I never had any bad experiences while living here but when we left.They charged us $1000 for one very small burn mark on kitchen tile.we suggested we can change this and it might charge us only 100$ but didn't agree on it after all discussion and negotiations they charged us $800. I can see why City Square Bellevue has so many 5 star rating, especially when more fancier neighboring apartment complexes have a lot less rating. Don't let appearances fool you. This is indeed a really good apartment complex. The rents are pretty decent , considering the location and proximity to Bellevue downtown and all the restaurants/bars and shops at the Bellevue square mall. The management team at City square is exceptional ( shout out to Geny and Robert). They make you feel right at home, right from the moment you enter the property. They help you through all the options available and help out as much as possible to ensure you are happy with your new home. The move was handled flawlessly and I'd say Geny was key in ensuring we got the apartment we wanted. The amenities are generally on par with most of the other apartment complexes. I believe I am in a pretty good position to judge an apartment complex in the Bellevue downtown area, given the fact that I have stayed in 3 other apartment complexes all within walking distance. I would still consider City square one of the best overall experience ( all things considered). I've never really had any complaints from living here over the last 5 months and I would highly recommend it. If you are considering a move to Bellevue downtown area and looking for rents that will not kill you, I would definitely as you to check out City square. read more

Let me explain why you don't want to live here. HISTORY I moved to Archstone Bellevue in May 2012--except it wasn't Archstone Bellevue then, but Oakwood Bellevue. Oakwood is a temporary and extended stay franchise that does anything from two week to yearlong leases. Oakwood was great because it realized its complex catered to a different market, that its units were not as full-featured (tiny kitchens) and that its grounds contained no amenities beyond a gym. You traded features for cheaper rent. This Oakwood building was sold to property behemoth Archstone, and then Archstone was subsumed into Equity Residential in a massive acquisition deal. (Pull up the New York Times article, "Real Estate Rivals Divide Upscale Spoils," to marvel at how the absurdly wealthy treat living spaces as pawns.) The building is still called Archstone Bellevue--let's face it, Equity Residential Bellevue sounds disgusting--but it isn't really Archstone anymore, and it certainly isn't Oakwood. These takeovers have had an overall negative effect. RENT INCREASES In May 2013, rent increased by $200, and they--Equity by then--tried to take away a free parking spot ($100 value, supposedly). I wasn't surprised by this due to the market, but I was certainly going to negotiate. I was told they couldn't do much about the rent increase, that pricing came from "higher up" (great, no disconnect there!), and that nothing could be done about the parking, either. So I said, "That's fine. I don't want to renew then." It was as if I'd flipped a switch, and I was immediately told, "Is it the free parking spot you want? We can do that." That experience left a really bad taste in my mouth. If you're going to lie to my face, at least be tactful! Then I can respect your deceit. Fast-forward. Equity came in with massive weight behind it and wanted to do Fabulous! Amazing! Gorgeous! Granite! renovations. They weren't free, of course. You could get them immediately if you wanted to pay big money. I didn't want renovations; I didn't own the apartment to care that much. Now, with about 80 days more to go on my 2013 lease, Equity has sent me a renewal "offer," which feels a little too much like a joke: required (free) renovations, no free parking (har, har), a pet rent increase to $50/mo, and a baseline rent increase of $510. Yes, $510 more a month. For me, that's around $2300/mo--before parking fees, pet rent, water/sewer/garbage charges ($70+/mo)--for a 2 bed / 2 bath, 1000 sq. ft. apartment with a polished kitchen that will still be small and a tiny gym that is not a place where my dog can shit. (There are no grassy areas or doggy stations at Archstone Bellevue, as some complexes have.) When I received the offer, I had to laugh. This place is not worth $2300+/mo, and it's hilarious that Equity/Archstone thinks it is. Right now, neighboring complexes with far better amenities are going for this amount or less. I'd love to move now, in March, when the market isn't crazy (no submitting an application the moment you see a place), and I'd really rather not give Equity/Archstone one more cent after all this, but Equity/Archstone won't cut me a deal on the last 2.5 months of my lease, even though it would mean they could come in sooner and make those Fabulous! renovations. It amazes me that they won't make deals with people--particularly tenants who've never been late on rent and who've had all of four maintenance requests in two years--when they're jacking up rent this much at one time. I reckon they won't let me out early because people appear to be leaving in