rep told me when I tried disputing their charges. Moral of the story: Don't waste your time cleaning when you move out, you won't get much of your deposit back anyways. read more

Keeping it short: Been living here for a couple months now. Overall the location is great and the maintenance team is very helpful! Cons: - Walls are thin, so I can hear my next door neighbor and people stomping from upstairs - The windows/sliding doors are OUTDATED (they need to invest in insulated windows/sliding doors). Even when you have the heater on, expect that heat to go away soon. - Guest Parking under the trees will definitely leave sticky sap on your car (I wish they can do something about it). AND it's a walk if you live on the other side (like me). read more

I've only lived at eaves for a year and recently moved out. Prior to move out, I was already unhappy about the community. Don't get me wrong, gym and the pool are cool but the neighbours suck. They are inconsiderate about noise and I lived on the first floor and the people upstairs just constantly stomped their feet everywhere they walked. I've already made complaints to the leasing office about it and I guess they gave them a talk or something 'cause it stopped for a bit but it later happened again. I gave up complaining since I was for sure going to move out. Before moving out, I went ahead and talked to the leasing office about charges and I already gave them calls so I could confirm. They had only told me about rent charges (painting and cleaning the apartment) but I did ask about rent damages or accelerated rent. They said I did not have to worry about that. So now that I got my last statement, I have all these charges and I expected to get some of my deposit back but instead they are making me pay more money for something that I wasn't told of. Yes, it was in the lease which I read but I asked the leasing office to confirm and they kept telling me not to worry and I would not get charged. Even before moving out, they did not really help me with the process. I had to constantly call and ask what is gonna happen. I wanted to be there during the inspection and they said they would reschedule it but they just went ahead and did it themselves. They told me the charges afterwards. Just so upset with this community and do not recommend anyone to live here. PS. The maintenance team is awesome! They are the reason why I am giving any stars, honestly. read more

If you are looking for a luxury apartment, this may not be the place for you, but I was looking for just a nice place to stay, and Avalon turned out to be better than "just a nice place". I actually signed up for the lease even before seeing the apartment, as I was moving from Atlanta, and wanted to finalize a place before I landed in the Bay Area. I spotted the unit on rent.com, saw reviews on different apartment rating websites, lLooked up the place on Google maps & Yelp to see distance from grocery, public transport etc, and felt that this might be the place for me for the next 6 months. I called up the leasing office, and they told me that a 12-month lease would be cheaper, and if I am worried about signing the lease without seeing the apartment, they have a 30-day move-out guarantee! I was satisfied, and fedexed the application for rent. My friends called me crazy for signing up for a 1 year lease without even seeing the place, but fortunately my decision proved right! Why I am giving them a 4*? There are two things that stand out: 1) Awesome location: I was looking for places close to public transport , but I was not expecting to find an awesome location like this! Can you believe the list of things within 5-7 mins walk: 3 Indian restaurants(Very important for me, as I don't cook often), Thai, Italian, pizza, Subway, Taco Bell! 2 Indian grocery stores, Safeway, Riteaid, UPS, 2 major banks, Dentists, Ophthalmologist,haircut, Public transport (Bus-stop is just outside the apartment complex, BART is a 7-8 min walk) . And the list is still incomplete! I have just listed what I have used in last few months! 2) Very responsive staff: This is where Avalon has really impressed me! As compared to my last apartment, where a simple service request usually took at least two phone calls from my side, these guys are very responsive. For any maintenance request, I just need to log a request on their website, and the service guy is usually there shortly, often within 30 minutes. Once there was a problem with my refrigerator, and when the problem occurred for the third time, I raised a request for a replacement. To my surprise, the replacement was there in half a day!! Also, they are always working on maintaining the property in good shape. So, as one of the other reviewers mentioned, there is often some work going on, but you always get at least a two day notice before any maintenance work starts in your area. I am very satisfied with my stay at Avalon so far, and I can validate their marketing tagline: My time at Avalon is so far "Time Well spent!" read more

