I have lived at Jefferson Apartments for almost 3 years now. Cambridge Mgmt took over about a year and a half ago. I feel very fortunate because Santa Clara is a very quaint area, and I feel very connected to my community. Lauren who communicates with many of the tenants here at Jefferson has been great! She returns emails/phone calls within a reasonable time frame, she and her team ensure the landscapers are keeping the area nice, and they help with repairs/carpet cleanings. I have been pleased with the relationship I have with my landlords, Cambridge Management. Absolute bait & switch masters. Shame on me for falling for it twice. A particular price showing ON THEIR WEBSITE - I applied for the apartments (two different properties) and all of a sudden, the cost is several hundred dollars (one of them it was 900!) more per month and it was a "glitch" that the website was showing a "too low" rent. And now, all of a sudden, I don't qualify and they deny my application and keep my money! If the website had shown the "correct" amount, I never would have applied! All of this is after me trying to call them several times and emailing with no responses. And the websites are STILL showing the lower rent amounts. read more

I lived at Moorpark Apartments for 1 year. The music has been a constant problem. I was offered to move to a different apartment and that situation was worse. I constantly asked management to intervene and things would get better but usually go back to being a problem days later. This weekend a pipe broke in my apartment, and soaked the wall and carpet. I called the after hours phone number at 6am on a Saturday. The guy came to repair the leak. The carpet is stained with mold and mildew and management hasn't followed up on anything. The smell is horrendous. It is most certainly a health hazard at this point. I had to move all of my furniture and clothes from the bedroom to the living room. Management hasn't reached out to show any concern about the leak or carpet. It's now Tuesday night, and still no communication from management. read more

We lived at their 1038 property on Second in Lafayette. The apartment had issues but was a nice location and the manager Erica was wonderful- she was there before Cambridge took over. We've been trying to resolve a matter with them for three months. I ended up escalating to the President Rob Goldman. He was initially responsive, saying all my emails and calls went to spam. That was a bit of a lie as some of his team members responded to my emails but never answered the issue. He said he would look into it and get back. It's been weeks and no response. Customer service is really terrible. They really don't care. If you have legal grounds, the only way to get through to then would be through a court system. Otherwise forget it. read more

Beware: Horrible place to live and they may scam you with false statement!! We had lived in Valley West Apartments from Jan-2018 till May-2022. Till the start of pandemic, we pretty much liked everything with Valley West and the neighbors in the community. We had a lovely old couple neighbors who were like family to us. But, after pandemic started, many shady people moved in to the community. One such person (an old lady) moved in to the apartment above ours (probably around end of 2020). Then, it became a nightmare for us. There were countless disturbances and harassment from her. Loud stomping noises, things crashing sounds, very loud music, trash and cat litters were always thrown from her apartment to down to our apartment(horrible stinky smell), many items thrown from their balcony to our patio(our daughter had to stop playing in the patio), many times she broke her window glasses and threw stuffs outside(which was dangerous to people walking below), cops used to visit them often due to complaints, yelling and a shouting abuses(even at midnight), many shady people often goes in and out of that apartment, to name some issues. On many occasions, she used to hurl abuses to the old couple who are also our another neighbor. They reported to the cops when she threatened to kill them. On another occasion, a person who used to visit her started throwing sticks, stones and whatever he could grab to her apartment and landed many at our apartment in the process. We called cops who came only next day morning. He broke all her windows and doors. This guy also lived in the community. I had a video footage of that and shared with Valley west management who did not even move a finger for that. Then, there was a major leak from the apartment above which caused a huge bubble and water pouring down and they shutoff the water supply as the old lady was not allowing maintenance people to enter their apartment. Finally, they agreed to give us another apartment and told that all the terms remain the same and we can take 4 days to move our items. Me and my wife moved all the stuffs with lot of difficulty. We were sent a pizza (worth $50) from the management and apology from the management which seemed to be a kind gesture. It was very good neighbors there and was peaceful. But then we realized that the guy who loitered around our previous apartment patio was actually living in the community and near to the new apartment. We did not get any disturbance from that person, so we did not worry much. We had been looking for other houses in the mean time and finally found one and decided to move out even though we knew that we had to pay the early lease termination fee of one month rent which we paid promptly. I would not have written this review if we did not have to face the unprofessional behavior from the management after our move out. They had a $1500 deposit from us when we moved in and we were told that they will give it back after deducting money needed for repair/cleaning. After a week of move out, we got a call from Valley West saying that we were given one month free move in concession for our new apartment. I told them that they had made a mistake as I knew for sure that I did not get that and sent all the payments I had made which clearly shows that I did not get one. Even after that, I got a mail from the management which says I owe them $1100 and to pay it in 15 days or they will report it to credit agencies. I tried calling them and did not get any response. I went in person to Valley West office and they refused to see me and told that once moved out, I will have to deal with the Cambridge Management Company and got their phone number. I called CMC and I was told to email a senior person there. I sent countless emails and all were ignored except once where they mentioned the same thing that I got concession. I requested for an in person appointment or atleast a phone call where I could easily point out the mistake. I reiterated all the proofs many times and all ignored. After a month of doing this, I got another notice to make the payment immediately. At that point, I was planning to file a case in court and sent one final email. Then some one else looked into the account and accepted that it was their mistake and told me that they can issue me a check. The check amount was less than I expected, they added rent twice for those days when we had both of the apartment to move things. When I pointed this out, I was told that I need to contact Valley West managers (who refused to see me or return calls) and they will not be involved any more(like a warning). I just wanted to get it over with to save my time and energy, so agreed to the amount they mentioned and got the check. My advise to all: please keep all the documents related to payments and keep your eyes open, they may scam you when you move out!! Awful I had to take them to court. We got charged twice for internet, they didn't refund us. Also toxic terrible employees that didnt respond to concerns were a problem. They also charged us on top of eating our security deposit for damage we didn't cause. read more