droves. I don't think I have neighbors above, below, or beside me right now. I guess Equity/Archstone has to get some income from this place while they're screwing everyone over. So...I'm trapped, but I can write! Here's to you, Equity/Archstone. I wouldn't have said anything had you cut me a deal. MISC. + Non-liar-liar-pants-on-fire staff are good, especially Angela who has somehow managed to survive all takeovers with a smile. You go, girl. + My dryer has basically never worked properly; it gets hot, it tosses clothes around, and then everything remains wet. Maintenance has looked at it twice and told me it was an issue it clearly wasn't (that I told them I doubted). I gave up early. I hang my stuff up mostly, anyway. There will perhaps be new dryers with the renovations, at least. + The apartments have central heating that I don't use, and the main hallways have heating and cooling. The latter makes a HUGE difference in summer. I've been in Avalon Bellevue before and felt how much stuffier the apartments were there without that hallway cooling. + I don't know if the renovations keep this feature, but the bathrooms currently have heat lamps in the ceiling (a la hotel-like Oakwood days) and I love them. + Thick side walls, but thin ceilings/floors. You will hear people. TL;DR: Like smarmy management and $500 rent increases (nearly 40% increase in two years)? You'll love it here! read more

When I showed up on time, the front office gal asked me to be seated and that someone would be with me shortly. Shortly here comes Emily with food in her mouth (small amounts), dirt (animal hair?) on her black pants and uncombed hair. Seriously this woman looked as if she just came out of a hard core bar. I have been a resident of City Square Apartments in Bellevue for almost a year and have loved my experience with the management team! Robert and Genny are both professional, friendly, and helpful. They create a warm, communal atmosphere and are by far the best management team I've ever dealt with. The maintenance crew (led by Adam) is great as well! They are very responsive and I've never had a service request not dealt with within 24hrs. My entire experience living here (from the different amenities offered within the building to the comfort of my own apartment) has made this apartment complex feel like home and I look forward to renewing my lease for another year! read more

The quality of these apartments is okay. Nothing particularly nice about them but not terrible, although I feel it is pretty overpriced. There are lots of apartments in downtown Bellevue with much nicer amenities and more updated for the same price. The reason for 2 stars is because of our move out experience. Pros: -Location is really good and fairly walkable. Also very close to the entrances to 405 and 520. -Great sound insulation. -Keeps very warm in the winter time without having to turn the heat up too high. -The package room system is super convenient because it is secure and you can get your package at any time of day and not just when the leasing office is open. Cons: -The building is pretty outdated for the prices they are charging. Had we renewed our lease our rent would have been almost $2000/mo for a less than 700 square foot apartment, yet we had formica countertops, linoleum in the bathroom and ugly yellow plastic wall in the shower. -Basically everything about the bathroom. Like I mentioned the linoleum and shower felt pretty cheap for the high rent price, but the bath tub was the worst part. Literally the first time my boyfriend took a bath after moving in we discovered that the bath tub had been painted and a bunch of paint chips were flaking off and floating in the water. We later realized that the reason they had painted the bath tub was because there was some weird pink/brown discoloration on the tub, so basically after the paint all flaked off we had a tub that always looked dirty no matter how much you cleaned it. -The elevator is SLOW and was once broken down for two weeks straight. There is only one elevator per building. So, the move out process. I have stayed in other apartments and talked to friends about the experience and am pretty sure our experience was not normal. Our lease was supposed to go until May 14th. In late April I sent the leasing office an email saying "We will not be renewing our lease and will be moving out on May 6th." Now I'm not a legal expert but I'm pretty sure me sending this email did not constitute our lease terms being changed. My understanding of leases has always been that you have rights to the apartment until your lease is up or you turn in the keys whichever comes first. Apparently equity residential does not see it this way. Shortly after I sent the email telling them we were not renewing I received an email saying I had been scheduled to have a pre move out inspection for Tuesday May 1st. Both my boyfriend and I work on that day and I am in no way comfortable with a stranger coming into my apartment with all of my personal items inside and looking around without me there. I asked if we could reschedule, which is when I was informed that EQR had already leased the apartment to someone else and that they would be moving in on May 11th so we absolutely had to be