I found Careful Home Inspections - and Keith the inspector who looked at my property - to be very prompt, professional, detail-oriented. They also picked up the phone immediately when I called, and briefly explained their process and why they're a good choice - in sum, very experienced, detail-oriented, friendly, and competitively priced. Several other inspection companies I tried did not pick up the phone, or returned my call later. I was able to schedule online an inspection for the next day, and for a better price than some of the other quotes I found online. I'm pretty bummed, within a week moving into my house I discovered a major water leak that was overlooked by the inspection company. My home warranty reviewed the inspection and pointed out how it wasn't noted at all, being how bad that water leak was after only a single use of the pipe of where the leak was coming from. It seemed like a fine company when we used them for our new home purchase at first. However the morning we moved in we found a leaking bath tub in the master bedroom which was not mentioned among other small issues in the home. Anyways the master bathtub ended up flooding and caused over 3000$ of damage. Before we moved in the home was previously flooded but never disclosed to us and it also caused a second flood in another part of the house. Two floods in four months due to prior issues never put on the inspection. It's cost us so much money and careful home inspections does not care and will not refund us our fee. Sub-par inspection that is now costing me more money. Missed the fact of a completely non-functional AC/heat unit in sunroom. Missed dishwasher that does not drain. Missed the door that had a sledgehammer and prybar taken to it. Microwave was held together with black duct tape, but no mention in report. In fact, stated range hood (there is none, so assume referred to over range microwave) vented inside, when in fact it has exterior vent. Will look elsewhere next time. read more

Cliff was an extremely helpful inspector. As a first-time buyer and a not-so-hands-on kind of guy, Cliff took me along his inspection and showed me things I will need to do for routine maintenance. Jason is a knowledgeable, professional, and personable inspector. He inspected our new build home and, since we are from out of state, took extra time to explain things with which we were unfamiliar. He showed us items for which corrections were recommended, along with items that were constructed well. He also showed us how to perform maintenance on certain parts of the house. Jason sent us the inspection report on the same day and the report was easy to read and contained many pictures. We have a good relationship with our contacts at the builder and were happy that Jason's report described items of deficiency in a factual manner that did not appear to be taken personally by the builder's representatives. Cliff is amazing! Buying a condo (or home) in Austin can be really stressful these day and once you find the right place things move fast! I was on a tight timeline with travel and work and had limited time to make it out to the inspection within the deadline. I was able to schedule an inspection with Cliff within 24 hours.
