    Been a tenant here for over a year. B+T Leasing Administrators provide poor communication, when you need something. They will entice you to sign onto a lease (then suddenly say it's not available) and entice you to renew a lease (been waiting for months on that gift card). They said I can have parking nearby, which is why I signed onto it, then said they're getting me the parking lease, then took it back. A year later I followed up thinking they'd correct their mistake. Sadly been waiting for a response. I made a major decision taking on this lease bc of that and I had to SCRAMBLE to find parking literally before moving to the Bay Area. The first and second floor has smelled so bad since moving here in 2025. There was also a frequent package thief issue and their cameras sometimes delete footage or they're not obligated to show you. The units itself are clean and modern. The property manager is nice. However, B+T uses tactics to entice others and doesn't want to own up to it. I sometimes ask them questions, and it's obvious they don't want to give a straight forward answer. Beware.

    Zero respect for tenants, their pets or their time. This year (2026) they have given multiple notices to enter and failed to enter the unit or recall the notice. Due to my older cat I have to be home for these notices to enter. I wouldn't care AT ALL if they showed up, but they do not show up. They have given two of these notices and failed to enter this month alone. Demanding tenants to be present and failing to show up is unprofessional. The customer service is also unprofessional, they will call and harass you to take down a review if they don't like it.

    If I could give 0 stars I would. PLEASE take any review that is above 1 star with caution. They have ignored each request we have given them, have no after hours support, and for a company as large as they are, they have no actual apartment maintenance team. Each time we faced an issue they would take weeks of delay to get anyone to come SEE the issue, and then after weeks of rotating 3-4 different contractors through our apartment for estimates of repairs, brick and timber would inevitably each time go with the cheapest contractor who agrees to cover the issue with white paint and ignore the root of the problem. Our ceiling is sinking each day. It's falling past our light fixture. They made us move out temporarily to fix it and simply painted over the falling sinking CEILING with white paint. Fully ignored the sinking crumbling drywall around the light fixture and the sinking ceiling. The people who came to survey the ceiling who were actually qualified said we needed to replace the entire drywall of the ceiling, but brick and timber went with a random individual willing to just use a coat of white paint instead. This has happened countless times with them. If our bathroom had black mold, they paint over it with white paint. When I canceled my paid parking spot, they continued to charge me for it for months. They say "we will look into this" and take weeks to respond for any issue raised. Meanwhile my card is being charged for a spot that I have ( in writing and with their written confirmation) released back to them. All they have to do is stop incorrectly charging my card and reverse the wrong charges. They simply don't care about anything unless it's money coming their way. Please avoid them at all costs.

    Constant overflowing garbage bins. This is a problem for both the townhouses and the towers. Current management is Brick + Timber.

    "Prostitution, break-ins, and squalor: Life inside SF's largest housing complex- Residents describe a community plagued by dangerous conditions -- and ignored by management brought in to turn things around." is the latest news story from November 25,2025 in the San Francisco Standard about living in Park Merced since Brick+Timber has become property manager. It's all true. Three tenants associations have formed within my nearest proximity because Brick+Timber's neglect of important issues have impacted so many of us. My experience: Communications regarding repairs are difficult and I've needed to involve the building department to get security lights turned on. There is also a person here disturbing everyone on my block at minimum, and Brick+Timber has yet to take action to enforce the lease and remove the disruptive person who is here every day. Our delivery people have objects thrown at them. Families and their kids have had objects thrown at them. Gardens have been destroyed. Furniture has disappeared. The majority of pest control modules were destroyed and tossed into the street. A beautiful 9ft tall flowering tree that has been here for at least 15-20 years was ripped to the ground. Many of the nearest households are complaining (at least seven I know of on this block). We send videos of damage in action, photos, constant reports. I'm not the only one with 10 police CAD numbers in hand for one individual. All Brick+Timber does is give us the runaround. They don't help. They lie a lot, state they are going to do something, and never follow through. We have sent months and months of videos, and photos, and statements and say they will remove the tenant and then come back stating they need evidence, which we have all provided in excess. When we moved here, we all signed a lease that describes disturbance and destruction as a violation. They do nothing to uphold that and are incredibly irresponsible as property managers. - I have many family members who manage property and none of them approve with how Brick+Timber is addressing issues in Park Merced. It would be better if a more responsible management team would step in to take over the property and return the neighborhood to the vibrancy it once had. The current conditions are substandard, depressing, and oppressive. Sincerely. Read that article.

After one of the "fixes," they left a blue-tarp pile of trash and pipes on the front lawn for well over 6 months before finally taking it away one day. What a historical beauty to look at every day. Updated old entry system with great security features (could see who was at the door and remotely open, consistent app entry) to a terrible new one (have to pay to subscribe to an app to have any features of the old one, had ALL calls from every resident for the first few months). No assistance from building manager when requested help. We've gone through so many property managers, and I have never received a response from a single one on an issue, question, or repair I've had or needed. My dishwasher is broken, hot water does not get hot, and new entry system doesn't work. But that's totally fine, I don't need answers or assistance from the building I PAY $5.56/SQ FT FOR. SUMMARY - shitty building, no assistance from property manager or AI assistant, overpriced "historical" slop. Extra star for location to downtown Alameda.

    I applied to a Rentals in SF listing a couple of weeks ago. After touring a rental unit and talking…read moreto the guy showing the place (Greg, Liz's assistant), I immediately applied online and paid an application fee. I was told the landlord was evaluating multiple applicants and to wait for the final result. I was eventually not selected. But instead of refunding me for my application fee, Liz simply told me that my materials were good for up to a month if there's another listing that I'd like to apply to. This was a violation of California law AB-2493, which states that the landlord must refund your application fee if you're not selected. After voicing this compliant, Jackie responded to me immediately and offered to help me get a refund on my application fee. I'm glad to know that there is indeed a process for rental applicants to get back their application fees if they're not selected. However, this overall experience has still left a nasty taste in my mouth. Honestly, this was the most difficult rental company I've had to deal with during my recent apartment search. I suggest Rentals in SF leasing agents provide applicants with clear guidance on the application fee refund process, if applicable. In general, the leasing agents can also do a better job of handling the overall application process because they left me waiting to hear back from the landlord and failed to provide insight into the decision process. This just gave me false hope that I was still getting considered.