out on the 6th, way before our lease was supposed to end! This statement absolutely floored me. Thankfully we were able to push our move in date for our new apartment to the 3rd (originally the 6th) or we basically would have been fucked. I don't know what universe these people are living in but it usually takes me more than one day to completely move and clean an apartment. In the end we did end up getting all of our stuff moved and the apartment cleaned on time, although I highly doubt we'll get any of our deposit back and will probably try to bill us extra. I was told by one leasing agent that we would only be paying pro-rates rent until the 11th instead of the 14th, since they leased out our apartment to someone else. Okay, fine. I guess that helps a little. However yesterday when my boyfriend checked his online account he found he had been billed rent for the entire month of May. I brought this up with a different staff member when I turned in my keys and was told that we were billed for the full month "just in case" we wanted to stay for the rest of the month. What? Then I mentioned that we were only supposed to be billed until the 11th and was informed that they had charged us up until the 14th and we would only be reimbursed once the next residents actually moved in, despite them having already signed the lease. That was really the icing on the cake of the "go fuck yourself" attitude of this management company. We are still figuring out what to do about these charges. I really wish I could write a better review because the staff were nice and I do believe they have good intentions, but I just think the way this company does business is very unprofessional/unethical and pretty much overshadowed any good parts of the experience of living here. read more

The City Square leasing agents who run the facility are extremely resourceful! They are helpful, and courteous with every exchange we have had with them. Recently moved out of state, and they have helped beyond my expectations with the transition into, and out of the complex. This apartment itself is really and the price is reasonable in the area. All the stars are for the apartent itself and the old "Oakwood Bellevue" staff. The staff were much nicer than now when it was "Oakwood" and they are really helpful. The management is much worse now than before. What is worse, police officer came to the apartment last week due to car damage happened in the secured garage! Several cars were damaged but there's no camera is th undergrand garage! The leasing manager even refused to take any responsibility for such bad thing happened and does not want to take any action to avoid it! I would not even give one star. This review is to let people know about how terrible management from Equity Residential has been. I lived here for 1 yr since May 2015 to 2016, and have decided never to live at a equity residential property again. Eqr is really big company so my expectations were high. But the leasing management is really unprofessional and disappointing. I can't designate the name but the leasing manager, has been uncooperative and unhelpful. They are out to nickel and dime tenants. They don't care for their tenants and they are basically just trying to make as much money as they can from unknowing employees from Microsoft. Here is a list of a few complaints... 1. Gardening: It has been neglected over half of my period especially wintertime, We pay a monthly fee for upkeep on the building, but it was not ever green. 2. Frequent staff changing : There is no continuity. The staff changed 3 times and they have been progressively worse and worse. 3. We used to have recycle bins on each floor, but the new staff relocated all the recycle bins to the garage. So now we much take our trash down to the garage. As a result, the garage is always a mess and it constantly smells of trash. 4. The office does not receive any shipments over 50 lbs when I moved in, and it was terrible, I was not informed it when I signed in on my paper, you must read policy thoroughly. This was really a pain as I ordered furniture and many other things. Other apartments like Avalon have no limitation. When my luggage came from overseas, they denied the shipment and I had to pick it up at UPS. 5. The flooring is cheap vinyl flooring. As a result, there was some issues with moisture and peeling of the floors. I requested service to fix the problem They did fix it, but the worst part was that management claimed that the flooring was a result of a heater being put on the floor. This was clearly not the case, and I never had heater. But, management continued to claim this was the issue. They basically called me a liar. Me and my fiancé fought with management to get it fixed. They fixed it in February. But, now that I am moving out of my apartment, they are adding a fee for the repair of the floor. Its really unbelievable and they are basically trying to steal my money!! Anyway I paid it through, I even escalated it to upper manager of area manager. She just spoke with same results, even did not try to contact the tenant. 6. For the past year they were renovating the leasing office and it looks good now!! But the renovation took several months. During which time we were unable to use the lobby. 