    I hired All in One Pest Eliminators to deal with what appeared to be a skunk living under my house…read morein the Oakland Hills. The skunk was spraying so frequently that the odor had become overwhelming and was actually making its way into my bedroom. Living in the hills, wildlife is simply part of life. Most of the time it's one of the perks of living here. Unfortunately, this particular wildlife situation had become unbearable, so I called in the professionals. OR, what I thought were the professionals... I should have just called a Doberman. I will start by saying that the technicians themselves were professional. Unfortunately, the actual service was a complete failure and complete waste of money. They came out, set a trap, filled it with cat food, covered it with a bag, and instructed me to check it every morning. The problem with that approach is obvious: if the trap actually contained a skunk, the only way to find out was to walk right up to it and look inside. Nothing says "professional wildlife management" quite like asking the homeowner to potentially get skunked. Over the course of the next week, I was repeatedly assured that the bait being used was specifically designed to attract skunks and that possums supposedly weren't interested in it. Yet somehow, the trap managed to catch three possums and exactly zero skunks. ZERO SKUNKS! The skunk that was actually causing the problem remained comfortably under my house, probably laughing at them and apparently completely unimpressed by their "specialized" bait. Meanwhile, the charges kept appearing on my credit card. By the end of this adventure, I was out roughly $700 and left with the exact same problem I started with. Three possums had been trapped and removed--none of which were bothering me in the first place--I honestly feel bad for these poor possums, what did they do with them when they took them away? While the skunk continued living its best life beneath my home. Three possums later, I'm convinced the trap's only qualification was "contains animal." I'm honestly surprised they didn't catch my own cat, a squirrel, and the neighbor's golden retriever while they were at it. The skunk, meanwhile, continues to live its best life under my house while I funded this expensive wildlife exchange program. Thank you All-in-One. If your goal is to spend hundreds of dollars catching harmless possums, this company may be for you. If your goal is to solve a skunk problem, All N One Pest Eliminators are a COMPLETE WASTE OF MONEY!

    I called around all the top reviewed places and decided on Original Rodent Proofing. They were…read morecompetitive, not the cheapest, but Shannon Lee sold me on their work, along with Brandon (owner's) call to check in and answer any questions. Their warranty on work done was another key factor. An electrician found a dead rat and droppings in the attic, so I needed clean up and rodent proofing. In the crawl space, a bunch of the ducts were unattached by wear and tear and plumbing work that had been done in the past (which I didn't know. No wonder my gas bill was so high over the winter!). Shannon and team cleaned everything up, sanitized, reattached the ducts and rodent proofed the whole house on the outside. Apparently the attic was vulnerable, as prior owners' foam had been chewed through in the eaves. After they were done they set traps which will be checked every few weeks. I will update if there are any further rodents but I am confident in the work by the company and team. I highly recommend this family owned company.

The guy who came out was on time, a bit eccentric and very passionate about rats. He was detail oriented and did a great job explaining the job and its breakdown. Unfortunately on the day of the job, we had 4 guys come to our home on time- but none of them spoke English. Now, I appreciate them coming out, but we just could not communicate and they did not have work trucks or shirts with their company name. An hour later, we had a younger guy show up and he spoke English. The crew worked really fast, did a nasty job of removing our rodent infested insulation and put in new insulation, they mixed concrete and patched up some holes as well and put out rat traps. They came back twice to check the traps and removed them. I think they did a good job, appreciate their punctuality. But management should always send someone who speaks some English and provide a company truck or at least shirts. I personally felt uncomfortable letting into my home a group of random men with no identification.

Just as importantly, she communicated with me throughout the process, explained what she was doing, and made sure I understood the next steps. She also reassured me that if the pests decide they didn't get the eviction notice the first time, we can contact Pro Active and they'll come back for an additional treatment at no charge. That kind of follow-through says a lot about a company. I was also seriously impressed with their customer portal. After the service, I could see Tina's technician bio, photographs documenting exactly where she treated, the products/chemicals used, and a detailed record of the work performed. I LOVE this level of transparency. It's not simply, "Yep, we were there--here's your invoice." They actually document the work and provide proof of what was done. As someone who appreciates accountability and good documentation, this is exactly how a professional service company should operate. Tina was treating wasps and the nest when they apparently decided they had some objections to the extermination process and started coming after her. Watching her run for safety and then get right back to work was both hilarious and a reminder that pest control isn't exactly a risk-free profession. These technicians are dealing with chemicals, ladders, insects, and pests that sometimes fight back! Tina was hardworking, knowledgeable, communicative, thorough, and an absolute trooper. They responded almost instantly which was appreciated. Atan was able to come out the following week to take a look and treat the tree the same day. I appreciated the thoroughness with the provided photos since I wasn't able to be home at the time. Sorting out payment with the office was a bit of a back and forth inconvenience but we eventually got it sorted out. All in all, I would highly recommend for the communication aspect and their ability to get it sorted out as soon as possible. Looking forward to not having to wash the cars so often!