I love Moorpark Garden apartment complex. I live here for more than a year and I am 100% satisfied .It's a wonderful place with a great service. I wanted to say thank for the manager- Adriana and her helper Xavier(not sure about spelling, sorry). They are the greatest team I have ever met. All my problems are always solved on the same day, so it shows the highest level of their professionalism. I believe that such a manager should be in every complex. Adriana is an excellent manager and I know that she is always ready to help me. It makes me feel more confident and calm. I highly recommend this complex to everyone. read more

Cambridge management is threatening to remove my Christmas lights by 4 pm today as a "safety precaution." The lights help illuminate the stairs in winter. I personally had a rude and unfavorable experience renting from CMC. I've lived in my residency for 9+ years and as soon as CMC took over, I've seen tenants move in and out on a consistent basis. Sandy, a property manager at CMC, practices Commercial Real Estate tactics to evict tenants who pay below market value. One way is through constructive eviction, where the landlord also could bring about a constructive eviction of the tenant by: *failing to make necessary repairs, after notice from the tenant; *interfering with the tenant's legitimate use of the property; *threatening to remove the tenant; *making unwarranted alterations to the property; or *attempting to lease the property to someone else. She constantly abuses her Right of Entry to nose around our former apartment. She will personally schedule and accompany many inspections and contractors into our residence at unwanted times while we're in bed. Many reputable property managers exist for Landlords to hire. I wouldn't suggest Cambridge. read more

Worst management you would ever think to talk with .. Especially when you opt to move out, they will find all possible ways to extract as much as possible out of you.. Do make sure you read your lease agreement line by line.. as they will never answer your question in a clear way and in end when you end up doing any thing which you think you confirmed with them , they will point to lease agreement and mint money out of you, happened to me twice ..(felt foolish repeated same mistake twice of not confirming from document and trusted them on words of resident manager) Along with above, management is not at all polite.. Last when i talked to them, I felt very helpless, as there was no courtesy at all from other side and sounded very rude.. they just treat you like foolish people who can not do anything (especially people like me who trusted on talks/ discussion and missed to go thru document), I ended up paying $760 (my hard earned money extra) on my last day as extra 15 days rent (even though i was not staying). Per them i had not given notice , may be they think i was day dreaming when i gave 30 days notice to resident manager . Paid $550 for bed bug treatment after i moved in that apartment (may be after a month), All my furniture was new.. when i moved in.. they think i bought these bugs with me and no belief again.. One more suggestion, when you move out, make sure you take pics how you left apartment, else the final settlement will show stains on carpet etc (which may not be at all there) and they will deduct extra money than you expect. They just care about making money. Rent goes up while other apt. stay relatively fixed, late fees are not tolerated (they even make you pay for a cashier's check from the time on), the management is incompetent to answer questions or provide fixes, security is terrible that they don't even put a cam even after getting +2K rent from all units, which are all on the low end. The only advantage of staying here is you'll hate it and save up for a condo much faster as I did. read more