Craptastic We lived here in a tiny 1 bedroom for a little over 1.5 years in a unit directly off of Decoto Road. The poor souls that live here are subjected to 110+ decibel sirens, motorcycles, loud cars virtually 24/7. There's a senior living complex next door and they make a lot of 911 calls... The street racing down Decoto happens at least once an hour, and goes up in frequency during rush hour. Decoto road should really be named Decoto raceway. A sound wall is necessary but doesn't exist. The Union City trail head is next door. It's really the city trash and sewage outlet to the bay. When it rains the city flushes its toilet and everything from used hypodermic needles, beds, assorted glass and plastic waste, car parts, and shopping carts all are flushed out to the bay. It's disgusting. The trail itself is typically nice if you can dodge the broken glass and trash. The trail is frequented by all sorts of riff raff, drug addicts, indigent, and normal people. The indigent use the cover of the eaves property boundary as a public restroom so watch where you step. The apartment unit itself was expensive to rent and everything in it was cheap and used. The bathroom was filled with mold when we moved in. The conditions of the lease mixed with no rent control in Union City allow for very greedy property owners to take advantage of the people at the expense of their families. After 1.5 years our rent increased $500. Month to month lease was a $1000 increase at a whopping $3100. Breaking the terms of the lease was 2 months rent WITH a mandatory 1 month notice prior. So really they penalize you for 3 months $5000-6000+ Then there's the crime. 4 units were broken into during our stay. One car was left on cinder blocks in the parking lot. This place is not safe. The secure access gates are broken every other week. People piggy back their way into the complex and solicit the tenants fairly often. Dog poop. Its in the grass. Its everywhere. Bird poop. It will coat your car if your unfortunate to park in an uncovered spot. Don't live here. read more

Scheduled my move out on 12/10/18. However the leasing office was closed and no one showed up in the leasing office for TWO DAYS (even though they are supposed to be there). I couldn't turn in my keys until the 12th, yet they still charge me for two additional days and informed me that because I could not return the keys on time! WTH! Bad management! read more

I'll start with the bad and end it with the good... I lived there for one year with my boyfriend and it was okay. The apartment is really old, no A/C and the heater somehow its so old it slowly runs in the background so during summer... its HOT! Another downside I forgot to mention is spiders, with great plants and what not you will see spiders everywhere and what not. I am TERRIFIED of spiders and I would see them all the time, I think it has to do with the heat, beautiful plants all around and how old it is. It wasnt terrible tho, I mean like i said it was okay. I really liked the landscapes and LOCATION! I mean it has great location you can walk everywhere and Bart and 880 is so close. Best thing however has to be management, Emmitt is so kind, I never was a pain in the butt so I mean I didnt deal with him much but when we did he is always so nice and caring. He is probably the only reason my boyfriend and I even considered staying another year, but the spiders beat Emmitt and off we went. The whole process of these apartments honestly was so smooth, we submitted our applications, heard back really soon, paid and moved in. When we moved out of course our amazing managers made it so smooth, we gave them the notice on our last day we submitted our stuff gave Emmitt our keys and received our deposit a month later (I think, but it was soon). Nice community, great location and amazing manager, just old, really old. I love my current apartment no spiders yaay and fairly new, all we are missing here is another Emmitt! read more

My Husband and I just recently moved out of our 1 bedroom apartment. We lived here for about a year and here are the plus sides of this complex: LEASING OFFICE is the best, friendly maintenance associates, fairly spacious living space, plenty of closet space, lots of guest parking, covered designated parking spot, gym with decent equipment, 2 laundry rooms, per friendly, and gated community! I've been looking around and I came across this place. I had the pleasure to talk to a guy, I think his name was Emmit. He was really professional and knowledgeable about everything, and I felt like I was in good hands during my time here. I like this place because it was conveniently located for me by a Bart station, a nice shopping center for my cinema/eating/shopping needs, and located rather close to the freeway and police station. read more

Although this property isn't as updated as I would like it to be (I have rather high, though not snooty fancy schmancy standards), it still has a quaint and homey feel to it. Both of the office staff members were very inviting and knew their stuff -- Emmitt in particular was extremely knowledgeable and surpringly answered all my questions and addressed my concerns. I love the location as it's walking distance to a couple of shopping/restaurant plazas. There's a bus stop right outside the property and BART isn't too far also. For those who have the luxury of a car, this location isn't very far from the freeway and there are gas stations nearby. Oh! One last thing -- they're pet friendly! :D read more

