It seems like the inspector is more for the seller rather then the buyer who is hiring them for contingencies. I have done construction management and commissioning before so I dont know how in my case where a window latch on an exterior window thats UPSTAIRS is considered a low priority where there is a fall risk, wind/gust that goes through since it cannot fully latch and would need a potential replacement - which in hand did not help our case with settling on the deal to get this resolved. Literally handed us a paper and not even a follow up call to discuss the contingencies on the home. All I got told was that they only look visually and even when I looked you could see it is a bigger issue than what it was marked as. Waste of $475 that I could've done myself, oh and when I email the owner Hulbert, same half response of excusing the poor inspection that was done. I do not recommend this inspector company whatsoever. I forgot to mention - his wife when I told her the situation told me "This happens when you get a home" like what kind of response is that, don't know but this family business is beyond disappointing and a let down to put it nicely. This establishment lacks the actual foundation of what and who they're doing this for. Also the inspection was 30 minutes for a 3 bedroom and 3 bathroom house.... We paid extra for a mold test that would take a couple of days, but after a couple of weeks, never heard back with the results. Our realtor had to reach out to Tory as we were WALKING IN to our closing appointment to have him send the mold test results. Then, a few months after moving in, we found out that there was a pretty significant issue with the roof - and no photos of the roof on our inspection report. We've attempted to get in contact with Tory several times, at several phone numbers and emails, over the past 3+ to ask if he has any additional photos of the roof from our inspection that he didn't include on our report and have gotten no reply. While they did fly a drone up to look at the roof during the inspection, apparently they did not look very closely, go up on the roof, or take any photos. We would not recommend trying to work with Tory or PTI.

Even though their price was a bit higher than the company my agent recommended, I decided to go with them -- after all, buying a house only happens a few times in a lifetime, and you want true professionals for something that important. Looking back, it was absolutely the best decision. Jay did my inspection and was extremely thorough and professional.