(**This is a detailed description to the previous review I submitted on July 27**) I was so appalled by the way I was mistreated - To be honest, the previous review does not even fully capture what occurred at 2016 Klamath Ave. July 27 evening, the disgust and dismay of which can only be experienced if one were there themselves. I would like to reiterate a few of the extremely unprofessional things that Karen A. did on July 27 during our "walk-through": 1) She was 15 minutes late to our meeting. 2) The first thing she said to us was, "Oh, so you want to see how much money you can get? I'll tell you how much you have to pay." I thought this rude, since I had mentioned in my voicemail to her that I was curious to see how much of my security deposit I would be getting back, that way if there was anything that could be remedied immediately, I could take care of it. 3) When asked questions about the security deposit, she became aggressive, i.e. raising her voice and belittling us when stating it was in the rental agreement that we were responsible for professional carpet cleaning and the interior cleaning. Quite frankly, this was a surprise to us, as nowhere in the rental agreement did it specifically mention both needed to be "professionally cleaned." 4) When we asked more questions to clarify this, she all of a sudden got defensive and raised her voice even more, saying "That's why I tried to convince you not to move out when you gave your notice." When I replied that the noise level coming from my upstairs neighbors constantly walking their newborn around day and night (into 3-4AM) was unbearable, she responded "Oh well, maybe a detached cottage would work best for your style," and eluded to the fact that she knew beforehand that noise was an issue. Later in the meeting, she also commented on the same matter by saying "As a property manager, what could I have said about this [Re: noise level]?" 5) The conversation further deteriorated when I responded, "I would have liked to have been informed of the noise level when I specifically asked you about this unit before I rented this place, but it appears you were not forthcoming on this issue," to which she decided that our conversation and walk through were finished (without having answered any questions) and began putting her things away and telling us that we can drop off the keys tomorrow, "Alright, your last day is tomorrow, you could drop off your keys here when you're done here..., just leave your keys here and lock the doorknob when you go," etc etc. 6) I decided to just give her the keys then, since I had already cleaned the apartment meticulously, and with a 1-day notice, I would not be able to hire a professional carpet cleaner. Rather than continue our walk-through, she simply took the key and started walking away from us. We followed her, assuming that we were still continuing the conversation, but before we realized what was going on (I imagine because we were still in shock from being treated so rudely), we had followed her out of the apartment, where she locked the door and headed to her car. 7) At this point we were completely astonished, flabbergasted, and quite frankly insulted that someone who calls herself a professional would just leave mid-conversation. We stood by the door for a minute, thinking that perhaps she was just going to her car to get something and would return, but when we realized that she was indeed just leaving, I realized that I had forgotten to ask about some paperwork that she said I should have been expecting not long after I gave my 30-day notice, but had not received yet. 8) I saw that she was still in her car, so I politely tapped on her window to get her attention, to which she refused to acknowledge me at first. When she did finally open her window and was asked about afore mentioned paperwork, she said "Oh, you probably didn't get it because the mail forwarding messed up your mail." This is curious because I did not forward my mail until July 26, ONE day before our meeting, leading me to believe, that even though she had over 3 weeks to mail it to me, she did not. 9) I asked her how I could be sure that without the proper paperwork it could be documented that my lease ended July 28 and that I had turned my keys in, she said "Well, because for God's sake, I have your keys!", and closed her window. But really, what kind of guarantee does that give me given my experience with her????!!! read more