I would give a five star for the excellent staff and service, however probably a two star for some of the not very friendly neighbors. So I ll stay with 4 stars. I had to move out before my lease ended. The staff helped me nicely, although I had to keep paying the rent for the unit before the next tenants moved in, which is reasonable for me. The manager, Karina, is very patient and helpful throughout the entire moving-out hassle. My car parked at the stall next to my designated spot was towed. (I was pregnant and super absent-minded!) And when I got my car back, I found that my car was purposely vandalized, with one of the side mirror missing, and the rear rain wiper broken. I'm pretty sure my neighbor who parked his car at the stall where I mistakenly parked did it because I saw pieces of broken glass of the mirror on the floor of the stall. (The towing company showed me the pictures they took before they towed my car, and it was already vandalized.) So be careful and smart if you are lucky enough to have a neighbor like mine and in the similar situation, and a camera installed in the car would be very helpful. Something else... To live here is really convenient, with everything including a Chinese grocery store, nice restaurants, safeway, rite aid, starbucks, major banks, bart station right across the street! I had to move out because I just had my son, and the unit is too small for my entire family. Otherwise, I would stay. I highly recommend this place. read more

This condominium/apartment corporation is the worse they have big trees that are too close to our property fence. The clean up is a nightmare. I have asked them about helping in the trimming of trees but to no avail. They have no consideration for their neighbors and/or community. Not a community apartment. read more

I have lived at this apartment complex for almost 5 years. The complex location is great for shopping, and you can't beat having the Bart within walking distance. Whenever I have an issue that needs to be address the issue is handled quickly. If I have a maintenance problem Vince, Kevin, and Troy always go the extra mile to take care of the problem. I lived at the Avalon Union Square complex for a year. Overall, I was satisfied with the place, but relocated to a different part of the bay area. I moved in when Amber was the apartment manager, she was great! After she left I never really got to know any of the staff, so I don't really have anything personal to say about them. Overall, the office staff was always friendly and easy to talk to. Bruce, the main maintenance guy is great, and maintenance was always fast and on time after you submitted the request. The pool was always fine, but being surrounded by everyone's back patios was a little unsettling. The fitness center is okay, nothing great, but better than nothing. My biggest issue was that there's no free-weights, but I imagine they worry about people stealing those. The complex itself was nice, but it came at a cost. Non-stop maintenance and construction goes on at the complex, and once one renovation ends a new one begins. I'd say at least the last 3 months I was living there, we had to bob and weave through ladders and workers to get to our apartment every day. The laundry facilities were great, but used a card that had to be recharged at the main office to work. Need to put money on the card on a weekend or at night? Tough luck, and good luck getting to the office even during working hours when someone is actually there. Half the time there's a sign up that says they'll be back in an hour. The laundry thing was a pain, but that was probably the worst of it. The tenants of this complex range from everyone to anything. There's students, families and working professionals. Overall, not bad, but because there's no income requirements at the apartment there are some tenants that are less-than-ideal. For instance, the shady guy who rides around on a kid's bike every day, who actually lives there, can be seen at Safeway begging for change on a daily basis. The place is overall pet-friendly, but requires an additional deposit. There isn't any weight restriction, so that was good since I have a large dog. Unfortunately, not everyone picks up after their pets though, so keep that in mind. The location of the complex is great, it's within walking distance to Safeway and Bart, as well as a lot of other every day things. Unfortunately though the Safeway attracts a lot of homeless people, but nothing dangerous. Just expect to be bummed on every time you walk out of the Safeway. Also, the Asian market across the street sells really cheap produce, so hit it up if you don't mind the fishy smell. I don't know how universal this is to the complex, but the one-bedroom unit I was in had a really stupid layout. There was a fireplace in the middle of the wall, which we never used, and just made it really difficult to figure out where to put the TV and couch. The apartment itself had a lot of storage and was professionally clean when we moved in, so it was great. Don't expect to get your full deposit back though, they have to professionally clean every apartment before turning it over. Although there was a mixup with my zip code, my deposit came back to me within a few weeks of moving out. Avalon is a large company, and uses a website to handle most things. I did everything online, like paying rent and whatnot, and it worked well for the most part. The Avalon customer service hotline was always friendly and helpful every time I called them. As far as price goes, I guess you could say it's worth it for the amenities, but you could find a cheaper place. I was paying close to $1200 for a 1 bdr apartment in Union City, which isn't even that nice of an area, and they were going to raise the rent on me if I signed on for another year. I may have considered staying, but I already felt like I was paying too much, and I didn't think the 650 sq ft apartment was worth more than $1200 every month. I can't flat-out say that they're overpriced, but I guess it just depends on how important a gate and a faux gym are to you. Overall, I was pretty satisfied with the complex. It's nice, the staff is friendly and its within walking distance to a lot of important stuff. If you can haggle a good deal on a price, it's definitely worth it! read more