7. Each room is really old and it gets quite dusty. I cannot make sure all room. But in regards my unit, The washing machines are all really old and do not work well. When you move in or before select this apt, see the appliances well. Refrigerate and microwave are good, so you will think that everything are fine, but I just regretted for move in at 3 days of my living. For the bath tub, I think it might be over 15 years old and the bottom is not flat. 8. Leasing office closes at 6pm . So the lobby is also closed. Therefore, you cannot use guest meeting room after 6pm or on holidays. It's an amenity that you must consider this as well 9. The elevator is frequently out of order. 3 times, the elevator was out of order. One time it took over 1 week for it to be fixed. 10. Management staff phone contact !! They do not respond or pick up the phone. You can only leave a message. My fiancé and me tried to call numerous time for inappropriate requests of repair fee, but did not get through at one time. 11. I am out of town half of month for work, but I felt utility fee is quite high so you must check total rent fee !! I never received a transparent itemized bill for utilities. Fantastic place to live!! We have lived here for over a year now, and this has been a wonderful experience. Our dogs just loooooove Giny, she always has time for them and usually has a treat or five up her sleeve. Robert is truly an amazing property manager. Since he has taken over the property, not only has the curb appeal gotten better, the overall property has been vastly improved, party lights and grills in the courtyard! Woohoo! We moved from another equity residential property from San Francisco, I have to say that I'm pretty disappointed with the service & efficiency of the current team. It took a lot of effort and reminders to ensure that our online account reflects that of city square (Instead of SF). The consolation is that my current unit is great, everything's working fine other than the odd clingy sound coming from the sink. When I moved out from A305, I left the place in good shape. I only stayed 6 months and they found absurd reasons to keep all my deposit. My apartment had only 2 bedrooms with carpet and the master bedroom was replaced for $130 and the smaller bedrooom (I never wore shoes in) they charged $80 FOR CLEANING. I cleaned the ENTIRE apartment spotless before moving out and I was still charged $110 for cleaning and $30 for bulk removal. All because I forgot trash bags and a cleaning spray. Before i moved in I wrote all the marks, scratches, and paint marks that were in the apartment and they still want to charge us for that. DO NOT LIVE HERE. IT IS A RIP OFF! If you decide to live here, take detailed pictures and videos otherwise don't expect your deposit. read more

AVOID. The apartment is way overpriced for what it is. For the amount they charge, you can find a much laugher and better furnished place in downtown Bellevue. You can hear footsteps and cracking sound from above you, and there is always cooking smell from neighboring apartments. The bathtub wall is this disgusting yellow thing that looks ancient and unsanitary. With all this they charge like a luxury building. And you have to pay a couple hundred dollars of Move In fee, just WTH?? Worse, the leasing office is simply Horrible to deal with. They never respond to anything: emails, phone calls... it's hard get in touch with them. And one of the main leasing managers is just downright rude and bossy. It's a nightmare having to talk to her, and made my experience here ten times more unbearable. They stop being helpful once you sign the lease. Just terrible. The only bright side is the location. This apartment itself is good and the price is reasonable in the area. But the management is the worst. What is worse, POLICE officer came to the apartment two weeks ago due to car damage happened in the underground secured garage! Several cars were damaged but there's no camera is the undergrand garage! I've never seen such a cheap and greedy property management company. The elevator in building C is broken from 2 weeks. There are people with disabilities and small children at the top 2 floors. The management excuse is, that there is a part needed to repair and it takes long to deliver it. Most of the companies offer 24hr delivery and repair, but it cost extra, the management obviously doesn't want to spent. The quality of all materials and equipment in the unit is very poor - cheep laminate flooring, cheap kitchen equipment. The rent is not covering anything. The tenant is responsible to pay for water, garbage "with fees " and electricity. On the top if you late even with one day to pay the rent at third of the month will be charged 10% late fee and there is not forgiveness if you do it for first time. I brought a check to the office at the first of the month, but they didn't accept it. Then I forgot to go to the web site and pay the rent at the 4th with 10% penalty. I asked to be waved, since it was my first time. From the office described that they are avowed to wave $50 only. Only the good I can say is that the people in the office are very polite and trying to help. But their abilities are very limited. read more