SCAM and law breakers! I suggest ANY CALIFORNIAN renting from ANYONE, be sure to read about your renters rights to assure you are not taken advantage of. You can find it here: http://www.dca.ca.gov/publications/landlordbook/catenant.pdf I moved out of a Cambridge property and spent about 8 hours cleaning it. Per CA law, the apartment has to be left just as clean, if not cleaner, than you found it. If so, the landlord is NOT ALLOWED to charge you for cleaning. I paid a $400 deposit on an apartment from this company and upon move out, only received $160.00 back. They charged me $130 for painting an apartment that did not need to be repainted - however, in my lease agreement I did sign to pay for 50% of the cost, which is legal - but they also charged me $100 for "deep cleaning". Fortunately for me, I had CA law and video documentation on my side. I sent Cambridge a certified letter, including citations for the CA civil code, and demanded my $100 back by threatening legal action. Cambridge did not provide me with itemized statements, as required by law, to show what the actual charges were. Folks, this is what you need to do - do your homework and hold Cambridge accountable. They are very unethical and illegal, and will do whatever it takes to squeeze a dollar out of you, especially since most people don't fight charges or know what their rights are. I suppose we should all guess that is the case, especially if they're running their scheme out of Santa Clara! read more

I moved into Jefferson Apartments at the end of December 2016. The entire process was quick and smooth thanks to Vida's help and efficiency. She was honest about the property and the repairs/upgrades that her team had done before I moved in really made a difference on the apartment's feel. I feel at home here! Since then, both Vida and Lauren have been very responsive to my calls/emails. I had to have the tub in my bathroom fixed and the gas turned out in one week - they were quick to get our maintenance guy (who is also a pleasure to work with) out to my unit. I've also been able to be completely transparent about other issues/complaints and am grateful to have open communication with them. read more

I personally had a very bad experience with this property management company. They will try to extract as much as they can when you move out from the apt. The worst thing is they charge 50% of the painting amount even if the paint is spit spat clean, which is really high amount.We spent almost 12 hrs cleaning the apartment, it was super clean(I would say cleaner than how it was when we moved in!) still they charged us really high amount for cleaning windows.If you are moving in any apt which is under this company please beware that you will be highly charged when you move out. read more

After Cambridge Management Co took over the management, the after-hours / weekend emergency service is now downright pathetic. I had the misfortune of talking to their after-hours "emergency" service operators on a weekend, when the leasing office of our property was closed. Call # 1 response summary: The operator took my name, phone, property, unit # details. "We are going to get back in 20 minutes." Call #2 (after half-an hour from Call #1) response summary from another operator: "The previous operator did not get the property name, which property you are calling from?"... eventually put on HOLD with music, and after several minutes of music I hung up and called again. Call #3 (after 5 min from Call #2) response summary from another operator: "We called your property's maintenance, they did not pick up phone. We left a message to them to call us back. You have to wait". My question: "how long?" Ans: "We don't know, we are just operators". Transfers to music with HOLD... Another operator picks up (this time quickly enough): "Which property you are calling from? .... We do not serve that property..." ends the call. -- Later that day I went to Cambridge Management Co website, and found our San Francisco South Bay area property is indeed on their list of properties they manage. It is a mystery! I was frustrated and wondered "what was going on"??? Hope, you do not ever have a misfortune that you run into an emergency while you and your family stay in a property "managed" by Cambridge Management Co. -- Epilogue: Did my emergency get resolved? Yes, but my friendly neighbor who is in construction an hour later, who helped us in our plight. The Cambridge Management Co after-hour "emergency" never called back. -- Side story: I hear from the week-day maintenance folks, nowadays, they have to take pictures of the problems / repair-needs, otherwise the management do not believe them that there was indeed a problem in any unit of our property. read more

Maryetta Weltzer the property management at the time found a reason to kick us out because they wanted to update the apartment and get more rent money. such as installing dishwasher and remodeling the kitchen. We were not the only one this has happened to. She was also very racists and rude. I hope she isnt working for this company anymore. I had bad experience with finding and getting into an apartment. Until I met Vida Lara, I had email her and she reply back and got me an appointment to view it next morning. Off course it was because I was available any time and she had an opening. Also that day we vied the apartment she was able to get me approve and move in next day. cmc rents is a horrible company.the management is pathetic and terrible. better to stay away from any of the apartments belonging to cmc rents.we stayed in valley manor apartments , san jose belonging to cmc rents. very old and very dirty apartments. they charge you ridiculously high amounts when you move out.they dont listen to any of your complaints. they take their own sweet time to work on your complaints. better to remove it from your search list if you are planning to move to new apartment. read more