I enjoyed living here overall. It's more like a 3.5 star review because it's better than average, but I didn't love it. There are some inconveniences, but nothing major. Pros: * When we first moved in, the rent for the 2 bedroom was about $1650 and we thought it was a decent price for what it was. This is a slightly better than average apartment complex. The unit itself was pretty average, white paint over everything, basic water heater, a simple fireplace, nice storage, and a little patio spanning 830 sq ft. I also loved how much storage space it had too. * The management and maintenance team is great, and honestly they are the most redeeming factor about this place. Talking to Emmit or Kerian was always a delight. The one time we talked to the new girl, I forget her name, we found that she gave us only half the story and lead us to having to pay a partial month-to-month rate near the end of our lease. Kerian cleared it up immediately, broke it all down for us, and worked with us once the dust settled. And that's why we still love her even though we're leaving. * It's so close to everything that you can walk: Asian grocery, Safeway, BART, Daiso, a bunch of restaurants, fast food if you're into that, and nice mom n' pop shops (shoutout to the Korean grocery store and Pho place behind Taco Bell!) Cons: *I do enjoy that they have a gated community and a gym, but the gates don't keep outside people from parking inside. Often times guest of neighbors or neighbors of a high occupancy unit, would park in all of the red zones, and make it difficult to leave our parking spots. The parking reinforcement doesn't really exist, so they stay there as long as they want, even overnight, instead of parking in the designated guest spots. We even caught people parking in our assigned spots twice and had to report to management. Management talked to them to stop, but they never stopped other people from doing it in the future. It's always reaction to the deed being done rather than a preventative approach. *The gym is kind of old, and a lot of the neighbors don't really take care of the equipment. I've directly seen people break one of the few pieces of cardio machines and have it be down for a week or two for repairs. The gym is also usually crowded by people who just hang out there, which is annoying. *Their laundry facilities always have issues too. I've seen it flood the floor more than a handful of times during my year here, and often enough, we would put our clothes to dry only to find them still soaking after taking our money. *The real kicker was that when our 1 year lease ran out, they wanted to raise our rent to $1950-2050 a month. Even though I like this place, it is in no way worth that much money to us. I would expect much more luxury with that price tag, especially considering the fact that our unit didn't even come with a microwave. We found a nice place down the block for the same price as our original lease, and although the new place has no gym, free donuts on Saturdays, or laundry facilities, I don't think I'll miss them that much. read more

I have been living in eaves for the last 1 year. apartment is very friendly. maintenance team is very friendly and good. Only Bad part of this apartment has been the rest rise Avalon Management keeps raising the rent every year by $ 200 which does not justify for a 40 year old apartment. Nowadays we have seen Thefts inside the apartment which makes it even worse. I would not recommend this apartment to anyone read more