The main issues boil down to three things: excessive pricing, sub-par workmanship, and a very short warranty period. About a year ago, I discovered a bad rodent infestation. Looking for a quick solution, I made the mistake of hiring Crawl Space Clean without getting multiple bids. I spent over $14,000 on rodent-proofing and subfloor insulation replacement, only for the rodents to return. When I called them back, I was informed that my one-year warranty had already expired. They charged me extra just to patch entry holes they had missed during the initial job. During that same visit, they claimed I now needed a vapor barrier, quoting me an astronomical $16,000--though they offered a high-pressure "$500 discount" if I signed the contract that very day. Feeling suspicious, I finally did what I should have done at the start and called three other highly rated contractors for estimates. Every single one of them came back with quotes under $7,600 (less than half of Crawl Space Clean's price), and all of them included a 3-year rodent warranty. Furthermore, the contractor I ultimately hired to install the vapor barrier pointed out that the subfloor insulation previously installed by Crawl Space Clean had inadequate support and was already sagging. Learn from my expensive lesson: always get multiple bids, and avoid this company.

However, crawlspaces can get moldy and wet from lack of care. If you ever encounter rodents, there is a good chance they came via the crawlspace. After all, we do hear noises at night at times, which is creepy. Jacob visited and gave a comprehensive review and estimate. We basically went for a full package of rodent control, cleaning, and installing a new vapor shield to keep it dry. The while job took maybe 2.5 days with a crew of 3 workers each day. Outstanding quality work. First phase was sealing up the homes around the house and crawlspace, and laying traps. The attic was inspected too. This was followed up with weekly followups to ensure no more rodents. This scope was subcontracted to Golden State Critter Control. Highly recommend working with Greg. The next two phases involve cleaning and eventually reinstallation of the vapor shield. Compared to what we had before, it was day and night! I also appreciated the crew alerting me to a leaky drain pipe. I later worked with a plumber to replace a cracked 3"D drain pipe that connected upstairs to downstairs. It was fixed in about 3 hours with two plumbers. Definitely recommend Crawlspace Clean for rodent control and crawlspace cleaning. 5 stars.

Unfortunately, I had another occasion recently to need pest control services in connection with a rat problem I was having. We had used a different service provider 9 months or so earlier and had the problem under control until it wasn't again! The earlier exclusion work that had been performed had been compromised. I had found the likely place they were getting in and had reset traps in the basement; but, because I had had such a good experience earlier with Fermin and Certech, I called them up to get their professional experience and assessment. As was the earlier case with the Ant issue, they were responsive to my call, came out within 24 hours, and just brought a huge dose of professionalism and reasonableness. I don't know what it is with the pest business; but, I just always feel like I am being fed a bunch of scare tactics, oversold, and then left in the end too often with an ineffective solution , a long-term contract and difficulty in following up once they have the contract. That just hasn't been the case with Certech and it stands out as different from their competitors and is also so refreshing. Fermin was as patient, friendly and knowledgeable as he had been when he came out to our house earlier for the ants, and he worked with me to acknowledge the work already done and then advise and recommend only what incrementally needed to be done. He even helped me clear the catches I had in the traps I had set and rebait them. He also confirmed my assessment on the place they were likely getting in and helped me reclose that; but, also took it upon himself to do a comprehensive search for other exclusion gaps including up on the roof when he noticed a place our oak tree was touching the house. At the end, once again differentiating themselves from their competition, there were no exorbitant charges for the visit and no hard sell for a continuing contract. He was so honest he even told me I should be fine now with how things were and just to keep monitoring the exclusion areas and check the traps now and then. And, to call them again if I ever need them. So refreshing and, once again, renewing my faith that friendly, quality, professional service is still available in our community.