I got extremely lucky when I moved back to the Bay Area in December 2009 by finding Eaves Union City (then known as Avalon Union Square). At first, the 1970s era buildings were unimpressive, but several things made this place stand out. First, I noticed that the parking and entrances are gated, providing some sense of security. Next, I discovered that the staff were all extremely friendly and helpful. Finally, I discovered that there was free, uncovered resident parking along the back area (very important to me, as I had a second vehicle from work). A huge plus was discovering that it's a 7 minute walk to the Union City BART station, a Safeway store almost across the street, and tons of restaurants, banks, & stores within a 5 minute walk. In the three years I've been living here, I discovered that I did not need to drive most of the time--walking to the grocery store or dry cleaners or to restaurants is healthier and nearly as easy as driving and finding parking. That's saved me a lot of money in gasoline. In real estate, they say "location-location-location" and Eaves is perfectly located in Union City. Over the past three years, the office staff has changed, but the quality of service has not diminished. In fact, if anything, it's improved! As of December 2012, Emmitt and Katrina run the office and they are friendly and helpful. I've asked them to have packages put into my apartment when I'm not around, and they've accomodated me, since I'm not always around when their office is open. When my refrigerator (which came with the apartment) broke and ruined my food, they gave me a rent credit even though I didn't even ask for it. The maintenance staff consists as of December 2012 of Bruce, Troy, and Roberto. Bruce actually lives on-site, so he cares very deeply about the grounds and how things run around the complex. As a result, my maintenance requests over the last three years (I've had three that I recall) were all handled within 24 hours, whether that was fixing the malfunctioning toilet or getting the refrigerator replaced. There's a lot of trees in this complex and they always are leaving a lot of leaves and debris, especially in the early winter months. I find it silly that someone else complained about the leaf blowing during daylight hours, since it's it's absolutely necessary to get rid of all those leaves and branches. Also, I lived next door to someone who rated this place one-star, and let me tell you they had a dog that wouldn't stop barking and they were asked to handle it or leave. That might explain their low rating, methinks. It does show you how well the staff here cares about running a good apartment complex. In the last three years, they've revamped the gym, so now there are dumbbells and newer machines. The laundry facilities now have secure access, although the machines are only okay. The complex has added barbeque grills by the pools, which is good since you can't legally barbeque (except for small propane) on your balcony. This is a non-smoking complex due to Union City ordinance, which mean that you have to walk outside the gate to smoke. I've seen Bruce follow this religiously, walking outside the gate to have a cigarette. You'd think that people could smoke in the parking lot, but that's not allowed. I've seen a few residents do it anyway, but Bruce still follows the rules. Again--it shows how much the staff cares. The apartments themselves are definitely 1970s' vintage. That means electric range (no microwave), popcorn ceilings, and older fixtures. There is a gas fireplace and gas heating in each apartment. There's no AC. The bathroom in the single bedroom place isn't so big, and there's no laundry closet, so you'd have to use the shared laundry facilities. The closet space is adequate if you aren't a hoarder or have excessive amounts of clothing. I wear a lot of suits, so the closet is pretty full for me, but I suspect I'm an unusual case. After three years, I'm relocating, so I'm leaving the complex. I have been very happy here, even though I have a home in another state that's 4 times the size of my apartment. Even though this place is small and old, it's been so convenient with the stores close by and the super helpful and friendly staff have never made me feel unwelcome--by contrast, my homeowners' association where my house is has fined me for having a dirty gutter or leaving a garbage can out a few hours too long, instead of just asking me to take care of a problem. So if you're looking for a place to live, you really can't do much better. Sure, you could do much newer, but that doesn't equate to better. I know of newer complexes in the area that have had crime and vandalism issues, for example. This place is quiet at night, has competitive rates with decent/clearn apartments, and a first-rate staff. Thus, they deserve the five-star rating. Hope this helps. read more

Okay, I have to update this review. Yes, the apartment is still breezy and light, the parking is still good, and there is still a lot of closet space. We didn't have any trouble getting our oven and dishwasher replaced, which was nice. However, there have been a number of very negative experiences here. First, our neighbor situation. About a year ago, a group of young men moved in and illegally sub-letted the apartment next door to dozens of other young men. They smoked (against the lease), they shouted and talked on the patio until all hours of the morning. One even had the gall to knock on our door once and tell us that he had lost his key, and could he climb from our balcony to his balcony? They slammed doors and stomped up and down the stairs, with no regard to anyone else. Finally the situation culminated in a stabbing, which finally caused the police to be called. The guy wasn't hurt too badly, but really? It took a stabbing for them to be evicted? After that, another group of people moved in, and while the management is aware that something illegal is happening (and yes, the police have been called at least once), no movement has been made -- that we know of -- to evict them. My understanding is that if law enforcement is called for any reason, that is grounds for eviction. I think that there needs to be a little bit more of a background check on prospective residents. I no longer feel entirely safe in our apartment. The doors are flimsy and all it would take is a hearty kick to the front door and I'm sure the lock would break. Secondly, the grounds. The laundry room is still utterly filthy, and while the machines have been replaced (and the price has gone up!), the other residents do not follow posted protocol and they are constantly broken. None of the residents seem to take pride in any of the communal space, which leads to a "who cares" attitude, and everything is dreary. The grounds maintenance people don't really seem to know what they're doing, and weed-whack the plants within an inch of their lives, resulting in all of them looking chewed-up and spit out. Because of the drought, a number of trees on the property look like they're dying, and the eucalyptus trees along the back of the property have dropped branches on parked cars, one significant enough that the car's windows were broken and the roof was damaged. Thirdly, the apartment itself. The windows are awful -- when it's windy out and the windows are closed, you can still feel it. They allow the cold to just pour in. And in the summer, the apartment is incredibly hot, and the windows only open halfway. The windows all have very cheap horizontal blinds, and the patio has really cheap vertical blinds that can't seem to not break. All of the utilities -- the stove, the fridge, the dishwasher -- are bottom-of-the-line, and I don't believe they are energy-efficient. The kitchen counters and cupboards are painted pressed plywood and do not age well. All of the doorknobs are flimsy and cheap. The carpets looked worn after only a couple of months living here (which I have since August 2013). The linoleum floors never look clean, no matter how many times I mop. The shelves in the main storage closet are bowed, and the sliding doors on both bedroom closets are never on their runners, no matter how many times maintenance "fixes" them. Finally, the leasing office. It is closed on Sundays and Mondays, which is terribly inconvenient. Other eaves and Avalon apartment complexes are staffed 7 days a week. Not so, here. Kerrian (who is great, by the way -- very friendly and responsive), the main person we work with in the office, does the best she can with the tools she has, but there's a limit to what one person can do. We are trying to figure out how to leave this dreary place, but have to stick it out until our lease expires. read more

Its been around 6 months, I have been living here. Its a great place in terms of connectivity. The management staff specially Katrina is absolutely wonderfull and proactive. She understands the concerns and tries to resolve it in the best way possible. Kudos to her. The appartments are ok with well maintained gym and pool. There is a great value for money and I love being here. I would definitely recommend people who want to be close to BART, excellent management and peace of mind. read more

Love my apartment! My bf and I have been living here for 2 1/2 years and we enjoy our home. Parking situation is good and the location of the complex is amazing. So close to everything we need. The entire staff here (Emmitt, Troy, Roberto, etc) have also been truly amazing and super great about taking care of any service requests and questions. Only downside to this apartment is it does not have A/C. Most days you don't need it, but when you do, it super sucks. However, all of the pros outweigh this small issue and usually I end up going to the pool when it's really hot anyways. Would recommend this place to anyone looking to rent in the area! read more

SAVE YOUR MONEY, NEVER LIVE IN HERE! These are things you gonna get if you live in here, 1. Awful Management. 2. Worms and bugs everywhere in room. I first notice it when my cat is chasing around the room. Then I found there is a bug in the carpet and my cat is trying to eat it. I stopped him that time. Then I found it again and again and again! BUGS everywhere!!! My cat has never had tapeworm or other worm in him and he is a strictly indoor cat. Two weeks after moving in, he got it. I doubt it has something to do with eating bugs and worms in this room. 3. You will share the swimming pool with ducks. 4. Spider everywhere, cobweb in and out of room and on your car. I would give -10000 stars if I can. You definitely can live in much better place with the same amount of money. read more

We stayed here for 2 years and its really great community. It is surrounded with safeway, indian store, restaurants, subway. Also, Bart is walkable. Community is well maintained. Apartments are good with big closets. Maintenance team is great, they have quick turnaround to fix the issue. The best part is people in leasing office. They are very courteous and nice. Kerrian is a gem. Would definitely recommend this community anyone moving near Union City bart. Its great community. read more

There is a rodent problem in a lot of the apartments here the cars get broken into a lot and the gardeners are not careful with there leaf blowers literally just blow twigs at ur car 3x a week they used to garden on Friday really early in the morning but now 3x a week but nothing looks different. The office workers change all the time and maintenance worker is always parked in residents parking spots. Over priced for the quality washer and dryers are never all working at the same time also usually about 2/3 are broken every week. Management is horrible. I signed a two year least and it's finally over next month can't wait to leave I would not recommend this place to anyone. read more
